    The pool! A little chilly but super cute pool area.

    Stayed here for 4 nights and enjoyed our pull through spot. The stay was quiet, cute and a perfect distance from town (20 min). Checking in was a little awkward with the employees quarreling on how to do their jobs... and when my husband asked to get the propane filled the employee didn't say a word. So the employees can work on their social/friendly skills. Otherwise, the front part of the park looks very cute. But once you take a walk around the park, you can see the transition. They have two ponds that are very blue (not a good blue) and a dog park that is all dirt. Investing in the dog park would be so nice, especially with a lot of rvers having dogs.

    Well maintained, portion of the rv park is occupied by long term/full time rvers. Substantial road noise from nearby road.

    I have a lot to say about this park!…read more After calling multiple rv parks one of them recommended this park and I'm glad they did! It was a great price with full hook ups and we really needed an overnight stop with a pool for the kids after being in the car for so long! The pool was great! Obviously warm water considering the weather but it had a shallow area with Little Rock fountains. Multiple dog parks also helped a TON considering we travel with our high energy pup as well! They have a ton of spots and some have covers. Lots of room for bigger rigs (we are 45' toy hauler plus a truck). The bathrooms by the pool also have a shower as well as a laundry room and gym. The bathrooms aren't AMAZING but I have definitely seen much, much, much worse. Rhett are dated but clean. We are SO BUMMED we did not make it in time for the included breakfast. We all slept in since we have been traveling such long days...figured sleep was necessary. BUT apparently it's amazing and they make it to order. The owners/staff are so sweet and helpful and made the check in process quick and easy. Especially without having a reservation. They offer propane on site which is easily accessible. The only downside is being right if I-35 so you do get noise but it might be better if you're further back on the property. Didn't bother us much but we are used to noise! And who can't forget Magnolia??! It was about a 10/15 minute drive to downtown Waco! I would definitely stay here again especially for the price and the owners were fabulous. Next time we will have to make it to break

    PARENTS BEWARE -- especially if your college student is living here…read more My son lived at Blue Sky I-35 RV Park for three years while attending TSTC. Until recently, I would have given this park 4+ stars and recommended it to other parents. He had great relationships with previous management, including Ladonna, Kim, and Brittany, and had only one minor noise complaint in three years. Unfortunately, our experience with the new Park Manager, Jeremy, completely changed my opinion. My son's former neighbor, an older gentleman, lived beside him for over a year and never complained to management or to us about my son being loud. That resident later moved out after, according to what we were told, being threatened with being made to leave. Jeremy then moved into the site next to my son. Shortly afterward, Jeremy accused my son of partying Friday, Saturday, and Sunday. My son wasn't even there Friday or Saturday. He returned Sunday and had five friends over. Jeremy asked him to turn the noise down, and he did. My son then tried to introduce himself and shake Jeremy's hand, but Jeremy refused. Then came our billing issue. On July 23, I notified the park my son would move out August 28. We were sent an August invoice for $522.58 for August 1-28, compared with his normal $600 monthly rent. His plans later changed and he needed to leave August 13. I emailed asking for an updated prorated invoice and said I would pay it immediately. Jeremy responded that they "do not do prorated stays." Because we had JUST received what appeared to be a prorated August bill, I called for clarification. That conversation lasted less than a minute. When I questioned the discrepancy and objected to the way Jeremy was speaking to me, he told me: "You need to be out of the park by 5 p.m. today or I'm calling the cops." Then he hung up. My 21-year-old son was in Waco and didn't even know this conversation had happened. I was in Brenham, suddenly being told he had only hours to leave the place he had called home for three years. I called back twice and received no answer. I could not find an obvious corporate phone number, so I submitted the online contact form asking for help. I still have not received a response. Thankfully, I accidentally reached another Blue Sky location and spoke with Jennifer, who listened, calmed me down, and helped connect me with someone who could actually resolve the situation. That person was Brittany, the assistant manager at the I-35 park. Brittany listened, reviewed what happened, and handled the situation professionally. And in the end? The rent WAS prorated, and my son did NOT have to leave by 5 p.m. This entire situation could have been avoided with a two-minute conversation. Jennifer and Brittany showed exactly what customer service should look like. In my opinion, Brittany demonstrated the management skills that were completely missing from my interaction with Jeremy. I understand businesses have policies. What I do not understand is threatening to call the police and ordering a three-year resident to leave within hours because his mother questioned a billing policy -- especially when the park's own invoice gave us a legitimate reason to question it. College students are still paying customers and deserve to be treated with respect. Three years of positive experiences were overshadowed by one completely unnecessary interaction with the new manager. I sincerely hope Blue Sky ownership takes this seriously. Thank you, Jennifer and Brittany, for stepping in and turning an awful situation around.

We stayed in our RV and took grandkids. They had a ball. So many fun kids activities. They have a cute little restaurant with good food and a darling general store. The only overpriced thing is bagged ice!!! They have everything you need to play tennis, pickleball, putt putt, woofle ball, soccer. Take your own pool towels. They have cabanas to rent which are great for shade but a little high dollar. I had a few issues with some cleanliness but when I voiced my thoughts they got right on it. Super fun craft activities for kids. Emily and Abigail awesome in that area. Aliyah was our bright sunshine gal at the pool. If you live close to Waco it is a super economical awesome vacay place because no flight costs! We went Monday through Friday and it was so quiet and nice.

The property features a playground, several dining options, a general store, live music, a swimming pool with a swim-up bar, mini golf, fishing, a water park for kids, and more. Most of the amenities are well-maintained, clean, and provide plenty of entertainment for families. The on-site restaurant was actually better than expected. It's nothing fancy, but the food is tasty. Some menu items are a bit pricey, while others are reasonably priced. They offer a variety of accommodations, including cabins, tent sites, and RV hookup spots, which gives visitors plenty of options depending on their style of camping. The location is another plus. It's right on the river and just outside of Waco, making it feel like a getaway while still being close enough to town if you want to grab something or explore the city. They also offer golf cart rentals, which can be very helpful if your cabin or RV site is located farther away from the main amenities. **The Bad** One of the biggest drawbacks is that most amenities don't open until around 10-11 a.m. If you have kids who wake up early, you're left waiting several hours before there's much to do. I can understand limited hours during the week, but on weekends--and especially throughout the summer--the water park and other family attractions should open earlier. There's no reason the water park couldn't open at 9 a.m. The park markets itself as a kid-focused destination, but in reality it feels more like an RV resort with some great family amenities added in. The cabins are another area where expectations should be managed. The descriptions on the website make them sound much larger than they actually are. We stayed in a cabin advertised to sleep 10 people, and with only four people it already felt somewhat cramped. If you're traveling with a larger group, I'd strongly recommend booking multiple cabins next to each other instead of relying on one large cabin. The cabins could also use a more thorough cleaning. I completely understand that being near the river means bugs and outdoor debris are unavoidable. However, our floors were noticeably dirty, and the walls had shoe marks, scuffs, and other stains throughout the cabin. It felt like only the most frequently used areas received attention during cleaning, rather than the entire cabin. Another surprise was that the beds weren't made upon arrival. Instead, guests are given packaged sheets and expected to make the beds themselves. At the price point they're charging, I think that should already be taken care of before guests arrive. Lastly, the overall value feels a bit off. The experience is enjoyable, but it comes across as overpriced for what you actually receive. **Overall** We had a fun weekend and genuinely enjoyed our stay. However, after reflecting on the experience, it felt like the property falls a little short in several areas. The amenities--especially the water park and on-site dining--do a lot of the heavy lifting when it comes to the overall experience. Without those, my rating would be significantly lower.
