Upon pulling up we called every other RV park to stay at and they were booked up. There were a few trailers with broken windows, it flooded from the rain and it smelled like sewage, the ants were awful, cigarette butts all over that my toddler kept trying to pick up, we were told we couldn't take our kids around the RV park "that's why the play structure is there". We wouldn't stay here again. Decent for overnight, but we just had such a negative experience. The pool looked clean and the play structure was in good repairs. read more

Overall this is a great location for an overnight or to spend a few days. The Waco area is very interesting and you'll enjoy. As for the park, it's very quiet and relaxing. We stayed two days did laundry and really enjoyed ourselves. P.S. If your looking for the Taj Mahal, this ain't it. Cheers read more

This park was in the country. Quiet, nice trees that do not obstruct tv or wifi! Nice pool, dog park and children's playground! Office staff (Kathy) was awesome! She called to confirm, then called the day we leaving our home to be sure someone was here when we checked in. RV sites all have concrete slabs. Lots of persons are long term residents in this park. They are very friendly and helpful! I like the fact they have plants and welcome signs out! Most residents have pets and they are welcomed! The dog park is big and great for large dogs ( Golden Retriver) as well as small dogs or cats! I could continue with praises. I use my RV restroom. However, the park one is adequate! Uber is available. It does take about 15-20 minutes into town. ($13-24). Please plan 2 hours ahead for major events. We will be back! We love it and our animals love it! One added fun thing about this park. A neighborhood dog spends his days here. Fender is a white and black medium size dog who is very quiet, kind and loves being petted!! The price ($42) is right! If you want posh resort living for above $80-100 keep going. read more

Wonderful place to camp off in the middle of nowhere! We came in last minute and they had a spot for us. All concrete slab spots to park but the rest was scenic! Not a roadside RV park. Very nice! They have cable channels (which we didn't use but they had them), free WiFi (which didn't work... but that's could have a number of reasons), and a salt water pool!!! The pool was amazing for late May! We had a great time and plan to stay here if we come back through Waco again! read more

This RV park is now named Patriot RV Park. It doesn't look like much when you pull in because there are a lot of full timers living there. But the sites are paved and they have full hookups. Tammy in the office is a sweetheart, and Dick the maintenance guy is very friendly and helpful. It is a short 10-15 min from the Magnolia Silo District which is very nice. There is a pool, doggy park, and laundry room that is very clean and well maintained. It is far enough out of town to be quite but close enough for sight seeing. I would recommend this place. read more

Let me start by saying the Office Attendant was friendly and accommodating both on the phone and in person. We booked a site for the night in a vehicle without a bathroom so she put us close to the one on property... The site did have a concrete pad which was nice but the entire area was full of debris and most sites were muddy. Note: there is only one woman's and one man's toilet which is also combined with the shower. (It appeared that most guests probably had their own to use.) The restrooms were in a building that looked more like a work supply storage garage and upon entering they smelled of mold and mildew although none was visibly present. The toilet was clean but the entire room was filled with cob webs and small bugs which just creeped me out! No hand soap and even though the sign stated do not flush paper towels there were none. Overall the name brought us in but no river to be seen, a property that needs a lot of love and mosquitoes ready to attack at dusk! read more

This place reminded me more of a trashy trailer park than any kind of RV park. Junk and debris is being stored under and around many trailers. Bags and bags of aluminum cans from "recyclers" sitting outside RV spots. Welding trucks zooming around kids on bicycles, dogs barking, a big dog freely allowed to roam, poop in the road, etc.. I'm glad I drove thru before stopping for the night. And the only people getting any kind of a river view is the owners house. RV's can't even get close to the river, wherever it is. read more

It was ok but certainly not very attractive. Other than the trees providing shade can't say to much about it. It had rained before we arrived and there was a lot of standing water and mud holes. Guess if you were looking for a place to stay while working in the area this would be the spot to stay, however we we just visiting Waco for a few days and sightseeing and not impressed with the park or its Campers. Mostly worker bees staying there-construction workers and month to month renters. Certainly not a place we would stay on a return visit. Mark this one off our spots. read more

We spent 6 nights a Riverview and LOVED it. The sites are full hook up and level. They gave us a site near the bathroom since we don't have one. Bath and shower very clean. They have a laundry room with 4 washers and 4 dryers, making it easy if multiple people were washing. We were very pleased with Connie and her staff. I would recommend this campground. read more

We stayed here while visiting the BSR Cable park on July 4th weekend. While I think the RV park was great stay, stay away from the BSR Cable park-NASTY!! The RV park was quite and the lady in the office was super nice and helpful. Thank goodness they do not allow drunks outside their trailer. She will "kick you out of here". The onsite pool was clean and enjoyable and they had pull thru 50amp spots. They now have a bathhouse too. I haven't been down there yet. I hope it's clean like the rest of the place. We enjoyed our 3 nights here. Very Family and pet friendly. read more

This Rv Park was like hidden and well worth the drive down the road. It's was beautiful , green trees and lakes all around the area. It's about 15 minutes away from "Magnolia Silos " but worthy the drive cause when you're driving through the back streets you see cows and horses what a delightful drive and so pretty to see all the greenery. A very relaxing campground so close to business Waco, but you still feel you are in the country (well, the Brazos River is just across the road!!). Owners were very cordial & took time to answers questions or suggest somewhere really good to eat!! Only problem is a tiny..one stall each bathrooms..non a/c'ed...sorry...some times you want more space to shower than the motor home. We were happy at how everything was green & how the rain we did have soaked up so no large puddles around. Again sorry Waco isn't more on our trip agendas!! read more

Rural, quiet setting, but close to town and Baylor. Very nice and accommodating staff. (We were in a 13' Casita with a very small bath. Connie suggested we take a site next to the park's bath/showers so we could use their facilities.) A lot of long term residents, but still plenty of shaded sites. The customer service is absolutely horrible. The internet service is horrendous. The owners do not care.

This location has everything a KOA does - dog park, mature shade trees, level cement pads, salt water pool, playground. It's very quiet. There are many long terms there but plenty of room for short timers. I really enjoyed this place and it's real close to Waco. We decided to extend our stay 2 extra nights. read more

Terrible place!!! Lady tried to over charge us when we pulled and telling us it was 195 when it's 190 posted on the wall. My wife corrected her and she played it off like it was no big deal. Then she charged us extra for our four-year-old daughterand I didn't say anything about that online we just found out when we pulled in. We also needed to get propane and the lady said she would let us get some but when I went up to get the propane she was very rude and did not want to have her husband fill it up so we ended up driving 10 miles away to go get propane. The pictures on the website and everywhere else are very deceiving the place is not very nice compared to what we are used to. I guess it would be an all right place to stay for one night if you needed but there's several other places around that are much better. I would highly suggest checking out other places before you come here we have learned now that they have a reputation for not liking kids and being rude read more

we stayed here in march 2016 will never go back we requested three spots in a shaded area we were put on the outside of park no trees large rock where we were suppose to set. when brother inlaw went to park his rv his wife couldn't get out of pickup because of drop off at end of cement pad was full (about 10 inchs) of water. We set our 10 x20 awning up ongrass to the side of park so we could have shade and be on sone grass, guess what, they dont allow them, that is not on their website. Electrical braker tripped off on part of the park our side, called office took them quite a while to get it back on. very poor operated and maintained park.
