They didn't return my deposit, they simply made up all these phony receipts and charges and said that they were to paint and clean the home which somehow amounted to $2800. The unit was throughly cleaned and the carpets washed before the move out inspection. They should know what normal "wear and tear" is under California law, but they have their own definition, so beware you won't get your deposit back. I suggest no paying your last month's rent with them in order that they have to demand payment from you at the end and not the other way around. Now I have to waste my time and file a small claims lawsuit against this disreputable company, specifically, Philip (Trump style bully) Georgiades the Operations Manager. I will sue the owners, the trust, and put a lien on the property. So BEWARE, BEWARE,BEWARE, BEWARE, don't pay your last months rent with this management company.

Wanted to provide an update that we ended services with this company. They were willing to lose a…read moregreat tenant due to the unwillingness to take out the addendum. They state this is now a standard contract. I've looked everywhere and can't find in CA law about this. We notified them (which was our right according to the property management agreement) that we needed that to come out. They refused and then took 6 months of property management fees out of our June rent!!!! We are now suing them to get that back. Do not believe the 4 or 5 star reviews now. Since they have added this non-disparagement addendum, you wont' see truthful reviews based on fear of eviction! You will see mostly high stars which is not based on actual representation.
