    I do not appreciate flyers for this company stuck in a all kind of holes around my Condo complex. A lot of them ended up on the ground.

I've been helping them look into companies they could go with to sell quickly without the hassle and without the realtor involved to make it easier on all of us. We stumbled on I Buy SD .com because they were suggested by our neighbor who was curious about the company as well. I initially really liked the company because they were San Diego specific and seemed to understand the area. I had already been researching Opendoor and I BUY SD gave us a slightly better offer. So it seemed too good to be true (and it was...) Come the day before we were supposed to close escrow, I was helping my parents with everything and we get a call. I couldn't believe what I heard on the speaker phone. I Buy SD.com said that: sorry, they had to lower the house price by $80,000 less than the signed contract stated and close five days later than the signed contract stated in order to close now. I was flabbergasted. This is a company where contracts were already signed and paperwork already in place and they chose to drop this bomb and force the house to be a lower price, likely knowing that we had to close or else the new house wouldn't go through in time. Talk about shock and regret. Now we've realized they said several things in the process to us that turned out to not be true, like they were sending a design time to measure the house and it actually ended up being other investors!! That feels really deceitful to me! I wish I had never stumbled across this company and I wish I could have kept my parents far away from it. What kind of company does that to people the day before you're supposed to close escrow? I definitely wanted to write this review as a big BUYER BEWARE! I would never ever wish this experience on someone else, not even a mortal enemy. The stress, pain, and suffering this has caused us is absolutely beyond words. I have been in tears ever since this happened and I'm not sure how to even recover. On the I Buy SD.com website they claim they want to help San Diegans sell their houses as painlessly as possible but from this experience we had it really feels like the exact opposite :(

Initially, she was tough to communicate with because she is very particular about what she expects from her tenants. However, after living there for so many years, Rosemary and I were able to understand each other very well. When you tell her about an issue, she will want to know every detail about the occurrence and will send help immediately (she has connections to many repair specialists) to resolve the matter. Furthermore, as long as you keep the place clean and she don't get receive any complaints from the neighbors, Rosemary will not bother you, and you'll be able to live very peacefully. Moreover, the monthly payment must be paid promptly. Overall, she puts a lot of faith and trust in the tenants she chooses to take care of the home. Lastly, Rosemary is a great person. She has a very keen sense of humor, and is a warm, kind person under her hard exterior. Being a young, college student at the time, she was very understanding and gave me a lot of good advice in many areas. She really wants the best for her tenants and hopes to keep a good relationship with them moving forward. I would refer any future prospects looking for a place in San Diego to Rosemary!

Rosemary has broken english, but I have never had a problem understanding her english because she speaks clearly. Her emails may not be "professional" in the sense that she, again, has broken english, but I feel it is unfair to judge someone on their accent or writing abilities if they are still able to communicate effectively, especially if they weren't born here. I still live in San Diego and Rosemary has told me she is happy to be my landlord in the future. She even offered to help me find a new place, and I appreciate her kindness. We have had a good business relationship and I look forward to doing business with Rosemary in the future. Rosemary is tough on renters who create drama, so if you are inflammatory and unprofessional when you interact with her, she will not put up with it. However, if you are polite and act appropriately, you will not have any problems with Rosemary. Due to the one-star review previously left by Celeste S, I felt compelled to write a counter review, especially because her review actually states my name, as well as others. I find it very inappropriate and passive-aggressive to air out your dirty laundry for a Yelp review. I hope that while you consider all reviews on Yelp, that you would also consider the source. This is exactly why I think Yelp doesn't work for smaller businesses with owners who dont use Yelp consistently, it can hurt their business with disgruntled people, while the owners are not even aware of it due to a generation gap.

Staff have exceptional customer service in procuring acceptable tenants, making recommendations about site needs and improvements and taking care of arranging work when necessary, and handling a variety of situations that occur periodically. Loan has been our primary contact and she has consistently been helpful explaining and resolving issues that occasionally arise. She is engaging and thorough and professional in all interactions. At this juncture, we have relatives moving in to our property for an undetermined length; however, should the property go back on the rental market, we wouldn't hesitate to reconnect with AHP, Team 11, in the future. Thank you Loan, Kevin, & Brian for the excellent care that you've provided. This property management company, American Heritage Properties, is highly recommended.

    full disclosure - i am not a fan of any property management, i like to do my own maintenance and…read morerepairs, but i expect management to at least screen and manage renters. i parted ways with this company a year ago due to my frustration with their trusted maintenance basically letting my place fall apart, now still dealing with the tenant they placed. apparently their screening process was, i found out after much to my dismay, was the tenant got hooked up due to someone at the company being a friend. now I am dealing with evicting of the tenant while he squats there with multiple other people.

We were also out of state which made everything that much more difficult. I'm a big Yelp user and relied on the hundreds of other 5-star reviews to look for a real estate company. I was so impressed with Craig and Jesse from the start. The initial call was SO organized, thorough, and personal. Not only did they give us a incredibly detailed step-by-step guide of the buyer's process, but also spent the time to learn more about us as people and what we were looking for in a home. I was surprised my how much time and energy was invested before even signing any contracts with them. After meeting with a few different teams, we chose the GreenHouse Group and 100% stand by our decision! Communication was consistently strong and we were always in contact with someone/the entire team along the way. We worked with Lori & Alexa who also helped us navigate documents and important deadlines. The GreenHouse Group has a well-designed platform to track the home buying process--making it easy to see deadlines and to-dos. We worked with Craig for our Kick-Off Tour. The GHG evaluation system for homes captured everything important to consider when purchasing a home and we learned so much about what to look for when checking out a home. Craig was straight-up, incredibly knowledgable, and clearly looking out for our best interest. He took us to see quite a number of homes that day and even had snacks and waters to keep us going! Unexpectedly, and uncommonly, we found a home from that weekend's trip we wanted to put an offer on. Craig jumped right in and guided us through the 'make-an-offer' process. He worked incredibly hard to negotiate on our behalf and was able to coordinate inspections and video walk-throughs for us when we couldn't be physically present. We were always promptly and transparently well-informed and advised. We never felt pressured or persuaded to make any decisions. Craig and the GHG team presented the facts and gave recommendations based on 20+ years of company experience--always looking out for our best interest. They were 'real' and weren't out to "sell us" on anything. Even during the rent-back process, the team coordinated with the other realtor to work with the sellers on transitions and key dates. It was super fun when Jesse and Lori were already at the house when we arrived to pick up our keys--what a thoughtful surprise! To top it off, they came with a whole container of new home goodies and essentials for us to use while we settled in (and even had some for our dog!) The care box was super useful, especially when we didn't have any of our kitchen items yet! Even after the sale and getting our keys, the GHG team is still there to answer your questions and help you out--including a list of recommended contractors and other services you might need when moving into a new home. I'm sure I am forgetting something here, but needless to say, we 10/10 recommend the GreenHouse Group to anyone looking to buy (or sell!) a home.     I have known Tobin for over 20 years, since I was a student at UCSD, and he was a security guard on…read morecampus. I left San Diego in 1998, but came back 10 years later in 2008 with my new wife, ready to make San Diego home again. We rented for several years, and just recently, as we were a month away from expecting our first child, we decided to get serious about buying a house. We did all of our own house hunting on Redfin, and found the house of our dreams. I called Tobin to give a "friend" a chance to earn a commission, as I felt he and I knew each other for so long that I could trust him. That did not turn out to be the case it seemed. He gave us poor advice all along, inducing, "Not to worry" about the seller's boyfriend. By the time I finally had a conference call with the seller's agent, after Tobin was out of the picture, it turned out to be the woman's boyfriend who was the one that actually got on the phone with us. When Tobin "removed himself", he wrote us the following e-mail, "...My advice is that you call Jim and see if he can represent you and the seller...perhaps with me out of the picture, you can still buy the home at a lower price. Yes, you've got my permission to do so. Keep me posted." To us, "me out of the picture, meant truly out of the picture. When meeting with the sellers agent in person, I was blindsided to find out that Tobin had negotiated a 25% "referral fee" that he never revealed to us, all the time telling me my "friendship" was more important than the commission. I asked Tobin to send an e-mail to the sellers agent clarifying that he agreed to waive any and all commissions or referral fees. He agreed, and then did not. I call to tell him we were very serious that this was business, and he was hurting my family, and if he did not do as he said he would, we would need to take action and report his behavior in this review. Despite his promise less than an hour prior, he went back on his word and told me he would not anymore after trying to talk his way out of his promise. Buyer beware with Tobin, especially if you thought he was a "friend". We did.
