Arrow Real Estate assisted me with managing my rental unit before I sold it this year

Wanted to provide an update that we ended services with this company. They were willing to lose a great tenant due to the unwillingness to take out the addendum. They state this is now a standard contract. I've looked everywhere and can't find in CA law about this. We notified them (which was our right according to the property management agreement) that we needed that to come out. They refused and then took 6 months of property management fees out of our June rent!!!! We are now suing them to get that back. Do not believe the 4 or 5 star reviews now. Since they have added this non-disparagement addendum, you wont' see truthful reviews based on fear of eviction! You will see mostly high stars which is not based on actual representation. read more

Our HOA worked with Arrow Asset Management for over 3 years, and while there were periods of responsiveness and greatness, overall service consistency declined over the last year. During that year, I personally referred Arrow to multiple HOA presidents and spent several days handling referral calls on their behalf, which contributed to the company adding a number of new accounts. At the time, I raised concerns that growth without corresponding staffing and oversight could affect service levels. Janeth and Caden served as our primary manager during a period marked by frequent staff turnover and operational gaps. We experienced missed or lightly supported meetings, delayed follow-up on post-meeting action items, and slower responsiveness on time-sensitive issues. As turnover increased, continuity and accountability became ongoing challenges. Several maintenance and financial items took longer than expected to resolve, including common-area repairs and aspects of a loan process that carried meaningful impact for our homeowners. During this period, our account was supported by multiple assistant and full-time managers, which appeared to contribute to the lack of continuity. Based on our experience, associations considering Arrow-particularly those facing major projects or financing, may want to ask detailed questions about staffing stability, oversight, and communication expectations before proceeding. They are the best we have had compared to our last, but our board feels that they may be entering past management habits. read more

They absolutely suck. A high school student could probably do a better job at leasing out an apartment than Perla. We reached out to the owner of the apartment we were interested in renting to warn him and highly suggest to look for another management company because they were doing him a disservice. Imagine an agent telling the potential renters that she is only available one day a week... just absurd and unheard of. No wonder the apartment has been on the market more than 4 months now!!! The Arrow team does a great job of managing properties in general, but Jess Do, one of the team leaders does an outstanding job of communicating with me and keeping me up to date on any and all changes. This is the absolute worst and corrupt real estate and property management company in Southern California. They foster , encourage and condone illegal real estate practices I live in a 55 up Community and am a senior. As my lease was nearing end of year I was informed a 2 car garage that was on property would not be offerd to me as it would converted to a ADU only they wanted to use my electricity for the construction. When I refused to commingle my electric bill my lease was promply terminated by Arrow forcing me too move . Then to add insult to injury Arrow refused to reimburse my security deposit unless I withdrew my Yelp reviews. Be warned Arrow and their pseudo property manager Tim OOneal will tell you anything to get your business only to take advantage of you in the end . I moved into the downtown location this past September and I only have good things to say! The property manager Ric was one of the main reasons I chose this spot. Hands down the most caring, organized, and hands on property manager I have ever had. You can tell he cares about this building and more so his tenants. He was communicative and accommodating with my schedule while touring the apartment and was very helpful all throughout the move in process. I went looking for a specific unit but I got the chance to see a couple other units as well. They were all very clean and charming. My unit was completely new when I moved in and I still love it to pieces! I expected to hear a lot more of gaslamp nightlife but surprisingly it's not too loud at all! The laundry is never an issue and everything is very clean and well maintained. I would gladly recommend moving in here. read more

John will tell you what you need to hear for a 50 dollar app fee...smh. It's mind boggling tough to rent with imperfect credit despite income. Listen everyone has life events. My brother committed suicide. How you reflect that on a credit report...amongst other things ppl don't want to talk about much less listen about. it's companies like this one that attributes to homelessness in California. So my reviews, which have been up for over 2 years, have suddenly been removed. This business seems to just keeps creating new business pages to avoid their negative reviews. Here is a condensed review. Arrow managed our property while we were living overseas. During that time, they behaved unethically (told a vendor to put a lien on our home, lost our house keys), dishonestly (overcharged us for work done on the property), made it clear they had no idea what the laws were for property management (sent our tenants an illegal termination of tenancy, mishandled an insurance claim that ended up costing us $1000's, failed to remove taxes appropriately) and due to their gross negligence, got us sued by tenants we never met. Arrow refuses to take responsibility for its negligence and failures and hides behind a contract clause that allows it to do whatever it wants, pushing the consequences off on its customers. Arrow has already been flagged for compensating for reviews, they have also been officially reprimanded and fined for ethics violations by the association of realtors and are now being investigated by the California Department of Real Estate for fraud, negligence, trust fund handling, dishonest dealing and secret profit among other things. Back again with another update of how awful this company is! Comical to see people posting how they're paying and offering free stuff for reviews. Zibby has no right owning this business or managing homes. Our home has had a broken drawer for 9 weeks and instead of fixing it, zibby cancels work orders, ignores emails, lies, and blatantly is taking the landlords money while doing NOTHING in the home. They tried to charge us to have the plumber come in a home we only have been renting for 8 months at the time!!!! I can't stress this enough RUN RUN RUN. You will only regret working with this team and your home or property will pay the price. Also please note: zibby the owner created another Arrow account in which she is reporting reviews claiming not the right business even though she has two pages. Trust me when I say AVOID!!! First off, this business was recently flagged for compensating for reviews by another Yelp user, big red flag. Look at the distribution of reviews. Either all 5 star or all one star. No 2 or 3s or 4s. Just a bunch of true honest reviews of 1s and all the paid 5 stars. I was a prospective tenant looking for housing and the listing that was furnished looked promising. But the agent was a no show and there's no direct method for contacting a human being at the property management company. This business is not at all committed to helping put tenants into properties. There is a reason their voicemail says "Profitability" first before "community". No wonder the listing has been up for a month and no success for the homeowner or tenant. If you're a homeowner, do not use these folks. They have zero incentive to rent out your property and want to just get money from you. Do not trust these folks. Look at all the other reviews from homeowners and tenants. That should say enough about the true character of this business. read more

DO NOT RENT FROM THIS COMPANY OR ALLOW THIS COMPANY TO MANAGE YOUR PROPERTIES Worst property management company ever dealt with, not only were they entirely unprofessional, they cut many corners and tried to eliminate their involvement on any repairs or liability When we moved in, their "repairs" to the property prior to move in were abysmal at best and they decided to paint the entire house with their leftover paint they had from other properties. They did not fix the broken drum on the dryer, multiple broken or loose cabinets. Neighbors also mentioned the house used to be in better shape but once Arrow Real Estate started managing the property, it broke within a few months leading the previous tenant to leave cause of negligence. They just hire a gardener once a month and say that they did their job When our dryer broke they proceeded to write off on the lease that they did not want to be liable for any more of THEIR own appliances, their customer service is the worst at getting back, I left multiple messages but they blame me for not receiving and did not act at all to a possible gas leak and said it was our problem to deal with, they did not coordinate with their own repair man as I had to handle all communication, they try to over automate things and usually send misleading or outdated information via emails and blame the tenant for not understanding. They will gaslight you. To top it off when I can into the site to post this review, this company was already flagged for bribing and paying people to post good reviews read more

She helped us get settled in our new place and when we found issues upon move-in, she was accommodating with helping us schedule repairs and maintenance. The Assistant Property Manager, Kari, has been a huge help in our smooth move in process. The first month and a half have been great because she is so responsive and eager to help us fix any issues that have arisen. The property overall is very well kept up and maintained. I couldn't be more disappointed with Arrow taking over management for our property. Nancy is hands down the worst representative I've ever encountered of any property management company, having lived in major cities in apartments managed by property management companies for 15 years. Nancy's attitude is dismissive, does nothing to rectify submitted issues, gaslights us telling us everything is fine and we are making things up, and takes zero ownership and accountability when there is an acknowledged error on her end. At the end of the day, the people you employ are a frontline representation of the company as a whole, and as long as Nancy remained employed at Arrow, negative perceptions of their ability to actually manage a property will persist, one star in my case. read more

Horrible experience. We used Arrow to manage our rental property and it was a terrible decision. We hired them, in part, due to their great Yelp reviews and later found out they offer incentives for 5-star reviews so it's impossible to tell which reviews are true. They have now been flagged by Yelp for this. This business is incredibly dishonest and negligent, from their billing practices (if you are an owner you should double check your bills and get itemized invoices) to their marketing (offering incentives for 5-star reviews). They have been officially reprimanded and fined for multiple ethics violations and are currently being investigated by the California Department of Real Estate. Directly due to Arrow's mismanagement of our property, our previous tenants (who we never met or spoke with) brought us to mediation for tens of thousands of dollars and Arrow hid behind the indemnity clause in the contract and refused to respond to our attorney (read your contract thoroughly and do not agree to this clause by the way) which left us with the legal bills. Do yourself a favor and find someone else to manage your property. read more

Nancy Lopez was flawless. She has been my property manager for over a year and has been hands on the most involved. From onboarding current tenants to listing my property for prospective tenants she's been wonderful. Many challenges with property management boil down to communication and she has been great. When issues arise she develops a solution and collaborates to ensure it meets a common goal for everyone. Terrible communication (sleazy business practices) lied about complex having parking, paid $50 app fee to tell me unit had been taken already and there was no longer parking. You can't communicate with anybody directly as it is all just one landline that goes to voicemail. Waste of time, money and terrible service. Don't let these people hurt you or take advantage of you. There was a breakdown of communication at all levels with each team member telling me a different story about the amenities that were available at their complex. There was no solid line of communication just a jumbled unprofessional and underpaid mess involving several sales calls. Kind of glad I dodged a bullet on this one especially with maintenance requests and not being able to directly speak to anybody. I love how these companies will straight up lie about amenities to get you to apply, literally defraud you after you move in. Incredibly terrible and just terrifying the morality of some people, utterly disgusting ethos. Avoid applying for anything managed by Arrow. Whoever posted the review with them soliciting reviews with free padres tickets - kudos to you. They are so unprofessional they don't even know how to solicit reviews the right way. Imagine getting caught with a screenshot like that, oh the liability is incredible! Hahahaha. Also I could assume Nancy was fairly rude by her email however I could understand she is stressed out by her property management position but maybe should learn or take a course on how to facilitate a healthy work life balance. We have been using Arrow Real Estate as our management company for several rental properties for the last few years! I work mainly with the Accounting Department. I worked with Jess in the past and have been working with Lynnette over the last 8 months or so. Both Jess and Lynnette are fantastic to work with. Their communication skills are beyond exceptional! Sadly this review does not hold up anymore since Nov 2022. From constant emails trying to solve issues, unpaid/uncollected bills multiple times, solving Arrows problems for them and unprofessional treatment- I wish our property was managed by a different company with more experience and kindness. I just hope others are not going through what we have. I typically leave positive reviews, but our experience over the last year has been far from that. In 2020 I paid 1750, and now in 2023 they have us paying closed to 2250 dollars a month. With everything so expensive in Oceanside we are stuck here for the time being, and this company knows this. The total I actually owe is 2430 dollars, because they did not pay Waste Management for 5 months and are back billing us for utilities. The treatment feels so wrong, and so does the price. Something needs to change in San Diego. This is a human rights issue. If you are seeing my review and experienced something similar, I am so sorry. The more honest experiences are shared, the more change can actually happen. Also, I would scroll down and read some of the other reviews the past few months. I am worried about Arrow, as quality has clearly diminished, especially based upon my first review. :( read more

We have been with Arrow management company for many years and I must say that they are the very best. We currently are working with Beth and she is quick to address the problems that arrise in the rental so that the tenant is the least inconvenienced and the work is done quickly and properly. She is just amazing as are all the other agents that I have worked with there in the past. They are always on top of things and easy to deal with. Arrow Real Estate manages my rental home in Oceanside. They provide first class service from qualifying a potential renter, to managing problems, to making sure any issues the tenant has are resolved quickly and professionally. I had a major flood issue and Arrow worked with me and all the various vendors, contractors and the insurance adjuster to make sure the tenants were not overly inconvenienced, the very best repairs were made, and all of the bills were paid promptly. Wow.... I don't even know where to start Unprofessional Unresponsive Rude Dismissive After about 32 emails back and forth with concerns about my home me and my husband decided to go in and discuss in person a better way to communicate. Kari who is supposed to me property manager handed me off to a "manager" called Nancy, as she walked to the front office I went ahead and smiled and extended my hand to greet her and said " hi good afternoon my name is......" what she did next BAFFLED ME! She screamed at me "I don't have time for you" literally left me speechless and with my hand extended out. Please who does that??! I have NEVER in my life have encountered someone so unprofessional and rude. I am in disbelief that this person is in a position of management as clearly she can't separate her personal feelings and emotions from her work performance. The service here has been terrible.
