I started living here in the Blvd Commons apartment complex starting in July 2024, and I signed on for a 15 month lease. I felt the need to write a review since my time living there allowed me to see if what I was advertised during the tour was reflecting how I was living. And to be quite honest, the best way to describe it is don't have high expectations since you'll soon be facing some fairly interesting realities. When I first toured, the apartment complex and amenities were very attractive. It has a pool, two gyms, workspaces, common areas, the works. The apartment itself was spacious with plenty of sun coming in. That's it for what I considered to be good. As I started living there, I noticed so many problems with my apartment. Firstly, when you move into an apartment complex, you would hope that the leasing office would do a thorough review of all of the appliances in your apartment and making sure that they work well in my case I had in laundry unit and the first time I started doing laundry, I looked into the washer drum and saw that there was dirty water halfway filling the drum. after that, not even a month after I started living there that the washer unit stopped working altogether. and if you thought that was it, my fridge stopped working and within a month I had four fridge replacements because each time they gave me a fridge that was defective in some part whether it was the ice maker or the freezer unit or the regular fridge itself in the 15 months that I've lived there I've had a total of five different fridges. Besides appliances, I had to deal with a lot of noise pollution because the apartment complex will throw these events where they have car shows and if you're thinking about sleeping in on the weekends and you face that street you may as well get up at six or 7 o'clock in the morning because you're gonna hear people honk their cars and a lot of people going out to the streets to look at the cars. noise pollution is something that you must be willing to deal with if you live here whether it's other residents making tons of noise at night or in the morning, noise is a big problem. in addition, there are trash rooms where when you first enter, it has a recycling area and then after that, there's a secondary room where there is the trash chute in my specific apartment complex people just left their trash all over the recycling room and not wanting to put their trash in the chute. so the trash room was pretty dirty all the time and the hallway is people would just leave their stuff from time to time and it was just very gross to live in. The last thing that I wanted to write is after moving out, they charged me for carpet and floor damages, even though they were very small issues and the floor damages had already came with the apartment when I first moved in. I also never received a move out packet, even though I had asked more than three times. with all seriousness, I write this review to show that luxury apartment complexes will showcase only the pretty parts during the tour and then once you start living there, you realize that the pictures do not reflect how you will actually live. read more

I have lived here in different buildings since 2018. It used to be really nice living here, but the plethora of people and families ​ moving in and causing problems since then has seriously affected the quality of living in this community. Every community, new or old, is bound to have problems and BLVD LOUDOUN is no exception. NOUSE, NOISE, NOISE!!! There is no noise insulation between floors or apartments and the level of noise in the newer buildings is far worse than the older Commons buildings. Noise of all kinds - Kids playing and running up and down hallways, kids riding bicycles, scooters, skateboards inside and playing in the hallways. People stomping the floors, televisions and soundbars being played far too loud wee into the late night hours. Letting kids scream and cry for hours on end, adults playing soccer, football with kids in hallways, People not cleaning up after their pets and spilling food, mud , etc in the hallways and leaving it for cleaning staff to take care of, having loud conversations and talking/playing music through speakers while on cell phones in corridors. The community is what residents make it - if you don't care about where you live then no one else will. when one person sees another do something, people ignore the rules and think it's ok or acceptable. You can complain all you want but there is nothing that management will do about any of these issues and they won't enforce the rules nor will they fibe anyone. Not paying your rent is the only thing that will get anyone kicked out. ​ You pay a hefty amenities fee but are charged $1200 fee and $800 non refundable deposit if you want to use the clubrooms. This is why people have after hours and unauthorized, loud events that run til after 11pm because there's no one there to stop them and the police will only say it's a Management problem. Plan to do a lot of walking as the design of the building doesn't make sense. There is no dog park or playground, so be prepared to take your children and pets elsewhere. ​ The business office and work/meeting rooms in one building are in the same location as the kids area! How are you supposed to work or take a call while kids are playing in the only area designated for them? Inspect your apartment at move-in, complete the move-in checklist and take pictures of all damages or else you'll be charged. Lock your vehicles- just because your car is in a gated garage does mean your vehicle can't be stolen or broken into... thieves take advantage of opportunities regardless of the city or community you live in. The secure entry doors are there for a reason. If you leave the doors propped open, uninvited guests will come in and possibly get into unsecured apartments - Lock your doors! Negative reviews get written when because we stop respecting each other and Management refuses to enforce the 20plus page lease agreement that we all sign. Write or voice your concerns with the corporate office if you feel that your property Management isn't doing their part in making where you pay to live "livable." read more

Located in an absolutely dead/dying town center, BLVD is, by far, the worst place I've ever lived. First and foremost, the layout of the complex is absurd. No need to walk on the treadmill - you'll get all your steps in walking from the garage to your apartment. Absolutely nothing is conveniently located. Now for the shadiness/crime part. First, as I was coming down the stairwell one morning to get to the garage (the parking garage doesn't go all the way up to the top floor), I came across a homeless man sleeping in the stairwell that I had to step over. It wasn't a one time incident either, as I talked to other residents that had the same experience. A lot of good all those security fobs and locked doors did! Secondly, there was a home invasion while I was there. The leasing office tried to downplay it and blame it on the residents for sloppy handling of our keys fobs or something. However, to have that happen no matter what is absolutely insane. Finally, my year and a half old car was stolen out of the garage. As I came down to work one morning, when I got to my parking spot there was nothing there but shattered glass. My spot was on the top floor of the garage. To get up there, you have to use a transponder to open a metal gate. To get out, however, the metal gate just opens - no transponder needed. The main entrance is just a flimsy aluminum arm which the thieves just pushed aside. Furthermore, one can just walk into the garage and up the stairwell to gain access to the cars. Wow - great "secure" parking BLVD!! Parking that I paid an additional $50/month for. The response by the leasing office and Comstock Properties was what was truly infuriating. One of the leasing office workers said "Well, we always hope something like that doesn't happen to one of our residents, but there's nothing we can do". The leasing office manager said "I'm sorry. I hope you have a better day though!" When I requested that they drop the $50/month parking charge after my car was stolen - they declined. They stated they couldn't "because of The Fair Housing Act". I have my real estate license - that has absolutely nothing to do with the Fair Housing Act. They were either trying to gaslight me or they really are that stupid. The only honest people in that office were the maintenance workers. They informed me that there is a ton of crime at the complex due to the new Silver Line Metro station that is 50 yards away. They said people come in from DC, commit a crime there, and then just hop on the metro back to DC. This complex fashions themselves as "high end". Nothing could be further from the truth. They charge Bel Air, California prices for Bel Air, Maryland quality. I implore you to stay away from BLVD. Let it wither away like the town center it's attached to. read more

They do not enforce their own policy and it is causing me to experience an unsafe and uninhabitable living conditions by this landlord. Apt rate increased $320-400 on a short renewal notice. It does not justify the value you get. Trash chutes get full and smell permeates in the hallway. No updated appliances or urgency fixing interior issues. Extra charge to hold packages, and walls are literally paper thin. No lie, it's that bad. You lose a lot of privacy. Wear ear-plugs. You can hear all of your neighbor's conversations, the tv and any music playing, and their intimate time. Also, be prepared for the drunks late at night coming from the restaurants to interrupt your sleep, and the street noise from fast and furious cars that use the road across the building parking lot and nearby roads as a drag strip. Not sure why boys with cheap cars excessively speed here. Be cautious parents, runner and walkers. I have wall cracks and door jams that have not been fixed for several years now. Maintenance has taken photos and all I get are crickets. Nothing ever happens. Here's more scoop. When I moved in, it took several months for the crew to patch up a wall where a mouse+ came in through the locked utility closet. But recently, a bird was stuck in the dryer vent shaft. The crew showed up quickly this time, and they were helpful saving the bird. I was told other residents had the same issue and it's an ongoing concern, apparently. Nowadays I work remote so metro alone does not justify the cost of the increase. It's actually more accessible for riff-raff to come into Ashburn. There are better places to live for the comparable rent of $2000-2400. Heck, you can rent/buy a larger condo, townhome or single-family at that rate. I'm tempted to move to another location but I'm saving for a new home and I don't want to move multiple times during this process. Leasing staff communication is poor. You have to constantly follow-up with multiple people if you want an answer to anything. I'm sure staff will see this post and hide my review. Until then, be forewarned. Don't be fooled by 5 star reviews most of them are realtors anyways. If you try to move out they will hit with every fee possible. Make up numbers and etc. Very glad I'm out of that hellhole. This is the review you were looking for. You're probably considering this place as your next living situation. Look else where. When we were looking for a place this place stood out to us. Everything looked so nice and all the staff were so nice. You have access to restaurants right below you and have a movie theater 2 minutes away from where you are. How bad can it be? Elevators: They are the slowest elevators I've ever ridden. Also, there are people moving in and out all the time and they're able to reserve one of the elevators to move their stuff in. After they're done moving, the elevator is still locked in "freight mode" or whatever they call it. So until someone comes and unlocks it, the entire building is stuck using just 1 elevator. There have been times where we went 3-4 days with 1 elevator. Access doors to the building: I've lived here for about a year. For about 8 months out of the year our doors did not lock. What's the point of the key fob if the door isn't locked to begin with? I've sent in about 3 maintenance requests to get that fixed. A month before we left, they fixed it. This is a huge security issue as anyone can just come in and out. We actually noticed some teens just sitting in the lobby because they were just able to come in as they please. Oh there's also a set of double doors on the back side of the building. That door is never locked even though there's a key fob reader. It's because that hallway has the trashcans for the restaurants to use so its just always unlocked. Again, security issue. Units: The actual unit isn't bad. Because of the lobby, close access to your mailbox, and the elevators it feels like you're living in a hotel. The appliances aren't terrible and you get an in-unit washer/dryer. The walls are the problem. We lived on the fourth floor. We could hear noise from anywhere. I even went upstairs to complain only to find out that it wasn't even them making the noise. The noise may seem like its coming from upstairs but its literally coming from everywhere. Oh and if you do have noise issues, the leasing office doesn't really have a process for complaints. They told me they reached out to the units I told them about, but who knows? Oh and there's roaches. The small ones that you see when they've infested the area. Hallways: This one isn't their fault but at least on my floor, you could smell marijuana. They've sent out emails saying this is illegal, but that's the extent of the action they take. After the first email, we didn't smell it for a while, but sure enough after a couple of weeks it started right up again. The plaza: Beware of the D building. I don't know if Senior Tequila's (the mexican restaurant right below the D building) is struggling because of COVID or if they do this on the regular, but one of the nights it seemed like they rented out the space for like a club/rave night. Again, I lived on the fourth floor and we could hear and feel the bass ringing all throughout the night. Not sure when it started, but it went past 2am. I called the cops for a noise complaint, but even after they came nothing really happened. There is a parking deck right across the AMC theater, on one of the weekday nights, all of these cars come and just rev their engine inside of the parking deck. Its probably a car meet. It gets pretty loud. There is a bar right in the middle of the plaza. At least once a week you hear drunk people or overly excited people just yelling, singing, or talking loudly. Because the bar is in the middle of the plaza, and the way the buildings are laid out, the acoustics just make the noise that much louder. Plaza: Before COVID, the plaza sponsored monthly car meets. So literally everyone and anyone in the area who wants to show off their car, come look at cars, and etc would be there. This would mean that there would be no parking space for you. So, if you plan on leaving the apartment for lunch or some shopping, make plans to come back around dinner time or just know you're going to have to park further from your usual parking spot. Pets: Don't do it. It's a trap. We made the mistake of getting a puppy while we lived in an apartment. Aside from the fact that you'd have to go up and down the stairs or elevator to pee/poop your dog you have all these fees. There's a pet deposit. This is more like a "we'll allow you to keep a pet here" fee. That fee doesn't go towards ANYTHING at the end of your lease. There is a $50 dollar pet fee that's added on top of your rent. Standard stuff. The trap is that when you leave, they can just hit you with anything they want for the carpet. We paid a little over $1000 for the carpet replacement... so yeah I was pretty ticked off. Oh and this was on TOP of the "pet damages" fee of $300. The only positive thing about this place is the maintenance. I know I said I submitted 3 requests for the building door, but the maintenance for our unit was very good. I wish I could give this place zero stars. Don't move here, just don't. Issues we've had since moving here 2 months ago. -Terrible noise from poorly piped drainage pipes keeping me up at night -Miscommunication as to where our unit actually would be located (the leasing agent is misleading, make sure you get a map and exact unit location before signing anything) -Endless construction noise! Be careful as they will slip a "construction addendum" to your lease paperwork... -Awful smells from the restaurants in the same building -Misleading statements were given about use of the "Lounge"-you can't really use it at all as only 2 guests are allowed, so you can't host anything in this room or reserve it (like other complexes allow); it is just for show and not useable for anything other than the cheap events they host their occasionally for residents -Early morning noise before 7am of food deliveries to the restaurants in the complex (truck lift gate drop noise, etc) -Lastly, units are very overpriced especially since the actual opening of the Metro still remains to be seen. If you are considering here vs. One Loudoun, definitely chose One Loudoun. The shops here are very limited and the BLVD/Comstock management is abysmal. read more

When we first moved in, 4 years ago, BLVD Loudoun Station was brand new. Everything was well-kept, the management and staff were always very friendly and extremely helpful. However, that all changed when the management company changed after the first year. The conditions of the property and customer service has steadily gone downhill. The elevators are regularly broken. The trash chute in our building has been broken for over a year. They have residents just place their trash in the small trash room on each floor, and the poor elderly lady who cleans the building must move all of this trash, every week day morning, on each of the 5 floors, to the main trash dumpsters on the 1st floor. On the weekends, the very small trash rooms on each floor get really filled with trash, and the smell is terrible. Many of the residents have seen rats and roaches on the first floor. The building is never secure, as the front door is often broken for long periods of time before it is fixed. The back door is often kept open, which means anyone can come into the building. There's been at least 20 false fire alarms over the last 2 years. We are on the top floor, and about a year ago they must have placed A/C units or some type of vents directly above our unit. Our apartment regularly vibrates and sometimes shakes the kitchen cabinets. It continuously sounds as if there's a helicopter on top of our apartment. Our water pressure is so low that it takes me 5 minutes to fill up a large pot of water. I'm surprised the dishwasher has enough water to wash the dishes. The staff rarely answers the phone, and many times they close the office early without notice. This is inconvenient when you have packages to pick up. The financial business manager is the only professional and kind person they have there right now. She does a great job. However, my biggest complaint is how I was treated by the new property manager this evening. Due to ongoing construction, there is no close available parking lot to access the leasing office. I needed to drop off rent before the office closed, and as I was parking in the one available spot close to the leasing office to run my check in, I was given the death stare by 2 men as I was parking. When I got out, I was asked if I was a prospective resident, and I told him that I was a current resident. He very rudely told me that I needed to park elsewhere, as those spots were for potential renters only. I told him that I have a back issue right now that doesn't allow me to walk without pain, and that I just wanted to quickly drop off rent. He was extremely rude, and he also had another guy standing by the cars with his arms crossed, to help him, "enforce," this new policy. This has never been enforced before. I was completely shaken by how I was treated by this new manager. I will not be renewing my lease. I would not recommend anyone to live here for now. Stay away. read more

So I will give you an overview of life here. The reason this place is getting two stars and not one is because it was close to work.. so, I lived in the apartment above the brick oven pizza joint. The atmosphere: The restaurants are the epitome of okay. The only reason we frequented them was because they were close. I amber has a great meal or a good meal. I was simply full. No idea what happened here but: there was a taco joint that was supposed to go in by fall of 2017. When i moved out in spring of 2018, they still had the "opening fall 2017" banner on there. The cleaning crew does a good job of cleaning the buildings and the side walks. If you live on the side facing the intersection, be prepared to be woken up by people at 2-3am when they leave the bar And people thinking that the intersection was the beginning of a drag race. Very very annoying when you have to wake up early for work. Getting in: Parking was plentiful. Never had a problem finding a spot. My roommate drives a Ford 250 and he would routinely park in the back as to not take two spaces and not bother anyone. HE STILL GOT TOWED. They didn't tow near by.. no, we had to go to COLUMBIA MARYLAND. When we contacted the towing company they told us they couldn't give us a location until authorized by the Complex. So we had to play phone tag. Two days later we finally got his car back. No cards accepted, cash only. I lived on the second floor. They have hydraulic elevators which when it was working took forever, maybe 1-2 minutes to go up one floor, but it was broken down about once a month if not more. The building is secure though! When the back door to the elevator isn't left unlocked or wide open. Or when someone chocks open the door to the steps. You needed a fob to get through the first door and then obviously your own key for your own apartment. The apartment itself: two bedroom apartment. Nice. Spacious enough for my roommate and I, but the walls were thin so he heard my girlfriend and I watching a movie often and I could hear my upstairs neighbors.. getting intimate. Nothing special about the carpet. Bathrooms were very nice and probably the only thing I miss. The kitchen was a nice size and the appliances were not terrible. Events: Their events weren't half bad. When we first moved in they held a brew fest. Cool until you realized how expensive it was to get in. For my roommate and I, it was $60 and two drinks each. What a rip off. I recently went to a friends neighborhood block party. Gated neighborhood in a high end community.. free admission and drinks were one or two tickets depending. I bought 10 tickets for $20. Now you tell me how this makes sense? Farmers market on sundays was probably the best. Pricey but there was a crepe cart that was pretty good. They also had movies playing in their little yard stadium and concerts as well. Every now and then they held an appreciation of the tenants not bad. The staff: In one year living there I saw so much turnover on the staff. They were mostly nice. Although they would "lose" our rent checks every now and then. Not happy when I had to come in on my day off and talk to these people. Staff was okay and I didn't really feel welcomed by them ever. We simply chose this location because of its location and the parking situation. If the apartment complex across the street had the same parking we would have gone with them with no questions asked. They were friendlier and the apartments were just as nice. We also looked at the Ashborough. We were going to move there, but my roommate refused because it didn't have an elevator. Jokes on him, he still had to walk up the steps. Would I recommend this place..? Simply: no. I'd rather drive an extra 20 minutes than to ever live here again. read more

For a "luxury" apartment building, it's not very luxurious. For starters, the appliances in each apartment are the lowest of the bottom tier in quality. Every time I run the dishwasher it sounds like Niagara Falls is running through my kitchen, and the washing machine never completely empties, leaving a slosh of water at the bottom that starts smelling after a few days. Also problematic is the sound insulation between floors and walls, or more accurately the LACK of insulation. Even though it's a mid-rise building, the four storeys of apartments are wooden stick construction built on top of a concrete pedestal that separates the retail first floor from the residential floors 2 - 5. This means that every day I hear people walking on my ceiling and making, um, NOISES in their adjoining bedrooms. But honestly, the rent's cheap, it's a good location, and going in I knew about some of the problems listed above. Honestly, I'd give BLVD a higher rating if they just took care of two persistent issues that are both entirely under their control but which they refuse to address: (1) They don't issue extra keyfobs to the front door of each building. Only 1 fob is issued per resident, which means a single person like me only gets one fob. There is no outside phone at each building entrance, either. This means having to alert guests in advance to call when they arrive, and forces residents to get in the SLOW elevators and go downstairs to let in each guest. Some might consider this a security plus; I call it an annoyance. (2) The trash chute in building D has been inoperative for most of the past year. It took them TEN MONTHS to fix it the first time, and then it broke again only a couple of weeks after it was back in operation. So what does a four-storey building with over a hundred apartments do in the meantime, you ask? Why, you just pile up the garbage in the not-a-trash-chute room and hope that the poor porter lady is able to clear out the mess on a timely basis, lest the roaches get a foothold. I definitely will not renew my lease at the end of the year, and won't be renting from any other Comstock properties if BLVD is an example of how they take care of their tenants. read more
