I'll start with the bad and end with the good. No amenities available right now except the walking trail, tennis court and grill but the rent is the same and no money has been refunded. Some of the dog waste stations are overflowing and the smell will hit you before you see it. Some stations have bags and some are always empty. If you are on the bottom floor you will want to pray for light footed neighbors upstairs. You will also want to hope for quiet neighbors adjacent to you as well because you will hear them. The electric bill is high as mentioned in another review unless the weather is perfect outside. I know people in townhouses not paying as much for utilities. It isn't really a kid friendly complex if you have children. Cable is a bit of an issue. The wiring and cables are outdated so the internet is decent at best. The most I've gotten is 50 mbps with Verizon. Not sure about Cox. It is convenient to bus stops and shops. Whole Foods is within walking distance. Management is pretty nice and doesn't get overly involved in everyone's affairs. Maintenance is quick to respond and typically fixes the problem first time Apartment complex is dog friendly and there is a dog park for people who don't want to drive across town to let their pet off leash. There is a walking trail around the complex if you are a nature lover you will enjoy that and the wildlife living there. I've never seen or heard of anyone having an issue with vandalism or theft here. If amenities were available or there was a discount or refund while they are unavailable and the dog waste stations weren't overflowing I'd give it another star. All in all it's expensive to live here but it's convenient and a nice area. read more

Just Moved In (May 2019) We just landed less than a week ago and the apartment is better than expected on the inside. We had some minor issues but maintenance was amazing and on it. The office ladies are very nice, and so helpful! So far - the only potential problem I've noticed is the windows (could be bad seals too) are not go you can hear EVERYTHING. My neighbors are wonderful and quiet but even them just sitting on their balcony and having a normal conversation - I can hear it WORD for WORD . I expect this will be a problem during winter too because of heat escaping and the electricity bill unless we do the temporary insulation kits. I will do another review later to update **Update** Pros: Quiet neighborhood, nice location, maintenance is on point with work orders, pool, pet friendly (if you clean up after your dog, some people aren't), large bedrooms Cons: Windows are so thin, it was as I expected, the electricity bill shot up just to keep the apartment at 70 degrees. It's time for us to move because of the Military and we needed to stay past the 12 month mark. I thought it was no big deal because I've had to do this before in apartments across the country, and we could just extend out to 13 months. That's a no, it HAS to be Month to Month. So now my rent, which is $1912 monthly will jump to $2800+. Per the management team, the month to month will be prorated, but because I will need almost an extra month, I have no other good choice. I can understand an inflated month to month for someone new to the apartments who just needs a short term option but we have been good tenants ‍ This is how our relationship with Arbors ends, as if moving isn't hard and expensive enough. My husband and I have lived here for 3 years and have, for the most part, had a good experience. The office and maintenance staff are nice (though, I've had a few bad run-ins with them which will be touched on later), the grounds are kept clean, it's quiet, and the renovated living spaces are beautiful. I love my big sink in the kitchen and large open floor plans. Living just minutes away from all stores, restaurants, and the Vienna metro station were a huge bonus for the area! Plus for our pooch, the covered forest trail makes for a great 1/2 mile walk. What I didn't love. The insulation is terrible. Even in our partial renovated place, cold air leaks in through power ports, the windows, and there is pretty significant space under both of our doors. We even purchased insulators to block outside air but they didn't work well at all. They hire pest control every season. However, even though we live on the third story we have ant, spider, and wasp problems in the spring/summer. One summer our air conditioning went out. I was told by the head maintenance member that I "needed to wait for it to be warmer outside for the AC to kick on". I figured that since we hadn't had any bad experiences prior that he knew what he was talking about. 2 days later when it was pushing 85 degrees in our apartment I went an asked about the issue to the front office and they had no idea what I was talking about. I was LIED to about the issue. It took maintenance almost 2 weeks to resolve the issue and 5 days of stating that I couldn't leave our dog at home in an apartment that was pushing 90 degrees for them to (reluctantly) offer window cooling units. Oh, and they were only going to offer me one for the living room and seemed annoyed when I asked for a bedroom unit as well so that we could sleep. We have also had multiple occasions where they've come in for a repair and left a huge mess behind or forgotten to put laundry doors back on, etc. In the kitchen for the 1 bedroom with a den, the fridge is right in front of the pantry so the doors run into each other and the water heater is above the washing machine. We have many bruises from hitting our head on that thing, it just drives us crazy. Also know that if you come home late, you'll be looking for parking that might be quite a long walk depending on which part of the complex you live in. After living here for three years, our rent has gone up enough to where we feel that we are no longer getting our value for the space. Overall, it is a good place to live. read more

We've lived here for about a year and have enjoyed it! The nature walk and pool are wonderful. The maintenance people are really kind too- which is a nice surprise! We thoroughly enjoyed the area as it is close to so much. We've had a positive experience and no major issues and if something does come up it's resolved relatively quickly and painlessly which is appreciated! read more

I have lived here since February of 2016. DO NOT, i repeat DO NOT attempt. Nice location with great access to everything but you will hate to come home due to the noise and rude neighbors. First weekend I moved here someone decided to attempt to break into my car but was unsuccessful and decided to break the side mirror and take that. The maintenance found it in another building stairwell and called us to get it (the only action they did) I had to put in a police report and I did. 1 month staying here I find cigarette butts and blue gum on my door mat and when I call the office there is nothing they can do ( another police report was put in by ME) oh and dont call it in you have to email it. My downstairs neighbor has a dog and they did NOT inform me there was a very LOUD dog who barks at random hours of the day right downstairs. I have complained about it 2 times and not a damn thing was done. my upstairs neighbor does the jumping jacks as soon as they come home or as it seems because they don't walk they run marathons and stomp. if you ever need my upstairs neighbor I CAN tell you if they are home because they are SOO DAMN Noisy. Also when they want to leave their house they slam the door and think it is absolutely okay to yell out at 6 AM if the other has got the keys or whatever else it is they forget...its 2016 get your damn phone and call them and don't be a nuisance 6 AM while others are sleeping or trying to get ready for work and the last thing they want to hear is your voice screaming. I have asked them to come fix my heater they apparently did but 72 degrees feels like 65. the windows are not DUAL pane and old. if you go around buildings, folks have PLASTIC covered around their windows, how classy! i refuse to do that and my electric bill is about 300 because they have energy saver Heaters that work like CRAP and you can feel the cold breeze through their windows. the first week at the apartment, I had a broken light by the kitchen. the Doors would close and you can completely see through the windows the Kitchen garbage disposal was leaking and not working the patio Storage door STILL does not lock the Heater had a filter changed and issue still exists DO NOT DO IT! if you would like to save yourself a headache and actually enjoy your place DO NOT even do a tour. Also, the carports are like 40 dollars a month, FYI. read more

Decent apartment complex, seemingly reasonably priced in Fair Lakes. BUT, wood framed three level buildings allow all sounds, especially walking around transfer above and below. Windows are old and cheap. Maintenance people are great. But the office refuses to redo my deteriorating tub, tiles and bathroom after several requests. They try to gloss over with a terrible watery paste grout that immediately falls apart and makes things worst. They wouldn't replace a high light bulb (granted its the weekend) but I said I had people coming over. Just a solid No, again from the office. read more

I have been here two years so far and it is truly the best apartment building I've lived in in the Fair Lakes area. I have lived in two other complexes and this is the only one I will be sad to leave. Alas we are buying a home so we have to go. Pros: quiet, front office/maintenance is responsive & nice, grounds are clean, layout is nice, they offer 1 bedrooms + dens, there is plenty of parking (free & reserved) and it's affordable. Cons: the exterior buildings need some maintenance. They are a lot nicer on the inside than the outside. My building's railings are rusting and sort of falling apart. read more

Good staff, both management and maintenance. The maintenance requests are usually handled the same day if I put them in in the morning. Quiet neighborhood, back in the trees (arbors) and with a nature trail going all around it thru the woods. Whole Foods is across the street along with other stores in that shopping center. You can also walk to Fair Oaks Mall and other shopping centers. Good size apartments, mine is 792 sq. foot one bedroom, with a full size washer and dryer in its own laundry room. Storage room on balcony. Fireplace. Parking can be hard if you come back after 9pm. Not many people rent the covered spaces, so those are wide open, but you can't park there. You end up having to park a long way away (a whole other part of the development sometimes) and walk. Only major downside of the apartments are the windows. They are old, thin, single pane, and in the winter the cold winds blow right thru them. Your curtains will blow. If you drive thru the development in the winter you will see most people have plastic over their windows (me included). The cold air somehow still gets in. My electric bills were close to $200 a month. Ridiculous. I even bought a space heater for my bedroom, just so I could keep the apartment heat low at night to save money, and the bills were still high. Not sure if I will renew when my lease is up, I will have to see how high they raise my rent. It's already a little high compared to other one bedrooms in nearby apartments. read more

If I could give zero stars I would. The only great thing about this complex was the maintenance crew, they were amazing at responding to any issues. I am not sure how it is for anyone who lives on level 2 , but 1 is dreadful. Expect during summer months to be paying $150/ month in electricity and paying $450 in the winter. I had to keep the thermostat at 77 and it was still freezing cold in the apartment!!!! Their windows and insulation are so shitty that you get stuck with a high electric bill. We tried using small electric heaters instead of the apartment and still the bill was outrageous. I've never complained or put a bad review for any complex so believe me when I say this is a horrible place to live.. RUN AWAY! I didn't even mention the bugs you will see all year round including hopping spiders. They will call peat control but pest control doesn't eliminate the problem. Also in the 2 bed /2 bath there will be a room with the walk-in closet. You'll think it's amazing until winter time comes, there is no ventilation that circulates into that closet and it will feel like you are walking outside in the cold weather, I had to put a small heater in there just so I could walk in and my clothes that I was going to wear that day wouldn't be freezing. If you like high electric bills and bugs crawling around your place, this is the place for you. If not stay far far away! I Also forgot to mention my boyfriends car was vandalized twice. Neighbors keyed the car, and if you're paying extra for the carport people will be using it and you'll have to wait for the towing company to come if it's midnight, good luck! read more

Bogus ...scammers... Be prepared to pay 120$ a month for water and in the winter 350$ a month for electricity for a 1 bedroom. Speaking of Water....your water bill won't come from Fairfax County but instead from some bogus company. I never have seen the water meter I am just guessing the water meter is somewhere on a website that the staff fills out what they think you used per month. Parking is so bad you will end up having to get a covered spot to the tune of 45$ a month. Oh and when you move out they will hit you up for problems that were there when you moved in and for carpet stains caused by their maintenance crew to the tune of 570$. Avoid these scammers at all cost. You are better of renting a townhouse nearby, even if the monthly rent is higher. read more

I moved from FL to the NOVA area and was lucky to find this gem community. It is very quiet, and neighbors are friendly and professional. The community maintains the well-kept landscaping and is attentive to the needs of the community during inclement weather. I have had minor maintenance done within my apartment and Arbors at Fair Lakes has been efficient and professional within a very quick turnaround time (normally a day or less!) I especially like the "little touch" of leaving a treat behind that says,' We were here." :) This community has numerous events throughout the year to bring the community together. I love they are VERY pet friendly too! The location is great for shopping and restaurants! Whole Foods is directly across the street and other major retail stores including Fair Oaks Mall are all in walking distance. I have been living here 1 year now and I'm just as happy with my home as I was when I moved in. I've apartment lived for over 20 years and this is by far the best apartment complex. I moved to get away from the hustle and bustle of the city (DC). Yes it is a further commute but well worth it. As I turn into the driveway, I can feel my entire body decompress from the commute and daily grind. The grounds are so pretty and relaxing. I don't use it as much as I'd like but I love the nature trail within the community. Everything you need is within a mile walk/drive (I like to walk), movie theaters, restaurants, grocery stores, gas stations, mall, etc. The management and office staff are all great and always greet you with a friendly smile. My friends are jealous every time I post photos on social media about the fun social events they hold each month. It is a great way to meet your neighbors. I would definitely recommend Arbors at Fair Lakes to everyone. Just tell them Joanne sent you. ;-) read more

We love living here! The apartment complex is very clean, and the residents are pretty nice. It's a quiet place to live and right across the street from a Whole Foods! There are various running trails in the area, and about a 20-minute walk from Wegman's. We just renewed our lease for another year and couldn't be happier! read more

I have been living here for about 18 month. Overall enjoy living here. Pros outweigh the cons. Pros -spacious apartment -nice upgrades -nice wood floors throughout apartment except bedrooms -quick response from maintenance -Arielle is great in the office ! -amazing location (near trail & shopping) -nice pool -lounge area with grills by tennis courts Cons -grasshoppers everywhere in apartment in the summer even despite pest control spraying apartment -PARKING SUCKS !!! This is the main reason I gave this place 3/5 stars. It is the most irritating thing when you get out of a long day at work and you have to park at the office because there is no parking in front of your apartment building. Now you could pay an additional $50/month to get an assigned spot under covered parking but when paying 2k/month in rent I don't think I should have to pay an additional amount to get a decent parking spot. -although they respond quickly maintenance patches problems instead of fixing it right the first time. -After 1st year renewed lease and price increase $64. From what I hear they increase the rent every year. Update: I am so glad my lease is almost over! I am ready to go after the nightmare of the new way they want you to pay rent. So they changed the system with no notice to the residents. For all the time I've been here I've never been late not once. I had recurring payments set up online so it would automatically withdraw from my account. This month I guess they changed the system they use and there is now a $39 fee to pay your rent online. RIDICULOUS! The only other ways you can pay are through money gram and cashiers checks. So once I realized the fee to pay online... I was not willing to pay the $39. So I went to Walmart to try the check free option and guess what it didn't work! It kept saying account number incorrect. So the account number they give you to pay your rent doesn't even work ! So now I either have to suck it up and pay an additional $39 to pay rent or drive to DC to the nearest location of my bank and get a cashiers check. Oh and the pool is one of the best amenities... too bad cuz that's down until further notice ! So pretty much this place tries to suck every dollar out of you, charge fees for everything and not guarantee that your amenities are functional. read more

I have been living here for 6 plus years. The Arbors at Fair Lakes is very convenient to shopping, restaurants and entertainment. The property is (landscaping, parking and buildings)/are regularly maintained. The office staff and maintenance team are very responsive to resident submitted request for maintenance within 24 hours or less. The only issue that I have with the buildings at the Arbors at Fair Lakes, is that the windows in the units need to be updated with more energy/climate efficient windows. As for rent for a 1 bedroom unit, pricing is comparable to their competition for the area (Fair Oaks, Chantilly and Centreville). read more

My assessment focuses on management, diversity, and habitability of unit, along with community. Management is nice, but if I were the hiring person, I would train management to have more firm stance on passive aggressive bullies in the community. I moved in the unit in 2011. I had no complaints for about four months. Then a new neighbor moved in upstairs, a divorced Muslim woman. Within weeks, I experienced unpleasantness and flat out sleep deprivation and noise levels designed to make my stay less comfortable in the units. The culture in Northern Virginia is diverse and many people fail to understand their LGBT neighbors, for whatever reason they just chose to ignore that reality. What was astonishing to me is presumption of the noisy neighbor that they had the say as to where a single unwed father would live. This is the most remarkable issue in Northern Virginia: no community, no resident in Virginia has a right to express an opinion or preference on Lease Agreements of third parties with the apartment community they live in. That is why the country we live in is called USA, communities and neighbors have no control over that and it is called Fair Housing. Within months, the neighbor invited men and others, security professionals, designed to bully further. This mystery is still lingering as to why would a random neighbor, of Persian American heritage cause or wreak such havoc in the life of an unsuspecting single unwed father. Ultimately, Arbors at Fair Lakes failed to address that issue: had I not rented a unit, I would not encounter a mentally ill woman neighbor to my great expense. It is never OK to harm an innocent human being, especially when there is a Lease Agreement in place. My stay in Northern Virginia has been fraught with inexplicable noise levels in apartment communities, typically, almost like neighbors determined to cause harm. They do so because Arbors has no policies protecting both genders, no policies promoting equality regardless of gender, no policy of protecting LGBT. Single unwed fathers cannot invest thousands of dollars to investigate whether neighbors approve or disapprove of single dads. In short, there is room for improvement for this community. Sleep deprivation is a recurring issue that is widespread in Northern Virginia. It invites attention of public health authorities. read more

One big aspect of any living area that I hold to high standards is the response and professionalism of maintenance staff. I have been thoroughly impressed by, not only the prompt responses of said personnel, but also by the quality of the work done. I have had fairly poor experiences in past years throughout different states. Arbors Maintenance Staff has set a new standard for me. Another major aspect is how welcoming the management staff are when, not just during the initial move, but during continued interactions. I felt more than comfortable meeting with staff when we first moved in and every interaction thereafter showed great care and attention. Well done Arbors! read more

I have had nothing but a pleasant experience since choosing to move here. It's quiet, serene and has well maintained grounds. I love the walking trail and the neighbors are friendly. Shopping and restaurants around here are plentiful. I don't have to travel far if I need something and can even walk or hop a bus if I don't want to drive. My only two complaints are that my apartment had a couple of minor things which were not completed at move-in (I had to either address them myself or go without despite completing and submitting the apartment checklist) and parking is full in front of my building by 7 pm. If I come in after, I have to circle the lot for a space (which is particularly annoying when you have packages). So, I requested a reserved covered parking space. It's worth the additional $35 to me to know that I have a guaranteed park. If you have a dog, they have a dog park and keep doggie bag stations with refuse receptacles every several hundred feet along the path. I'm glad that I moved here. I think it's a good value overall and it fits my lifestyle as a busy professional. read more

Arbors management staff is rude and unprofessional. They don't care about the tenants. My AC/heat was broken since the day I moved in. Every time I called which was plenty. The maintenance only fixed it for few days. After 8 long month of ongoing they decided to put a new unit. I asked to review my bills they decided that I was not entitled to and adjustment. Do not recommend Arbors the buildings are old and they don't fix things read more

The pluses of living at The Arbors at Fair Lakes are the phenomenal management and maintenance team, spacious apartments for a reasonable rental price, ideal location in walking distance to a variety of stores, and quick access to major roads and highways. Rita Makos, Arielle Heyda and Michelle Chiriboga who run the office are knowledgeable, fast at responding to questions/requests, and personable. I had major surgery and their genuine kindness and help went above and beyond my expectations. A few minuses are the units are drafty, outside noise of cars and people can sometimes be bothersome (but I think it's because of the old windows), and the gym is small with subpar equipment. Unique perks to living at The Arbors at Fair Lakes include use of a private half-mile paved wooded trail, a car station with an air pump and vacuum, and free shuttle service to the Metro on weekdays. It's also a super pet-friendly community; in addition to the trail, they have a mini fenced dog park where your pet can play off-leash. read more
