I politely asked "Oh, do you mind if I get a coffee?" She smirked like a condescending witch and said, "Mmmm.. Noo. Technically they're for residents." I'm literally dropping off orders for residents, and she wants to power play and couldn't spare a FREE coffee to someone delivering orders to their residents!? NEVER again will I support coming here. The concierge was selfish, and on a power play. There's plenty buisiness that'll kindly say "Sure" if you're delivering orders for their business. Get a reality check, lady. She was African American lady with curly hair.

I'll start with the bad and end with the good…read more No amenities available right now except the walking trail, tennis court and grill but the rent is the same and no money has been refunded. Some of the dog waste stations are overflowing and the smell will hit you before you see it. Some stations have bags and some are always empty. If you are on the bottom floor you will want to pray for light footed neighbors upstairs. You will also want to hope for quiet neighbors adjacent to you as well because you will hear them. The electric bill is high as mentioned in another review unless the weather is perfect outside. I know people in townhouses not paying as much for utilities. It isn't really a kid friendly complex if you have children. Cable is a bit of an issue. The wiring and cables are outdated so the internet is decent at best. The most I've gotten is 50 mbps with Verizon. Not sure about Cox. It is convenient to bus stops and shops. Whole Foods is within walking distance. Management is pretty nice and doesn't get overly involved in everyone's affairs. Maintenance is quick to respond and typically fixes the problem first time Apartment complex is dog friendly and there is a dog park for people who don't want to drive across town to let their pet off leash. There is a walking trail around the complex if you are a nature lover you will enjoy that and the wildlife living there. I've never seen or heard of anyone having an issue with vandalism or theft here. If amenities were available or there was a discount or refund while they are unavailable and the dog waste stations weren't overflowing I'd give it another star. All in all it's expensive to live here but it's convenient and a nice area.

Just Moved In (May 2019)…read more We just landed less than a week ago and the apartment is better than expected on the inside. We had some minor issues but maintenance was amazing and on it. The office ladies are very nice, and so helpful! So far - the only potential problem I've noticed is the windows (could be bad seals too) are not go you can hear EVERYTHING. My neighbors are wonderful and quiet but even them just sitting on their balcony and having a normal conversation - I can hear it WORD for WORD . I expect this will be a problem during winter too because of heat escaping and the electricity bill unless we do the temporary insulation kits. I will do another review later to update **Update** Pros: Quiet neighborhood, nice location, maintenance is on point with work orders, pool, pet friendly (if you clean up after your dog, some people aren't), large bedrooms Cons: Windows are so thin, it was as I expected, the electricity bill shot up just to keep the apartment at 70 degrees. It's time for us to move because of the Military and we needed to stay past the 12 month mark. I thought it was no big deal because I've had to do this before in apartments across the country, and we could just extend out to 13 months. That's a no, it HAS to be Month to Month. So now my rent, which is $1912 monthly will jump to $2800+. Per the management team, the month to month will be prorated, but because I will need almost an extra month, I have no other good choice. I can understand an inflated month to month for someone new to the apartments who just needs a short term option but we have been good tenants ‍ This is how our relationship with Arbors ends, as if moving isn't hard and expensive enough. Just some stuff to keep in mind if you're considering this Apartment complex.

The office has a genuine concern and care to make sure everyone is happy and they are always responsive to residents' messages. I don't think you will find any property management team that is attentive to the resident's experience regardless of the outcome. The aesthetics of the building are always maintained, the apartment units are spacious and very comfortable, and the residents here are generally very polite and friendly. The only negative experience I've encountered were noise disturbances. The building construction in terms of noise reduction is virtually absent which is no fault to Bozzuto since they inherited the building but what is truly most unfortunate is that you may encounter an extremely selfish resident living above you where they have absolutely no concern for stomping, dropping objects, slamming doors/cabinets and dragging furniture daily across the kitchen area floor even during Fairfax County quiet hours. Fortunately the noise from the Fitness Center to neighboring apartments did improve due to consistent efforts by the property management team's repeated communication efforts to residents to be mindful of slamming weights on the machines and floor. Unfortunately, their hands are tied when attempting to resolve noise disturbances generated from a resident's apartment, especially if they are living above you. Again, their well meaning efforts are limited if the resident(s) is too self absorbed and recklessly selfish to show any regard to and respect for other residents and how their indifference has a negative and unhealthy impact on other residents ability and right to live in an apartment where they are able to sleep and enjoy reasonable peacefulness. Nonetheless, I would definitely endorse living in this apartment community because of the exceptional quality level of customer service that the property management team consistently delivers to its residents, the friendliest of the residents, and the aesthetic appeal of the building and apartment units. If a normal noise level is key or most important to you, then this may not be the place for someone with this requirement.

This is a beautiful building! The amenities are top notch. They even have a squat rack in their gym, free yoga and Zumba on Tuesdays in their fitness center, and a concierge service. I've also seen the cutest dogs here. There are pet free floors (floors 4 and 8) for those who prefer that. The living room windows are large, the walk through closets were spacious, and the finishes in bathrooms and kitchens are beautiful and modern. The location is also great; Dunn Loring metro and mosaic district are right there, with easy access to 66, 495, 50, and 29. One of the only problems I have with this building are the difficult visitors parking policies (difficult in my opinion at least. You have to know your visitors' car info and arrival time). The other problem i had was a special case; i was looking into living in a WDU and they gave me the wrong prices and income requirements, so I had already applied to the unit and signed my move-out agreement at my current place, only for prosperity flats to call me the night before i was supposed to move in to say that I no longer qualified for that unit, and was only eligible for more expensive (market price) ones. If it wasn't for their genuine congeniality I would have thought they were trying to gouge me for more money. Friendly staff, great building, great amenities, great floor plans. I recommend this place!

For reference, I lived in Lotus; I don't have experience in the Lofts. Let's start with the pros of this place: - Really convenient access to the metro! It's like a 8 min walk to Dunn Loring Metro, and a 20 min Metro ride (not counting waiting, but that's not Halstead's fault!) into DC itself. - Really close to Mosaic, which has so many good restaurants and places to shop that even though I moved away I'm still finding myself back there on occasion. - It's within walking distance of a Harris Teeter grocery store. I didn't think I'd miss Teeter but I live near a Whole Foods now. I miss Teeter. - It's pretty quiet! You can't hear too much around you. Then again, I absolutely lucked out on my apartment being right next to the elevator. It's the little things, really. - There's a lot of good restaurants around within walking distance. Special shoutout to Jinya, Kiin Imm Thai, a new Shake Shack coming in, Pasty Xpo, and others I completely forget about but I'm sure they're good too and I'm sure I enjoyed eating them. Oh Colada Shop! Yeah that's a great place to have a good coffee and some empanadas. - The apartments are great. They're spacious, roomy and you can fit a LOT in there. Mine had a fantastic view of Mosaic, and I kind of miss it, since I'm now staring into an office building. I'm sure the people on the other side aren't thrilled at seeing me either, but thems the breaks. - The Playland is great if you want to grill, chill or just soak up some sun. - The staff is spectacular. Special shout-outs to Jasmine, Ann, and Beth, three of the best concierges whom I do miss deeply. They made my life so much more enjoyable, and they're such nice people and great to talk to. The fact they put up with me is a testament to their patience and kindness. - Though I hadn't gone to the gym or the basketball court since the world turned upside down, in the Before Times I quite enjoyed them. It was kind of fun to play hoops even though my coordination is that of an infant. - The maintenance team is top notch! They're very responsive and very nice. - When I had a slight dispute with my move-out (nothing major, so don't worry), the staff was courteous and the issue was resolved promptly. The leasing staff is very nice, though there's been turnover since I've been there so I never got to know them well enough. It happens in this industry and is pretty normal; it's not anything to worry about. So that's the good part. However, I do feel compelled to warn people about one particular aspect of this place, and that's the elevators. If I was given the ability to go back in time and change two things from the past, it's a pretty easy answer for me. First, I would kill Hitler before he could cause catastrophic damage (because come on, this is a layup and so much good would come from that) and I would fail the designers of this place in school so they never get their architecture license or whatever and watch their dreams crushed before my eyes. Whoever thought that it would be good to design a place that has ONLY two elevators for ~250 units, and one of them be the service elevator, which is frequently locked down for move-ins and move outs, was truly galaxy-brained. What this means is that only one elevator will be operational for the entire building at times. None of this is the current staff's fault; they didn't do anything to design this abomination. But it's something to keep in mind because you're gonna be waiting on weekends to go downstairs unless you take the stairs. God help you if you're on 6. Though I will say you'll get some really nice muscle definition and endurance training if you choose to walk up and down the stairs! But even with that, I would recommend leasing here. From the location to the staff to the myriad of things to do around there, it's really a wonderful place to be. I made a lot of memories there, and you can too. Trust me. Would a guy with a Bob Vila avatar lie? Absolutely not. So go! Rent here! Seriously I'm not kidding you should. Thanks for the memories, Halstead. I'll always treasure them.

The amenities are great and the building is fun to live in. My only complaint is that the package room can be a bit confusing or overwhelming sometimes and delivery drivers disregard its system all together because it is pretty multi-stepped and time consuming (and they just don't want to). Other than that we love it. Our dog loves stopping by the leasing office where he is very well greeted with a treat! Looking forward to summer here.
