BMC replaced my roof. I got 2 quotes and BMC came in at best price. My old roof had 2 layers of shingles and they did an excellent job of tidying up at the end of each day as they worked. When the work was finished, they did a great job on the final cleanup. They had installed a new skylight for me and even cleaned it from the inside of the house when I noticed smudges. This is a good company. I'm a landlord and have a few properties on annual maintenance contracts with BMC Roofing. The way they have maintained the roofs has allowed me to get over 30 years on several tar and gravel roofs. I'm pretty sure that one of the roofs they are maintaining is over 45 years old. That's more than the 25 years you're really entitled to with tar and gravel. They have also replaced a few roofs for me. The last one was a membrane flat roof and before that was an asphalt shingle pitched roof. Both were done professionally and at a fair price. I've been with BMC for a long time now. Here's an example of why I'm still with them. There was what appeared to be water damage on the tiny ceiling area of a gable on a house that I did not have on a maintenance contract. Paul, one of the two owners, met me at the property. He figured out what the problem was and told me how I could fix it. Because I had not been able to find the problem, he could have made up an unnecessary repair and charged me a couple of thousand dollars. I would have been none the wiser. But he didn't. He didn't even charge me for the consultation. I would have been happy to pay for his expertise, but he said BMC gives free estimates--I think most of the roofing companies in Albuquerque do--and he just chalked up his visit to a possible estimate. There have been a couple of other times he could have cheated me. But he didn't. It's nice to deal with someone who is honest. read more

Two months ago I had expected to be writing a glowing review of BMC Roofing. Today I am unfortunately writing about an experience that went way wrong despite extensive due diligence on my part through extensive research and proactive communication. Synopsis of experience: I contracted with BMC to install a $30K foam roof on a newly purchased home with a flat roof and tongue and groove ceiling, prior to move in. I asked BMC across several phone conversations to a) remove all layers of old tar and gravel roofing; b) supplement insulation where absent; c) take photos of the entire roof without the tar and gravel; d) retain extra gravel in a pile, and e) create foam build-up for water to flow in the direction of the downspouts. Leading up to installation I contacted BMC multiple times to ensure they had what they needed from me to have a smooth installation process. What I received in return for my due diligence was mostly disrespect. Before providing details of my experience, here is the one thing BMC gets high remarks for with me: They have an outstanding and response team of individuals who answer the phone(s) and respond to emails and text messages. The frontward facing staff give you confidence in their capabilities. However, behind the scenes, it is a different story. Here are the "highlights" on my experience with BMC: 1. Sloppy cleanup: My yard was (and still is) covered in remnants of tar and paper, clearly indicating that no tarp was placed on the ground to protect my property; 2. Marlboro cigarette butts left sprinkled around my yard; 3. Damaged electrical wires on the roof that resulted in outages in three rooms as I moved into the house; 4. Foam sprayed directly atop parts of the tongue and groove ceiling without insulation or decking (which is discouraged by experts online); 5. Foam overspray on my HVAC unit, steel gate, door hardware, and surrounding vegetation; 6. Foam overspray on my next-door neighbor's cars and solar panels; 7. Electrical conduit left loosened and only addressed AFTER I complained; 8.Foam drip on multiple edges and not cleaned up until AFTER I complained; and 9. HWH and bath plumbing vents left disassembled. And to make matters worse, when I calmly complained about the matter, the owner of the company came to my home to see the issues for himself. Great, right? Well, not when you are approached as if you are lying or trying to "get over." It look several hours of heated debate just to get some the items on the list above addressed. Somehow $30K wasn't enough to get a quality roof AND respectful treatment. Bottom line: Do extensive homework, ask for references, take off work to oversee the project, and have the company put INTO WRITING how they intend to leave your home AFTER the project is completed. It will save you MANY weekends of manual labor cleaning up after people who really don't care about you, your property, or how much you spend with them. read more

Ive been using BMC Roofing for the past 15 years and their service is always top notch, very honest, reasonably priced.

We bought our new home in Tijeras last December. The previous owner had paid this company $20,000 for a new silicone roof in 2019, so we thought we were good to go. Not so. We've discovered that there are multiple leaks in this relatively new roof. The previous owner had elected to not sign on for the annual $335 maintenance plan, which apparently meant there is no warranty. I get that that is how things are done these days. No maintenance fee = No warranty. But seriously. A three year old roof and it's already failed in multiple spots? I'd advise you to look elsewhere if you need a new roof. read more

I paid about $15,000 for a new roof in 2016. They talked me into the annual maintenance plan for another $260 a year. They said the roof should be fine without it, but that it would prolong the life of the roof from 15 years to 20-25 or more. We did the maintenance in 2017 and 2018. When they came in 2018, the guy who was supposed to do the maintenance sat in his truck for 30 minutes in front of the house, then drove off. I know because I had it recorded on a security camera. I didn't hear anything from them for about a week, so I called and told them that the guy just sat in front of the house and didn't do anything. They said he didn't have the right material to do the job so he would have to come back. This seemed odd to me. He knows what he was supposed to do. He knows what material he would need to bring. So why drive to a job without the material you need to do the job? And why sit in your truck for 30 minutes and then just drive off? After that, I decided not to do the maintenance the following year. And about a month after it was due, we had a leak. They came out and quoted about $700 to repair the leak. They claimed it wasn't covered under warranty, saying only the actual roofing material is guaranteed not to fail. Their shoddy work on the seams was not. Let's just say that's not what they said when they sold me the roof. On top of the cost for the repairs, they also tried to charge me for the annual maintenance that was due the previous month, plus another year of maintenance in advance. Which seemed very shady to me. I went ahead and did the repairs so that my ceiling wouldn't cave in before I got someone else out. I was able to repair the interior water damage myself. After that, I decided to find a new roofing company for maintenance. I had Flat Roof Pros come out to take a look at it. They said the reason I had a leak was because the material BMC uses on the seams in not UV resistant. Basically their work is designed to fail. More leaks = more repairs = more money. They also pointed out that BMC left low spots on the roof when they replaced it. I knew this and pointed them out to BMC, but they claimed at the time that there was nothing they could do about it. Flat Roof Pros was able to repair them in half a day. They went around the entire roof and sealed the seams with UV resistant material. When I asked about annual maintenance, they said it's not necessary. Just to call them once a year for a free inspection to make sure there are no problems. But not to expect annual repairs. So moral of the story is don't trust BMC. Find a better roofing company. I doubt you can find worse. read more

Hurricane Green Chile hit ABQ in August and our roof took a mean hit from the massive hail storm. After a brief inspection our insurance company deemed the entire thing in need of replacement, which was great, but the leak in the ceiling was ugly and getting worse; following the hurricane, we got a monsoon of rain in the 505 and a lot of that water was seeping through the damaged roof, into our walls. I got three estimates: BMC beat them all hands-down, and since we'd worked with the company previously, we told them to do the job. This was in early September. Two days later I got a call from the company to say they had us slated for December 10th. Seriously. More than three months away. They were literally so swamped with work, December was the best they could do. I called back and told them we simply couldn't wait that long, due to the leak in the roof. They said they'd work on it, maybe do a temporary fix until December, something, and I should expect a call back. They never called. I got another company to come out and do another estimate, again, BMC beat 'em hands-down. My wife and I debated. In the end, we decided we'd wait, choose the cheap route, so be it if the ceiling fell in. On December 10th I called the company because I'd heard nothing, zippo, from anyone. They told me they would "probably" come by "later" to start the job. They didn't come, they never called. The next day they called: ice and snow had halted work for the week. We were pretty irate. Finally, the following Friday they called: the forecast looked good, they would be over Monday. On Monday a huge crew arrived, maybe nine or ten people, and they got to work. Man, did those dudes tear it up. They trashed the place, but they cleaned it up before they left, and they were done by the middle of the next day. I'd calculate they spent a total of ten hours on my house and the final product (barring the unforeseen) looks great. The crew was friendly, very polite, non-invasive and hardly left a trail. So anyway, the owner, Paul, just left my home. He'd come by to walk me through a final inspection and he explained everything they did, including replacing some shoddy flat shingle with a sturdy, lasting grit. They replaced two boards that had water damage due to the leak, no extra charge. And the minor crack in my kitchen ceiling, which occurred do to the weight and stress of the construction above, was worth a discount on the estimate. So in the end we waited way too long and had extensive communication issues with a company that, once on the job, was terrific. Paul explained that in the 26 years of the company's existence they have never laid a person off; when work is thin, his skeleton crew can still provide for their families and when acts of God strike, like Hurricane Green Chile, he's also careful to hire sparingly, for keeps. I can dig that. Ultimately, we had plenty of choices and could have gone after a more expensive, efficient company. We chose BMC, we waited, and now we're happy we did. read more

This company is great. Lots of value for your dollar. I have a maintenance plan on my roof, they inspect it every year and do a few touch ups if necessary. This is a unique benefit that really gets overlooked by other companies. Anyone can put a roof on, but if you're following up every year after that with a smile, that's something to spread the word about! I am extremely unhappy with BMC's service and product. They replaced a flat roof for us. After two months of having the brand new roof we had water pouring in our living room. We have thousands of dollars of water damage in our interior. Our wall is open (drywall off, insulation pulled out, etc), our carpet pulled up and carpet pad removed, and the company that came to dry it out said there was evidence that the roof had been leaking the whole time it just wasn't until the big downpour that it soaked through enough for it to leak through. In addition, we have had horrible communication issues with the company- they regularly say they will call us back and don't, and never return our messages. They have come by 3 or more times to "fix" the brand new roof they gave us, and it has continued to leak every single time it rains heavily. We are beyond frustrated that they can't seem to get our roof to stop leaking. We will never trust this company, or the roof they gave us and we will probably ultimately have to get it redone by a different company. I do not recommend BMC Roofing to anyone. Update: it seems they have finally gotten a fix on the roof that is holding for now. We are still wary about trusting this roof in the long term. Time will tell. read more

In 2018 we had them come to do the roof over a section of the house we had just bought that was leaking. They came out and said half the roof area wasn't up to code and had to be rebuilt, which wasn't surprising to us. So they rebuilt it and finished the job and left. We paid for the maintenance plan the first year and like another reviewer mentioned...they didn't really do anything so we didn't pay for it again. A newly rebuilt roof really should last more than a year, but almost immediately after the first "maintenance" it has been leaking. We can't get it to stop on our own and every company we have called out wants to completely redo the roof when we already paid to completely redo the roof in 2018. They left a low spot on the section they didn't rebuild which is what keeps leaking since water just pools there and an unfinished area on the edge of the side they rebuilt. We're going to have to pay another company to completely redo the roof and everyone is quoting $10k. It's very frustrating. A roof should definitely last longer than 2 years. We won't have them out again. I'm freshly angry about it because we have melting snow and instead of working in my studio today I have to keep moving everything around so it's not damaged and placing buckets under the leaking ceiling. Had a minor leak in my roof I couldn't find, and a close friend recommended BMC. Best decision I made hiring them. Paul and Charlotte inspected my roof, and provided an itemized estimate of the repairs and skylight replacement that day. Paul had me come up on the roof to show where/why we needed to repair the parapet, skylights, etc. Immediately scheduled the appointment for repairs, and Tim did the actual work. Work was done really efficiently, and professionally. Couldn't be happier. No more leak, and the new skylights look great. BMC replaced my flat roof about two years ago for about 8k. For that kind of money I would expect no problems for several years, yet there have been ongoing issues since the installation. They were referred to me by my old school contractor. Perhaps they were a good company back in the day but it doesn't seem so now. I bought their "maintenance" plan for after the warranty period expired but in my opinion a new roof shouldn't need coverage for a long while. The maintenance plan doesn't excuse the fact that water pools in low spots and because the roof does not appear to have been properly sealed around the flashing which led to leaks. I now have another leak in the room below where the water pools on the roof. I only paid for their maintenance plan for one year, I don't feel comfortable relying on them when their original installation was less than stellar. For these reasons I cannot recommend them. read more
