I have lived at this property for several years, and my experience has become increasingly frustrating because of how an ongoing noise complaint has been handled. Since July, I have repeatedly reported heavy footfall, loud thuds, and other impact noise from the unit above me, including disturbances during overnight hours. I have provided management with written complaints, recordings, incident logs, and follow-up updates. I have also contacted building security and, on one occasion, the police non-emergency line when the disturbance continued during the early morning hours. I fully understand that apartment living involves normal household noise, and I am not expecting complete silence. My concern is the recurring and disruptive nature of the impact noise and the effect it has had on my ability to sleep, work from home, and comfortably use my apartment. Management has acknowledged my complaints and communicated with me about the issue, but despite my repeated reports and documentation, the problem remains unresolved. I have also experienced delays in follow-up after being told that additional review or discussion would take place. What has been most disappointing is feeling that I have had to continually initiate contact and document the same problem while still paying full rent for an apartment where my ability to peacefully enjoy my home has been significantly affected. I am sharing this review so prospective residents can make an informed decision. I would recommend asking management specifically how recurring noise complaints are investigated, what documentation is required, what enforcement steps are available, and what residents should expect if the problem continues after multiple reports. I waited a long time to write this update because I honestly needed time to process everything that happened here. We ended up leaving Huntington Beach entirely because of this place. When we first moved in, it was great. I loved being right next to Bella Terra with easy access to shops and restaurants. But it went downhill fast. The property was constantly dirty. Dog waste everywhere, flies, trash in the hallways, furniture dumped in common areas. Every hall smelled like weed. Dogs were always off leash no matter how many times it was reported to the front desk. At night the pool area was so loud it was impossible to sleep. There were people openly smoking out of glass pipes around the building on a regular basis. To be fair, the maintenance team was great and there was one front desk rep named Serena who was genuinely wonderful. Elizabeth was okay, but Cindy Main was an entirely different story. She would lie straight to your face and offer zero help. There was also a younger guy with dark brown hair whose name I never got, and he was honestly one of the worst interactions I had there. While I was there with my three month old son to drop off a rent check, he left it sitting on his desk to go show an apartment while a homeless person was lingering just outside the door. My son and I stood in the sun waiting for him to come back just to make sure no one took the check. When I expressed my concern when he returned, he literally coughed and rolled his eyes at me. I was so upset that I told my husband about it and he went and had a word with him. That level of disrespect toward a new mother says everything you need to know about the staff here. Now for the real reason I'm updating this review. My husband's brand new Toyota tacoma was stolen right off this property. We filed a police report and were told by Huntington Beach PD that cars are stolen at this specific location all the time. We were lucky to have gap insurance, but it left us feeling completely unsafe. Because I was pregnant at the time, instead of moving far we decided to upgrade to a two story one bedroom in the same community. The unit itself was beautiful and we loved the interior. But the problems followed us. In our previous studio I had witnessed domestic violence happening in the unit above us. I actually filmed it and sent it to the front desk because a woman's head was hanging off the balcony during a fight. There was also a mom in our building who was frequently intoxicated and would leave her young children alone in the hallway. We checked on those kids constantly. Then one morning I came downstairs to go to work and found my car window completely smashed. My computer bag was stolen from my trunk, which was a big deal since I work in IT. That same day four other cars in the same covered, gated, supposedly camera monitored parking structure were also broken into. When you sign your lease, they say that there is security on the property, but they're absolutely is not. And the number they provide you with no one ever answers the phone! The same Huntington Beach PD officer who documented my husband's truck theft was back out documenting my break in. She actually looked at us and told us to move out. We were already planning to leave. But we gave Boardwalk a chance to make it right first. Their response? They offered us a garage space for an additional $500 a month. We were already paying top dollar for a so called luxury apartment and that was their solution. When my husband brought this to management directly, he told them he shouldn't have to pay hood prices when we don't live in the hood. And the kicker? He's lived in Long Beach, LA, and Oakland and never once experienced anything like this. And I haven't even covered everything. There were multiple dog attacks on this property. We befriended a woman who had a Doberman puppy and her dog was attacked by another dog that was off leash. The owner was attacked too trying to protect her pup. Boardwalk did absolutely nothing about it. The list goes on and I could tell you so much more about how awful this place was but I'll just leave it here. Oh, and the elevator certificates are expired in essentially every elevator at any given time. Just a small detail. Run. Do not rent here. There are better apartments in this area at better prices where you won't have to deal with any of this. read more

DO NOT SIGN HERE!!!!! DO NOT MOVE HERE!!!!! Everything else aside for now (and there is plenty else), anyone considering Boardwalk by Windsor in Huntington Beach, CA needs to understand the parking situation before they sign anything. Nearly 500 units. Studios, one bedrooms, two bedrooms. My 2b/2b comes with exactly one garage space. One. Every roommate, every partner, every guest, every second car in this complex competes for the common lot outside the gates. That lot is 60-something spaces, and a significant portion of it is marked retail. Run that math against 500 units and you'll understand what living here is actually like. The result is what you might expect. Residents circle with hazard lights on for two or three hours, waiting for someone to leave. People park in retail because there is nowhere else to go. Management knows this. Countless residents have raised concerns. Nothing changes. What did change at some point is enforcement. This property used to run AirGarage. It was overpriced and imperfect but it kept the lot functional. That's gone. The leasing office also used to email the entire complex before towing anything. "Black Toyota in spot XX, move it within the hour." Basic courtesy, and it worked. That practice stopped about a year ago, right around the time staff started to turn over. Now they just tow. A family car was taken recently. No prior notice on the windshield. No email. No phone call. Certainly nothing posted in the mail room or anywhere inside my building. I found out days later when I went looking for it. Recovering will cost over $1,000. Next is the part that should tell you everything. As I write this, there are seven open spaces in a lot that normally has zero. I wonder where all those cars are. Towing their own residents again? Your guess is as good as mine. Is it legal? Yes. The signs meet code. That's not the point. The point is that management created a parking shortage, removed the only system that made it survivable, stopped warning anyone and now residents eat four figure tow bills for a problem the property built as a result of their indifference and/or incompetence. I want to be clear that I have no evidence of any financial arrangement between Windsor and the towing company, and I'm not claiming one exists. But when a property stops notifying residents, lets its only parking management system lapse and then clears seven spaces in a single sweep of its own tenants, the question is a fair one to ask. I'm going to do my research to find out if the individuals who work here receive any compensation, referral fees or revenue share from the tow operator. If it turns out that they do, I'll update this accordingly. For now, I'll draw my own conclusion and I encourage anyone reading this to do the same. To anyone touring this complex: if you own more than one car, expect visitors or will ever need a second space, do yourself a huge favor and move on to a properly managed property. Something I wish I knew before moving here. Twice a week a delivery truck comes for the Pho and pizza restaurant that is on the first floor of one of the buildings. Usually between 1am-3am, today it came at 2am on Monday. The video doesn't show the loudest part which is when he offloads and drops the lift, I didn't feel like freezing on my balcony to capture that part. I had an issue with my sink on a Saturday evening so I called the emergency maintenance team. Hector was SO awesome, and so efficient! He took the time after hours to help me out even though I was the only call for the day ‍ He was personable and gave me so many fixer upper tips lol. Would definitely recommend looking elsewhere before renting here. My husband and I are currently dealing with a cockroach infestation in our unit, and management's response has been incredibly frustrating. We were told we'd need to wait a week for pest control, even after being informed another unit in our complex was experiencing the same issue. The problem seems to stem from tenants leaving trash outside their doors, which clearly has not been properly managed by the property. Before pest control was supposed to arrive, we sprayed one area ourselves and around 20+ cockroaches came pouring out of the wall. Then we received a note saying pest control found "no activity", despite no signs they actually entered or treated the unit (we have an indoor camera). When we followed up, we were told we'd have to wait another week for another visit, or we could pay out of pocket for them to maybe treat the unit sooner. On top of that, the grounds are poorly maintained, there's always dog pee in the elevator, and package theft is a constant issue. Don't walk, RUN...... away from this place. Look at the other reviews and if someone really wants to move here go ask some residents how they like it, only had 2 people tell me they liked it, everyone else hates it there. Absolutely awful. So atrociously overpriced for zero reason. You can literally rent a house for cheaper than any of their apartments. They trick you in so many ways, listing price was 3.2k for a 2 bed 2 bath less then 1100 sqft which was nuts but thought might be worth, but then you have to pay for any parking spot, $25 for 1 and then $155 after that not including how long your on the wait list. Then utilities and other things kind of hidden ended up being 4k per month. maintenance doesn't care either, put in multiple requests for their awful landlord special, chipped counter tops, water marks on ceiling, paint on floor and cabinets from painting ceiling, cracked backsplash tiles, faulty patio door, hard water(which makes dishwasher and ice machine unusable unless you like scale buildup!) and they would call mid day at work and ask if I'm there to let them in and if not then too bad no one will fix the problem because the office closes at 5/6 and only "emergency maintenance" is what can be done after then. The parking here is some of the worst shit, literally just like trying to park in Long Beach, ZERO PARKING. Best place to park if you have anyone over is at golden west until you get a ticket over there. Horrible internet connection was literally on sos half the time inside my own apartment and they couldn't give a flying fck. Just told me to call my provider even though I had gone to 2 apple stores and phone carriers to see what's wrong and they both said it was the apartment. If for some reason anyone does still move here make sure it's not along the street. All that's able to be heard at all hours of the day and night is cars screaming by. Insanely loud with doors and windows closed, especially when the cops rip up and down the street all night, swear on everything I love, just for fun. No lights no sirens no nothing just seeing how fast they can get. You'll either be hearing a cop rip by, a semi truck screaming by, or it's just a regular car trying to show you its cool exhaust. The application process was so simple--I applied online and quickly secured my new home. I loved it so much that I decided to upgrade to a larger apartment, and what I thought would be a stressful transition turned out to be effortless. The management team is always approachable and responsive--especially Serena, who was incredibly helpful both when we first moved in and again when we transitioned to a larger unit to accommodate our growing family. 2nd time living here. 1st time nearly 5 years, this time almost 3 years. Overall my experience is very positive. Serena and Elizabeth have always been nothing short of excellent. The overall esthetic is very nice and apartment are spacious. The new EV chargers are and excellent bonus. The downsides have much more to do with the fact that residents feel entitled and are selfish and inconsiderate. Not picking up after their pets or stacking trash by the chute because they're too lazy to take it to the dumpster in the garage. None of these are management's fault. My complaints have always been dealt with promptly. All things considered, I'd say Boardwalk is still one the best HB has to offer. I'm very pleased to reside here. read more

We were about to leave, when I looked at their availabilities online and saw that a unit with the floor plan that we loved was actually available at a great price. We went into the leasing office and spoke with Serena, and she let us view that specific unit. Front office (5/5): Helpful and nice. Apartment (3/5): Nice modern look but there are some damages. Toilet bowl has a stubborn stain in the drain that I can't get rid of since I moved in. Bad bathroom faucet water flow that splashes. Squeaky dryer. Community (2/5): Smells very strongly of dog urine as soon as you step out. Second dog friendly area I lived at and this one is by far the worst. The irresponsible dog owners leave dog shit on the side walk and do not clean up. The apartment needs to penalize these people because this is ridiculous. Some weirdos be cussing and screaming at the middle of the night. Another weirdo was talking about fighting someone and bashing their head in loudly somewhere in the community. Weirdos. Parking (3/5): Got 1 parking spot for a 2 bedroom apartment. Got a second parking spot but it's first come first serve and there's always a struggle finding a second parking spot. On waitlist for a second secure parking spot. Some people seem to just leave their unused cars for an extended amount of time. Not very happy about parking sometimes. read more

I would highly advise against renting here. Not only for the experience living here but for management too. This is a MUST READ When I applied I was adamant on obtaining a lease that was sufficient enough for my work lifestyle. I wanted a quiet, peaceful home and it was far from that. My rent is outrageous already and the moment I moved in my life was a living hell here. I'll keep the details short and simple but the reviews here are accurate and this long message is worth the read. Reading through other reviews: Yes homeless people in the clubhouse at times but majority teen parties with loud music. Management puts out a harmless little flyer that states no more than 2 guest for each resident at the pool- nobody listens Never had bug problem Water pressure is so trash it's like slowly pouring water from straw Had maintenance come only to say "it's higher pressure than other peoples apartments" Dog piss smell- absolutely smells like pure ammonia cleaning crew comes rarely to spray the streets and bushes in parking lot Contractor work- an absolute mess 10/10 for worst job I've seen. The tiles don't even line up. The sink faucet splashes because it doesn't go into the drain it back fires and soaks your floors Clubhouse- very nice Parking: they promise one household for one bed a guaranteed spot in the carport (uncovered) and there's been many times I've gone home in the afternoon and not one space is available. People disrespect management and don't care so visitors park in the assigned spaces leaving residents without a space. So I'll call "patrol" and nothing is done. I've taken photos of unassigned cars and patrol will state "no unassigned cars are found". So now it got to the point I have to resort to other ways of handing it myself. The apartment: granted it looks beautiful but don't let it fool you I heard EVERYTHING my neighbors did: These are the CONS: my major reason for this review We had squatters living on our floor and let me express the excessive loud music, domestic abuse, threats, glass breaking and drilling they have done. The cops were called numerous times for this residence due to women screaming help and being thrown on the walls. I heard everything. I made at least 7 police reports it got so violent I was afraid to even be home. I've complained to management and it became this huge court issue. Long story short they lived in there for more than one year not paying rent and even installing their own locks on the doors. I don't care about the squatters, it was the noise & terrifying screams. The music was from 8pm to 7am NON STOP literally every single night . House music rap music and screaming ladies. WE ALL HAD ENOUGH Some neighbors got into huge fights with them because everyone was so upset, AND they were finally gone after 8 months. We were all sooooooo happy, and guess what? Management did nothing. Police were called when they moved out without management noticing and they even TOOK THE APPLIANCES What upsets me the most is management knowing the immense stress anxiety and lost of sleep for those months (some of us had to see a doctor for this & including myself it was that bad this isn't an exaggeration). I called out of work so many times I lost sleep. People bang on their doors and they never opened. Here's the good part. Management has the nerve to raise the rent 256$ or for some 9.9% annually which is the minimum. I filed a complaint against it and the email I received was " due to market price, no adjustments can be made" AFTER ALL WE HAVE BEEN THROUGH THE FREAKING NERVE So I come home to this place that caused me anxiety, sleep deprivation, bad piss smells from people walking their dogs in the parking lots, loud music, hearing people being thrown across the floors and walls from the squatters & now my rent being raised 256$ MORE A Month. I stood committed I was patient with this drama and still their corporate office only extended a "I'm sorry for your experience" I advise to stay away from this. I confronted these managers with evidence of police reports, constant phone calls complaints and they obviously don't have the decency to avoid raising my rent for all the crap I've went through I absolutely can't believe it. I think if management resolved it with a rent increase hold for the neighbors that suffered and fixed the ongoing issues with parking etc, I wouldn't have posted my frustration so I decided to call them out. Just took a self guided tour and for the price the unit is a tad outdated and it smells like dog piss everywhere and I mean EVERYWHERE!! I couldn't believe walking from the office, to building three through the rec room, tot area (super pissy area; makes no sense for kids with pee and poo) but on elevator 6 it smelt like extreme hot piss. I'm upset because I like the layout of the apartments we seen. I did mention it to the agent and was told the us only ONE cleaning lady to do ALL buildings they have (pretty crazy to hear one one person cleaning this entire complex.. but ok) anywho over all perfect location, I like certain layouts but the smell has me on more of the no then yes! read more

My experience at Boardwalk began when I met my friend at her one-bedroom apartment, and upon first impression, I was dazzled by the layout and updated appliances. I was more impressed by the offering of low- and moderate-income units they provide. Upon leaving, I decided to check out if they were offering any units, as my husband and I have been searching for an apartment. Jacob, a kind worker, said they have a one-bedroom unit available with no applicants thus far. My friend and I were excited and took a self-guided tour of the apartment, and I called my husband with enthusiasm, explaining that we had finally found the one. Jacob took down my info, handed me the applications, and said he'd rather have me come in the next day to hand my applications in. So the next day I met with Serena (very nice) and....... the apartment already had an application submitted three days ago. Wow- all that excitement and finally finding a place that fits our budget, and especially next to my long-time friend. My friend explained to me that she had similar struggles with the management and almost dropped the dream of living there altogether out of frustration. After reading comments on this yelp page, I do agree with the fact that there is dog piss everywhere. There was dog piss outside the elevator on my way to viewing the prospective apartment. Also, the halls were nastttyyy, the floors I mean, come on, looks like every week someone spills an In-N-Out shake on the floor and it gets tracked throughout the whole darn hall. Alsoooo, the flies in the hall were absurd, I wonder if I was viewing the past resident's apartment, who explained on here that he had a fly infestation coming out of his sink. Although these factors, the amenities and the inside of the apartment, outweigh them. I have come to the conclusion that A. Who knows if there was an application ~actually~ submitted and ~someone~ is holding it for the benefit of another B. The system they use is faulty and needs to be better understood. C. Jacob may need assistance at the front desk. Even though I was let down, I was told that they would keep my application under consideration if another one-bedroom opens up. I want to change this review into 5 stars someday, but unfortunately, Boardwalk and their management have not given me the chance to do so. read more

Just a horrible parking situation. I used to be a regular at the nearby coffee shop (Able's) before I moved out of the area. I came back today but unfortunately, I ended up leaving after a couple of minutes because the parking situation was just too frustrating. The AirGarage website kept glitching and was not accepting my validation code for free 2hr parking. I was also made aware that even if it accepts the validation code, you have to keep the website open in tour phone and actively "check out" of the online parking meter after the 2hrs or it will keep charging you for the rest of the day ($15 total), even after you leave. I think this pay-to-park situation was a horrible idea by Boardwalk. I understand that this was an attempt and solving the issue of nearby residents parking in retail spots, but it really hurts the surrounding shop's business and puts stress and a financial burden on customers who already want to spend money on goods and services. The predatory parking enforcement doesn't help the situation either. read more

Still haven't got help with my mothers destroyed car .. have been given so many numbers no insurance has returned any calls .. The painting company won't answer my call and boardwalk will not help .. Theyvwill both be a part of the civil lawsuit ... Should of been real simple fix but now months later car from paint is corroding ... I'll get my justice ... Civil lawsuit with punitive damages based on fact this was my mothers last car and was left too me .. When is summer is the worst ! Urine smell in the parking lots all the time!! The plants are destroy! There is no green areas left due to poor maintenance and dogs. They have never power wash the parking so urine smell at all time ! The building smells like marijuana all the time !!! Cars get broke in, happened to me twice ! Also got scratch in very intencional way on the driver door ! Homeless people get in by jumping the fence and check out the trash room, see them twice already. Yesterday morning saw them sometimes they camp at the parking lot too ! More that once elevators theres poor of urine dog urine and dog shit as well see pictures of hallways and elevator. Neighbors and management don't care they keep renting to people with pets ! They Do not anything about it ! Visitor parking is horrible there is no space. I've lived here a few months with my boyfriend & we haven't had any crazy issues. I will say this, the staff in the office are seriously so nice, I have nothing but amazing things to say about them. The maintenance team has been very responsive when we had a minor issues with our garbage disposal ( which is common with apartments ) And the community is pretty well kept up, just like any other place there's going to be people who don't pick up after their dogs but they have trash cans & baggies all around the complex. When I lived there, there were shootings, assaults, and people breaking into the pool to shower regularly. People let their dogs poop in the hallways, and don't clean it up. I have a senior dog and lived on the 2nd floor, she could not take the stairs, but the elevator regularly breaks down and I had to carry her multiple times even while I myself was sick. I once got stuck in the elevator for 30 minutes with the fumes of burning rubber smoke filling the inside. Oh, and my truck was broken into in the parking garage. This is a regular occurrence. If you can, rent somewhere else. I would not recommend living here. read more

These apartment buildings are the worst unkept apartments I have ever lived in. Packages get stolen weekly, the grounds are unkept, the appliances inside are old and falling apart. The leasing office and the people that run it have no accountability. If you need anything done around here good luck! There is currently a huge hole in my ceiling and it has been there for about a week and management has failed to do anything to address it. These apartments are FAR from luxury. read more

RENTERS BEWARE: I have had my kitchen sink fill with sludge on more occasions then I can remember (see pictures). This community has serious plumbing issues that I have formally addressed to maintenance and nothing has been resolved. If you enjoy the smell of sewage coming up in your sink and waiting for a plumber on a regular basis then this is the community for you! Also I would like to make it clear that I use covers on my sink drains and don't put things like food or grease down my drain as that would be a problem caused by myself. This review is a last resort option for me because this continues to happen on a weekly occurrence! read more

Not even a month into living here and I've already gotten over a thousand of dollars worth of packages stolen (they were furnitures). Had the staff check their "24/7 surveillance" camera to see who took them or when and they just came back to tell me they couldn't recognize who stole them nor got a hold of their license plates. Instead, I was told over and over that I should have taken my packages out of their supposedly "24/7 monitored" package storage rooms as soon as they're delivered implying it was actually all my fault. I had to beg them to look into the matter but that was as far as they could do for me. The shower water pressure here is probably best suited for ants because they're basically droplets. There's no pressure to it. When you pay over $2,000 a month for a 1bd 1ba apartment, you'd at least expect one guaranteed parking but nope. They'll give you a sticker to put on your car and the rest is up to luck. Don't you dare leave with your car because when you come back there won't be any parking spot left for you. Forget having guests visit because most guest parkings are already taken up by other residents who wanted more parking spaces. Also, how did they expect an apartment community of hundreds of units to only have less than 40 guest parking spots. Pets are welcomed & you'll pay $50 rent per pet as well BUT if you have a dog then there won't be any decent/spacious grass areas for them. This place has one of the tiniest (fake) grass areas that they claimed are for dogs. The rest of the community is mostly cement sidewalks so basically nowhere to walk your dog or let them play. I'm already counting down until my lease is over & I'm out of here. Please avoid burning your money while being miserable here AT ALL COST. read more

Great location and proximity to all the action in HB. My wife and I enjoyed our 2 years here. Like any place you'll live, issues popped up but they were always addressed in a timely. Big shout out to Buu for being awesome and always fixing maintenance and/or any and all issues in our home in a timely manner. Ashley, Jairo, Kelly and the whole staff were always kind and courteous during our time here. I know in my original review I commented on the upstairs neighbors. But since my last review, it has progressively worsened to the point where it has been making a MAJOR impact on my sleep, which then carries over to the days throughout the week as I'm exhausted, irritable, etc... I have brought these concerns up to the property management team, and to save everyone time, the response I got was basically "There's nothing we could do about it and you're just going to have to deal with it". The "solution" that was proposed to me was the following: - Renew my lease in a new unit, which would in-turn cost me the following: - New safety deposit of the new unit - Moving costs and time to transfer all my belongings to the new unit - Double/overlapping rent - Cleaning fees of my current unit, followed by the cleaning fees of the new unit once that is up Meanwhile, nothing has been done to limit the noise coming from my upstairs neighbors at ALL HOURS OF THE NIGHT. Long story short, please pray that you don't move in below inconsiderate people, as this team has zero solution for this. read more
