Sad to be leaving this apartment complex after two years! The location was unbeatable, steps away from Asian Garden Mall and so many good restaurants and coffee shops in the surrounding area. It was easy to get to the freeways from the complex and overall very central to OC (15 mins to the beach, 15 minutes to Disneyland). The complex is clean and I loved the outdoor common spaces with plants and flowers especially in the springtime. The covered garage is gated and accessed via key fob which added to the overall safety of the complex. The apartment (2BR/2BA) was incredibly spacious, with tall ceilings and in-unit washer dryer. The unit was all wood flooring and modern appliances, including a Nest thermostat. The tall ceilings were a big plus, as it made the whole unit feel more spacious and open. Kathy, the property manager, was easy to talk to and friendly. She was always able to assist any questions or concerns that I had. When we were first looking and touring at apartments around the area, one of the main reasons we ended up picking this complex was actually because of her. You can really tell that she cares about the property and its tenants. The same goes for Claudio and Victor, the maintenance team. Any sort of requests were easy to file online, and were typically handled within a day or two. Aesthetically, Jasmine Place is visually pleasing but my experience here had been horrible from 2021 til now, 2025. "Luxury" is nothing of the sort. They enable and allow violent erratic behavior from tenants at the expense of other tenant's peace of mind, and quality of life. Management/ownership do not care to provide safe and secure living and would rather not reprimand the aggressive behavior that causes poor quality of life for residents. Scheduled an appointment with a representative earlier this week and confirmed a tour for Thursday at 3:15 PM. Showed up to the leasing office only to find it completely closed during listed business hours. No one was on-site, and I couldn't even tour the apartment after making the drive out there. There was a "Be back soon" sign on the door set to 7 PM--meanwhile, office hours are posted until 5 PM. Make it make sense. This review is delayed, between moving and work I kept forgetting to write a review. I lived in Jasmine Place apartments from 3/22-5/24. I had a newly renovated 2 bedroom and 2 bath apartment. I loved my apartment. It was spacious and quiet. Luck was with me as a new tenant moved in next door and we became good friends. All of my neighbors were nice, quiet and friendly. The location was great, it is near I-405 and and Hwy 22. It is a few miles to Huntington Beach and Costa Mesa, and a short drive to Long Beach. Even going to LAX did not take very long. The building was well kept and I felt very safe as the building and garage are gated. Even at night I felt safe coming home. Kathy and Claudio were always available if I needed something or had a problem which was infrequent. I loved the package lockers for my deliveries. I moved because I found a house to buy but I miss living in Westminster and will always think on my time there fondly. read more

Kathy is the leasing manager, and Claudio is the maintenance manager both have been awesome from the moment we signed the lease, and they continues to be awesome we just signed our second 13th month lease The place is nice and clean, as maintenance continuously power washes and cleans the complex. You don't feel pressure if there's a issue amongst tenants Kathy allows the tenants to take care of it themselves and everyone is very respectful so it's never a issue to say "hey your a lil loud " or " hey you parked in my spot" . My family and I moved in around June of 2000. First and foremost I have to give recognition to Tee, and Kathy. Both have been very polite during our move plans. They made sure to follow up without being too pushy when we were on the fence about moving in, and I think their courtesy and professionalism helped us make up our minds about signing the lease. I'm happy to report that after 9 months at this location I'm still impressed. Turns out that Tee was right when she described this location as peaceful. It is certainly that. Now.... Before I go any further, some of the unit's windows and balconies face a strip of mechanics/body shops. Initially you may think they take days off, but this is not the case. They work 7 days a week, typically wrapping up around 7pm (sometimes going later) so you can expect a decent amount of noise from those businesses. That being said, these units are very well insulated and sound proofed. This is proven by my son (who is generally a light sleeper) having no problem sleeping even on the night of the 4th of July. But it's something you should be aware of. Since the beginning of the Pandemic I can't really comment on the Gym. It's been open (By appointment only) for the past few months, however I'm lazy. But looking at it, it appears to meet the standard needs regarding equipment. Parking is pretty solid, though you'll need to meet your guests at the parking gate to give them access. Part of me wishes they provided a gate code for visitors but that's just nitpicking. Another jewel is the maintenance staff. ANY time I've needed anything from a lightbulb, to a swapped out disposal. It's been handled within 48 hours of me submitting a ticket. Claudio and David do a great job of being personable, and prompt. They always have a friendly "hello!" to shout as we pass. Having lived a few spots where this is not the case it's really refreshing. To summarize, my family feels safe here. The units are very well maintained, designed, and quite spacious. I rarely (if ever) have heard any noisy neighbors. Rental/bill payments are easily paid using a tenant portal. And the Luxer lockers are a very nice addition so long as the Amazon driver doesn't get stuck in a stair case and call you looking for help. ;) To date this complex has earned all five stars. read more

I can't express my happiness to be moving OUT. When moving in, the washer/dryer, refrigerator, oven, and dishwasher machine were broken. We had constant flooding from the dishwasher as well. Sounds luxurious right? They replaced the washer/dryer three times, and refrigerator twice. It was a constant hassle to have things fixed or replaced, as the broken items were often replaced with refurbished items which would break weeks later, or maintenance would fix something and as soon as they left, it was broken again. My car, as well as my boyfriends car were both broken into as residents. Additionally, my car was sideswiped in the parking structure. Should you request video footage from the parking structure, you may receive a similar response from management as to what I received which was, "we're unable to provide you information regarding where the cameras face, but the cameras were reviewed and nothing was on the footage". So, only some vehicles in the parking structure are protected by video footage? Sounds like a great security set up, right? If you're a DoorDash fan, never plan on doordash making it to your door as you'll always have to go get them - whether the delivery driver is lost or, more than likely, the gate is locked. Awful traffic as the Asian Garden Mall is across the street and numerous festivals take place throughout the year. If you are considering living here - DONT DO IT. Update 3/1: I contacted current management regarding move out question in late February as our move out date was 2/29. I never received a return phone. Today, March 1 - NO longer tenants, received a call from management regarding our previously assigned parking spot. Why did they not return my call, but called my boyfriend when they needed something instead? Also, why is management calling previous tenants on a Sunday regarding their operations? Management should know the specifics relating to each tenant. Save yourself from this place - it's a mess. read more

But the best part of living here has been the responsiveness and caring nature of the local management. Kathy Truong has always been accomodating and incredibly caring anytime something comes up. The WORST! Lived here from Feb 2018- March 2019 and never again!!!!!! Please don't see all the positive reviews and simply ignore this one...granted there's a few positive reviews but don't let those hold much weight on your opinion. For starters my experience in the first 6 months I loved living here. From the first time viewing the property it seemed like a great community and experience. However, after approx 6 months our living experience went downhill. Around Aug 2018 we started to experience roaches in our kitchen. The kitchen area presented in our first walk through was immaculate, but that's also how they sold us. They sold us on a luxury apartment but we were blindsided from the reality. It wasn't even on our radar when we first arrived or a few months after about our potential problem. This only started to arise after we signed all paperwork and were locked in for a years lease. Because of my job I'm frequently traveling and not always home. I'd see a few roaches here and there but I wasn't home all the time to gauge those visits. Anyways, after about 6 months I started to see them in the kitchen more and more. After a full months worth of seeing the roaches occasionally I wrote an email to management/maintenance req about the situation. They gave me vague window of what to expect. Here are a few events that happened: 1.) The exterminator randomly came to our unit without notice btw in Dec which was about 2.5 weeks after the initial email/maintenance req. OK. Obviously I wasn't ready for an exterminators spray because we were unaware. I felt like that was the first time the management team dropped the ball. 2.) I tried to reschedule that and because it was going into mid Dec we had to wait another 2.5 weeks for the exterminator to clear the ROACHES. Btw it's been about at least 1 month after the first complaint to have a second scheduled attempt. 3.) After 2.5-3 months later after the first initial encounter the bug man finally comes. Once again this wasn't considered an emergency to the tenant but was dealt with at the convenience of the property. At this point roach babies have hatched. And it's a constant pain to see roaches in your kitchen while trying to live your daily life. Not ONCE did Khan the property manager reach out or express her concern for us. 4.) Oh yeah there's a fourth....My car got broken into INSIDE the "secured parking garage." What's the point of paying $1940 fo a one bed/den for an unsecured parking spot???? I mean really? After filling out a police report the officer said to move bc and I quote "this property doesn't give a sh*t about the residents. It just wants to give off that appearance." 5.) There's a Vietnamese festival that lasts for almost a month long which is hosted directly across Jasmine Place and traffic is horrible. 6.) The manager Khan is TERRIBLE! She doesn't care about you!!! All she wants is a quick turnover from residents, which I get that it's a business. But she could probably do with a lesson from HR about professional standards. Upon move out they ask if you'd like a "pre move out inspection", which I declined. The manger then called me a few days later asking me to reconsider my decisions in order to help them out in turning the unit over. AS IF! She didn't give a rats ass about our problems so why should I? Does she not know what CUSTOMER SERVICE is? Also; upon move out the management charged me for an extra day I didn't even stay, and a crazy cleaning fee. So, unless you like to be taken for a fool, stolen from, and not to mention live with roaches then this place is for you! Do not move here! The only positive thing for the property is the assistant manger Emily. She was the only saving grace on the entire property!! She was fast, efficient and understanding through out the entire process even until I moved and got our remaining security deposit. Those are traits of what a manger SHOULD be like! I lived at Jasmine place for 3 and a half years! I loved it there. The staff and managers are all so friendly. They are all about customer service. When I first went there they greeted me like, "hi honey, what you need today?" I said I was looking for a 1 bedroom apartment. She said," ok honey do you like to see a 2bedroom too?" I said, no thanks just a 1 bedroom. She said," oh honey why you no like? It's much bigger, it's better for you." I said, ok and ended up getting a two bedroom. Hahahahaha, all kidding aside this was my favorite place to live but after 3.5 years I needed to make a change because I couldn't keep up with the market rate increase but it was fun while it lasted. read more

If I could rate this place a zero, I would. I ended my 13 month lease short because of how much I hated this place. In the 9 months that I lived here, my car got broken into TWICE. And Kathy and leasing manager did absolutely nothing about it. In fact, she just ignored every text and phone call I sent her. The "gated garage" that's suppose to be only use to residence, is ALWAYS unlocked for anybody to come in. The only elevator even near my floor was out of service for over a month. My laundry machine flooded the hallway each time I used it. The dishwasher never cleaned a singular thing and when my toilet flooded my entire bathroom 3 times, Kathy told me it wasn't an urgent fix because i was living in a 2 bedroom 2 bath so we had an extra bathroom to use. Even though i couldn't use my bathroom at all because it was completely flooded and still even had to pay the over priced water bill because she took days to accept my maintenance request. When I tried getting ahold of her to end my lease short, it took me 3 weeks to get ahold of Kathy because this lady is on vacation 3/5 days that's she's suppose to be working each week. Never in the office, never responds to emails, texts or phone calls. On top of trying to end my lease taking her 3 weeks to accept it, she still wanted to charge me a full months rent rather then a pro-rate. This place is a joke and so is Kathy. read more

DO NOT MOVE HERE!!! It may be a nice first visit with a well displayed showroom but do not be fooled! As soon as you're locked into your contract and move-in, you will notice that you have been taken for a fool. No pool area, small fitness room has mostly broken equipment, management is horrible (although friendly), you'll notice a ton of jumping spiders in your apartment and be charged ridiculous fees for move-out even though you keep the apartment in immaculate condition. Again, do not do it. Not worth it. Especially, the price tag. read more

I can say with confidence that this is by far the best apartment I have ever lived in. If they didn't raise the rent at the end of the lease I would have stayed longer but that's a Remm Group thing, not a reflection on the complex itself. Pros: -GIANT. The floor plans are really big for what you pay. It really is true luxury living. Huge kitchens with newer appliances. -Quiet. I work from home a lot and on top of it I am a light sleeper and I never had an issue. I never heard my neighbors or traffic outside. -I don't know if they still do this but the apartment came with the washer/dryer as well as the double door fridge/freezer which is hard to find in apartments these days. -Everything you need is in walking distance. -The maintenance team is fast, effective, and so kind. Same goes for management. I could email Khanh and I would hear back the same day. She really went above and beyond to ensure I was happy. Cons: -The parking situation. There are two levels of parking yet only one parking level is being used and it's cramped quarters. There are $90k+ vehicles having to park on the street to be exposed to the elements and/or break-ins while a whole level of parking is sitting unused. Additionally, there is NEVERRRRRR street parking out front because the numerous mechanic shops across the street park their customer vehicles there all day and night even though there is a time limit. The time limit is never enforced. -There is no way to buzz someone into the gate. There is some sort of keypad up front but I was never given an entry code or any way to allow known/trusted visitors to enter. Minor inconvenience but still an annoyance that can be avoided. My wife and I lived here for a year, and it we loved it! The location is great being next to so many markets and tasty viet restaurants. Close to freeways and Mile Square Park. The apartments were well kept overall, they frequently pressure wash the grounds. While there were nice grassy areas around the building for our dog, we wish other people would actually pick up after their own (there was always a lot for our puppy to go sniffing after). The apartment itself felt much bigger than 750 sqft because of the very high ceilings on the top floor. Most issues were promptly resolved, and the property manager (Kathy) was always very responsive. We were sad to leave, and only more sad to enter the SoCal housing market. Wish we stayed a bit longer. We would highly recommend, for the price you pay it's much nicer than other apartments. Especially if you don't care for paying to live at a place with a pool you'll never use and other extra amenities (though Jasmine place has a small fitness center and a nice little club room). read more
