Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company.

We were waiting on a house to move into and needed a temporary place to stay. Initially we felt fortunate to find this place as it was reasonably priced and we could rent it for six months. It was freshly painted but infested with cock roaches. Each time we notified Mr. Said, he did ultimately arrange for pest control. There were light switches that did not work, a closet door that would come off it's rails, missing drawer handles and we would find mice/rat feces in some cupboards in the kitchen. Mr. Said would have a maintenance person come out and fix things but typically not without multiple requests. But, we were only going to be there for a few months and we figured we would just tough it out. We barely unpacked since we were going to move again in a few short months. More than 30 days prior to our lease ending, we did notify Mr. Said that we would be leaving and not extend the lease. We also requested a "walk through" with Mr. Said. While he acknowledged the 30 day notice, he never responded to the walk through. On December 19th, more than ten days before the lease would end, we vacated the property but Mr. Said would not agree to meet. Ultimately, we left the keys under the door mat on December 21 as per Mr. Said's request. This was a full days before the lease was to expire and more than enough time for Mr. Said to walk through himself or with me to identify anything he felt should be addressed before the leased ended on December 31. But Mr. Said did not do this. On January 28, 2023 we received our refund and it was minus: - $150 for cleaning - $300 for "touch up paint" - $300 "yard cleaning & dead landscaping replacement" Given the constant cock roaches and rodent feces, I find the $150 cleaning to be excessive but we are not asking for that back. However, the place was newly painted and we never hung anything on the walls. There was absolutely not damage done to any walls that would necessitate any "touch up painting". The $300 is absurd and the lease specifically states "normal wear and tear expected". But there were no areas that needed touch up paint. It was winter when we moved out; Austin had just experienced several days of temperatures in the teens. You cannot possibly ascertain between landscaping that was dead versus dormant. However, there is no landscaping so I'm not even sure what they are claiming. There are two trees in the front and a big tree in the back. There are no shrubs, flowers or what they call "landscaping". While there might have been leaves on the ground, that's unavoidable at that time of year and no matter how often we could have cleaned up leaves from the trees, there would always be leaves. But there was no landscaping that arises to the $300 deduction Mr. Said took. I am a disabled Veteran who served 30 years for this country and it's appalling when people like Mr. Said take advantage of people. Again, I am posting this as Mr. Said represents himself as Realty Austin and for anyone who might do business with them, just to be aware of the practices of some of their people, specifically Mr. Said.

Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. She demanded I clean the house before I leave (although it took two days of maids fees to get it clean) and asked for a $1500 deposit. She refunded $900 due to "over the time limit for managing." I even sold the home to a good friend and made commission for her and the real estate agent. She also insisted that I allow the "attorney" into the home to view items inside since the house was in probate. I returned home to 23 boxes moved out of closets and a broken piece of art. They hire a general and shity…read morecontractor (of which i have personally spoke to and he admited to this) that does not know what he is doing most of the time. The general contractor will charge $50 for the call and basic fix, trinity then charges the homeowner or the renter $200 pocketing $150. And the problem doesn't get fixed or temp fixed cause they did a shity job. We had gas leaking into our oven that raised them temp to 500 degrees. had to unplug our over and have gas leaking in the kitchen. We could not get a hold off them as they do not have an after-house number or emergency. I had to call the homeowner and he was able to get a hold of them and direct them to call us. When they did ask us "if it can wait till Monday," we said no and had to threaten to call 911. We have had the air conditioner die on us every summer for the 3 years I was there putting my pets and children at risk (fall of 2020-summer of 2023). We sent in numerous rodent complaints that never got taken care of. We had termite and carpenter ant infestations. Water coming up from under the tile in the kitchen. And the piece de resistance we had MOLD. of which we brought up numerous times. No adequate ventilation in the master bathroom or room coupled with a leak from the tub upstairs grew mold on the master room ceiling. when they sent in their "contractor" he out his finger in the soft spot where the mold was pulled it out and said there was no mold. It was freakin visible and growing. Then same "contractor" wanted to cut it out of the ceiling above my bed with no safe precautions. Mind you in pregnant. we moved out because of them. Luckily i was on good terms with the homeowner and went through him before going to the management company. I warned the owner that this company is not taking care of his investment and home. He agreed and chose to stay anyway. When we moved out they tried to nickel and dime everything out of our security deposit. I highly recommend renting a home from another property they will ignore the renter, not fix anything, and try and keep your security deposit for things that you paid for or did to make the home move-in ready for the next tenants. Homeowners do not work with them they do not look after your investment and let your house fall to ruin. Where they hire a shity contractor to do a job that is "fixed with duct tape" and then charge over 3xs what the contractor charged them for said duct tape. They are cheap and will "fix" things multiple times before you have to hire your own contractor to fix it right the first time. not worth it.

From previous experience with another guy, I realized that I wanted someone who would constantly keep me updated on our progress. In fact, when I mentioned this to Steve, he told me that if there was any issue it would be that he would provide me with too many updates. That, to me, was a good sign. 2. He is thorough. He took the time to explain things to me, and he seemed generally interested in actually helping me get the best deal I could. I didn't feel like I was just another transaction. I felt like he enjoys helping people and he offered me suggestions and ideas for ways to save money on any future work that I have done to the place. 3. He is a martial artist and has helped a lot of others find a gym. Obviously this won't apply to many people, but if anybody else is looking to open a gym, it's nice to know that you're working with a guy who understands the ins and outs of what you need in a space.
