Recently leased a small property from 360 Properties during a transition between homes for a year. I am happy to 100% attest that my experience was exceptional and if I didn't find such a great deal on a new condo I would have stayed at the property indefinitely. Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I would highly recommend 360 Properties and if I keep and lease my condo in Cat Hollow, I will definitely use 360 Properties!! read more

I would strongly caution others before engaging with this property management company based on my experience. The move-out process raised significant concerns. The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company. read more

The only true sentence in the response from the business owner is that she is sorry. The rare email response to complaints was talk to so and so. It was a revolving door of employees, the person to contact constantly changed. The only response we received as ex renters was the retaliation threat of litigation showing us her non disparagement agreement if I didn't remove my review. Nicole Mancuso is the most disgusting person I have ever had the misfortune of dealing with. I thought it was a personality conflict or that she was having bad day after bad day. If I knew I would have to deal with her, I would have cut my losses before ever doing business with this company. I previously left a very real and very honest review, not even a one star, but woke up the next morning to an email from Nicole Mancuso demanding I remove MY review or pay $500 per day until it was removed. I was shocked and told her it was a violation of my freedom of speech and my review is covered by the Consumer Review Fairness Act. Even still, Nicole demanded removal, told me I agreed to it when I signed the lease and told me she would sue me if I did not comply. If she is doing this to me, I suspect she is doing the same thing to everyone else that leaves a bad review. THIS IS THE REAL REASON FOR ALL OF THE 5 STAR REVIEWS!!! Nicole charges or at least threatens to charge $500 PER DAY for a bad review until it is removed!!!!!!! If this isn't the very definition of deception, I don't know what is. If you want to rent a house from this company, you have to agree to not talk bad about Nicole or else you lose the hard earned money you pay just to apply, and it wasn't cheap. I am convinced this is why she talked down to us. Nicole wasn't worried about our bad review because she hides behind a "nondisparaging addendum" hidden in the lease. Not to mention the endless fees... I was charged a pet screening fee, but then another $200 approval fee for my dogs AND THEN almost $200 per month just to have them and that's not including all of her inflated "administration fees" or the $50 per month renter package that supplied the cheapest air filter for 3 months and renter's insurance even though I had my own. Imagine the shock when I talked with the actual owner. He was blindsided and surprised to hear of all the extra charges, because he received way less than the rent every month. BEWARE !!!! The owner Nicole will not be ethical with home owners . She represented our property and burned us and took money that wasn't hers to keep. She made up a contract for price , timeline etc without consent or showing us ( the owners ) and when we didn't agree with the contract she made up and had tenants sign her words were " tough ! I truly cannot say enough good things about this property management company and their realtor Nicole. Property Management: They have managed my one rental property for about a decade. Nicole is a no nonsense person who will ensure your property is up to standards, code, and follows trends. When I first hired her I was shifting from self-management (which was a nightmare). She gave me a long list of things to do before she would accept me as a client. Once onboarded, any time I listened to her advice, things went smoothly. I learned quickly to always listen to her advice. The home is always rented and my tenants are always taken care of when things arise. Not only are things taken care of quickly, they are also done well. Nicole hires only the most trusted contractors. Realtor: I recently moved out of state and wanted to sell my home. I knew that I could trust Nicole to handle it without me being there. It was of course my responsibility to handle hiring everyone to make it sale ready, but she talked me through what she thought would help. Trying to sell a home from out of state is stressful; Nicole made the process so simple. She was always available to talk through concerns and to bounce ideas off of. I used 360 properties to rent out my house in the leander area of Texas. Nicole is confident in what she is doing and presented herself well to me. I picked her over a couple different companies I spoke with. When problems would arise for my tenants she would make sure to get a repair person there quickly, same day if possible. She has a decent core group of repair people at her disposal. There was a time when her plumber wasn't available so we had another plumber try to rip us off for around $1200 but she was wise enough to use a second opinion and we got it fixed for $150. She takes pride in her work and answers questions quickly. She handled herself well even when I was being stubborn. I used Nicole as my agent when I sold that home as well and she had it sold in a little less than 24 hours for over asking price. I don't write reviews much, but I felt like I had to write one for Chasity. Otherwise, I wouldn't feel good. I met Chasity by accident when I was looking to transition from apartment to a rental home due to growing family. Chasity is a joy to work it. She did everything humanly possible to make sure we get the house that meets our specification. Mind you, our requirement changed about 3 to 4 time in the process and we had 2 or 3 houses that fell through. We looked at about 8 houses and Chasity did Facetime with us for the ones we couldn't get to in person because we were moving from Dallas to Austin and could not drive 3 hours every single time. This was also around the time where I was very busy with work. Chasity will respond to my text or pick up my phone in the morning, night and even weekends. I never got an ounce of frustration coming from her or her attitude even when myself and my wife were already quite frustrated with the whole process. At one point in time, I asked her: "How are you not tired of hearing my voice already?"... She laughed and said she loves her job. It is no brainer that we will be using her service when it's time to get our own place because she's a rare gem out of rare already rare ones. I just can't imagine working with another agent except her because she's hardworking, honest, dedicated, punctual and very responsive. You will be lucky to have her represent you. NO JOKE read more

It all started when i asked my tenant to leave & the previous manager as well when I had to keep replacing expensive items in the house less than 10 years old . finally when I had to replace the HVAC I knew I had to reclaim my house. Thanks to Chasity Rojas for assisting my husband and I in renting our new home. When I began the search process, I was clueless where to begin. I thought I had to do it all on my own when requesting to see homes. Each time I spoke to someone, they asked if I was a realtor or if I had one. Some even offered their services and I accepted. Soon I realized none of these people were for me UNTIL I spoke to Chasity. Although we communicated by email initially, I could tell this gal was top notch and knew what she was talking about. She told me her services were free of charge (yay) and she asked my preferences (sq footage, close proximity to work, yard size, bedroom and bath #s, etc). She sent (or maybe it was automatically programmed) home listings that fit our preferences. When I saw a home that looked appealing, I would contact her to either ask more questions or view the home.
