There was an over abundance of cars on the street unlike the spacious area portrayed on the photos. We had minor issues with the lockbox. Next to the lockbox was a laminated handout warning us of scammers and not to communicate with individuals claiming to be the owners of the condo. We wondered if this neighborhood was as safe as we originally thought. The back patio was very small and looked unkept. Finally the inside was quite old and dark during midday, unlike the open airy well lit spaces portrayed in the photo. We could hear creaks going up the stairs. We felt like we were mislead by photos that did not truly represent the property we viewed.

A huge concern of ours was signing with realtors who weren't as concerned with buyers in a lower price range and buyers who quite honestly needed a bit more hand holding as we knew next to nothing about the process of a home purchase. Even after our first consultation with Kirsten and Rick, we felt loads better. After our first in person meeting, we were more than sure they would treat us well and we couldn't have been more correct. They never once treated us with any judgement and always gave a superior level of customer service for us in spite of being on a more "starter" home budget. They took the time to explain things in plain terms, allow us to ask questions without judgement, and more often than not - anticipated the information we would need or want so we didn't even have to ask the question! After only looking at 4-5 houses with them, both Kirsten and Rick were able to so accurately understand and anticipates our needs and wants for our home that we felt entirely comfortable putting offers on homes that we had not seen but only they had seen in person - we felt 100% sure that if anything was even potentially an issue for our wants and needs, Kirsten and Rick would notice and bring it to our attention. They consistently went above and beyond for us as well. While we were watching for new listings that met our wants/needs constantly, Kirsten and Rick had hawk eyes on the new listings. There were a few listings we'd send them, that without any prompting from us, they had gone to look at on our behalf already. While they had other clients actively working with them at the same time as our home search, never once did Kirsten and Rick not respond nor were they completely unavailable for our inquiries. Response times were always quick and any last minute requests or changes were handled with respect, kindness, and understanding. Their level of organization and their vendor network (lender, title company, home inspector) made the experience incredibly smooth. Kirsten and Rick and their vendors worked so seamlessly together that other than looking at the potential houses, we didn't have to do any of the legwork. We continually kept saying to ourselves, "it cannot be this easy for everyone" and after sharing our experience with family and friends, it clearly is not. This property was a consistent outlier in my portfolio. Finally, I fired WPM. Kept the same tenants and used another management company. Same tenants, same property, new property manager. INSTANTLY all the mysterious tenant work requests disappeared. The fees disappeared and the costs for maintenance items became market reasonable. These issues with WPM lasted years! (WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!)
