    Highway 101

    I toured Bon Air Apartments in October 25' . It was just one of the many places I was looking at in my apartment search. What made a difference for me was their leasing manager Stephanie. She was able to accommodate all my tour requests in a timely manner even on a short notice. I work crazy hours so it was very difficult for me to find time to do actual tours. Unlike other places she constantly followed up with me and she showed me many different units until I finally settled on the last one of many I saw. Stephanie was patient, diligent and went above and beyond in her role to help me even with my application when I run into technical problems. I'm scheduled to move in next week and I'm confident that everything will go smoothly knowing that Stephanie is there and that she will facilitate everything.

    Very disappointing. Paper thin walls, poor insulation, noisy neighbors, poor enforcement of parking, pet and noise rules.

My goal was to secure reliable tenants paying market-level rent within a few short months. Lee Petty and his team were exactly the right folks for the job. They connected me with skilled, efficient tradespeople (electrician, carpenter, painter, professional cleaner) who did high-quality work at a fair price and had the place ready in short order. TPM also handled the rental listing and vetting of prospective tenants. Result: a beautifully upgraded townhouse that commanded the desired rental rate, inhabited by wonderful and responsible tenants who are well liked by their neighbors. While I've chosen for now to manage the tenants and property myself, TPM is available to take that over at any time. I recommend TPM very highly!

If there were a ten star rating, I would gladly give it a ten. If it were not for a sudden job change, I would never want to leave this place. Our home is an upper level apartment with a stunning view of the town. From our bedroom window, we can even see the peak of the mountain. Sunset is my favorite moment of the day, when the sky turns soft pink and fills the entire view with warmth. During the rainy season, the scenery from our spacious balcony feels like a fairytale, with mountains wrapped in clouds and fog and the Corte Madera Creek flowing below. Living on the second floor gives us high ceilings, which make the space feel open and bright. The apartment has been beautifully remodeled with modern appliances and updated kitchen countertops. We also have a central cooling and heating system, which is rare in this area and makes a huge difference during warm summers. I truly enjoyed the beautiful landscaping and flowers throughout the community. I swam in the pool, worked out in the gym, and even made a good friend next door. The people here are genuinely kind and welcoming. Orland and Louis treated us like family, which made this place feel even more like home. Most importantly, I want to give special thanks to Gaea, the property manager. She is thoughtful, kind, and always ready to help, especially during difficult moments. She truly cares about residents and went out of her way to make our moving transition smooth and stress free. One of our family's most treasured memories is spending peaceful and happy time on the trail along the Corte Madera Creek just across the street. Woodlark is a tranquil and safe community with some of the best schools, making it an ideal place to raise a family. If I had to mention one very small drawback, it would be that gym access is a bit limited. Aside from that, Woodlark Residencies has exceeded all expectations and will always hold a special place in our hearts. I paid for professional cleaners before moving out and kept the place spotless, yet they still slapped me with a ridiculous $700 charge for nonsense like "storm water fees" and bogus cleaning costs. Of course, my security deposit is gone--because they're clearly relying on squeezing every last dime out of their residents to cover their own financial disasters. On top of that, I've been trying to pay off the remaining balance to avoid any late fees, but they won't even bother responding to my emails. Absolute joke of a management team. Living there was not better. I constantly saw used needles scattered across the front walkway, dog poop everywhere, and the so-called "amenities" like the pool and gym were always filthy. On top of that, the noise was constant--loud neighbors at all hours. One night, I had to listen to a couple screaming at each other right outside my window past 11 PM--on a weekday. Absolutely disgusting and unacceptable. The final straw that made me move out was the overwhelming stench of weed. Someone in my building was smoking so much and so often that it gave me massive migraines. Even my guests noticed and complained about it. I reported it to management not once, but twice, and they assured me they'd handle it--but, surprise surprise, nothing changed. I would not recommend this apartment complex to anyone I know.

    MANAGEMENT ARE THIEVES! Be forewarned!…read more Neighbors were great, amenities were nice, BUT if you choose to live here expect to have your money STOLEN! I've come to find out that my experience is not at all unique for former residents. I have been trying since April 15th, the day I moved out, to get my security deposit back. It's one thing after another from management as to why that's not happening. First, they said they didn't have my forwarding address (they did, they probably just lost it because they had me write it on a piece of paper due to their systems being down), then they said it must have gotten lost in the mail, then they sent not one but TWO checks that were returned by my bank, and finally they said they'd send me a link that would allow my security deposit to be directly deposited into my bank account within 48 house. Shocker, the link didn't arrive until almost a week later, at which point I decided that there was no way in hell I was giving them/anyone else my bank account information. Not only did I not trust that I'd actually receive my money, but I definitely didn't trust them with my information. I have since asked them to pick up a certified check (given that the two checks they issued me were returned by my bank), and CRICKETS! They have stopped responding to my communications. Thankfully I have all of this documented, which will allow me to figure out my next steps. California law says that a tenant must receive their security deposit back within 21 days of moving out. I moved out April 15th and it's now September 12th! Like I said, I've learned that this scenario is not a one-off. It seems that Serenity at Larkspur's management intentionally delays returning security deposits in the hopes that former tenants will give up trying to receive it, all so that they can line their own pockets. I'm not sure how they've gotten away with this for so long! If you choose to live here, do so knowing that what's happening for me and has happened for others is a very likely scenario to happen to you. Oh, and don't even get me started on the time I complained about an awful smell coming from my bathrooms for weeks/maybe months, only to be told it was due to old pipes. Their solution was for me to pour baking soda and hot water down the drains. Come to find out there was literal SHIT built up in the walls! And then there were the times (yes, plural) when water leaked through my roof during rain storms because they failed to properly repair the roof after a tree fell on it. It seems they just cleaned up the fallen tree and didn't assess for any damage, only to notice it after I let them know that there was standing water in my kitchen. If you choose to live here, do so knowing what you're likely to encounter with management during and after your time there.

The star of the show here at 815 B Street is the Community Director, Frank Remeneski. Frank deserves all the credit for keeping this multiple unit building a great place to live. He is tireless with his support whether it's emergency or non-emergency maintenance issues. The transformation over time to a 5 Star residence here in San Rafael is due to his efforts! Additional Frank orchestrated my move from 1 apartment to another and made the experience seamless and stress free!

But all of them were posted before the current on-site manager, Frank Remeneski, took over about 3 months ago. The previous managers were diligent and responsive to immediate issues, but they were unable to make any of the much-needed permanent changes or effectively manage bigger issues, such as installing security cameras throughout the building (in response to many reports of stolen packages, as mentioned in the older reviews); causing residents and package carriers to use the security lockers; adding music streaming and TV to the rooftop common area; and commencing the gym construction. Previous managers blamed their employer, the management company, for refusing to do those things. Frank has gotten them all done in the very short time he has been at the helm. Frank has also been exceedingly effective in handling immediate problems. My breakers recently started tripping when using my dryer or running the microwave and air fryer at the same time. He engaged an electrician very quickly to replace several inadequate breakers. When the elevators or garage gates break down (frequently, unfortunately), Frank has been able to get them repaired within a day or less. One of his predecessors oversaw an elevator repair that took several days, during which residents had to walk the stairs as high as four floors. If you're looking for a well-managed, very nice (and dog-friendly) building in a great location in San Rafael, you should check the place out.
