I've lived in these apartment for 20+ years. Management has gone from accomodating to adversarial. They dictate more and more, always threatening eviction with non-compliance. Parking has become an issue with the managment making it worse by restricting parking in various buildings. To make matters worse, parking is restricted by the city during the day, limiting on-street parking to 2 hours. And now that Marin Catholic is running night games, there is certain to more limited parking some evenings as game goers compete with residents for existing street parking. Certain maintenance functions are relativly quick, others may result in foot dragging. They are also revamping a lot of buildings, using the slowest contractors available, thereby increasing delays and hassles for tennants. Shop around. read more

I toured Bon Air Apartments in October 25' . It was just one of the many places I was looking at in my apartment search. What made a difference for me was their leasing manager Stephanie. She was able to accommodate all my tour requests in a timely manner even on a short notice. I work crazy hours so it was very difficult for me to find time to do actual tours. Unlike other places she constantly followed up with me and she showed me many different units until I finally settled on the last one of many I saw. Stephanie was patient, diligent and went above and beyond in her role to help me even with my application when I run into technical problems. I have lived in 3 different Bon Air apartments in the last 30 years and they have all been great. They are a good size apartment and they have always handled any requests for Maintenance. The rent has been affordable for the area but the last few years the rent has increased more than I would like. read more

Would you like to live in Bon Air Apartments? So be very careful with your car. It can be attacked by rats. My car was viciously attacked by rats while parked in their designated parking area close to the garbage area. When I approached the building management and Landlord about compensating for the damages, they flat out refused. They probably have a very poor pest control near the garbage. Look at the pictures and you can see how they taking care of it. Unacceptable! Also they refused to change my parking space, even though they don't have a coordinated parking. I live in apt 25 and my parking is in the 19. Avoid this place if you value your belongings and sanity! Now I am parking my car in a not-covered parking lot of the building. I advise you to check your car's engineering frequently if you park near the building's trash. This can prevent you from future harm. And if you have experience this issue, please report to local authorities. I am looking for to do that. read more

I would like to share my recent experience moving to Greenbrae with my husband after living in San Francisco for over 40 years. It took us awhile to find just the right place that would meet our needs. We have had the absolute best experience working with the Bon Air apartment /Belardo Co., L. P. Company. I strongly recommend their properties and excellent staff and management. The leasing manager is professional, efficient, knowledgeable, patient and all around amazing! We looked at several units until we found the one that we are leasing, which has everything we were looking for. The application and leasing process was easy, smooth and thorough. Every deadline was met; the unit was spotless and ready for us on the agreed upon move in date. The leasing packet contained a thorough explanation of procedures, rules and expectations - no surprises - I really like knowing what the proper procedure is for maintenance requests, emergencies, garbage, recycling, and laundry. Also, in my opinion the rents are very reasonable. Everything is top notch! Our unit was remodeled right before we moved in and everything was replaced with high quality new appliances, beautiful new wood like flooring, window treatments and double pane windows. All work is done professionally and with pride. The maintenance staff and gardeners do a fantastic job and are friendly and courteous. The properties are very well maintained and it is quiet and peaceful. There is ample parking and even generous storage. I cannot say enough good things about this company and I highly recommend them if you are looking for a new place. We could not be happier! read more

Unfortunately, the management changed early in summer of 2023. The new staff at the rental office are extremely unprofessional and abusive to the residents. Several tenants have reported horrifying phone exchanges, including being hung up on, extremely rude aggressive correspondence such as "we don't have to tell you anything" and antagonistic interactions such as "are you calling me a liar". Work orders are being dropped left and right. People are at the point where they are afraid to call or even send a simple maintenance request to the office. The company is also jacking up rental rates to the maximum after lease terms end topping out at 10% hikes every year. The company just closed the pool access on 9/8 without any advanced notice to tenants. The summer season has really just begun here and will stay warm through October. Residents are not treated like human beings here anymore. It's a shame, but Greenbrae management really needs to understand what is going on and make some changes. It used to be nice to live here. read more

Stay away from this place. I wish I could give a no star rating. The management is the worst of its kind. Don't be fooled by the rent rate that seems reasonable in the first year, it will increase until it become way overpriced. Because of this stupid policy that keep away long term tenants, the neighborhood become somewhat a slum in Greenbrae. I'm still not mention about parking. Well you can imagine how chaos it would be when majority of tenants are multi families living in one bedroom apartment. Waiting list is a joke, don't fall for that. They only give you one year contact here. Then month to month basis, so you can expect a rent increase every year. They don't care if you want to move out. In a good month, you could witness half building moving out. The management do almost absolutely nothing but so desperate to collect the rent on time, may be they are not financially well or they are simply rude and disrespectful. They'll send out notices threaten to evict you the very next day if you miss your payment by one god damn day! That's explain why they don't have any time left to manage or improve anything on this very old complex. This is not a happy place to live. You would start counting days to be able to move out from here. And if you, like me used to, ever wonder how could a nice view unit at reasonable price in great location like this become available. 3.5 star experience over the last couple of years...Staff and buildings are in the 4-4.5 star corridor, but the tenants are all over the map. Make sure you know who your neighbors are, ages and habits ahead of time. An eclectic mix of tenants in old buildings. Staff is very strict about main lease holder vs. non interaction with requests. At least seems someone is always making repairs to the area buildings -- but more a reflection of age of buildings since staff is very efficient and thorough. Odd layouts and building entrances. Apparently there are waiting lists...but I think it has more to do with the lack of housing variety in the area at a realistic rental price. If you need a larger space, try one of the larger Bon Air developments...not much higher in cost, either. read more

The maintenance staff, gardeners, etc., are great. The apts. are old, but renovated for new tenants; repairs are handled reasonably promptly. My principal complaint is about the newly escalating rent, which just jumped 6+% in these very challenging times. Surely the owners, who are doubtlessly multimillionaires, could have held back on annual increases this year especially, rather than doubling the usual annual increase. read more

Lots of improvement is needed! The office staff is really unprofessional, and while they have a decent track record with completing their scheduled maintenance, any repair requests are received with such a bad attitude and such a long time until fulfilled, I wonder if they are even passing the requests to the maintenance staff. The office is run in a very antiquated way as well- no website, which would make rent collection and service requests so much easier for them. Instead, this is the only place I actually still have to write checks for and physically drop them off. The apartments are old, but I really don't mind that. What I can't understand is how the office can run effectively with such substandard customer service and technology. read more

I wish I could give a no star rating. The apartment itself was okay- for a starter 1st apartment. Everything about the place is OLD and out dated- no dish washer , no garbage disposal etc .... Management is very cheap and unprofessional. They take forever to fix things in common areas, a lot of residents complain about their slowness. They don't seem to be interested in protecting their tenants, but more in covering (unprofessionally) their mistakes. Management also refuses to provide you with services that are written in the lease agreement. Apartments get really cold in winter because they are poorly insulated, also hot water comes and goes so get used to taking cold showers. Complex provides you with washer & dryer (coin operated, 1 shared per building) that simply does not work. Contacted management multiple times about changing those but was never done. Ended up going to a laundry outside apartment because tired of ruining my clothes. read more

These apartments were the place to live at one time, but this is no longer the case. I have lived in the Bon Air Apartments for 18 years and it has gone down hill rapidly. They started letting families of 5 move into one bedroom apartments and have allowed Section 8's to move in. There is noise and increased crime from the other tenants. We have lived here for for almost 20 years. We love our little place and see the deer go by on the hillside. we have a lovely deck. they always fix things for us and have updated our place very nicely with new rug, new stove and new toilet painting is always beautiful. We have some noisy neighbors now and I have to call the police quite often and will continue to do do until they get the message. management does not help much here. Bon Air apartments are run-down and tired looking. The units need lots of painting on the exterior as well as new, energy-efficient windows in apartments ... - that is, lots of deferred maintenance. In summary, you get what you pay for. read more

Wow! I was absolutely amazed by how horrifically I was treated by the management staff yesterday in the main office. I went in to pay somebody else's rent seeing as he is a good friend of mine and he wasn't able to get the rent in on time due to the fact that his mom is very ill and in hospital. I was treated like a 2nd class citizen, I was talked down to and ignored and when I brought it to Sarah's attention that she was being a bit rude, I then got my head bit off by the other elderly woman in the office telling me that Sarah was only explaining to me what the procedures are there at Bon Air Apartments, which would have been fine, if Sarah didn't explain those 'procedures' to me with an attitude. I even apologized for having said something, and yet got nothing back from neither of the women working there. I walked away really pissed off and put out and then realized that they both must really hate what they do for a living. And if that is the case, then they really shouldn't be working in that position and dealing with people. I deal with people every day in my job and I would NEVER talk to a person the way that I was spoken to yesterday. I am 55 years old and I actually demand a little bit of respect. People need to realize that they will be spoken to and treated the way they speak to and treat people. I am sorry that I ever even apologized, especially since I hadn't done anything wrong in the first place. I was just being nice and paying rent for a friend of mine. I don't even live in those apartments and I am truly thankful that I don't. read more
