I have moved many times during my 15 years in the United States, and Woodlark Residencies is truly the best apartment community I have ever lived in. If there were a ten star rating, I would gladly give it a ten. If it were not for a sudden job change, I would never want to leave this place. Our home is an upper level apartment with a stunning view of the town. From our bedroom window, we can even see the peak of the mountain. Sunset is my favorite moment of the day, when the sky turns soft pink and fills the entire view with warmth. During the rainy season, the scenery from our spacious balcony feels like a fairytale, with mountains wrapped in clouds and fog and the Corte Madera Creek flowing below. Living on the second floor gives us high ceilings, which make the space feel open and bright. The apartment has been beautifully remodeled with modern appliances and updated kitchen countertops. We also have a central cooling and heating system, which is rare in this area and makes a huge difference during warm summers. I truly enjoyed the beautiful landscaping and flowers throughout the community. I swam in the pool, worked out in the gym, and even made a good friend next door. The people here are genuinely kind and welcoming. Orland and Louis treated us like family, which made this place feel even more like home. Most importantly, I want to give special thanks to Gaea, the property manager. She is thoughtful, kind, and always ready to help, especially during difficult moments. She truly cares about residents and went out of her way to make our moving transition smooth and stress free. One of our family's most treasured memories is spending peaceful and happy time on the trail along the Corte Madera Creek just across the street. Woodlark is a tranquil and safe community with some of the best schools, making it an ideal place to raise a family. If I had to mention one very small drawback, it would be that gym access is a bit limited. Aside from that, Woodlark Residencies has exceeded all expectations and will always hold a special place in our hearts. This place is fantastic. Quiet, great views, pet friendly. Neighbors wave at each other yet keep to themselves. Property Management is kind and Maintenance is professional and prompt. Great value for Central Marin. If I had one gripe, it would be the lack of guest parking/poor striping on existing hillside guest parking (people don't know how to park without striping- with striping you could fit 7-8 cars there, but people park badly so only 5 fit. Although I only recently moved in, the experience thus far has been really positive. Kevonna, the new on-site manager, has been great to work with and we appreciate the assistance she provided in getting us this apartment in such a timely manner. It wasn't easy for her to transition and begin this job during the middle of the pandemic, but she's been responsive and helpful from start to finish. Orlando and Luis, who are responsible for the maintenance and landscaping were friendly and professional. On move-in day, Orlando was quick to fix any issues and even requested that the cleaners come by a second time to ensure it was absolutely spotless. The neighbors have also been a delight and were very welcoming. We feel safe living here and have enjoyed our unit very much. The amenities are wonderful - pool, fitness center, and dog play area. My wife and I have lived at Woodlark for about 2 months so far and have had a great experience so far. Kevonna and the management team have been great to work with. Kevonna was very available to answer our many questions during the leasing process and the online portal made things really easy to confidently navigate. We had a bit of trouble getting our keys on our move-in day, but once that was ironed out (within 3-4 hours) it's generally been smooth sailing from a management perspective. I had a couple requests to finalize some small repairs shortly after we moved in, maintenance was very responsive, professional, and friendly, getting the job done the day after I reached out. They are still waiting on a couple parts to come in, but I'm confident those repairs will be made as soon as possible. In terms of the living space itself, we live in a 2bd, 2ba unit near the pool. The unit itself is spacious, well maintained, and includes modern stainless steel amenities. The windows facing in the living room are floor-to-ceiling with a sliding glass door and screen, allowing a ton of light in throughout the day. The porch is pretty large with plenty of space for a 4-piece patio set and room to spare. The pool can get a bit noisy in the afternoons as there are some families with kids in the community that will use the pool from time to time, but the noise is only kids having fun by the water, so it's actually pretty joyful rather than annoying! Otherwise, the community is very quiet and respectful, especially at night. I work from home and have no noise issues during my workdays. There is a bit of ambient noise from Magnolia Ave, but it's not a very busy road so noise isn't bad at all and there are a few great shops and restaurants within walking distance and we're only about a mile from downtown Larkspur, making for a nice walk or very easy bike ride. Other pluses with the location are easy access to great road biking routes, hiking trails, walking/running paths, and parks in the area. All around, great place to live in our short experience. We have lived several places over the years and Woodlark has by far been our favorite. This is mostly due to the excellent team that cares for the community and the apartments- Luis, Orlando, and Jeanty. If something is broken in the apartment, Luis and Orlando respond same day with a solution. They are constantly working to keep the community grounds beautiful and safe especially during fire and storm season. Jeanty works hard to organize community events and respond to requests in a promptly manner. The location is also great- walking distance to downtown and quick access to many beautiful trails, hikes, and restaurants. We couldn't leave. We have been at Woodlark for 1yr and we love it. Shoot out to Jeanty, Orlando and Luis. The community is lovely and often they have little monthly gatherings on the lawn with dogs which is perfect way to connect and bring in the weekend. We don't even a have a dog. We love our views, huge deck, fireplace and the trees are all around us. We don't have an issue with the heat/sun as some have mentioned. We did buy ceiling fans for the bedrooms and Luis/Orlando put them in. Our apartment bathrooms are a bit tired and could use updating but we consider it minor. We looked at newer apartments in other complexes and we are so glad we are at Woodlark. We dicided to stay longer than anticipated. Feels like home. read more

I've been excited about Woodlark for awhile. A few former tenants sang its praises - and rightfully so: - The property manager, Jeanty, is thoughtful, responsive, and on her A-game. She will work with you to get issues resolved promptly and professionally. She hasn't been here long, but has such great relationships with the tenants. She actually cares and gets to know tenants as people, and gives the complex a boutiquey-feel (despite owned by one of the largest PM corporations). - Five stars to the team, including Luis and Orlando! The complex is older, so when you need a helping hand, they are always available to make wrongs right. They keep the grounds and the buildings lush and comfortable. - You will feel very safe in the area. There are security cameras and the neighbors keep a watchful eye. Safety is a huge factor in my living in Marin, and even friends I have who curiously drive around get noticed. - Accessible yet quiet! Woodlark is walkable, to downtown, trails, Kentfield, grocery store (13 mins), and the creek. - Beautiful amenities. Heated pool, showers, community events, new gym, large decks. I also love the modern feel of all the apartments - they look updated. Drawbacks: - Prior tenants I've spoken to have mentioned that if you live near dog(s), you might hear them too well (this is the only complaint I've heard from them). They are installing double-pane windows in all the units so that will most likely fix the issue. - Poor insulation. I've noticed that the temperature drops fairly quickly after heating the apartment. Probably will also be fixed with the new windows. - GE appliances look nice and perhaps energy efficient but don't seem like they're made to last... read more

Having lived here for 4 years, I can give you the real deal. This is a terrific place to live, and I would happily recommend Woodlark to anyone that is looking for an apartment in Marin. First, the location can not be beat. Larkspur has wonderful weather, and Woodlark is centrally located. There are great restaurants (R'Noh Thai, Rustic Bakery, M&G's, Guesthouse, Perry's, Don Antonio, Left Bank, Picco Pizza, Avatar's, etc) within walking distance or very close by. Lucky's and Woodland's Market are both convenient, as is the gas station and Corbet's Ace Hardware store. Larkspur is also super safe. There are a number of really good walks and hikes that I could start right from my apartment. Corte Madera creek was one of my favorite loops that is approximately 3 miles, or one hour. Also enjoyed King Mountain, Baltimore Canyon, and Crown Road for very close hikes. The apartment has some really nice views of Mt Tam and is surrounded by pine trees. I felt like I was in Tahoe when looking out my windows! The Woodlark apartments were remodeled with really nice new floors, countertops, and cabinets. Love the modern look! The kitchen appliances were really good quality, from the gas stove, oven, fridge, microwave, and washer/dryer. Larkspur has one of the best school districts in all of Marin, and Woodlark is close to Kent, Bacich, Hall and Redwood. All good schools with great reputations. Major shout-out to the property management team! Randi, the property manager, is professional, hard-working, cares about the Woodlark community. She would have parties, brunches, get-togethers, etc. to foster a community. She would go above and beyond to make things right for her tenants. There wasn't a day that went by that I didn't see her team (Orlando and Luis) cleaning, fixing, painting, sweeping, gardening, etc. If anything needed fixing, it was done expertly and quickly. Please give these three a raise! The pool and grounds were meticulously maintained, so it feels like a vacation setting. Very lush and luxurious! The pool was kept at a warm temp year round, so swimming was a pleasure. There are BBQs a la poolside for a quick BBQ dinner. I used the gym frequently, as it was well equipped and clean. Now for the minor quibble: I could hear noise from dogs or babies in our apartment infrequently. This was only a problem when I was trying to sleep. I wish Woodlark would have gotten double paned windows when they did their remodel, as this would have reduced the noise, and with the heat/cold problems some had mentioned. I always had proper temperature in my apartment, so I really can't complain! I feel lucky that I got to live in such a great place for four years! It's never easy moving from a 5 brm home into a 2 brm apt and going through a horrible divorce, but I want to say that the NEW on-site mgt., and the ownership have really been professional and helpful. They are working so hard to improve the apartments and common areas and it really is a wonderful community to live in. This is a super place to live and Orlando and Luis keep everything spotless. I have lived at Woodlark Residences for about a year and a half. Overall, it's always been a really nice place to live - minus the one-off stuff that comes along with living in close quarters with strangers. One thing that has really improved during my time there is the management. Randi is extremely communicative, quick to respond on issues and generally on top of things. I can tell she takes her job seriously and wants to continue to improve the Woodlark experience. I very much appreciate having her as a Property Manager. The last thing you want to do is go around and around with your landlord while also trying to keep up with daily work/life tasks. Randi makes living at Woodlark easy! I have rented an apartment at Woodlard Residences for 4 years. Jeanty Maier has been the property manager for a year or so, and she has done an excellent job caring for the property, balancing the needs of new and old tenants, and supporting Orlando (extraordinary building manager) and Louis (extraordinary gardener) do their jobs well. She has advocated for many of us with at the corporate level, and we are grateful for her help. She organizes community events regularly to bring us together. She makes sure the pool and its amenities are cared for. She has been a wonderful manager for Woodlard, and a team member in keeping the grounds and buildings in good repair. She sends us notices that are clear and helpful to make Woodlark a better place. I have heard that the new manager at the corporate level is hard to work for. I hope that she, not Jeanty is asked to leave, for she clearly doesn't not understand how valuable Jeanty is to Woodlark. Woodlark is, as everyone has noted, REALLY well located. Particularly if you have children since the school district it is zoned for is great. It is easy to walk to downtown Larkspur where there are loads of restaurants and salons, and M&G is literally at your feet alongside the excellent thai at R'Noh. In terms of location, Woodlark is excellent for food, entertainment, and nature! The staff is also super friendly and hard working. Randi, Luis, Orlando are all great. The grounds are beautifully kept. The apartments themselves leave a little to be desired - they get drafty and in our particular unit there were quite a few cracks (and thin windows) throughout the apartment that let in wind, noise and some bugs. I'm kind of particular about that, so your mileage may vary with how much you care. The appliances are all at a good standard and I have no complaints there. Our unit's only real problem was the draftiness and cracks, but considering the location and the price (for this area) I would put up with it if I had school age children. Parking can be a bit of an issue but if you just have one car you'll probably be fine. You WILL notice the lack of A/C in the summertime, but if you get a portable unit you'll probably be alright. This is also not a Woodlark issue, it is a NorCal issue. For the privilege of A/C, something most of the USA just takes for granted, expect to pay another $2k basically anywhere in this area. Crazy if you ask me but not Woodlark's problem. Woodlark was a great place to live with a few small issues, but I'd happily move back there if I had school kids! read more

I'm leaving soon and I can't get out fast enough. The drama here never stops and current Mgt from on site to corporate is capricious and discriminatory! The emails about community wide issues such as dog poop are not enforced. The storage units FLOOD during rain storms. The parking is ridiculous. There is clear favoritism and if you bring up a complaint Aeris Mgt has their attorneys threaten you! I had special paint approved by Gaea the first Mgr and now have been threatened with my deposit being withheld for the repaint even though I have proof of approval in an email. This is a lovely complex set in a super calm natural setting on a wonderful street in Marin but clearly the top Mgt does not follow the vibe! I'm posting here because the corporation Aeris Management headquartered in Lafayette CA has decided that their tenants don't matter to them. The story is way too long to post here but essentially it involves a revolving door of property managers who don't or can't enforce the very rules they state in their leases. Having a pool is tough I get it. But when tenants around the pool have to suffer other tenants and their total disregard for the rules and consideration of their neighbors you know there is a problem! Remember when your parents dragged you away from something because you were screaming and disturbing others and not obeying the rules? I do. But the parents at Woodlark could care less because they don't parent their children and they don't really care about their neighbors and they snub their nose at rules and the property manager. My neighbor and I both have been threatened by these people both verbally and physically. My tire was slashed. I can't give these people parenting and manner classes, but Woodlark and Aeris has a legal obligation to protect their tenants. And they have a MORAL obligation to police the grounds and especially the pool. And when they see or hear violations - do something about it! Between the apartment itself (so nicely done), the folks working here, and the surrounding area, I absolutely love this place! Very clean, well appointed apartment with something extremely important to me, top notch kitchen appliances. Gas range,,, omg,,, how can people live without it?! I moved to the area a year ago, stayed in a hotel while I got to know all the options available. Some where way too expensive, some where in inconvenient locations and the rest were just ugly! Woodlark Residences hit the sweet spot for all my priorities. PLUS!!! If you have a dog (I have 2) there's a fantastic trail that runs on either side of the Corte Madera Creek practically right across the street. It's heaven. Couple over-the-top grocery stores near by and a couple normal ones too. Also! Very close to the ferry to SF. Not sure what more you could ask for - great place, great location, priced right. read more

She helped us pick out the perfect unit, answered all of my endless questions, and guided us on too many things to list! She is truly one of the warmest people I have ever met and made us immediately feel like family here. She is always super responsive and our very few maintenance requests (the place is SO well-maintained and immaculate) were answered with lightning speed and I've never felt more at home in an apt. community. GOOD The apartments have a very nice layout. BAD The walls have 0 insulation. That means it's cold in the winter unless you keep the electric heater running the whole time. The electric heater is super loud - like having a Jet engine in the middle of your apartment + it shows on the electrical bill. Although being pretty bad for that price, having 0 insulation in the walls in the winter isn't the worst thing about the apartment. It's having 0 insulation AND no air condition in the SUMMER. The apartments heat up like an oven in the summer because it gets really really hot in Larkspur. I almost forgot the terrible windows: think aluminum frame single pane from the 60ies. Not keeping you warm in the winter or cool in the summer. The walls are paper thin. So you'll hear every sneeze your neighbor makes. Add to this the authoritarian style of the new building manager and you must ask yourself why you live there. This place needs a big update if they want to keep charging market prices. Thank god there are alternatives in Marin County: Tam Ridges just opened and 33 North offers you way more for the same price. read more

DO NOT RENT HERE!! Maybe posting my letter to management here will inspire a response? Woodlark Residences and/or the new property manager, I am writing to you in regards to our contractual obligations of the lease agreement with Woodlark Properties. In the 18 months we have lived at Woodlark Residences there have been 4 different property managers, so I realize it may be difficult to keep track of our history and records. Therefore, I would like to make you aware that we did a pre move out walk through with the then property manager Horacio Esparza on February 24th at 330pm. Horacio documented that our apartment was in great condition. The walls were normal wear with only a few spot paint touch ups needed from small nail holes. Concurrently, Orlando was in the apartment cleaning all the mold that accumulated so quickly around all the large west facing windows because of improper sealant. The improper sealant causes a constant water flow down the windows onto the floor. By the way, this is NOT tenant neglect like it states in your contractual agreement, it is clearly landlord neglect. The apartment was cleaner and better condition then when we moved in 12/16, our pictures and email documentation prove this. You can refer to maintenance and email documentation during our first 3 months occupying the apartment. The second shower was never cleaned, remodeled or updated. It is so disgusting , it was unusable. We were told it can be updated, but we would need to leave the premises for 2-3 days. That was not convenient for us. Orlando also has documented pictures of the shower and our complaints. The dishwasher did not work the first 3 months we were there, the doors in the apartment stuck shut. This was all documented through communication with the then property manager and maintenance logs. We are unclear about the extra rent charge for $476 ? We vacated the premises on Sunday, March 12th at 3pm. The current property manager Horacio had just left this job with no replacement in place. There was nobody in the office to do another walk through and hand keys over. Jennifer returned on Monday and returned keys. We are in agreement with the carpet cleaning charges. I really like living here and Randi in the office is amazing! The landscaping, pool and gym are very pretty and the apartment interiors are modern and light with extremely high-end fixtures, fireplaces and in-unit washer and dryers. Randi with the Property Management team responds immediately when I have a question and has gone above and beyond to help me with any issues as well as giving recommendations with neighborhood questions. Orlando and Luis are very sweet and friendly as well. I lived in New York for many years and have never had this level of attention and responsiveness. When I moved in, I thought my outlet was broken and Orlando came right away and very sweetly told me that the light switch had to be on. There was no eye-rolling or rushing which I would have deserved on that one. :-) Also, it feels so safe here which is really wonderful having moved from the east bay where you were worried about open curtains. I love living here....well..for an apartment community. I'd much prefer four private walls, but you take what you can get. The Woodlark apartments are in a convenient location, they are quiet, fairly well maintained and there are currently a lot of friendly tenants living here. We have views of Mt. Tam, an outdoor pool, friendly and responsive maintenance and management and reasonable rent. It is also non-smoking community (not even outside), which is a huge bonus for me and my family and generally, noise is not an issue. The only complaints are that there are too few washers and dryers and those that are here are of poor quality and having been constructed some 40+ years ago, there is too little parking. The original designers did not count on two-car families and there is only one space per tenant and maybe 15 other spots for extra cars and guests. If you come home late on a work night...you'll likely be parking on the street. read more

What a fun night, Randi the property manager had a movie night with pizza and snacks. I feel that since Randi has started she has really tried to create a sense of community. My husband and I have lived here for 20 months and love it. It was time for my husband and I to down size from our 2500 square foot home, we hadn't live in a multi-complex since our 20's a bit scary. We have had four property manager before Randi, I have found she is so responsive, welcoming and quick to respond to calls or emails. In 2014 I was notified in June that I'd have 60 days to vacate because they were going to renovate. Then 5 days later they took back the 60 days to vacate. Then in July 2015 I received another notice to vacate in 60 days. I had hoped to move back when the renovations were done, and when they had a show room ready I took a tour. The appliance, counter, kitchen cabinet and floor upgrades were nice, but there was less usable space and nothing in the bathrooms were updated. The huge walk-in closet was gutted and a small stack-able washer/dryer was installed. They advertised a state-of-the-art gym, but it still wasn't built when I stopped by for the tour in Spring 2015. The rent was jacked up 20% and they were still doing renovations on a number of the buildings there. When I looked again in the summer of 2015 the rent went up again. When I was there the apartment I rented was $1500, after the renovations it went up to $1800, then the rent was raised again $2200 a few months later. I have a friend who was still living there up until last week and she said on-site management has been terrible since Gayle left and has changed a couple of times. read more

Do Not move into these apartments. I lived there for a year. It is VERY NOISY. There are screaming children in the pool day and night (until 10 pm) .Large dogs are welcome (!!) and you will hear them barking. If you are looking for a peaceful place to call home this is not it!! My apartment overlooked the pool and I could not carry on a normal conversation inside due to the pool noise. There seems to be a new property manager every month. The last one, Horatio, (who had been there one week) arbitrarily charged $200 for cleaning when I moved out because there we fingerprints (I was shown a photo) on 1 cabinet. The apartment had been thoroughly professionally cleaned. DO NOT EXPECT TO GET YOUR full SECURITY DEPOSIT BACK despite leaving your apartment in immaculate condition. When management was contacted they did not respond. The only reason I give it even 1 star is because the maintenance guys are fabulous. read more

I have loved living here for the past 9 years. I am in a quiet building with nice neighbors and the management is always nice and responsive. The complex has been sold,http://www.californialandmark.com/clgnews.html, the management is now Woodmont Company. 3 buildings were given 60 day notices to vacate. Apartments will be remodeled and rented at a higher rate. I know it is progress and they have every right to do this, but, very sad as most of us will have to leave the area due to high rents and lack of inventory in the area. Many complexes don't take cats either and that is a whole other issue. Some of us might be able to stay here, yes a higher rent but the apartment updated. BUT, no information on time frame and rent. SO, lots of decisions for a lot of us. Not sure if I would even want to live here and be associated with these companies. Woodmont manages Madera Valley and I have friends that live there that are less than thrilled. $$$$ means more than people but that seems to be the norm! Do not ever rent here. Worst apartment experience in my life and I have lived in NYC, Chicago, San Francisco and Marina del Rey. No one is ever working in the office and if they are they have no clue what they are doing. First of all you can hear everything in your apartment, from the person above, below and on the side of you. First apartment I rented they was a constant noise in the rafters that would not allow me to sleep after a couple of months of complaining I was told I was going to move to another apartment on property but the apartment manager was fired and my request was lost. I then had to speak with someone else and finally was moved but all I could hear was the upstairs neighbor moving around at all hours of the night. Everyone in the complex is angry as is it overpriced with no amenities to speak of. I moved out of complex a day before lease was up and the unit was cleaner than when I moved in and they told me I did not give enough notice so I owe another months rent. If you sign a 14 month lease doesn't that mean you will be leaving in 14 months? These people are full of it and they should be ashamed of themselves for charging the high rents and nickel and dimeing the tenants. read more

Do yourself a favor and find somewhere else to live. The location is nice and grounds are pretty, but that's where the good part ends. The paper thin walls are a problem. I could hear my neighbor snoring through the wall every night as I tried to fall asleep. I could also hear voices and music from the downstairs apartment, and the surround-sound and very loud voice from the guy on the other side. The buildings are very rundown with no insulation. Freezing in Winter and brutally, unbearably hot in Summer (some units are worse than others based on location.) The units get much warmer than the outside air temperature and take well into the night to cool down. My car was broken into in my parking spot. Another day, the cops came and arrested someone for a drunken fight on the property. The manager is hot and cold - sometimes friendly and helpful and sometimes extremely annoyed and dismissive. It is what it is, as I found out, so if you're up for it, know these things going in. If not, keep looking. There are much better places. read more

Apartment complex for sale and therefore as little as possible maintenance work being done even if problem is ugly or dangerous. My rent will go up $150 in August, went up $100 last year. I was allowed one year lease in 2006, now month to month. No rent control in Marin. So, getting terribly expensive. Top floors very hot because no insulation, no ventilation of cathedral ceiling roof, so apartment is a furnace if the sun hits it. Big windows around living room that don't open. No window air conditioner or ceiling fan in living room allowed. Beware portable A/C, usual cost $400 to buy and $150 a month to run and not effective at cooling past 6 feet. Kitchen small. Parking inadequate, causes angry neighbors, if you want to unload near your apartment. Rent due by second of month or high late fee. Can be noisy especially if in line with college, school fields with events starting at 7AM and amplified. read more
