It's a disaster... rent overcharge of $2,500 from 5 months ago not resolved... generating late fees. Water hammer in the walls, reported 5 times, said it was fixed... it has not been repaired. What a difference a new service manager makes! I've had a couple of unexpected major appliance issues that the service team, under new leadership, addressed quickly and successfully. This was a very different experience from my first few months in the community, during which service requests and communication from the fix-it team were poor; this has really changed with the hiring of a new service manger, Dave. I have really enjoyed the setting of the Skylark community -- it's nice to see lots of trees and Mt. Tam every day, use the pool during these hot days of summer, and have great access to downtown Larkspur, hiking trails, Bon Air shopping center, and lots of biking opportunities. While management could do a better job soliciting and prioritizing resident input for the property, for me Skylark has been a nice place to live. read more

Disaster! Beware, if you move out you will NOT get your security deposit back! We moved out 2 months ago and are still awaiting our security deposit back. (Legally required to return in 21 days), and with no way of talking to anyone in their larkspur office or with their corporate office (Prime, who purchased the property, maybe 3ish years ago). It's ridiculous that they are unable to maintain an office staff to tend to their tenants, they can return a security deposit, they don't answer their phone or return our voicemails! We have been searching for an apartment in the area while planning a move from NJ to the Bay Area of CA. In the process of searching, we saw quite a few leasing agents. Joan Woods, at Skylark Apartments, was by far the most welcoming, personable, and knowledgeable. If we were renting only on the basis of feeling comfortable with, and welcomed by, the leasing office, we would choose this location. The apartments are nice too but, unfortunately, just not in the area in which we have chosen to locate. Joan does a great job! read more

I have lived at Skylark Apartments (definitely NOT apartment HOMES) for several years (before the most recent takeover). This ownership is a complete shit show. They only give lip service to any requests you might make, should you actually speak to a live person, a rarity. A bot, nicknamed "Liv," is the only "person" who answers the phone when a tenant calls the onsite office. Maintenance requests go through a call center in the Philippines. If you are naïve enough to believe that someone will address your issue, then I have a bridge to sell you. Do not fool yourself into thinking that this is a lovely place to live. Walk around the complex and ask the residents how they feel about living here. I believe you will receive an earful. read more

This has been a hideous experience. I moved in eight months ago, but beginning November 2 the heating system failed and I was 11 days without heat. They fixed it only when I threatened to call the Marin County housing Authority.. It worked for a couple of weeks and the failed again three weeks later. The company sent out licensed technicians who found that a compressor failed. Close inspection disclosed t the compressor was not repairable, that no parts were available to fix it, and that there was no timeline for when there might be a repair. So Skylark management simply canceled my repair request. They loaned me a 5" x 6" space heater to heat a 950 sq, foot, 2 bedroom apartment,followed weeks later by a larger space heater that quit working after just 48 hours. I finally had to hire an emergency moving company and I moved out December 22. I am an 80 year-old woman and the lack of heat took its toll. I've been sick for weeks with one cold after another, the most recent one starting on moving day. My lips are still cracked from the cold.. My rent was $3750 a month. I'm hiring a tenant landlord to file suit against Skylark Apartments and a non-responsive company called PrimeGroup hat manages it.. according to California law my apartment was deemed uninhabitable. When I pointed this out to the on-site leasing company, they ghosted my email. read more

STAY AWAY. FAR AWAY. If I could leave 0 starts for this apartment complex I would. A company that will respond to take any amount of money from you, but the second you have a concern, will "ghost" you. Oh and if something breaks in your apt, don't worry it will be fixed in 6 months, if AT ALL. & then when you're living conditions become a risk to your health, don't worry, they won't contact you then too. I've watched them treat other residents with no respect for them. They don't respond to any emails. An absolute disgrace and joke of a company. Speaking of jokes, parking is an absolute joke here. They block your spot and then allow the construction crews to leave their large vehicles everywhere, so you can't get into your assigned spot. Don't have anyone visit you, cause they'll place 48hr notices all over the windshield. Threaten to tow your family, but not the construction crews. Every tenant I've spoken to is either breaking their lease and/or bringing their concerns about Prime Residential / Skylark to the housing board and the city. Just google their name, you'll see. They previously started working without pulling proper permits with the city. Laundry room is almost always full of broken machines. STAY AWAY. Seriously go pay $500 more somewhere else, because at least you'll be saved from headaches and treated like a true resident. read more

If I could give zero stars, I would. My partner and I viewed an apartment on 2/1 and submitted our application on 2/2. Chanel told us she could push the lease start date to 2/8, but anything later would increase rent by $200 per month. We had some questions before proceeding, so we reached out on 2/4 and 2/5--but got absolutely no response. Frustrated by the lack of communication, we requested a refund of our holding deposit on 2/7. On 2/9, Chanel confirmed that the deposit would be refunded. But days later, we were suddenly told it was "out of range" for a refund--something that was never communicated beforehand. Beyond our own experience, we also noticed multiple Yelp reviews complaining about poor maintenance. When we asked Chanel about it, she blamed it on staff being on medical leave and said her husband was handling all the work alone--but assured us they were "catching up." That was a major red flag. A property should not be so understaffed that maintenance becomes a gamble. This experience was unprofessional, misleading, and a complete waste of our time. We never signed a lease or provided any documentation, so there was no reason to withhold our deposit. Their lack of communication and poor management are huge red flags. If you're looking for a reliable and transparent leasing process--or even just basic maintenance--do yourself a favor and look elsewhere. read more

This place is a disaster, the management team is unresponsive, neglectful, the property needs major updates. Continually out of hot water or broiler issues, no AC and the upstairs apartments get to 97 degrees when it reaches low 80s outside. There is poop, everywhere - and I own a dog but it's just gross. They only maintain the apartment grounds by the offices. When I moved in shady things were happening like being told one of the pools was only for residents of that building. It took over a year to find out where the moldy dilapidated sauna was. When I walked into its building once a maintenance man told me it was only restrooms- no sauna and I only found out about it from neighbors. They keep saying they don't have my renters insurance when I've sent them copies as well as Allstate. It's a joke with not even the bare minimum by the management team. Skylark apartments has been such a wonderful temporary home, and I will definitely miss so many things about it! Breathtaking views, steps away from so many amazing hikes and walking distance to a charming downtown Larkspur. A drive up the hill is pretty steep so you would have to floor the pedal but it's truly the best work out if you are on foot, and I saw so many people walking up and down the hill (there is a nice sidewalk for pedestrians). I was in a fully remodeled apartment, and it was nice and spacious. Of course, the main cons would be no AC (it can get pretty hot during the summer time) and no W/D in the unit but you can't have it all :) Seems like their staff changes pretty often but everyone was nice. However, Jessica and Matt helped us to move in, and they were truly the best!! It's a safe quiet area so Skylark has lots of residents who have been there for a very long time and they know each other well. The walls are very thin though so you can hear neighbors sneeze but that's expected for older apartments). Overall, it's a super nice location (very close to Muir Woods and wine country, Golden Gate Bridge, etc.) so it's perfect if you don't have to travel too often as SFO is over an hour away. read more

Upon seeing ads for this place on several sites and requesting to view a vacant unit (as advertised), no one has returned my emails from said sites. When I moved in years ago, I was quite content with this complex. Skylark was a QUIET, CALM, and RELAXING community. We knew the staff by name and they usually responded swiftly to any issues. Complaints were mild and people enjoyed living here. I had just moved to CA so I was in sticker shock by my rent, but realized it was the going rate no matter where I looked. At one point I was so pleased with how quiet and slow moving this community was, I almost decided it was WORTH it. Well, NOT ANYMORE. None of those desirable features exist any longer. So let's evaluate the community as it is today, under the new management of Prime Residential. The turnaround of staff is hilarious. That should tell you right off the bat that there are big issues with the company that go deeper than what we see. I never know who is coming into my apartment if I have a maintenance issue. There is never a familiar face in the office. The construction is never ending, always big trucks & construction materials parked in the guest parking 24/7. Construction workers are constantly speaking loudly outside my home with music blasting while I try to conduct conference calls. I work from home so I see and hear what happens all day long and it's exhausting. This place was once respected as a residential community full of people living peacefully in their HOMES. Now it's being run like a corporate building full of business tenants. We bow to the mercy of the corporate structure now. The new owners have no respect for anyone actually living here. Everyone has noticed. Beware if you want to move in. They do not care that none of us are getting realistic raises in this economy. They just increased my rent $200/mo. When I asked how they came up with that number, they told me that is the going market rate. Market rate for what they call "Luxury Apartments." Why don't we evaluate what we are paying for, shall we? In the summer, the interior temperature gets above 85 degrees most days due to the lack of proper building materials on the exterior, WHAT LUXURY. There used to never be an issue with the laundry, now you are lucky to find the machines up and running, WHAT LUXURY. Not to mention the water pump room behind the laundry room in my building is constantly wet on the floor with mold on the walls, WHAT LUXURY. They are also renovating covered parking, brilliantly deciding to phase it out by doing all the tenant spaces in a building at a time, causing a parking fiasco for all tenants and their guests, some having to truck it uphill to get home, WHAT LUXURY. This is supposed to be a smoke-free community, yet it's no longer enforced and surprise, two fires recently, WHAT LUXURY. I could go on and on, but you get the point. Prime, it's time for you to pause and reset. You do not know anything about the community you are destroying. You are attempting to turn this complex into a contemporary urban cookie cutter complex. This is not the right market for your corporate structure and your cold gray exterior/interiors. The reason people liked it here is it's nestled into the hills and trees and had a soft, inviting warmth to it. Tell your design team they are getting it wrong. Cold, off-putting grays belong in the corporate world, not in the home. This community once blended into the hills and the trees. Now you are turning it into a trendy sad gray mess with your corporate gimmicks of balloons and ugly signs. It's TACKY, TASTELESS, and just plain SAD. I see you testing the cold gray on gray exterior finishes and your gray, black, and white interiors. If you want to go neutral, at least go WARM NEUTRAL. Come on guys, this is design 101..... Larkspur is where people go to GET AWAY from that nonsense. But you completely missed the mark. You have no idea just how bad you are messing up with your approach. Prime Residential is not in the business of caring about you, the renter. They are an investment company only interested in money. The main page of Prime Group's website talks only of equity, investments, attractive risk adjusted returns, and meeting their investors' diverse needs. That's really all you need to know. read more

Laundry rooms have had out of order machines since late July. Since then, the situation has gotten much worse. Sometimes there is only one working washer in the laundry room so you have to wait for your turn to use the one working machine. It took us 5 hours to do 3 loads of laundry today due to no available working machines; or dryers that don't adequately dry. If machines have been inoperable for this long, can you please purchase new ones? When will this issue be resolved? Emails seem to go unacknowledged, hence posting here. Living here has been incredibly inconvenient due to ongoing construction projects for 2 years. They also don't provide much specific heads up on exact dates of work being done to your unit so that you can make plans at an AirBnb if you work from home, or simply need a place to stay those days. Sometimes it is the sound of a power tool or knock at your door alerting you to the fact that work is now commencing just outside your window for the next few days. Thank you for the email notice (pic attached) regarding work on the balconies and the estimated timeline. Can you please make sure to alert tenants at least one week prior to work being done to their unit (or just outside their unit) so that we can make alternate plans (e.g. AirBnb, office day, etc.). Since the pandemic many people now have hybrid work from home roles, and cannot continue to afford ongoing disruption without adequate notice. Upon moving-in, tenants warned about a specific group of neighbors. Specific neighbors made friends with maintenance staff to gain access to neighbors homes & personal information. It went way beyond a nosey neighbor. Stalking me, trying to intercept my mail, and stealing packages/personal information to name a few . Finding a camera placed near the water heater and over-hearing these neighbors discussing what I do in my home was the last straw. Talked to police: they said this apartment complex is notorious for not protecting their tenant's safety. And that police can't do anything about it- because it's the apartment's responsibility to kick out criminal/problematic tenants. read more

Gio who leads the maintenance team has been here for as long as I remember. He is truly incredible, he has helped our apart home stay updated and safe. Avoid Skylark Apartments - Completely Unresponsive and Neglectful Management If you're considering moving to Skylark Apartments, think twice. The management here is not only unresponsive but also completely neglectful when it comes to tenant concerns. I have documented proof that they routinely ignore emails, fail to follow up on requests, and dismiss legitimate complaints. Here are just a few examples: * Ignored Emails & No Follow-Ups: I reached out multiple times to schedule an appointment with a supervisor. She initially responded but never followed up, even after I sent two additional emails. A month later--still nothing. * Fire Extinguisher Neglect: Over a month ago, they sent a letter instructing tenants to leave fire extinguishers outside for servicing. My next-door neighbor's extinguisher was serviced, but mine was ignored. They later sent another letter implying tenants had "neglected" to comply--yet, over a month later, mine remains untouched. * Renters Insurance Issues (Repeated Negligence): They claimed they had no record of my renters insurance, even though I submitted proof. This exact issue happened two years ago as well. The problem? They are too lazy and careless to check their emails. I sent proof again, mentioned my ongoing frustrations to the person who called, and he promised to take notes. Nothing has been done since. * Maintenance Delays & No-Shows: I submitted two very small maintenance requests--nothing major. It took them over a year to send someone, and when they finally did, the repairs took three minutes to complete. Every time I have made an appointment with them over the past three years, they failed to show--except for once, in late June. * Unprofessional & Dismissive Management: When I have called the office in the past, I've been met with sighs, frustration, and outright refusal to communicate. I have always been polite and professional, yet I have been treated with nothing but dismissiveness. The supervising manager, Sarah Justus, initially responds professionally, but then disappears, and nothing ever gets resolved. When I brought my concerns up to another staff member, Jonathan, he simply told me that "changes are taking place in management." But I've been hearing that same excuse ever since the Prime Group took over Skylark, and nothing ever improves. To make matters worse, the security here is completely useless. They have admitted that management has instructed them not to knock on doors for noise complaints unless they can hear it from outside. This means tenants who are repeatedly disruptive--such as my upstairs neighbors, who stomp around at 12:30 or 1 AM, or really at any hour of the day or night--face zero consequences. I have lived in my apartment for 16 years and used to love it before the Prime Group took over. The previous management wasn't perfect, but they treated tenants with respect and kindness. They made me feel at home and took responsibility for maintaining the property. I was always treated well, and my concerns were heard. Now, under the new management, everything has deteriorated. Not once in 16 years has anyone asked if my apartment needs any renovations--new paint, fixtures, a refrigerator, or a stove. It's basic management responsibility to check in with long-term tenants, yet they simply don't care. I work long hours, and when I come home, I should be able to enjoy the little time I have to relax. Instead, I am constantly disturbed by my neighbors, while management refuses to take action. Why should some people have the freedom to do whatever they want at the expense of others? Why should my peace and tranquility be taken from me? If you're looking for a place where management actually listens to tenants and upholds basic standards of professionalism, do not move here. Skylark Apartments is a perfect example of corporate neglect--where tenants pay rent but receive no respect or basic service in return. read more

New tenants beware. The best part about living here are the views. Honestly, i only put two stars BECAUSE the majority of my tenancy was prior to Prime Group buying the property. The previous owners, while old school, took care of us. There was a definite community here. Since Prime has taken over, it's been a pretty terrible experience. Prime came in and tried to "streamline communication" by implementing an app that allows us to: pay rent, create service tickets, and communicate with management directly. However, any messages and service tickets are mostly ignored, but they successfully bill me for rent on time! We've lost hot water 8 times in the last 30 days, without notice. This blatantly violates California Civil Code 1941.1. I also put in a service ticket for a broken dishwasher that they closed because "they knocked on the door and no one was home". Even though, the service ticket clearly states to CALL for entry. We've also been down the pool in our unit for upwards of six months when it's clearly stated that the pool should be open year round. But rather than expedite the processes, Prime would rather have Kara's Cupcakes show up once a quarter to hand out free cupcakes to everyone. Hearts and minds 'Amirite???" Prime has undergone improving the way things "look" around the property, but the infrastructure is still a mess and requires more effort than they are putting forth. Yeah, yeah I get it we have a "WiFi Lounge"!(in a time when EVERY BODY has access to WiFi in their unit, but our water heaters don't work. We have new signs on all of our buildings, but there's sewage backing up in the laundry rooms. This is just a taste of what living here is like on the daily. Please re-think your tenancy here at Skylark if you're looking for a "luxury apartment home experience". read more

My move in process had a few glitches that were nobody's fault - just happenstance - Irving stayed with me through the whole process in a professional manner that made me feel safe, seen, and well taken care of. Every time I've entered the leasing office I've been treated with nothing but hospitality from friendly faces -warm and inviting- making me feel at home. There are mice in my apartment - I've notified management twice and they have done nothing to resolve the entry of mice in my apartment. I saw one scurrying into my heater vent once. Notified them they just put out traps and sticky paper. This past week again - woke at night to go in my kitchen and another one scurrying under my oven and then a dead one under my kitchen sink. This time they just left sticky mats out side my door. BEWARE OF RODENTS at SKYLARK before considering a move here. The Photo is the dead mouse under my sink - hopefully they will do the important and proper pest control work of sealing up the entries so I don't have to live in fear here. read more

I guess I now get to join all the other former tenant's who are fighting this shady company that puts profit above all else. They are horrible. Hi Marin County, Please note, Skylark Apartments was bought by a company called Prime. Since then, the new management has trample, disrespected, and abused residents. A good example is today, Skylark building 14 had no water for 8 hours. Not for an emergency repair but because of their fast and furious remodel. There was not a 24 hour notice. And that is how management rolls. Since the remodel started they have buldoses through tenants and continue raising rents in spite of all the stress and suffering caused to residents. Many in Skylark are senior and there are also disable tenants. Totally indifferent to management. Their way management operates at the office is manage is by not answering phones and by lying. I moved in 10/1. My apartment is beautiful looks out over the mountains very happy with the unit. What was a wonderful surprise was how nice the community is how welcoming the community is. Also, Mike Rojas was the gentleman that showed me the apartment and helped with the signing of the lease and all the documents. Also, Brianna in the office is very kind patient and attentive. The staff has been really helpful to me and I also had a gift of one months free rent after signing my lease so I think this is a very great place to live and I definitely recommend it. read more

Don't believe 5 star paid reviews. This place is corporate run and have more problems than it's worth cost to live here. You can talk with staff, or, leave messages which they flatly ignore. Constantly leaving paper notices stuffed in your door instead of general facility emails. Now, they are renovating multiple apartments not to motivate people to move here which was a quiet community, but to jack rents way up. Noise has tripled, day or night as the leave renovation equipment on all weekend. Do yourself a favor, find somewhere else. There are better places in north Marin. read more
