I rarely write negative reviews, but I feel an obligation to share this experience so other families can make informed decisions. My parents, both 86 years old, were long-term tenants. My father has Alzheimer's and reached a point where it was no longer medically safe for him to live independently. Their move to assisted living was not a choice -- it was a medical necessity. Despite extensive communication and documentation explaining these circumstances, the property management response was rigid, transactional, and strikingly lacking in compassion. The situation was treated purely as a contractual inconvenience rather than a human crisis involving cognitive decline and elder care. They also levied a "leasing commission" - $5500! - to re-rent the immaculately kept house that took exactly one day for them to re-rent. What was most distressing was not just the financial posture taken, but the tone: repeated legalistic arguments with no acknowledgment of my father's condition, no empathy for an elderly couple in crisis, and no effort to handle the situation with basic humanity. If you are a tenant who expects empathy, discretion, or flexibility when life takes an unexpected and serious turn, I strongly encourage you to think carefully before working with this property management company. read more

I worked with TPM in the spring and summer of 2025, and they were excellent. After living in a Mill Valley townhouse for several years, I needed to move out and then upgrade the place for rental. My goal was to secure reliable tenants paying market-level rent within a few short months. Lee Petty and his team were exactly the right folks for the job. They connected me with skilled, efficient tradespeople (electrician, carpenter, painter, professional cleaner) who did high-quality work at a fair price and had the place ready in short order. TPM also handled the rental listing and vetting of prospective tenants. Result: a beautifully upgraded townhouse that commanded the desired rental rate, inhabited by wonderful and responsible tenants who are well liked by their neighbors. I rented from Lee/TPM from 2011-2021, 10yrs! During this time I also rented out a home I owned in the Southeast US, so my review is in two parts. With regards to renting from Lee/TPM, my experience could not have been better. They have an online portal that allows you to pay your rent as well as make maintenance requests. Easy peasy. The TPM team is very prompt at letting you know they received a maintenance request and the details of when the work will be done. And they are always available by phone. As a tenant, you know where you stand with TPM. The lease is your contract and they abide by it, as should the tenant!! My unit was inspected annually, just a walk through to check on smoke detectors, fire extinguishers etc. I thought if it as a sort of "wellness check" for the unit. 48 or more hours notice was given both in writing and email. And this is my segue into the 2nd part of the review. As I stated earlier, I owned a home in the SE and rented it with a property management company there. In the 10yrs that I used that particular company, they apparently never did a walk through. Ever. When it came time to sell the home, I was faced with deferred maintenance out the wazoo and a hoarder renting my home. The kind of situation that gives property owners nightmares! That "wellness check" of a unit, that's for the property owner. I learned a little too late that no word from my management company didn't mean everything was OK with my property. It meant that the management company was NOT doing their job! So, if you are a Marin property owner considering TPM as a potential management company...do it! Look no further! Your home and your investment will be safe with TPM. Their name should actually be TPPM...for Tamalpais Professional Property Management. We just hired Lee to find tenants for our newly-renovated house in San Rafael. He was professional, thorough and responsive from the get-go. Overall, I have had an amazing experience with Tam Prop. I've worked with a few property management firms in the past - and most are pretty bad. Lee was always extremely quick on his response time not only before moving in, but also as the property manager after move-in. He accommodated to my roommates off-hour work schedules to give us multiple viewings of the home before signing the lease. Tamalpais Property management is great! I have a duplex in Sausalito. I'm a person with a busy life and I strive to remove and avoid issues that aggravate me.
