Do not fall for the renovated look of 11 Queensberry St. The building is literally falling apart…read more The management is even more horrendous. - Cockroaches from the 1st week of move-in. The exterminator comes once in a while to clean up traps full of cockroaches and set up new ones - the problem will never, ever be fixed, trust me. They live in the walls and pipes. They run around the kitchen and bathroom at night. My mental health during this period, wow. - Water shut down for 8+hours at a time (during the day) with NO notice. This happens almost weekly. One time, it happened 3 days straight. - Washers/dryers are so dirty - I wash my whites separately and they turned brown the first time I washed them here. - Management entered my apartment without notice to "check" my fire alarm "quick just 10 minutes." They then proceeded to drill holes in my closet for 4 hours (I was kicked out of my own apt during work hours). All my clothes got dirty and there were crumbs/particles on my bed. - Walls are super thin. You can hear every conversation, cough, footstep. - You will run into rats daily in the hallways, trash area, entrance, etc. - There are people going through the trash every night. You will wake up to hearing bottles clinking together and being dragged on the floor. The Copley Group has no respect for tenants. They will never pick up your calls. They will change the lock on you without notice (I was locked out of my apartment when I got home at 9pm so had to stay at a friend's.) PLEASE RUN AWAY FROM THE COPLEY GROUP. SAVE YOURSELVES.

Their masonry team recently undertook a back patio project where the bricks were crumbling due to tunneling below, and the team redid the patio with an emphasis on rodent-proofing with chicken wire to prevent future issues. I have been very impressed with Kyle Cabral and his team in their high competencies in managing my…read morerental property. As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

Nate invested significant time and effort helping us eventually find and then evaluate opportunity in the house we chose. Because the house was a fixer upper with significant work to be done, Christian, a licensed builder, provided incredibly helpful insight into the cost and the nature of the work necessary to bring the house up to date. Since closing, both he and Nate, continue to be very helpful as the renovations get under way. I provide a very high level of service to my clients and I expect that from other professionals. The absolute worst of the worst. They managed my building for two years and in that time we received fines from the city for uncleared sidewalks and complaints from vendors for unpaid bills. Ultimately they just stopped paying for the emergency phone in the building elevator seemingly because they just forgot? There was never an explanation or apology. That led to a failed elevator inspection with 90 days to reactivate the phone and install working fire extinguishers. In that time they took literally no action and didn't respond to repeated emails and calls from residents and vendors. Then the city shut off the elevator.... Needless to say, avoid at all costs
