I wrote two emails, made phone calls and visited the office trying to correct their error only to be told that the manager not in office ( TWO WEEKS!!) In addition, they charge for valet garbage pick up that only works sometimes ... in two months they failed to pick up my garbage 8 times!!! Called office and was given instructions to take it to the dumpster when they did not do it... then, I ask... why am I being charged 30 dollars monthly for the service? The place is infested with palmetto bugs, they send the exterminator and the next day they appear in my apartment again... it is awful. While I am writing let me also mention that the cleaning service they have before you move in is awful. I have had to clean on top of appliances, top of window treatments, floor full of paint spots and the dirt appeared to have been overlooked for a while. This place is not the nice place it appears to be from the outside! I am horrified at the idea that I signed a 15 month lease and have 13 months to go!!!!

She walked us through the whole process, and then did a detailed walk through of the unit when we moved in. The minor issues with the unit were dealt with very quickly. Last month, our water heater died on a Saturday night while we were both working. We came home to a note from maintenance that it would be fixed by Monday, and sure enough, by the middle of the day, the new heater was installed. Paying rent and requesting maintenance is incredibly simple through the resident portal, and I honestly get a lot of peace of mind when they send out community reminders about maintaining the space that we all share. The new paint job and continued beautification of the community give me confidence that this company cares about making this a quality place to live. I've rented in a fair amount of cities and states, and San Michele is by far the best apartment and management that I've experienced so far.

My townhouse at 10X at Weston currently has an active roof leak in my living room, kitchen as well as leaks coming thru the baseboards in my master bedroom, and master closet. Brown, discolored water has been dripping from the ceilings and onto my floor and area rug. The leak has still not been resolved, and I have now been living like this for four days. They had a roofer come out yesterday to supposedly fix the issue outside, however, after the roofer left and it started to rain, the leaks were worse! I had continued dripping in the living room for hours even after it had stopped raining. Not only has the issue not been resolved, but I can't sleep in my bedroom, nor utilize my closet, living room and now my kitchen. As the contaminated brown water is dripping on the countertop. I have been unable to use four areas of my townhouse while continuing to pay full rent. It is extremely frustrating to be paying for a home that I cannot fully utilize because of an unresolved maintenance issue. When emergency maintenance responded to both leaks, they were at my home for less than 90 seconds. They took a photo of the leak and left without removing any of the standing water, using a wet vacuum, or taking any steps to help minimize the damage. I was simply expected to use my own buckets to catch the leaking water and own bath towels to clean up the brown contaminated pooling of water, while waiting for a permanent repair. I understand that unexpected maintenance issues can happen, but how management responds is what matters. Four days later, I am still waiting for the leaks to be repaired and for the damage to be addressed. Better communication, urgency, and follow-through from management would have made a significant difference. I sincerely hope management at 10X at Weston resolves this situation as quickly as possible. If they do, I will gladly update this review to reflect the outcome.

But the infrastructure lacks parking, so it doesn't matter how well it's maintained; the walkaways are disconnected, the gym is too small and old, and they have not reopened or refurbished things for too long. The sports courts were renovated and somehow turned into trash within months. Too many "visitors" were using them. The main problem is that the gate is always open, making parking inside a nightmare, causing overflow also around it! You might never have guests because there will be nowhere to park. The transition to 10x didn't help at all. Be aware that I didn't like the assigned school, and had to go for the School Choice program to get the really good schools in Weston.
