Rental Experience Review - Bradley Properties, Sierra Vista, Arizona This review reflects our personal experience renting a home through Bradley Properties in Sierra Vista, Arizona. We rented through Bradley Properties for a one-year lease, and unfortunately, our experience was disappointing. At move-in on March 1, we did not have hot water for approximately three weeks. This was during cold weather, and going without hot water for that length of time was very difficult. The overall condition of the home at move-in appeared poor. The grass and weeds were overgrown. The carpets were heavily stained despite having reportedly been professionally cleaned. The vinyl plank flooring was damaged and uneven. Several kitchen drawers did not have proper slides installed and instead scraped directly against the wood frame, creating sawdust that would fall into food. The kitchen cabinets themselves were visibly pulling away from the wall, which raised concerns for us about how securely they had been installed. Maintenance during the lease was slow in our experience and often required us to coordinate directly with contractors ourselves, even after providing written consent for entry. At one point, the carbon monoxide detector was left beeping for four consecutive days before the issue was addressed, which was concerning from a safety standpoint. When the microwave failed, it took nearly a full month for a replacement to be installed, during which time we were without a microwave. The replacement unit appeared to be a very low-cost model. During normal use, the bottom trim piece came loose. We submitted a maintenance request two weeks before move-out when this occurred. Despite this, we were charged $30 at move-out for the repair. Based on our experience, the issue appeared to stem from the quality of the replacement unit rather than any misuse. The pool service was another ongoing issue during our tenancy. The pool was frequently not in swimmable condition, and we found a dead bird in the pool approximately once a week. At move-out, the lease required tenants to pay for professional house cleaning, professional carpet cleaning, and a paid bug inspection, in addition to automatic re-keying charges and keeping utilities on after surrendering possession. We complied with all of these requirements and provided receipts. While many of these policies may be written into the lease, our overall experience felt heavily administrative and less service-oriented than we expected. I was a renters and they evicted me because I complained about the mice infestation in the trailer I rented. They sued me and my 17 year old daughter. Which I thought was illegal to sue a minor. I would never recommend them or the people they work for Which is the owners of EAGLES PLUMBING! Please beware that 694 E Leslie Street is infested with mice. I had to trough all my stuff away. I was sick the whole 1 and and half I lived there! read more

these inhuman people have just made 6 low income family's in bisbee az where it is hard enogh to find affordable housing with to many air bnbs and vacation homes runing locals out of there own town and i am one of these familys they mad homeless me my fiance and our 2 boys our 1 year old and 6 month little guy now we staying on a family members floor cause these out of town realestate agentcy want to switch us between 3 diferent managers in the 1 year we did live there and the this fourth one comes in booting out all low income families what gives aint there any heart in this world any more hope bradly Bradley for Rotts in hell and the house was literd with black mold took them months to do anything and when they did they just painted over it and out side roof about to cave in my 2 little boys have to stay with family caus they wand to evict low incom families all over bisbee az and we were paying 900 a month for a house only worth 500 a month easy do not eber rent from thease people dont sell ur house throgh them and please somone put thease guys out of business all these revies ar bad with only 3 hilariously positive ratings dont ever rent 27 douglas Rd. bisbee az 85603 it literally got black mold out ass and needs to be tore down read more

I have had my property managers by Bradley Properties since 2005. I have read complaints from renters but they are misinformed. If you don't know, the owner has a big role if the property is fixed or not. Too many people blame Bradley. It's really the people who own the property if the property is fixed or repaired. I have had few complaints for the past 8-9 years with this management company. read more

Tenants and home owners beware! This is by far the most dishonest and shady rental company I have ever worked with. Maintenance was always blamed on us and took forever to get anything fixed. We dealt with an over flowing septic tank for 2 weeks before they finally had someone come out and pump it. The company that pumped told us that the system was simply over full. A door that we paid to have fixed, took almost 6 months for the to fix it still! And finally, they're supposed to check the home once a year, they never inspected the property until we had been in it for about 19 months. With that inspection they told us the toilets were unacceptable because of a hard water ring that had always been there, and the dishwasher was unacceptable (even though the dishwasher has been broken for a year) because of "calcium" build up. They used this in order to get us removed from the property, displacing a family of six for no reason. I have emails from the office stating in February that they, not the owner, had no intentions of removing us from the property. We got a 60 eviction notice in April, so nice. Then I get conflicting information from the office on why we we're able to renew the lease. The first time I asked, the secretary said that the owner wanted to remodel and fix the place up and rent it again down the line. Then I ask a different guy, and he tells me the owners requested we leave. Yet we have never had an issue with Bradleys or the owner, never late on rent, maintained the house the way we're supposed too, and so on. I highly suggest usuing anyone else besides Bradley Properties. read more

Didn't have much of an issue with Bradley (during the renting process) just the homeowner refusing to repair or replace anything. We were ok renting a property that needed a lot of repair under the assumption we would leave it in better condition than we left it. Upon move out we realized they were going to hold us liable for all damages and disrepair to the property even though it was present and recorded upon move in. The women helping Randy Bradley conduct the inspection was very unprofessional and took offense at anything my wife or I said, very unnecessarily combative. I feel my attempts to get a return on my deposit will have to go through small claims court, which in AZ is a simple process. Sad but necessary. I wouldn't recommend anyone renting from this agency. read more

Bottom line up front: IF YOU ARE MILITARY, DON'T RENT WITH THIS BUSINESS! Even if you're not, avoid them at all costs! I'm probably just echoing the majority, but these guys are as shady as you can get. Don't use them if you want a business that will be clear and transparent with their actions. You'll most likely lose any deposit money you put in on the front side as well. Whatever you don't document they will dock you on, what you do document they won't fix and then try to get the next person on. We were there for 9 months and documented all of the broken things on day 1. Countless work orders put in during our time there and none of it was fixed by Bradley. Sierra Vista is a military town with a lot of turnover. Bradley will take advantage of the high move out rate to prey on military members who are on orders. At our move out inspection, we were told that all deliberations would be made independent of the agent they had actually doing the inspection. She could only take 'pictures' and someone else would make the determination. This way, you would have a very hard time fighting them on any claims they make against you when you're 3,000 miles away. They money took off our deposit and gave us sham receipts from businesses that neither existed on Google, Yellow Pages, or Better Business. When we reverse googled the phone numbers of these 'legitimate' businesses, it led to cell phones. When we did a reverse google search on the business addresses, we found residential addresses. We asked for business accrediation to prove they were legitimate, just got stonewalled. On top of that, the receipts charged 2-3x more than market price for cleaning and yard work. I should have known better than to risk renting with these guys. When you have a bunch of 1 stars and a couple of 5 stars, it's probably likely that the 5 stars are fluffer reviewers and the 1's are people who actually dealt with them. I'm military. To any military members looking for housing in this town, please be wary of this business. read more

I wish I could give Bradley Properties zero stars. We went without heat for two weeks in December and without air conditioning for eight days in May. In December, our property manager said she "Could not call the owner internationally," which is why we were freezing for two weeks. Thank goodness we did not have a small child or elderly person with us who would have gotten sick due to the cold! They will drag their feet on responding to your needs and will not return your calls - YOU have to call THEM to make sure THEY do THEIR job. Our property manager admitted herself that she did not know about the property - to the point of asking me what our rent was when she was walking a potential new tenant through the property. I seriously doubt they looked at the property condition report, especially since I wrote "Please show how to use...." about fifteen times on the report. The final straw was when I was charged out of my security deposit for a replacement shelf for the refrigerator that I had asked them for a year ago and they had refused to put in. I find this absolutely outrageous and am VERY glad my relationship with them is over. There is an obvious lack of communication among the staff and they obviously do not care at all about their tenants. Their relationship with the Better Business Bureau must be a joke, as I'm surprised they're still in business. read more

I understand that their main client is the owner of the home; however, if your customer service towards potential tenants is poor, you'll without a doubt lose potential clients. Example - I asked for schools within the area, I was told to look it up myself. My messages never went through and last but not least not good with keeping appointments. read more

This review is based SOLELY on help with finding a rental home. I did not have any experience with this business for property management. Face it, Sierra Vista is a property owners' market and most realty and property management companies could care less about customer service when it comes to finding a rental home. I dealt with Bradley Properties for a couple of days. Of five companies they were one of two that had someone in office to answer my call and were more than agreeable with showing properties. read more

If I could give Bradley Properties a lower rating I would. They were very unresponsive with issues while we lived there. Their Tenant agreement is 7 pages long to include ridiculous charges such as rekeying after a tenant moves out. And a list of "preferred vendors" that charge an arm and a leg for move out cleaning. God forbid you don't use someone on their list because then they charge extra upon move out for the smallest issues. Don't expect to get your full security deposit back if you rent with BP. To counteract a few of the negative posts on here.. we had a wonderful experience renting from Bradley Properties. 1. My husband is military and we had to break our contract early. We had no issues or back lash in doing so. I would disagree with the warning from a previous post about military not renting from Bradley Properties - no issues whatsoever. 2. Our requests for repairs were answered promptly and fixed correctly within an appropriate amount of time. 3. Our rent was affordable and not outrageous. 4. All of the employees are very sweet, knowledgeable, and easy to get ahold of. The online portal Bradley Properties uses is a great way to pay your monthly rent and access other information. 5. We received ALL of our deposit back after we moved out (including pet deposit for our three animals.) We did not have to put up a fight about our deposit being returned either! We took care of the house while we were renting it and cleaned it thoroughly when we moved out. End of story. 6. Bradley Properties does have potential renters come by once you submit your 30-day end of lease paper. So, if you aren't into random people coming into your home then you should inquire about this if you are planning on renting from Bradley Properties. We only had one potential renter come by when we lived there so it wasn't a problem for us. Overall, we were happy with Bradley Properties. I was initially wary about renting from them because of some of the negative reviews online but would gladly rent from them again. I hope this review helps, good luck house hunting! read more

Literally THE WORST! DO NOT RENT from this company. When we moved in, there were a few maintenance issues and it took them MONTHS to fix them because they "Didn't have enough money for repairs." This didn't just happen to me, my friend who also made the mistake of getting a house from them, moved into a home with carpeting the reeked of dog urine. Same thing, they wouldn't repair it for weeks because they didn't have enough money. They also will come into your home and, without your consent, take pictures of your house and everything you own. Upon our move out inspection, Tami, REFUSED to answer any questions we had. She rolled her eyes at me when I had a question and then ignored me. They took pictures of A TINY BIT OF DUST on one of the blinds and said they would need us to pay for whole home cleaning. They also refused to give us a copy of our move out inspection. We are contacting an attorney to handle it from here on out. read more

I absolutely loved renting through these guys. They were very punctual with repairs, had awesome customer service, and their website made it very easy to pay rent. I rented through this company for 3 1/2 years and whenever we had an issue they resolved it. They're easy to work with. I would recommend them to everyone. read more

Do not EVER rent from this company. EVER!!! They love to evict their residents with no reason why given and VERY short notice. When we asked why we were being forced to leave, (because we were floored!!! We always paid rent on time, never complained about anything, and passed all inspections with flying colors). So when we asked why we were being forced out, they said "oh you're not being evicted, it's just a Non-renewal of your lease." Ok... but WHY can we not renew our lease? Well three separate stories came out of the receptionist mouth in the next 5 minutes. 1. "The owner wants to do something different with the place." Ok so like a remodel then??? 2. "We're selling the property, and Bradley properties will not be managing it after November 1st." Hmmm... can we talk to the new owners? 3. No. The current owner needs your house to move a family member into it. Ah-hah!! So why didn't you tell us this first? Why the other lies? Yes, they were LIES because you don't move a family member into your house when you're in the middle of selling it, and you didn't remodel ANYTHING because someone else was already living there TWO DAYS after our move out. Thanks for ruining my families holiday season! All of our Christmas money was wasted on moving expenses. Real nice company you have there Mr. Bradley. You evict good residents and families with children with no reason given and no notice to get finances in order. I hope your new tenants absolutely trash the place! read more

I've read several negative reviews about this leasing agency and I am so glad I did NOT let it detour us!!! We are currently renting from Bradley Prop and we have absolutely no complaints! We have had to put in several work orders and every single one was addressed immediately!! I'm not sure why these other folks are having issues... We have had none. I can honestly say, so far this is the best/easiest leasing agency myself or my husband has ever had to deal with. read more

One of the worst property managers I've ever had; they don't check on your property! In the six months they managed my property, they checked on my home one time and that was only because I told them I was coming to visit. Their pre-check revealed an issue with the landscaping on the property not getting water; the sprinkler system wasn't getting power and what do they do? Nothing! They send me a note saying the plants don't look too good; lost at least a thousand dollars in plants. They are horrible, I fired them as soon as I saw the property. What's more, in speaking with the tenant, he's made a number of calls to them about various minor issues that were never relayed to me!! Horrible, just horrible! read more

As a continuation to the never ending drama that is Bradley Properties, I feel I may have to go ahead and file a small claims lawsuit. They legally have 3 weeks to return rent deposits. After charging us an unfounded $85.00 cleaning fee they have failed to return our deposit. They claim that they mailed it out so my husband asked if they could reissue the check. They charged him a $25 fee to do so that was 3 weeks ago and they we still have not received our check. I am now realizing that I will have to go back to Arizona and actually file a law suit in order to get our money returned. Apparently it is ok to violate the law if you are Bradley Properties. FYI, we moved out the last week of March so they have held our funds hostage for going on 3 months. read more

Bradley properties have managed our property for nearly ten years. I would highly recommend them to anyone who is thinking about purchasing an investment home that want to lease it. They are very friendly to military people and that is good because my son is a nearly twenty year veteran and they need all the help they can get. I would not recommend ANYONE going through this company for rentals! I found a beautiful home and the Property management team rented it to me smelling like cat pee, back patio thick with grease, and water damage under sinks including many more issues. I lived in this house for 2 years with my three children and took awesome care of the home. I was able to remove the smell of urine from my sons room, pressure wash the back patio and fixed the water damage all myself. It took forever for them to come fix our ice maker. It was like fighting with a two year old. I finally got fed up and moved out. I cleaned this house from top to bottom leaving the house in a better condition than when it was given to me and the property refused to give me my whole deposite of $1800 back. I believe its because they didn't have it and spent it. Randy, the property manager, was absolutely rude and stuck up as he walked around the house white glove testing the entire house! He spoke down to me and had no problem talking about himself and his family the whole time. Again, this house was given to me looking like a shit show and i spent a week deep cleaning into perfection and he refused to give me my deposit back. Nothing broken. Stains were removed from carpet. He blamed it on having a professional come in to clean the back yard of its weeds! Over $500 on weeds? Weeds that were picked and cleaned out a week prior? Do not deal with this company. They are thrives, rude and very unprofessional. They will take advantage of you and sadly my sister has recently rented from them and is now going through the same as I did. DO NOT RENT FROM BRADLEY PROPERTIES! Do a little research here and on Yahoo and other sites to see that these people are professional thieves. At first they are helpful in renting to you. Once you rent, they will quickly forget you, never do any maintenance or fix anything you check off on the move in inspection. The people they send to do maintenance are incompetant and untrust worthy in your house. The owner Brad is totally unprofessional stating that he is not responsible for the maintenance people because he only contracts with them. When you move out the Mexican lady in the office will insinuate that if you don't use her suggestion for house cleaning then you will not get your deposit back. Sure enough, no matter how well you clean it will not be good enough and she will have the house cleaned by her (friends, relatives) cleaning business and get her cut out of your deposit. Even if you have good records and pictures of the poor condition of the house on move in, they will say you are responsible and they will charge your deposit for conditions the house was in when you moved in. Read the reviews, they are all consistantly saying the same thing about how bad BADLEY Properties is. Save yorself the headaces and your deposit and rent somewhere else. read more

I wish I could do zero stars. Bradley Properties is the worst property management company. We have been asking for a month for our trees to be trimmed and supposedly they were supposed to actually do the work end of last week. Of course they didn't show up. This morning at 7:30 am Walley and Mike from the City Works dept rang my door bell telling me the trees needed to be trimmed. I called Bradley Properties while they were standing there and left a message. When they called back I was again given the run around with the blame being put on the weather. Really? What about the 3 weeks prior to that? Supposedly they were working a big job in Hereford. My rent has been paid on time for 2 years, do I not deserve the same respect and courtesies as other tenants? It took them 18 months to fix the sliding back door that repair was requested on the day of move in. Last summer a tree had died and was cracked in the back yard. I asked for it to be removed along with another from the back yard. They removed half of the tree! Now the other half is broken and laying in the back yard. Add the broken tree to the trees hanging over the fence we can't use half of our back yard! The roof is leaking in the garage, it has created a mold issue and water drains thru the wall so badly it covers the bottom of my shoe. The roofers looked at it and said they're still waiting on Bradley Properties to give them permission. In the mean time mold reaches from floor to ceiling about 3 feet wide and spreading. When my husband called the Bradley Properties manager Randy said he called the city and no one was at my house today about the trees...yeah he called me a liar. The master shower had cracks in it when we moved in, we asked for it to be fixed. The repair man that came out said it just needed regrouted. Great simple fix! Until they waited 18 months to actually fix it! They waited so long that they had to replace the entire shower. Beware people if you are dealing with this company they are more concerned with putting money in their pocket instead of taking care of your property. When we first started looking online in the Sierra Vista, AZ area they wouldn't return calls and were unable to transact business online. They required the application to be mailed in, wouldn't accept a credit or debit card for payment and never in 2 years of renting with them have they answered an email. read more
