    Rental Experience Review - Bradley Properties, Sierra Vista, Arizona…read more This review reflects our personal experience renting a home through Bradley Properties in Sierra Vista, Arizona. We rented through Bradley Properties for a one-year lease, and unfortunately, our experience was disappointing. At move-in on March 1, we did not have hot water for approximately three weeks. This was during cold weather, and going without hot water for that length of time was very difficult. The overall condition of the home at move-in appeared poor. The grass and weeds were overgrown. The carpets were heavily stained despite having reportedly been professionally cleaned. The vinyl plank flooring was damaged and uneven. Several kitchen drawers did not have proper slides installed and instead scraped directly against the wood frame, creating sawdust that would fall into food. The kitchen cabinets themselves were visibly pulling away from the wall, which raised concerns for us about how securely they had been installed. Maintenance during the lease was slow in our experience and often required us to coordinate directly with contractors ourselves, even after providing written consent for entry. At one point, the carbon monoxide detector was left beeping for four consecutive days before the issue was addressed, which was concerning from a safety standpoint. When the microwave failed, it took nearly a full month for a replacement to be installed, during which time we were without a microwave. The replacement unit appeared to be a very low-cost model. During normal use, the bottom trim piece came loose. We submitted a maintenance request two weeks before move-out when this occurred. Despite this, we were charged $30 at move-out for the repair. Based on our experience, the issue appeared to stem from the quality of the replacement unit rather than any misuse. The pool service was another ongoing issue during our tenancy. The pool was frequently not in swimmable condition, and we found a dead bird in the pool approximately once a week. At move-out, the lease required tenants to pay for professional house cleaning, professional carpet cleaning, and a paid bug inspection, in addition to automatic re-keying charges and keeping utilities on after surrendering possession. We complied with all of these requirements and provided receipts. While many of these policies may be written into the lease, our overall experience felt heavily administrative and less service-oriented than we expected. Based on our experience, we would encourage prospective tenants to carefully review the lease terms and ask detailed questions before signing.

    Chris has been managing my property for four years. Chris and his team have provided poor service…read moreoverall, and at times have been combative at even the smallest amount of concern expressed by me as the owner. We've only stayed with the team this long because we are so far away and did not want to be inconvenienced looking for a new property manager. In general, Chris and team have been slow to respond to communications related to concerns, and Chris has refused to communicate by telephone. Rather than work through issues, Chris would rather drop clients. That has been a standard go-to tactic - to "offer" to release me early from my contract whenever there is a problem rather than solve it. Chris and team have been slow to get authorized work on the home completed as well. Chris's team also refuses to work through home insurance plans, often resulting in minor expenses costing more than would otherwise be required. More recently, after a tenant move-out, Chris and team failed to bill the previous tenant for damage to my home, and rather than take responsibility for the oversight provided three separate lies attempting to put responsibility on me as the owner. When I challenged him, he dropped me as a client. (More details below.) I'm frankly happy not to work with Chris or RE/MAX further, and I hope folks consider other property management options in Sierra Vista. Hickman's team is the most expensive and has terrible customer service. Detailed accounting of the move-out expense issue (reported to ADRE, AAR, BBB, & RE/MAX, LLC): In May 2018, a tenant moved out of my property at 3418 Plaza Candida, Sierra Vista, AZ, which was managed by Chris Hickman's team and for which I had been in contact with Elizabeth Raker. After move-out, I received a work-order and estimate for carpet replacement in one of the bedrooms in the amount of $453.70. The replacement was required due to a stain on the floor that could not be patched or cleaned, and was being billed to the owner. I immediately asked why this should not have been a tenant expense. I received three separate answers, all of which were untrue, which follow: 1. The stain was already there. Elizabeth Raker told me that the stain had been there prior to the tenants moving in. As evidence, she provided two photos that she claimed were taken at two separate times, one prior to move-in (in 2014) and one after move-out (in 2018). The two picture were obviously taken on the same day, and forensics analysis shows that both pictures were taken after move-out. Additionally, the PCR that the tenants competed in excruciating detail at move-in included no reference to a stain on the carpet. In some circumstances I might accept that this assertion was in error, but since Elizabeth attempted to claim two picture taken in May 2018 were actually taken four years apart this is an attempt at fraud. 2. Roof Leak. The second explanation for the stain was that there had been a roof leak in the bedroom in question. This explanation was per a phone conversation with another team member whose name I did not record. She explained that the water from the roof leaked onto a piece of the tenants' metal furniture, which subsequently stained the carpet. I advised that I had no records of a roof leak. The representative promised to get back to me, and did not. 3. A/C Condensate Pan Back-Up. The third explanation came from Chris Hickman. He told me that there was no roof leak, but that the stain was attributable to an A/C condensate pan back-up in 2015. There was such a back-up, but it impacted a different room. The back-up ruined a section of wood laminate floor in a separate bedroom, and we replaced that floor with tile. The two bedrooms are not adjoining, and it is physically impossible for the A/C back-up to have impact the room with the carpet stain. Once we had determined that none of the explanations provided were correct, Chris Hickman offered to pay 40% of the cost of replacing the carpet ($200) "for the confusion." When I explained that I did not accept this, he terminated our contract. He provided written notice on 2 June 2018 that his office would no longer manage our property after 30 June 2018, which is itself a violation of the terms of our PMA (it stipulates a 30-day notification requirement). To recap, after failing to withhold funds from the previous tenants' security deposit for a stain that they caused and that required replacement of carpet in a full bedroom, Chris Hickman and Elizabeth Raker offered three separate explanations to charge the cost to the owner, all of which were untrue. Elizabeth Raker deliberately attempted to deceive me by claiming two pictures taken on the same day were taken four years apart, no suitable explanation was given for why this stain should have been an owner expense, and rather than cover the expense Chris Hickman simply refuses to manage my property, and terminated his service with less than 30-days' notice in violation of the PMA.

Over the yrs obviously I had a few maintenance issues which were mostly cheaply fix but fixed. I had a leak in my primary bathroom shower in September 2022 sent in my maintenance request. This is when my problem began. I called the maintenance phone number numerous times-no call back ever. Weeks later my husband calls and talks to the one of two ppl that works there still no help-Literally I have no clue what ppl do or don't do in this office- but last time I checked a leak is a major issue. Months go by and I had one roofer come by to have it checked. There is no communication from anyone for months, my roof is still leaking even when it's not raining. I come home from having my appendix removed in April 2023 with a knock on my door saying they are replacing my roof. Awesome communication and timing from all parties. The roof was replaced but there is possible mold and water damage, which makes sense after 7 months of a leak. A representative from the owner came to my house and said he was willing to help make improvements on my rental. This did not happen. Had a mold inspection and he couldn't give me the common courtesy to say if there was mold or not. There are other house issues but this is my main concern. You shouldn't take money from a tenant when u can't fix leaks, possible mold and water damage. I hope this post will help change this how this company deals with maintenance issues. This could have been different story if there was proper communication. Sorry SMS properties your not getting the 5 star review as u requested. Such a joke.

We were blessed to find them and get the finest home buying experience possible.

Its unfortunate this company has such as large share of the market in the area. They are horrible to work with and will scam you for every penny they can. Don't expect to get any of your security deposit back unless you take detailed pictures of every single thing in the house and document it on your move in checklist. They work with the homeowners and local repair companies to put as much cost of repairs / replacements / upgrades on the tenant as possible. Additionally, they charge outrageous amounts for normal things like filling nail holes and reapplying paint. In my house...you could see the rushed, cheap patch work done on nearly every wall..so its not like they're actually doing anything well. Furthermore, their response time for issues with appliances is horrendous. We were without a working fridge/freezer for weeks, and had a similar experience with the washing machine. There is no good will from this company, even if you try to reason with them and do them favors (I repaired the broken fridge and saved them time & money after they valued the damaged fridge at $1800). They also expect you as a tenant to take care of things in the house that are not a tenant's responsibility anywhere else I have ever lived. I would like to say this is an isolated incident and that I had a bad experience but I worked with numerous people who had very similar experiences. I am a successful engineer and rarely speak bad about anyone but this group effectively made these issues personal. They are greedy, unfair, unjust, and are borderline exploitative. If it was worth my time, I would pursue legal action just to get my security deposit back.
