Other places either required more than one night or are too pricy for what I'm looking for just for a night without bringing much items (small rooms). No fridge and no toiletries (just bar soap) - so bring your shampoo and conditioner. Towels and toilet paper provided. There was also a basic and small hair dryer hanging on the bathroom wall. My room was clean, sheets were fresh, and it was quiet even on Sat night. I didn't need to use my noise cancelling machine which I always bring just in case when traveling. Jan offered to take me to places in town if needed however I didn't need it this quick trip. I also felt safe in the motel. Jan lives next door and mentioned there have never been any break ins. That was important for me since I was traveling alone. I would love to return another weekend with my fiancé or maybe some family if they're able to book the next door rooms.

Beyond the perfect location for walking to the historic sites, and eclectic shops offered (as well as a fine dining option within steps) the hotel itself is exceptional for its cleanliness, modern decor, spacious rooms and warm staff. Has Choice Hotels really turned the corner? Wifi - fast; Towels - absorbent; Rooms- spacious; Staff- spectacular. not a doubt, I can recommend this place with no reservations. now one tip- the accessible room showers have the water barrier too close to the curtain, causing the fine tile floor to be wet and slick. they give plenty of towels in the bathroom to use, throw them down in advance.

Everyone here from the check in counter, the housekeeping and the breakfast service was polite, friendly and just plain nice. The hotel itself seems quite new. The room was very clean, and the hotel itself was very quiet. Rooms seemed quite soundproof, though it was not full when we were there. Breakfast was good with lots of hot options (eggs, meat, and baked cinnamon rolls) and the pancake maker on demand a highlight. Every time we have strayed from Marriott I have regretted it. Not this time. We would absolutely stay here again.

The room was warm and foul smelling, but the ac cranked, which alleviated most of the stink. Upon further inspection, the room was nothing short of gross. Brown splashes on the wall across from the toilet, & mold and evidence of bedbugs on the mattress. I discovered the brown nastiness soon after arriving and called the front desk to request it be cleaned. They DID clean it, but left the dirty rag they used in the middle of the room on the floor. My grandson is 2 months old and there was absolutely NO WAY we were sleeping in those beds. Long story short, after requesting and being denied even a partial refund, we were told to contact Expedia. I was given a refund for 1 of the 2 nights (from the hotel) and told that's the best they can do. Honestly, I'm impressed we received that since most hotels will fight tooth and nail before providing a refund. (They must know we had legitimate complaints) I'm baffled by the high rating The River Edge Inn currently maintains. I would certainly never recommend this place to anyone.

Innkeepers Jodie and John have left nothing to chance and in her own words, Jodie says that she learns something new with each new visitor, striving to accommodate every want and need. For example, when a guest complained of not having a specific blend of tea, Jodie made sure from that point on to have a wider selection. This attention to detail is evident from the moment you walk through the doors of the stately Victorian, originally built for the first mayor of Colonial Beach. The owners wanted furnishings to match the time period of the majestic home, but didn't want an overly feminine look as is common with Victorian decor. They found a perfect balance. Plush furniture in the living room (it's like sitting on a throne!) in muted colors with antiques and historic paintings on the walls. I imagine the owners going through each room, as if they were guests themselves, anticipating every possible need a visitor might want. There is a shoe rack at the door, earplugs next to your bed, and every type of sweetener (sugar, raw sugar, sugar substitute), coffee and tea you could desire. There was even a special dark colored, plush towel for removing makeup so I wouldn't feel bad mucking up the white ones. Speaking of towels...they are just one more attention to luxury detail. Super fluffy and absorbent. Bathroom rugs are like walking on a cloud. My room even had a whirlpool tub! The bed is so soft and has so many pillows, you could spend your whole weekend right there. Freshly baked homemade cookies greet you upon arrival. Breakfast (prepared to your liking) is served in your room. (My room had two separate seating areas, in addition to the bedroom. Queen for a day!) Jodie and John were so kind, warm, accommodating and helpful. I can't wait to go back!

In addition to every necessary amenity, I was also able to be super efficient at work as the internet was very fast and reliable. Jody was the absolute best host anyone could ask for. She was friendly and knew what I needed before I even asked for it. She was an amazing cook also, preparing the best cedar plank salmon I have ever had! All her meals were freshly made and delicious, accompanied by fresh herbs and veggies from her garden. I have definitely found my go-to place to stay when traveling to Colonial Beach!

The grounds are nice and it was fun to explore the place since we're here longer. We're slightly disappointed with the guest house though. It's fine and clean but pretty plain. I was assuming staying at an inn at a historic place that the guest house/inn where you're staying would be historic. It's not. The guest houses look fairly new and built as a way to just get people to stay here to get money for the place. It's not a B&B or really very charming at all. It's actually fairly corporate looking and feels impersonal. You cant check-in until 4 which is kinda crazy. When we got here there was a vacuum cleaner with the cord in front of our door that we had to move and a cleaning rag on the table outside our door. It's like the cleaning crew just said "screw it...I'm out for the day' and left their stuff there. They were still there the next morning. When the cleaning crew did do our room they didn't wipe down the sink, do anything with the towel/washcloth on the sink. We had a couple of tea cups on the night stands that they didn't take away either. There is a kitchen for shared use in the house but you are expected to put dishes in the dishwasher which always seemed to be running. The walls/ceiling are pretty thin as you can hear every bit of sound in the place. The continental breakfast is ok but they had one guy in the back and nobody clearing away dirty dishes so tables you might want to sit at you couldn't. Also, nobody was making sure the juice carafes were filled so they say empty while we were there. All in all I expected a lot better from this place considering the location and name but I cant complain too much due to the great living social deal I got. I wont be coming back for a romantic weekend where there are so many better places.

The door to the building doesn't lock or close very well. Don't expect any privacy. The building has no furniture, except a bed and a lecture stand with a slanted top. No night tables or a TV or a mini-fridge. Probably got stolen when the door quit closing all the way. Breakfast has changed from some of the reviews posted here. We were offered a couple of danishes and pastries, cut in half and some fruit and store-bought granola. Jim announced that the coffee was gone at 9:30 and he had no plans for making any more. "Whoever needs it the most can have the last little drop!" I don't know if they lost their food service license or just quit bothering to live up to the "Breakfast" part of their name. The rocking chairs on the lawn ARE lovely and have a peaceful view of the river. Until about 2:30 when the tourists show up with their fast food and spend the day drinking wine. So we went into Leonardtown which is about 45 minutes away and looks like it was deserted when PAX River AFB downsized. Don't bother with the Point Lookout lighthouse either - there's a big chain link fence around it. If you are looking for someplace to eat your roadside lunch while enjoying a free wine tasting, Woodlawn has it all. If you're looking for a romantic weekend for two - stay home.

The fact that they send you a code remotely to check in is convenient, but not having a regular on-site person to talk to felt a little strange. The kayaks they offered looked a little old but functional. I didn't get around to taking one but other people did and it looked like a nice little inlet to kayak in. Our toilet clogged several times. Luckily the first time the cleaning lady was on site and provided us a plunger. The shower drained so slowly that it would fill up with water every time we used it. Housekeeping service was non-existent. Our trash piled up and after two days we had to track down a maid to get fresh towels. I'm assuming she was there to clean a recently vacated room as that was the first time we had seen her since day 1. When we initially checked in, we were given only two towels, one washcloth, and one hand towel. Cleanliness was also a big issue. We battled gnats the entire stay. Also, when we first walked in, I ran directly into a spider web, which we shrugged off, but on the last day, a spider crawled into my husband's ear while he was sleeping! That was absolutely horrifying. The grounds of the hotel were equally neglected. The flowerbeds were overgrown and looked like they hadn't been tended to in ages. The outside trash can was overflowing, with room trash that guests were emptying themselves. If you are looking for good food, head to Salt Waterfront Kitchen down the road.
