She was prompt in getting back to us with any questions and with setting up viewings. When it came to negotiations with the sellers of the home we wanted, so was very proactive! Our buyer's agent, Matt, was just as great! She is a local and knowledgeable about what neighborhoods are safe, which was a huge plus since we only moved to the area a year ago. When we found a listing we liked and wanted to compare it to the first property, she was very accommodating and flexible with our schedules. She showed me the property in the morning while my boyfriend was at work, and when I liked it she scheduled another tour for after he got out of work. That property went into a multiple offer scenario, and she was able to help us end up on top. After our offer was accepted, she was able to use her network of connections to arrange a home and CL100 inspection. When we found out that the seller didn't disclose minor flaws, Kat was able to negotiate with the sellers agent to get them fixed for us. We moved out early. Gave written notice in Dec and moved at the end of February paying $3050/mo via auto-pay. We received several emails telling us to cancel our automatic payments during our move out. Being rent responsible, there are two ways management companies collect rent. 1. They send you a bill once the home has been rented 2. They have you pay monthly until move out How are we told to cancel our auto payment but ALSO pay monthly? When asked to waive our $550 late fee (they charge 15% + another $100) we were told it was against fair housing. First off, that is bullshit. I am very sure that New Heights aka Carolina One has waived more than one late fee in their existence. Why would they not waive our? 1) ITS FREE MONEY! LATE FEES ARE CLASSIFIED UNDER ADMIN FEES MEANING THET POCKET THIS FEE. 2) Accounting and close out has been done and it would be more work for them to waive the fee then for us to pay it. Out of $2750 deposit we received 0 back. All eaten up by commission and late fees along with weird charges like MAINTENANCE COORDINATION! WTF DOES THAT EVEN MEAN?! LASTLY A NOTE TO OWNERS: THEY DO NOT CHECK ON THE PROPERTIES LIKE THEY PROMISE. We went above and beyond when moving out to ensure minimal work had to be done. They do not care about their tenants or their reputation. Do yourself the favor and find a more genuine company to rent from. Lastly, to your "operations manager". How about you stop being a lazy piece of shit and treat your good tenants appropriately! ACCOUNTING MONTH END DOES NOT MEAN YOU CANNOT REOPEN AN ACCOUT TO WAIVE A FEE IN GOOD FAITH.
