This is one of the worst places I have ever lived. The communication is beyond terrible. The black mold is so bad in this apartment and I've seen actual mushrooms growing out of the bathroom faucet!! We've sent then pictures, tried communicating with them repeatedly. They lie, say that they will come and fix the problems, but then, never show up. I am now sick with health issues from this and am desperately trying to move. Don't ever recommend moving to this property. They want their rent but refuse to fix anything. Had an emergency situation this week regarding a possible water pipe leak and the company as a whole was extremely dismissive and unresponsive - the emergency was not handled with any urgency and Brawley's "resolution" came after business hours when they could conveniently stop responding to any further concerns or messages. It is extremely difficult to speak to anyone regarding any concerns with a property and it is even harder to get them to resolve your concern. On multiple occasions I have had maintenance concerns, some as simple as a door not latching, and the fix by Brawley was inadequate and they would not provide any further follow up. Communication is severely lacking with Brawley and I would avoid them due to this. read more

Their entire business model is based on stealing security deposits. They also don't have a contract with a towing company, so anybody can park in your parking lot at any time and nothing can be done. But they drive around brand new, loud trucks. So thats cool i guess. read more

INDIANA UNIVERSITY OFF CAMPUS STUDENT RENTAL HOUSE if we could give them 0 stars we would. Run far far away from renting from them. This is an unethical company. The second week of living in the 100 year old IU house the sewage system backed up and they needed a new tank -theirs was cracked. They blamed and charged our daughter and her roomates for this. We hired a cleanjng service when we left the already clean apartment and got no deposit back at all from them though left it spotless. You will never get your deposit back. They know they keep them all. this is part of the shady business model. I have never left a bad review because most places are trying to do their best. These folks are trying to be scammers. Find a different house. But because I want to end on a positive note the home was walk to downtown Bloomington and campus. And they loved the location. read more

Brawley Property Management is truly a terrible business/company. I paid my rent two days in advance every month, had minimal maintenance requests, and was a good tenant. Now they are completely screwing me over on my security deposit. I have tried numerous times to email them and call them about it and have not gotten a response back. It's so frustrating considering the amount I paid for rent, and the fact that our building lost our parking spots due to construction and there was no assistance from Brawley at all. The property managers are awful and I have reached the point where I have had to contact legal services about the issues with Brawley. Any renters in Bloomington, avoid their properties at all costs. I rented 2 storage units from them. We sold our house and stored our belongings in a storage unit. We also bought a 5th wheel and rented an outside storage space. When the 5th wheel was being delivered I texted the number that I had been in contact with, their employee, to get the gate code as it wasn't given to me. Nothing! No response. They were going to be here with in the hour and I needed that code! Luckily, I lived about 3 minutes away so I drove over there. I was told oh he's in Canada. And? I've been to Canada, cell phones work there! I made several calls with questions and was always told someone would call me back. They never did! I had to go into the office multiple times! When you go in the office nobody knows anything and they act shocked that you're even there. I was told that I'd get prorated refunds because we were clearing our stuff out in the first week of august and removed our 5th wheel from the other location as well. They even did the math on what my refund would be and showed it to me. Now all of a sudden I don't get anything. According to the text message I got, the contract states there's no prorated refunds. And I got emails to pay the monthly storage fees even though we no longer are using them. The customer service is absolutely horrible, almost nonexistent. And after reading reviews on their property rentals for housing, it looks like this is a common practice for them. They take people's money but really don't refund it when they're supposed to. I am a certified working dog trainer from Top Tier k9, as well as running the training department at a dog kennel here in Bloomington. I own two Rottweilers that are very well behaved and trained in Advanced Obedience as well as a variety of other tasks. When I first found the location I was interested in, a location ran by Brawley, I was excited to see that they allowed dogs (no breed restrictions listed) & cats. Then I quickly sent my information to Brawley and waited for a response back. The next morning, I received a text from Jake who asked me about my price range and the details of what I was looking for. I explained my job and what it is I do and was honest about the dogs I own and that they are very well trained. Without a second question or thought I received a reply from Jake that simply said "I'm sorry, but we have restrictions against Rottweilers." This was a HUGE lack of information that they did not provide on the ad on Facebook. I would not have wasted my time if I knew that I was dealing with people who have clearly never trained or probably even owned a dog in their life. I went on to explain to him that I have been bit by more Golden Retrievers, Labs, small breeds, etc than I have been by any type of bully OR working breed. Also, that I make good money and would have been a great tenant. I don't usually leave bad reviews or any at all, but breed restrictions are completely for uneducated sheltered people that should learn to at least know more about dog breeds before they simply just miss out on an opportunity with a responsible tenant and dog owner. We met the Brawley people when we were trying to find a storage unit near our home. They were located on 115 College Mall Rd. We were given 2 available options at the facility on Walnut Street Pike. We went there and checked out the options. One was already rented and the other unit available had a broken door and we couldn't open it. It took another trip to College Mall Rd. and we got yet 2 more units to check. (Should have had a clue the first time we went there.....oh well. And it's not easy contacting them via phone when no-one answers it.) We picked one of the units but it hadn't been cleaned out sooooo back to College Mall Rd. We were told it would be cleaned out that day. It wasn't. We called, got the same person we'd seen twice before and he said he'd clean it out himself that day. He did and sent me a picture of the trash and dirt to confirm it'd been cleaned. We kept the unit just 6 weeks and decided to relocate our items elsewhere. The lease agreement stated 15 days notice was required to terminate the lease. The option to ensure we were within the time frame was to put the request in writing and handing it to them in person. We drove to the College Mall Rd. office only to find it was now part of the hair salon in the same unit. The other business at this location said that Brawley had "moved out one weekend and left no forwarding address or phone numbers". I'd tried without success to call the phone number on the lease but got transferred (twice) to the Fairfax Marina. I finally found a number for the Brawley Real Estate office on Dunn Street. The employee's name was Nora, who had only been with Brawley about 2 months. Told her what I needed and even though she had zero responsibility for the storage units, she willingly offered to help. She took my written request and promised she'd get it to Geno, who was the responsible for managing the storage unit. Geno was also out of the office for a few days so even if I had emailed the request, the 15-day requirement wouldn't have been met. Nora also would email him and send him pics of my written document plus it would be confirmation that we needed to comply with the lease agreement. She was my hero today. That is the ONLY positive I can say about Brawley Storage. My experience left myself and my husband very sure we'd let others know our experience with Brawley. It's very poor when the ONLY person who cared enough to make sure we were treated fairly was Nora, who took the responsibility of someone else's job to resolve our issue. My last comment: If you see a building with Brawley on the building, just keep driving. read more

I have no idea how this company has good ratings. My friends and I moved into one of Brawley's properties less than a week ago and the list of issues has just been growing. First, we were told we had 8 parking spots, but soon discovered that our "driveway" (basically a mound of dirt and crumbled asphalt) could barely fit 5 cars. The shower upstairs was completely broken upon arrival, the AC broken in one of the bedrooms, the fridge is broken so all of our food had to be thrown out etc. then the day after we move in we find MICE in our house. We have contacted brawley numerous times about these various issues, yet have not received 1 call back. Only received a vague text message that "an exterminator has been contacted" with no response or regard to any of the other issues. Seeing how the first week has been, I will NOT be renting from this company in the future and would NOT recommend this company to any of my friends. read more

I recently moved out of an apartment with Brawley Property Management. After cleaning the apartment thoroughly with a friend before I moved out, I expected to receive my $550 deposit back. I didn't, and additionally, beyond the fees they deducted from my deposit for painting, cleaning the carpets, and changing the lock -- for $550??? -- they assessed an additional $260 fee for "cleaning-RK." When pressed for an explanation for these cleaning charges, chief operating officer, Jeffery Allman of brawley replied saying "We do not provide receipts from independent 3rd party vendors to tenants as that is our agreement with our subs." This type of policy is clear indication that this company exploits and overcharges their tenants as part of their business practice. These fees are exorbitant, unnecessary, and amount to state-sanctioned theft from vulnerable tenants. This is an open letter to Brawley Property Management stating that I will not stand for this type of treatment. Jeff Allman has made it clear that he is going to send this outrageous bill to collections. He thinks he was "doing me a solid" by offering to let me pay half of this exorbitant fee. I intend on doing myself and my community a solid by stopping predatory leasing companies from exploiting and harassing tenants. I expect a written notice stating that these cleaning charges will be dropped immediately and no further action, including sending the bill to collections, will be taken against me. After the foregoing of these cleaning fees, I expect the remainder of my deposit less the painting, lock change, and carpet cleaning fees to be returned to me. Brawley is THE worst place to rent from. Rented from them 2 years ago and they were so rude and inconsiderate with everything. Even maintenance workers were bad - poorly speaking of us while fixing our dishwasher because they thought no one was home. Fridge was broken constantly and obviously needed replacement, the kitchen sink was completely clogged and at one point had what I can only call sewage rise in it. I sent this facebook message to Brawley Property on November 22nd. It was read but no one bothered to call me or message me. So I can only assume that these concerns are of no interest to this group. My message was as follows: {My daughter lives in Greentree Terrace. In the last month, three people (myself included) have fallen on the sidewalks because there doesn't seem to be any kind of maintenance of the grounds or common areas. My daughter had to go to IU Health emergency clinic to be treated for injuries from her fall. Later that day. a friend who was visiting her fell. According to the tenant's rights of the State of Indiana, the maintenance of the common areas is your responsibility However, since Brawley acquired this complex, this maintenance has not been provided. The parking lot has a huge pothole that has been there for over two years. The gutters have not been cleaned in over a year. There is no snow removal. Ice, leaves and pine needles are allowed to accumulate in the parking lot and on the sidewalks and stairs. The one time that someone was sent to do any landscape work, the bags of cuttings were left sitting in the parking lot for weeks until someone disposed of them (NOT someone from Brawley). It took 4 months to get a light bulb replaced in the stairwell (a danger and liability in so many ways) And replacement happened only after the light bulb went out in the other stairwell, leaving NO lighted options to the second floor. Other maintenance is lacking as well. Requests through the portal routinely take 2- 3 weeks to fix. I have a hard time believing that this is simply an oversight on your organizations part, but I am willing (and would welcome an opportunity) to talk with someone about the conditions at this property.} I included my phone number and to this date, more than a week later, I have heard nothing in return. Terrible service and communication. Worst property management I've ever come across they only want your money.

If I could have given Brawley 0 stars I would have. The house that we signed for was not at all what we expected to get. Let me just say that when we toured the house, there was so much crap everywhere from the current tenants that it was impossible to see everything wrong with the house. The place was so messy and covered with clothes and trash that anything worse would have been on an episode of "Hoarders". So, we signed and knew it wasn't of amazing quality, but hey it's college. Well fast forward a security deposit and first months rent and we move it. This place is a shit hole. Every single window needed to be replaced in the house. One of them you could stick your fingers through the boarding and reach outside. Another had a piece of plywood ducked tape and a DISH RAG to insulate it because the wood was so rotted. The house had such incredibly bad foundation issues you could set a can down on the floor and it would roll to the other side (the reason why I mentioned the mess when we viewed it, we had a slim walkable area with all the crap everywhere). The back door isn't even insulated all the way when it is shut so heating/cooling would have cost a fortune. Oh and don't let me forget the hole in the wood flooring by the front door and the mold on the ceiling. Also, the minor things like how every baseboard in the house was rotting. So we call and we talk to a guy (father of the owner) and he had a write down a list of everything we needed fixed. He also let it slipped that they were planning on demolishing that property next year. Shocker. Oh, another thing. One of my roommates asked to room in a week early and they said no because "That two weeks before move in is crucial for them to get cleaning done." None of that obviously happened. When we finally talked to the owner and asked why the windows hadn't been replaced and what they were doing during the two weeks of "crucial cleaning time" his response was pretty much Yea none of that got done and thats that. He could not have made it more obvious that he did not give a shit about us and honestly just didn't want to deal with us. We found a better place and they let us out of our lease and gave us all of our money back. If they hadn't, I had already scheduled an inspection with the city of Bloomington because thats how bad the house it. It for sure would not have passed the inspection. So yep. Brawley properties are slum and Jeff Brawley is a grade-A money hungry asshole. read more
