This was all we ever dreamed of and much more, except for the fact that our kitchen sink clogged like 6 (maybe 7) times, our toilet shot water out the bottom the first week we were there, the toilet clogged 3 times (was not our fault, trust me), and last but not least, poop water (human feces) started to come up our bath tub drain and fill out bath tub (our upstairs neighbors clogged their toilet and because the plumbing is so ancient, it somehow made its way to ours). My daughter is a tenant of this shady establishment. Let me share her experience so you can make your own decision about whether you want your young college-age child living under the care of this dormitory-like experience: Two months ago, my daughter and her roommate noticed that there was a bulge in the bathroom ceiling of their first-floor apartment. They reported the issue to maintenance on the weekend and nothing was done. Soon, that bulge burst, and streams of unidentifiable liquid came raining down in the girls' bathroom, rendering it unusable. According to the building, a pipe burst in the apartment above. The upstairs tenants were told not to use that bathroom anymore, but the water was not turned off and the liquid continued to drip down in my daughter's bathroom. The maintenance person assigned said it would be fixed within THREE DAYS. It was not. I wasn't fixed in three days. It was not fixed in three weeks and it was not even fixed within a month. After multiple complaints to the apartment manager, a Miss Johnson, the leaking was finally stopped, but the walls and ceiling were not fixed. My daughter and her roommate were concerned about staining on the walls and requested that the apartment be tested for mold. The apartment manager said there would be no mold testing unless there were evidence of the tell-tale signs of staining on the wall. After the girls informed management there WAS staining on the walls, coincidentally someone showed up to install drywall over the staining, rather than test for mold. This is shady behavior at best. Management has been unresponsive, elusive, and resistant to tenant requests. To say this is disappointing is an understatement. BEWARE of this place if you want to feel safe and secure sending your college kid to a responsible facility that takes care of the health and safety of its tenants. read more

I feel compelled to warn everyone about Breakpointe and its parent company, Greystar. I strongly urge you to reconsider signing a lease with them. My experience has been marked by extreme incompetence and deceit. It's clear that Greystar trains its staff to withhold security deposits at all costs. Despite multiple assurances, I am still waiting for the return of my deposit well beyond the legal timeframe. They have made it nearly impossible to resolve this without taking legal action, which I now have no choice but to pursue through small claims court. Unfortunately, this is not an isolated issue. Breakpointe itself is an unsafe place to live, and I caution anyone thinking of renting there. Their unethical behavior and disregard for the law should serve as a clear warning. She had hoped to move in early because she had to go down to SB early for rush prep the week before move in. [[HIGHLIGHT]]We called in July to ask if she could move in a week early so we could plan out our work schedules and make hotel reservations to help her move in. We were told they didn't know if she could move in early yet, but to call back in early August because they would know more. We call in early August and are told to call back on 8/31 because that is when the current lease ends and they can have a look in the apartment to see what repairs need to be done. We call back on 9/1 and are told the current tenants just moved out so call back in a few days. We call back in a few days and are told they will know more in a day or two. We call back 2 days later, they say they have vendors doing repairs and really won't know when my daughter's unit will be ready. But they will have a better idea next week. The next week I call and ask if I can pay extra to have them prioritize my daughter's apartment. They say they can't prioritize any apartments because the vendors just do what needs to be done in all the apartments. Right before she heads down, I call to find out if her apartment is close to being ready. They put me on hold and say her apartment will not be ready early because there is still so much work that needs to be done.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I wish they had been up front from the beginning and just said she can't move in early. This is run by a huge real estate investment trust (Greystar) that only seems concerned about return on investment. My son's apartment did not have hot water for the first three days following move-in and the kitchen exhaust fan did not work. The exhaust fan was never repaired. About one month after he moved in, the waste plumbing line from the apartment above broke and sent wastewater into my son's apartment. Cleanup dragged on forever. Six months later the sheetrock that had to be removed from his bathroom wall due to the water damage was still not fully repaired (see attached photo). The building management is clearly breaching the minimum requirement of a tenant's contract terms to provide a basic livable condition in the comfort of their own apartment while paying such a high rent ! You would think my son is playing it in his room on loud speakers!! I don't even know where to start. The biggest problems we have had living here have to do with maintenance, which would not even be as big of a problem as they are if staff were responsive at all. My roommate and I have had several maintenance emergencies during our time living here, including our toilet flooding into the living room and our dishwasher somehow leaking into the unit below us. We were told before we moved in that there was a 24-hour emergency maintenance line we could call if we ever had issues like this, and the several times we have had to call this line, it has been out of service. [[HIGHLIGHT]]We've scoured the resident portal and Breakpointe website for other points of contact for emergency services, and every time they either go unanswered or don't connect at all.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Recently when our toilet flooded the apartment and we had to call an outside emergency plumbing service to fix it, it took many days and several trips to the leasing office for the staff to even begin to look into the issue[[ENDHIGHLIGHT]] (it is worth noting they are often closed early during operating hours when they should be open). It was at this point we were informed that there was not even anyone hired to do maintenance on site, so not only were emergency maintenance services not available but regular maintenance was not available either, and they were marking unresolved maintenance requests as "completed" even when nobody came by to fix it. The lack of communication and unresponsiveness from the leasing company while charging insane amounts of money for rent and services is astounding. We have requested a reimbursement for the outside plumbing services, but honestly with how shady this company is, there is no guarantee we will ever get our money back for their lack of competence and services. We were told before we moved in that there was a 24 hr maintenance emergency line to call for situations like this and lock outs, etc. I tried calling 5 different numbers (because they have several different numbers listed across their website, their resident portal, and their google page. Like seriously just stick with one. Even on their leasing sign vs their sign on the side of their buildings have different numbers). None of these lines picked up as my apartment was flooding, so I had to call an emergency plumber which charged me $200.The emergency plumber was shocked to see what was wrong, and said he was surprised no one noticed this when we had another toilet issue a few months prior, probably because no one here actually does their job. [[HIGHLIGHT]]When I went to the leasing office to get a refund, the girl working the front desk gave me a wrong email address so I had to wait until the manager was back in office.[[ENDHIGHLIGHT]] During this conversation, I explained what happened and he said he would give me a refund. [[HIGHLIGHT]]I then asked him why no emergency lines picked up and he then went on to tell me the maintenance guy who answered these emergency calls was no longer working for them, so they don't have anybody hired. The apartments were not fully furnished when I moved in. Greystar constantly emailed me about my insurance premiums and charged me when I consistently asked them to speak with my insurance company instead of me to fix everything. It was like they just wanted to keep charging the premium. On my final charge, the system they used charged me a surcharge that was about 18 percent of the final charge? It seemed to be a fixed surcharge as well because it didn't list a percentage, so you could be paying a ten dollar bill and still get charged the same surcharge. That seems extraneous to me as a typical convenience fee for a credit card would be around 9 percent. My apartment had a heater built-in yet it was broken and there wasn't even a thermostat. There are inconsistencies between what each apartment has installed and you're lucky if you get one with everything functional. The office is hardly staffed even with the hours being listed and they never pick up the phone. For one task to be performed you would probably need to visit the office about 5 times to get it done. I'd also like to say that the utilities bill may be a bit off for an apartment without heating, cooling, or even any lights installed in the rooms/living room. It runs up to 40 dollars, but I just don't see how especially if people are hardly home. They even charged a utility set up fee. You're also paying a full months rent for the 15 days on the first month and if someone takes over your lease, they still charge you that months rent and then charge the next person the same amount. They also keep your security deposit if someone takes over the lease. read more

I tried contacting the management office several times last Fall while things were not getting done. First, I left two voice messages and then emailed and still got no response. The apartment was still not fully furnished and cleaned by November. I finally got a live person on the phone who said that there would be absolutely no rent concessions which is the only way to resolve your failures for the past months when you did not respond. I understand there were shipping delays and that you were understaffed making it impossible to deliver what you promised. If your vendors failed you then you should ask them for compensation. The tenants were still charged full price for a partial product and that is not good business. You failed every tenant this year by not compensating them for your poor delivery of what were contracted to be fully furnished apartments. The apartment was filthy, missing fixtures, missing blinds, the pool was under construction yet had been promised to be completed by move-in, and furniture was missing (we are paying for a fully furnished unit). I strongly recommend that parents have their students look elsewhere for housing. read more

If I could give -5 stars I would... I live in the Breakpointe building. Starting on move in day, the line was EXTREMELY long and took over 2 hours to get checked in. Once we got in, it was dirty, food was in our fridge, manscaping tools were in our bathroom, and there were several other noticeable flaws in the apartment like holes in walls, stained walls, weird smells coming from under our sink, and just overall very dirty and not what we were expecting from a place that was promoting the fact that they were "newly renovated" Later in the year (3.12.2023), my roommate and I who share a bedroom in a double with our own bathroom, noticed a liquid filled bubble appear in the ceiling. We put in a maintenance request the next day. Once the maintenance guy (Robert) came to look at it, he told us what he thought was wrong with it and I asked him approximately how long would it take for him to pop it, fix the issue, repair our ceiling and make it look exactly how it did before the bubble appeared. He told us it would take 3 days. The next day, maintenance came to pop the bubble. They then told us that it needed to dry out before they could move on to the next step. They left our shower a complete mess as it was full of ceiling debris making our shower unusable. He also put a giant dehydrating machine in our bathroom to dry it faster as well making it so we could barely even enter our bathroom. A couple days later my roommate and I hear dripping sounds coming from our bathroom. We go in and see that it is raining poo water from our ceiling. We put in a maintenance request and it gets marked as "completed" even though it is most definitely not completed. We proceed to put in another request. The next day Robert comes into our apartment and stops the leaking (for now) and continues to let it dry. A week goes by and we were told the machine only had to be in there for a couple days. I put in yet another maintenance request but it just gets marked as "completed" with no communication at all whatsoever. So at this point, I go into the office myself and ask them for an update since clearly no one can be bothered to give us an update on the apartment we pay $1500 a month for... They tell me they're waiting for a response from a vendor and I say "We were told this would take 3 days and its been almost 3 weeks...". A lady in the front office asked if it was okay if they entered while no one was home over spring break and I said "Absolutely yes, whatever gets this fixed the fastest.". Fast forward to when I return from spring break on 4.4.2023, I go into my bathroom and see that not a single thing had changed. They did not come into our apartment at all the 7 days I was gone even though they said they would. So we put in ANOTHER maintenance request and when they came in all they did was staple a piece of clear plastic to our ceiling to catch the dripping. The mess that was left in our shower by maintenance was cleaned by my roommate so we could actually use our shower. A couple weeks go by with this plastic stapled to our ceiling and it starts to fill with brown, liquid sludge... At this point, we feel it is a biohazard and don't feel comfortable being in our bathroom with it literally draping above our heads. My roommate and I decided to go into the office to talk to them and now they tell us they're waiting for drywall? A couple days later they go to fix the pipes above us and remove part of the plastic to fix from below as well. The next day it begins to drip again.. IN the shower making it unusable AGAIN. Yesterday (5.8.2023), after requesting a mold test, Jennifer Johnson (The property manager) says she "finally got a hold of the drywall people" and that they'd be coming in to put it up. Once the drywall people arrived we asked them when Jennifer got a hold of them regarding this issue we have been having for nearly 2 months. They said she hadn't reached out to them until that morning... Jennifer Johnson is THE WORST manager and will not cooperate with you at all. We asked for partial rent back since we were not able to use 100% of the apartment we pay to use 100% of, for 2 months. She told us that it was just a "minor inconvenience" and will not be reimbursing us for anything. We also asked for a mold test because I had been sick , and she denied doing a mold test as well unless we found any visible stains, we later DID find mold stains and she STILL denied to conduct a mold test. I've been sick since I moved into Breakpoint; I have had numerous doctor's appointments and even had a bacterial respiratory infection (all of which can be caused by toxic mold). This is absolutely unacceptable and I am really disappointed that this is what I'm dealing with in my first living space away from my parents. Our experience with my son living at Breakpointe has been a nightmare. Jennifer Johnson is the worst property manager I have ever dealt with, starting with having to move in on a Monday and waiting in a two hour line, to not repairing issues that needed fixed, to charging $350 a month for gas with no documentation. The unit was really dirty when my son moved in, so he has to clean it himself the first week. She also has not returned our security deposit and it has been almost 2 months since he moved out, with absolutely no reason as he left it in better shape than when he moved in. She is very difficult to get ahold of, not picking up any of my phone calls or responding to emails or voicemails. On top of it all, this apartment is very expensive in comparison to other options in IV. read more

The absolute worst living experience I've ever had. Avoid living here at all costs. I have had disgusting black mold in my apartment that management refuses to fix, or even refer to as mold. They keep referring to it as "stains" when it is mold that is in the walls. I personally know 3 other units that have a mold problem as well. Completely illegal and unethical that they take advantage of college students like this. All while lying to our faces about them coming to fix it. I had to call 3+ times every single day to get someone to answer the phone and even then they are completely unhelpful and do not even address our concerns. They are charging absolutely OBSCENE amounts for rent and on top of that, the units are in terrible condition and the management refuses to fix anything EVER. I have had every issue imaginable, leaks, water damage from the above unit, cracked sinks, broken flooring when we moved in. Complete scum lords I don't know how they sleep at night honestly. Ok overall. The location in IV is great. The plumbing at Coronado is really bad (I don't know for Breakpointe). The previous manager (Amy) was easily reachable and very nice, the new manager never replies to messages, never picks up the phone... Once your lease is signed, you're pretty much on your own with your questions. We had an emergency maintenance, left a message on a specific voicemail, and they called back and solved the problem within one hour or so, which was great. The pool is still under renovation. Overall, considering the housing market, it's not the worst place to live in IV! read more

Worst apt I had been. Unreasonable charge, awful management and repaired furniture are nightmare.

Looks nice on the outside but inside the actual apartments it's rundown. Garbage disposal and dishwasher broke 4 times EACH over 9 months and maintenance took weeks to come out (and appliances broke pretty soon after getting fixed). Toilet broke and took almost 2 months to get it replaced, and we had to bug the front office constantly for them to even order a new toilet after waiting a month not doing anything. We were promised a TV in our lease and it took 2 months to get one (a TV is by no means necessary but if I'm paying for it in it my lease then I should get one). They ignored dozens of my emails about these issues and the staff was fake nice when we complained then never did anything to actually help us. Everything is just very cheaply made and it shows. The staff are unresponsive, the office doesn't pick up their phones, and the apartments are FILTHY. after a leak formed above our bathroom, we were told they would fix this issue within 3 days, yet it took 2 months for them to repair the gaping hole in our ceiling. our entire bathroom ceiling was removed, and there were holes where the upstairs neighbors could look into our shower and see us showering (if we were able to use our shower.) please refer to my roommate's or father's yelp reviews to see photos and read more about our experiences. breakpoint is shady, grimy, outdated, and overall a terrible place to live. if you are a parent, please do not have your kids live here, it's not safe. there is suspected toxic mold that has been making my roommate sick since moving in. lastly, this place is not worth the pricepoint. look on facebook marketplace and you could find many many more places that are so much better than breakpoint for a much lowers price. If I could give you a negative 5 stars I would. This company is full of liars that steal your security deposit and they do not fix shit in the apartment. I cleaned the apartment returned my keys on June 15th when my lease ended. I asked when I would receive my security deposit their leasing manager (Jennifer) said that I would receive it in the mail within 21 days. Following the 21 days, I called them and they said that they have no record of my security deposit. I paid them a security deposit of $875 when i first enter into my 2019-2020 lease. Upon renewing my lease For 2020-2021 the former leasing manager (Amy) said that my security deposit would roll over to the next year. (Which I have documented evidence of that i I send to Jennifer in July 2021 and still have not received a response). Meaning, they still owe me my security deposit upon my move out at the end of my lease in 2021. But when I did move out and ask the third time about my money they lied and said they have no evidence of me ever giving them it. All of their current management should be fired, they steal and lie to cover it up. DO NOT RENT HERE IF YOU HAVE A CHOICE. I have left them another email and they still ignored me. I moved in on the 15th of this month into Coronado and expected for a smooth move in process, but it was the complete opposite. Once stepped in, there was dirt, dust, and mold build up in the kitchen, bathrooms, and bedrooms. Dog hair and dead bugs were found under all the beds. The kitchen and one of the bathrooms sink started leaking. Under the kitchen sink there was a big hole in the wall with all the pipes sticking out (who knew what would have crawled out from there). The other shower room had knobs that were sticking out of the walls without a cap. One of the bath tubs were rusted and cracking, which is dangerous to stand on without cutting your foot. It was disgusting. I'm paying $930 a month for rent and this was what was handed to me. After major complaints from my roommates and our families, we were offered cleaning service to do the cleaning for us and some dominos pizza... lol. In addition, previous renters in this house didn't seem like they cared for the mess and thus nobody seemed to have inspected this apartment when leasing it out to new people. It was ridiculous how one of the managers said that the apartment was cleaned, when it was 100% not, with spider webs and dead bugs everywhere. The cleaners they ordered even said that it was never cleaned. It's also ridiculous how when I have called multiple times for blueprints or photos of this apartment, they would just tell me to look on the website and that they didn't have other photos. All the photos shown and advertised were of the nicely renovated breakpointe rooms. Not a single one was of Coronado. The blueprint on their website wasn't even accurate in the room I got. I also never got a walk through of a place. How can you lease such an unlivable space to people? Never have I seen this in my life. With such bad apartment, the management is really bad too, you have to nag them constantly to do something because they will forget. I have more to say, but overall, this was unacceptable. The new staff in the office is super helpful and nice. They do tons of contests and giveaways which any college student would appreciate (I won a $100 amazon gift card!) The buildings are nice and updated, new floors and windows. Management is very responsive to any problems you may have. I lived here for my last 2 years in IV for a reason. This is my second year living here and I would absolutely not recommend this to anyone who isn't a freshman. My housemate had her car parked in a different spot in the lot because someone else had TAKEN her spot and with 0 notice had her car towed and she had to pay $500. My other housemate went weeks without getting her spot that she paid over $150 for that month. The apartment made extremely loud noises due to the pipes every night for weeks and they wouldn't solve the issue cause it "wasn't an emergency". The people who work here are usually very rude and can't do there job besides maybe a couple people. There's never any bike storage and they will literally cut the lock off your bike and give you a lease violation for locking your bike to a fence when they provide the shittiest storage. Half the time the washers and dryers don't work. Our dishwasher also hasn't worked for the past couple months and we have had maintenance come 2-3 times now and nothing has been fixed. The place is extremely dark and there are barely any lights, in fact there are ZERO lights in the living room and an extremely small dim light in the bedrooms. We have literally had to add so many lamps and light fixtures and it's still dark. Overall Coronado and breakpointe are not good places to live and it's extremely overpriced for what it is. read more

I've lived at the hive for the past year and I'll definitely be releasing with them next year! For the price of the place it's great quality and good space. Also what I love about most is when you have any problems in your apartment you're able to call the office and their maintenance guy who's AMAZING comes to your apartment to fix it for you. The people in the office are also as amazing & are helpful with anything. They also do things like pizza Friday or taco Tuesday or during finals week they were giving out snacks and scantrons and blue books and such. I have lived at the hive for the last 2 years and it has been the best 2 years of my life! The complex is safe and feels like home. The leasing staff is so helpful and friendly. Love this place and the management! They are on top of any maintenance or concerns the residents have.. I used to live at beach city and this place is heaven compared to it!! The office is always hosting events such as breakfast before school or raffles for us to win some pretty great gift cards! They also offer a gym and amazing pool with bbq's for the residents to use! read more
