Julie Delgado is far and away one of the most outstanding agents to work with in the greater Austin area. Whether you are a property investor, looking for your first home, selling, or leasing out a rental property, I highly recommend her with no caveats. She has amazing people and negotiation skills, is super organized, is a truly ethical agent, and most importantly, she cares about each of her clients with all her heart. I am not an easy home-buying client. I'm careful and picky and I do so much due diligence during an option period that it can frustrate others, but when making an investment as huge as buying a house, I think it is warranted. Julie was on board with me whatever I needed. She helped me the whole way, finding me contractors, engineers and electricians to get professional opinions on whatever part of the property I needed information on. She is smart, with great advice and thoughts and resources. Once, she even got me permission to have a plumber pull up a toilet and scope the sewer line in an older property during the option period so I could see what condition the waste-water pipes were in. Since 2016 I have viewed at least thirty properties with Julie and have purchased four, with a fifth property currently under contract. I could not have made the purchases without her, each of which has been a terrific investment. She really is my go-to person for all things real estate. Areas and specifics of the purchases: With her help I bought two single-family investment homes, one in San Marcos just up the street from the university and another in Wells Branch in north Austin. She also helped me with the tremendously difficult task of purchasing duplexes - one in a great neighborhood off Brodie in south Austin, and a second duplex in the northwest Austin area of Hunter's Chase. My house was in TX, but I live in CA. I thought it would be a challenge to deal with the house remotely, but she took care of all the arrangements, including the final walkthrough with my tenants, repairs and renovations. I watched the market for several months prior to listing my house. Interest rates were high, demand was low, and houses in my neighborhood were sitting on the market for weeks and months. But Reinae is an expert in her field, and knew what to do to get the house ready for sale. With her guidance, I decided to make some repairs and update the floors and paint. My house was listed on a Thursday and I accepted an offer (for the listing price) 3 days later. We closed less than a month later. I initially met Sondra through a friend and, long story short, went on what felt like 300 viewings. Sondra never made me feel bad about how obnoxiously picky I am. I lost my nerve after an offer I put in fell through, and I took a break. I met a great guy, who lived too far out of Austin and convinced him to move to Austin to date me (we're married now so it was worth it his time). I hooked him up with Sondra, and boy, I did not make it an easy sale for her. I think I vetoed somewhere in the neighborhood of 10 houses my at the time boyfriend liked (really, they had awful floor plans) and when we finally found the one, we both just knew. Sondra kicked butt during the sale. She asked for things we didn't think about asking that benefited us, and was firm with the seller. There was a lot of fight to put up to get the house but we didn't feel like we had to do any of it ourselves as Sondra was always on it. We never felt neglected, she was always prompt, honest, and excited to help. My now husband enjoyed working with her so much he used her services to sell the property he moved from. We plan to go back to her again once we outgrow this house in the next few years. In all honesty, great realtor aside, Sondra is good people, and that's just as important as anything else.
