Disgusting property... horrendous management... trashy residents... I grew up in Glen Ellyn with some friends being from Wheaton... I didn't know that Wheaton had a ghetto side until I found it here at Briarbrook. My lease is over on October 28th and it's currently August 13th, I've already cleared out half my apartment and counting down the days! I'd leave sooner but I don't want to pay rent at my new place and rent at this awful property! Sign your lease with Briarbrook at your own will!! Not transparent about what the apartment really looks like we moved from Colorado expecting a totally new renovated apartment and we were upset when we moved in it doesn't look like the pictures or video we were shown. We felt deceived and mislead by the video and pictures online. The bathrooms are disgusting and look old they were not cleaned properly there's rust and water stains mold etc ..the sink in the bathroom is exposed underneath you can see the pipes it looks like who ever did the renovation didn't even finish. Then I was told they didn't renovate the bathroom hence lied too ...the kitchen appliances are dented and scratched up definitely doesn't look new ...we thought our patio would have a fenced porch but nope it's open no fence we have a toddler we needed a fenced patio there is a water feature that is literally a few feet away that we have to worry about our toddler getting in safety concern ...people are clearly smoking weed and cigarettes here even though it's suppose to be a smoke free community there is no patrol to watch the apartment for theft so break ins can possibly happen to your vehicle as well as no cameras for the criminals to be caught ...we are being charged for a renovated apartment which clearly isn't renovated...don't move here ..look else where ...you will be disappointed if you do read more

Do NOT live here !!!! My husband had to stay here for 4 months during job training and had the WORST experience. 1st, apartment was trashed upon arrival. So bad that we took an 4+ min video of all the damage so we wouldn't be charged at the end. 2nd, during his stay the noise level of several different neighbors was insane, all day and late into the night. My husband complained about it 6 times and the first 5 times they said they would address it, the last time they told him that people could be as loud as they wanted until 9pm. Very disappointing staff. 3rd, when my husband moved out, he left some food in the freezer for his roommate who was staying another couple months. A week after my husband moved out we get charged $133 dollars for "damages" and for food being in the fridge and dishes in the sink. The roommate was still living there !!!!!! the damages were there previously !!!!!! My husband argued with Ashley Dempsey about these things for 2 months after moving out, then she sent the bill to collections. After that i took the time to email her the video (again) of all the damages we took note of when moving in and her response was to call my husband and tell him that her pictures were more current (still the same damages from our video) and that we were still to be charged. I emailed Ashley Dempsey immediately after this call and let her know yet again that we would not be paying her money (since she clearly doesn't use any of these "damage fees" to fix any actual damages ... and her response was "to my understanding the charges aren't being removed. this will be noted as a refusal.". Save yourself the heartache and stay away from Ashley Dempsey and her shitty staffing and apartments. read more

This place is an absolute nightmare to live in. My now fiance and I moved in when we were first looking for a place together. The original management team did a phenomenal job selling us on this place. But none of it was true. Bad neighbors, bad complex, but even worse management and maintenance department. When we first moved in, our dishwasher leaked any time you ran it. Countless emails were sent with them doing nothing, until the dishwasher finally started leaking into the first floor unit and they came into our apartment at midnight to solve the issue. They do not maintain the grounds, they do not maintain the apartments, they promise huge updates and improvements and then NEVER finish the jobs. Factor in: The countless car robberies Stolen catalytic converters throughout the night with ZERO accountability or solution from management Stolen packages Hallways that reek of garbage and beer The towing of cars for no reasoning Then, when you finally move out, they nickel and dime you for every little thing (a $35 charge for "oven cleaning" and a $5 charge for a replacement light bulb??) To top it all off, we can no longer pay these fees online (like we have done for 2.5 years) we have to bring a check into the office. I would NOT recommend anyone move into this HELL hole! Do not live here! Aside from the actual old, moldy apartments, it is very poorly managed. They do not help under any circumstance. They blame the tenants for everything. We had a water leak, 4 days of maintenance to resolve the issue. When asking for some type of compensation for the inconvenience, their response was "we don't know if you didn't put something down your toilet." --Stephanie )our living room flooded, from a pipe in an adjacent bathroom.) They also hit you with insane fees upon move out. Then claim it's their 3rd party vendor and cannot help. They remove you from the online system to access your account; send you through a 3rd party. Kandi is no longer at Briarbrook and the new property manager tried to work things out with me right when she started. I really appreciated that. I had complaints about my neighbors and she was willing to work with me to get me into a new unit. No more complaints about the office people. My 3 star review now reflects the residents, quality of the apartment and trash situation. Other residents can be loud. It's close to COD so there are a lot of young people. Not terrible, but not 100% pleasant. My apartment is cute. I've had a multiple issues with the heat and plumbing. The new maintenance people are quicker and friendlier than the last. The trash situation sucks because there's only one compactor for the whole complex. It's not enough, and there's never enough recycling bins. It's ALWAYS overflowing when I take my recycling out. They do have a trash service that comes but I like to take out my recycling to make sure it actually gets recycled. The service is $20/month. read more

We found this place after a long search in/ around areas. The rent is little higher than most of the 1-2beds but people don't realise that gas is included that means no extra bill for more heaters during winters. Many friends are paying 150-250 for heat as winners are hard but it's relaxing for us. We saw many apartments in Naperville - Aurora - Schaumburg - Arlington Heights and this was indeed the best in terms of pricing and furnishings. Most of the apartments looks old but Briarbrook looks premium within that price range. Also the staff is very accommodating and friendly. There is a tennis court, gym, pool so many amenities for residents. I recommend this place to my friends asking for apartments!! Make sure you have a nice view when booking as we ignored that point and our view is not facing the pond/fountain. read more

The building has very thin walls and loud neighbors in our apartment building. We've complained to management but to no avail. We've been dealing with loud noises (washing machine, stomping with heels on, vacuuming, shouting, screaming, etc.) at LATE (12am-5am) hours of the night. We've sent video proof and were told that it didn't sound loud. There were holes in the building wall for almost 9 months that echoed sound even more. You can hear doors slamming all the time due to the lack of sound insulation. I'm a heavy sleeper and my sleep has been constantly disrupted. We were told by our leasing agent that if someone is too loud or disruptive then you should call the police for extreme cases and they can build a case to evict the disruptive tenant. So, that's what we did. However, we learned that the neighbor is related to one of the staff. So perhaps that is why no further action was taken. The sliding door lock keeps on breaking. (safety issue) When we moved in there were nails in the carpet that weren't properly nailed into the ground. Some tenants don't pick up after their dogs poop. We've seen people pile bags of poop on neighbors' cars or just toss the bags on the grass. There was 4 months (maybe longer) of the main building door not locking (which by the way is a safety concern since we had a case of someone trying to break/enter through a unit recently) We moved here because the rent cost was a couple hundred dollars cheaper and from appearance the complex seemed like a good compromise. This is not a real luxury apartment complex. I'd advice people looking for a new apartment to look elsewhere. read more

Briarbrook apartment's is an amazing place to stay. If your looking for a first apartment or just a place to call possibly your home. Your are at the correct place. Before choosing Briarbrook we did look at other apartments and Briarbrook took the Win. My lease is almost over and will say I am sad to leave. Living here is very convenient. They have a dog park (my doggies will miss), in unit washer & dryer, pool, gym, close parking, near by stores, restaurants gas stations and more. This is a very quiet, calm, peaceful community with very friendly people. Anytime I did have a service request they responded immediately. Garbage picked up at your front door. I can honestly go on and on. I think for the amount that you do pay here it is very well worth it. I would definitely recommend this place. Briarbrook thank you for having us it was a pleasure! For all the bad reviews maybe you guys are seeing this place as a permanent home and also have to understand it's not your property and you are renting or maybe this place is out your budget. For us this was a temporary stay and we did understand not everything is perfect because they are APARTMENTS. Moved here in 2016- seemed like a cute apt. That is until silverfish bugs and centipedes were in my apt. There was a storm and water leaked all into my bedroom. I used to feed the birds and the neighbors below complained so many times that they asked me to leave. FOR FEEDING BIRDS!!! Soooo crazy. Loud neighbors/ can hear everyone in the Apts/ doors slamming/echoes in the hallway/someone stole my wreath off of my door when I first moved in. They did nothing to help me. After moving out they sent me a bill of over 1,000. Saying I didn't clean the apt when I left. What a scam!!! I am a very clean/ neat person. I didn't know I was supposed to deep clean the place. Seeing as though they didn't deep clean the flipping bugs out of there before I moved in!!! I am a single woman that was living alone with my cat. To bill me over 1,000 was absurd!! DO NOT RENT HERE! They have deleted my review before and I will leave a review everyday if I have to just to save people the trouble I had. The only reason why there are any positive reviews here is because they have raffles and in order to enter the raffle you have to leave a positive review. The first few months at this place was absolute hell. Our air conditioner went out and they installed a window unit that caused our ComEd bill to be over $200. We had to contact them 5+ times to get our AC fixed. Every closet door was off the hinges when we entered in our apartment the first day and it did not even look like it was cleaned one bit. Tried giving this place the benefit of the doubt after it being filthy the first day but I was wrong. On top of that we had contacted the office over several times about our disrespectful neighbors who got drunk and fought constantly and all they did was relay all the information to the tenant which caused more issues and told me to call the police next time. They will also charge you for a DNA swab for your dog because no one at this apartment complex picks up their dogs waste. A friend of ours paid to break their lease at this apartment complex because they were getting their car broken into multiple times a week and they did nothing about to. They don't have cameras which is smart on their half because they don't want to deal with it. Honestly, I am super easy to deal with and have never taken the time to leave a negative review anywhere but this place deserves it. The management is literally horrible so just avoid this place at all costs. All they care about is getting every nickel and dime out of you. They will literally charge you for anything so if you do decide to move into this place, I highly suggest noting down everything that was wrong with the apartment prior to moving in. Just don't move in here. Pay the extra $200 a month to live somewhere else because you will regret it. Management should also come up to date with some of Illinois laws and policies before sending out lease renewal slips and giving you less than a month notice to decide. I can only assume this place has probably been sued several times. They also tried charging us several hundred dollars when we moved out for things that went wrong with the apartment that was their fault. I had to get an attorney involved. read more

Awful. From the tiniest dishwasher to old carpet to loud neighbors to stinky garbage in the hallways its hard to think of positive things about this apartment complex. They make it seem like its a great place to live, but with countless change of management it is clear that it is not a great place. Not to mention the hallway is also a sauna from about October to March. They would start projects and never finish them, for example our balcony never got finished and we were supposed to get the filters cleaned but that didn't happen either. We have lived here for almost a year and we're extremely pleased with Briarbrook so far. The staff has always been friendly and maintenance is quick to respond for any issues that we've had in the past. We've never had a problem with loud neighbors and the grounds are always kept nice. It's in a very convenient location for us and we look forward to another year here (though we're NOT looking forward to the rent increase). My only complaint is the mail delivery, and I know it isn't Briarbrooks fault but it's frustrating nonetheless. Several times our mail has been put into other people's boxes and though they are kind enough to leave it on top of the mailbox for us, I don't really want our mail sitting out in the open for anyone to grab. On top of that is my problem with package deliveries--if I have multiple packages one will end up in my mailbox, one will end up in the office, and others will end up back at the post office (even though they don't require signatures). I called the post office and requested that all packages be left in the main office here but I still end up getting cards saying it will be ready for pick up at the post office 2 days later. Aside from the above I think Briarbrook is a great place to live. I just wish there was something they could do about the mail delivery. read more

I have been living her with my boyfriend for a little over a year. During that time the complex has gone through a renovation and new owners. Before the renovations the apartment was a throw back to the 70's and really needed some work. Now with the renovations we had to move into a smaller apartment due to the huge increase in rent. We could have moved but decided to stay because the new apartment included a washer/dryer and dishwasher which we did not have in the bigger apartment. Since the move in August things have gone pretty well. Whenever we have issues the maintenance people are there to help. The new management is very helpful and really does their best to give the complex a sense of community. The only complaints that I have really have nothing to do with management but just inconviences of apartment living. We had originally lived in an apartment with no animals and I thought we were moving to a similar building. However since we have moved in over half of our apartment has annoying barking dogs. It also doesn't help that I am allergic to dogs and their fur doesn't stay in their owners apartments. If moving wasn't such a hassle I would get out of our specific complex to get away from the dogs. I just wish I would have been told that we were moving into a pet friendly apartment. Also I sometimes wish there was a limit on the cars renters can have because some people have just left abandoned, broken down cars in the parking lot that take up space,never get moved and never get towed. Since we moved into the renovated apartment rent has increased again and I don't think we will be able to afford the increase when this lease is up but for now I can deal with the small inconveniences after all, home is were the heart is :) read more

We've decided we've had enough of this and decided to post a negative review. Huge con is that they have laundry unit in the BEDROOM. If you don't want to hear the laundry running late at night, stay away from this place. We've made multiple complaints about our very inconsiderate and rude neighbor above us who always does laundry and vacuums 11pm-1am on weeknights. She claims she only does her laundry once a month, which is a total lie. It takes her almost a week to finish it. We've shown clips of the sound to management, they said they can't do anything about it except for calling her and us calling the police. They've talked to her several times and she still decides to be rude. All this has been messing with our quality of sleep. We decided to sleep in the living room tonight, but then we heard her vacuuming. So beware, don't move into 1207-108. read more

I am a current tenant. I would not sign a lease here if I were you. I have had mice in my apartment now for a month and all I am told is the issue is being "resolved". Pest control comes once a week and if you see a pest the day after they arrive your screwed and have t wait a whole week. I've now just been paying rent and not even living there because they management is so terrible at taking care of things appropriately to tenants who just want a liveable space. They don't respond to emails timely, I've been told multiple things by multiple people that contradict each other and I feel lied to and taken advantage of. Spend your money elsewhere and live in a community where you are valued and will be taken care of. Living in a pest free environment is not too much to ask for. read more

Not accommodating at all. We were told one amount for utilities when we signed and after a couple months it doubled from what they had assured us it would be. When contacted, they then told us there was nothing they could do about it. We also have had mice and ants on the second floor. When they came to fix a pipe in our room, they left a huge hole in the wall for a couple months, doing nothing about it. It is just way too expensive for what you get. read more

Loved our one-bedroom unit we lived in for 2 years first. On our third year, we moved to a 2 bedroom unit on the first floor. Over the next 12 months we flooded 3 separate times. Each time it's was for a new reason...boiler busted, "sump pump is cheap so it doesn't work that we'll", and finally "it just rained too much"...... All 3 times we flooded it was 2 weeks before the carpet was dried and the fans were removed. I had to call them to remind them we still had fans running and to ask when they carpet people would come back. Every time we would flood we would get ants a few days later. Then last time we flooded I asked to end the lease early and during a phone call with the manager they told me that they knew why it was flooding. They had in stalled underground gutter systems between the apartments and the ground around the buildings was sinking.The only good thing about this place is the pool,bark park and the location. read more

I have lived here for almost two years now, and have loved my time here. The apartments are very nice and updated. The front office staff is also very helpful and awesome! If you ever need anything, Cindy will bend over backwards to help you. It's also right down the street from a Whole Foods, jewel, several gas stations and a little more down the ways is Yorktown mall. This place is very convenient! They're GREAT- I promise! I have enjoyed my time here at Briarbrook- the staff are incredibly friendly, caring, and work hard to make sure you are comfortable in your home. The apartments are affordable (which is definitely hard to find in Wheaton), updated- they paint and redo the floors after every tenant, and its overall a beautiful community. It's dog friendly to all breeds and sizes, and they even have their own dog park, which my pup thoroughly enjoyed! I guarantee you'll enjoy your stay at Briarbrook! This apartment complex is one of my favorites. The units are well kept and spacious. The pool and work out area are a great addition. The complex is close to multiple restaurants, grocers and entertainment, as well as the highway. The management team is always sweet and helpful and the maintenance team are some of the greatest people you will ever meet. I will and do recommend this complex to everyone! Stay away from this place It was fine a couple of years ago. The new management is horrible. They are irresponsible, they take forever to respond and are racists. Most of the times no one is there in the leasing office, and if you find someone they are completely unaware of how to get anything done- all they can do is tell you to come back when their "manager" comes back who wields all decision making power. This "manager" never responds to your mails and does not follow up on anything she says. They don't give you the lease renewal notice on time, probably so that you will forget to renew and they can charge you month-to-month. They increased the utilities charges 3 times for me in the past 2 years. So I pay probably 3 times more now than the amount of heat I use. And they switched on the heating after Chicago went into deep freeze and switched it off the moment the first snowflake started melting. I had to buy my own heater to keep the place habitable. Moving out as soon as possible. Don't fall for the fancy club house. Thats the only thing thats good. Everything else is horrible. Also don't believe all the 5 star reviews- they were true probably 1 year ago with the old management. read more

Both upper units in my building are temporary student housing rentals for a nearby mechanic program, so every 4 weeks or so, there are new 19 year old guys crammed four to an apartment living above us. Drunken, drugged fist fights, parties with blasting music, screaming matches over video games at all hours of the night--landlord doesn't care because they are "executive rentals", so we've learned to put up with police cars blocking our parking lot while they arrest a student (who drunkenly attacked four police officers). One student got beat up by a frequent guest over money owed (drug dealer?) so badly that an ambulance came. When I complained about the escalating violence to the landlord's office, she said some tenants "don't mind overhearing violence and fighting." Our heat doesn't work, it just pours natural gas into the unit. We've had maintenance over twice, who confirmed there was a gas leak, but they said it won't be bad enough to kill us, so they won't fix it. This is the worst apartment I've ever lived in. read more

PMR is the worst property management company I've ever encountered. I was a renter for 5 1/2 years and when PMR took over the whole property went down! Maintenance of the property was terrible, along with lack of care for any of the renters. I called in for work order of things that needed fixed and they would close out the orders without completing them. Kandy lied about work that was done or I was told that it wasn't broken. Then I had an extreme mold problem. Mold was coming out of my vents and covered my vent covers. I was told repeatedly that it wasn't mold. I had it tested and it was mold. I was told it was taken care of but that was a lie. I was told my vents were cleaned and they were not. I had Maintenance crew entering my home without my knowledge and left dirty items on my furniture. I got a camera and I caught a company they hired to clean my vents go through my personal items, along with leaving garbage and drywall all over home. He also left a moldy vent on my couch and destroyed all the drywall around each vent. They responded with an email telling I'm free to break my lease 10months early and only gave me a few weeks to leave. I never asked to leave but it was clear they wanted me to. Also they defended the company and said they dont believe the videos and photos show any wrong doing. They had no intention of fixing anything. I'm truly grateful I was able to leave and I bought a beautiful home and I hope to never see anyone from that office or company again! read more

Just moved out of my apartment after a year lease. Was mostly happy here. Most of the staff is friendly. The amenities in the clubhouse are generally busy, and the place is becoming FULL of kids- which is great if you have a family, and crappy if you're a single 25 year old female. Prices go up a decent amount (5%) every year, so be prepared to suck it up after a year or move. Would have given a 4 star rating, except for my move-out process. The day before my move out date, I returned one of my sets of keys, stating that my dad would be coming in for the rest of my belongings later that night, and would return the other set of keys after. My dad calls me later that night to tell me that the locks have been changed. I call the office and Cindy (who I spoke to earlier when I returned MY set of keys) tells me that my apartment has already been gone through by maintenance. I stated my confusion, reminding her that I told her earlier my dad would be there later that night- still over 24 hrs before my move out time. She played dumb and told me since I surrendered my keys, they went through my apartment for the check. Basically, it was already done. I did not appreciate my apartment, and likely my stuff having been gone through when the apartment was still mine. read more

Kids scream over 8 hours a day on weekends, while waiting for bus, etc. Kids will be kids, but they are freely allowed to do whatever they want. The staff has done nothing. First, I must say how awesome the office and maintenance staff are! They are very friendly and helpful, and go out of there way for you. They take the time to get to know you and it's been an awesome renting experience by staff alone! Also, the apartments are super pet-friendly and the amenities around the complex are great- there are several pick-up stations and a fenced-in dog park! The price for Briarbrook is extremely fair as well I believe, since the location can't be beat- you're in Wheaton, close to shopping and restaurants, as well as walking/biking trails and the Morton Arboretum! College of DuPage is very close as well. The apartments are spacious and clean and have in-unit washer/dryer which is amazing, since most apartment complexes have communal laundry rooms. I was told by a woman named Vanessa that they were willing to work with my fiance and I, considering I am pregnant, have a one year old child, and am diagnosed with fibro and endo. She requested a $400.00 security deposit, which was the last of the money I had at the time, but given we were going to have a new place to live, I gave them every penny I had. I received a phone call from Vanessa's boss this morning saying that we were denied due to a poor credit check. I asked about Vanessa saying they were willing to work with us and then, once realizing they were never intending to help us, asked about getting my security deposit back. We are currently without residence, so when she said the check was ALREADY CASHED and I would have to wait for a check to be sent in the mail, I lost it. HOW CAN YOU CASH A CHECK FROM SOMEONE YOU ARE DENYING??? THIS IS WRONG AND FRAUDULENT! I have no address for the check to be sent to. Unfortunately I lived on the bottom floor thinking the was the best, but I had ants and a mouse....I am a very clean person so that grossed me out. Some how the mouse was in a cabinet high up above the stove where I kept all my spices. I never actually saw it but the day I moved out I saw all my spices chewed up and mouse poop. The ants started in the bathroom and when that was taken care of they were in my living room. The sound control is horrible. You can hear everything. Dogs barking in other apartments, people coming in and out of the building, every step that is taking in the apartment above you, people talking in their apartment across the hall, and any music or tv in the apartments next to you. Thankfully I moved out before the weather got too hot because I didn't realize that there is no air conditioning except for one wall unit in the living room. I moved out early paying them two months rent to brake the lease because I found a new place to live. I was only there for 6 months. The apartment was left in great condition and they had already had it rented to new tenants before I left(so they are making double rent for two months), yet they still charged me $50 to clean the refrigerator and stove and $7 for a burnt out light bulb. I think that was pretty ridiculous. The good things they have is that the apartments are beautiful and the outside is well maintained. The maintenance guys are very nice and parking was never a problem. read more
