One was the entry door that would slam shut when trying to enter. After several "attempts" to fix it, it fell off the door as I entered and swung almost hitting me straight in the face. After that report they finally fixed it. Our AC is a newer model for the apartments, we generally call them monthly to fix it. As it stops working altogether or just blows out hot air. And when they show, we never know. No heads up, no courtesy call, mostly never show up, etc. Our most recent issue has been our neighbors that moved in late December. They smoke pot consistently which impacts both of our sinuses. We work from home so we live in it 24/7. We just want our door fixed so we can live in our own apartment. They have yet to resolve the issue, including setting up times that they never show, nor get back to us, as well as ignoring our phone calls. I called them 12 times in a row today before they finally answered. And I still am waiting. If you live in the back areas they don't give a care since no one can see it. Shudders hanging off the sides of the buildings, trash around, hazards everywhere. The "gated" community has become entirely laughable. I've come in with no sticker, seeing people I don't know working the gate, only to just let me through. Only about 1 or 2 do the job right. We don't feel safe here anymore in several different ways. Cars parked here without stickers to distinguish residents and visitors. No tickets on them advising they need to move their vehicle to a different location, it just goes on. If I could give this place a 0 star rating as of this very moment, I would. I don't reccomend this place in the slightest.

When you have an issue with your apartment don't expect to get it fixed. Same cabinet door was broken from the moment we moved in regardless of the countless times we put in a maintenance request and they state it was fixed. When my wife and I signed our lease rent was $1645 a month but shortly after 2 months we were paying almost $2,000. They talk about security but the doors were constantly broken, elevator broke down as well, washer and dryer never worked (so much for a brand new place). To park in the front row you had to pay an additional $65 a month or your car would be towed. On top of all this I have never felt so violated, we get an email stating they are letting a stranger into our home for an inspection. They do not mention what the inspection is for, they do not tell you a time they would be doing this inspection in case you want to be home for it. They do not tell you if anyone even came. I purchased cameras just for this incident and the man comes in looks around my house and walks out. Never seen this man around the apartment before. And a little advice for you considering moving into those apartment. Many people have cut there lease short. They prefer to pay extra fees to get out of this place. However, since she has left this place has went completely downhill. No one ever responds to emails or phone calls. Go to the office and it's locked. Very hard to get in contact with anyone. They've been through several different property managers since Karina left. During my move out, again due to mold, I had to leave without significant notice (on a month to month lease at this point) due to my animal getting sick and I getting sick. I was not told of any balance that I would acquire due to this. I also had no one respond to my moving out request. I was told twice by the workers here I would be receiving my deposit back and there was no talk of any balance due. After several attempts to email and contact this company I finally became in contact with someone in March of 2026 who stated I owed $723 for the 15 day notice require on a month to month lease which included a $100 late fee for a balance I again HAD NO IDEA I HAD (I would of paid this balance when I returned the keys) and was at risk of going go collections. To a balance I had no idea I had as they stated I would be receiving my deposit back the following week of February 11th of 2026. They stated the apartment was left very clean and if I had provided a valid notice I would not have to pay anything - however, when I dropped the keys off nothing was said of this balance. I also left a forwarding address to which they never sent anything about to balance to or about my deposit. I will attach photos of the emails sent as well as the mold growing within the unit which I had attempted to contact this company about with no response. While delivering my money order for the amount due the property manager was no where to be seen after knowing I was going to be dropping off this money order on a specific date, I was told to take a picture of it and give it to the maintenance man and send an email stated I delivered it to him. This place was the perfect fit since it is the ONLY apartments close to my childs elementary school. Found out really quick how bad this place is. Lets start with ONE OF THE BIGGEST PROBLEMS HERE! Request for service, they call it ''service complaints'', you know when you need the maintenance guy to fix a problem. As each year went by, this dept got worst! In the first year management tells you its a 24 hour turnaround time, second year it became a 48 hour turnaround before you saw these clowns, then my 3rd and 4th and final year, they TOTALLY IGNORED MY SERVICE REQUESTS! Nicole and Victoria, both my 3rd and 4th year Apt Managers were the worst of all. they sounded like repeated scratched records with their excuses. Here a just a few examples: ''JR (the service tech) FORGOT to come by'' AND their favorite excuse to fall back on: ''Well you know they are split between two complexes and sometimes they forget''. Yes folks, their excuse was that their incompetent service tech JR and his minions forgot or were too busy to tend to my complaints. You would think the service guy had a list or schedule made out to get stuff fixed but he did not. I finally lost my patience and confronted Nicole one morning and told her how I felt. ''JR'' the service tech walked in and i guess he expected for me to change the subject as soon as he walked in but since I didn't, he started yelling and arguing with me in front of his boss Nicole who allowed him too! In this complex, if JR likes you, he and his small crew will fix your problem the same day. If he doesn't like you, he will ignore your request. Make no mistake folks, he, JR, told the managers who's apt he was going to service and the one's he was not! He spoke and treated them like he was the manager when in fact he was just an incompetent, hypocrite, liar and worthless piece of a service tech with a huge ego! He still comes around on occasion to do nothing but waste payroll. He has now been promoted to Regional Service Mgr, yes this is what this complex does, promotes tech's who are worthless and disrespectful to their tenants. Now lets move on to the Managers. Since I moved in this complex we had a total of five different managers, more than 1 a year on average! the turnover rate for mgr's in this place is laughable, and each one was progressively worse than the previous one! Rich, Nicole and Victoria have all made false promises about ''upgrades'' they would make if I renewed a new lease each year. I was promised carpet on my first renewal. No carpet. Promised new air condition unit on my 2nd renewal, no new A/C. 3rd renewal promised new blinds for the entire apartment and a new over the stove microwave from Nicole and Victoria. You guessed it, never received that either. 4th and final lease renewal, was told by Victoria that if I renewed a lease, my rent would go up to $700 mth and zero upgrades, in other words she was encouraging me to leave. Now lets be clear folks, the ONLY reason I stayed for all these years was because of my daughters school which is only five minutes way from this place. I did not want to move her to a different school. Current mgr ''Chifon'' I think her name is, after only being the mgr for 3 days made a horrible first impression with me when she left me a nasty written warning on my windshield, threatening me with eviction, because I had parked my car for less than 10 minutes on the grass. She didn't have the courage or decency to knock on my door and just ask me to move my car. NUMEROUS TENANTS park their cars on the grass and nothing happens to them. Management in the past has ignored it; pathetic to say the least. Getting tired of typing so here's the rest of the DAILY nightmares you will experience here: GIGANTIC FLYING ROACHES INSIDE THE APARTMENTS, ANT INFESTATIONS INSIDE, ROOF LEAKS, TILES CRACKED WHICH ROACHES COME IN THROUGH, MARIJUANA SMOKING NEIGHBORS, BEER PARTIES IN THE PARKING LOT AFTER HOURS, NOSY, UNFRIENDLY RUDE GOSSIPING NEIGHBORS, MISSING PARKING LOT LIGHTS which is one of the things I mostly complained about and were NEVER replaced! this is very dangerous especially if you have small children living with you and you park into their dark parking lot at night! LOUD OBNOXIOUS NEIGHBORS WHO LIVE VERY CLOSE TO MGRS OFFICE. Oh, and here's one example how bad some of these tenants are: theirs a male tenant who rides a motorcycle and lives directly behind the mgr's office, on his door he has a threatening letter warning you that he will inflict bodily harm to you if you knock on his door. He's had this note up for years and management has ignored to this day. And,THERE WAS A SHOOTING here Summer of 2018. Verify with Winter Haven PD since mgr will deny!

There is at least 15-20 of them that have decided this is their new hang out. They are smoking weed at the pool, threatening to fight kids that live here, running thru the whole complex, checking peoples cars, cussing very loudly and out of control with no one doing anything about it. I have left messages for the staff with no return call. This past weekend a very large group stayed right outside the breezeway and lawn of our building for at least an hour cussing, rough housing, twerking, smoking weed, running up and down the roads, riding a small motorcycle very fast thru the complex. We need security here on the weekends ASAP before something happens. Your residents do not deserve this, we pay to live in luxury apartments that feel safe. I no longer feel safe here until this is corrected and we have some sort of protection.

When we brought this up, we were told that it had been mentioned during the property walk-through, but that wasn't the case on our end. Unfortunately, it became a he-said, she-said situation, and we were told the $500 would not be refunded. We were clear about our financial limitations from the beginning, and if this double deposit policy had been made clear, we wouldn't have proceeded. Please be careful... make sure all financial terms are crystal clear in writing before placing any money down. I would personally advise others to stay far away to avoid a similar situation. Now he is intending to sue me for the full security deposit when I told him I couldn't afford the non-disclosed double security deposit.

Following that, as soon as he was notified I would be selling my home and not renewing my contract with him, he stopped communicating to me in a timely fashion. He then failed to get possession of the keys to my home from the tenant in a timely manner, failed to conduct a final inspection in a timely manner (which prevented me from having repairs made at the tenants expense), failed to notify me of damage to my home, and failed to provide access to my realtor to list the home. I'm now left with holes and rot in my garage that he's refusing to repair and instead told me "I don't work for you anymore".
