As a renter, the days of coming up with your deposit and first months rent along with a quick background check are long gone at Brickleys. Be prepared to bring everything but a quart of O+ blood when filling out your application. Felt a little "nickeled and dimed" with all the "fees" (pet applications, rental application(for each 18+ tenant/co-signer) processing fee. Anyone living in the house will end up on the lease. Pretty darn strict with the rental agreement. If you use them for property management, they will definitely screen the heck out of your tenants, hence the 2 stars. READ THE FINE PRINT BEFORE APPLYING OR VIEWING A PROPERTY! When I first came across a property with this company I was excited to apply once I toured the home. However it listed that I should "read the qualifications" to apply before I did. The requirements are some of the most ridiculous things I have ever heard of. I could literally get approved for a $400,000 mortgage easier than qualifying for this $1600 per month property. Income qualifications: They ONLY EXCEPT 3 months bank statements that list EXACTLY how you are paid and it MUST be consistent every time. They DO NOT except any tips, cash deposits, electronic or other payments as income so if your work in the service industry or are paid cash don't even bother. They DO NOT allow tax returns or paystubs of any kind as they say this could be fraud and/or doesn't prove consistent income Self Employed: They DO NOT allow self employed/business income as your personal income, including distributions you pay yourself. They will accept 3 months business statements and personal statements but it must be the Same payment every single month so if your self employed, I wouldn't bother trying to apply. Bank Statements: They require 3 months bank statements but they can only be used if everyone listed on the bank statement is applying for the property. So if you have a joint bank account with someone but they aren't moving in with you then you wont be able to use this as income. Other Mortgages: If you have any mortgages on your credit report that you rent out, they require that you make 2'xs the income for each mortgage plus 2x's the income for the rental property that you are applying for. So if you aren't charging your tenants DOUBLE the mortgage for each property you likely wont qualify . I have been a property manager myself for several years as well as worked as a mortgage loan officer for over 2 years and I HAVE NEVER seen such intense requirements to apply for a home. I wish I had read the fine print before I bothered with this management company. It is clear they are not looking to help most people find a home unless you fit perfectly into the box of requirements they have come up with. read more

I do not recommend renting through this company. There were many issues. The first being that the house we viewed was filthy and had bugs all over the place. One of my roommates called after viewing and was told it would be cleaned before move-in. So we all decided to apply. We put in our applications and were then told it wouldn't be cleaned. We decided to still go ahead, with the understanding that we all would have to clean and bug treat it before moving in ourselves. Misinformation at the least, straight up liars at the worst we were still fine moving forward so we put in for it. When we found out that they were moving forward with a different applicant we requested that we be provided with the copy of our credit reports/background checks that we paid them for, or if unable to do that, then to refund our payment. In the state of Colorado you can pay that fee once and take the credit/background report to use for other property applications so you don't have to keep paying the fee over and over again. We asked multiple times and were never provided with the reports and they only refunded our payments when another roommate cited laws and threatened legal action if they didn't either provide our reports or refund the payment. I also received a separate email from the company at one point saying the property was no longer available and to let them know if you want to withdraw your application and be refunded and when I responded yes, was told I couldn't be refunded, so then why was I ever sent that email in the first place? I still don't understand why they wouldn't just use the money we paid them to run the reports and send them to us and be done with it? It does not seem hard to me, my previous landlord even said that when she ran mine it was quick and simple and should not have been this difficult for them to do. So after sitting on posting this review for about a week now, I have decided to post it, because the only conclusion I can come to is that they were trying to not pay to run the reports and just keep the money. I have also since looked back at other reviews of this company and it seems a number of other people(including property owners) were also scammed by them. I am glad that I have a roommate that fought for us to receive what was owed. Make your own conclusions, but for what it's worth, I would recommend staying away from this company. read more

I needed a lot of help getting my house up to spec to get rented and they helped with every step, going above and beyond my expectations. I must say I'm quite disappointed to be at the point where we are now. I give one star simply for the service they provide WHILE your a tenant. It's the before and after that's making it impossible to give any more. Let's start with move-in. The lease price on this home was listed at $1850. All said and done..."so the landlord will accept you" we ended up paying $1925 a month instead. Since we were moving cross-country and needed a home, we accepted the additional $75 a month up sell in rent price. It was classified as "pet rent" on top of the pet deposit verbally, but it certainly wasn't reflected upon move out. DOCUMENT EVERY NICK, SCRATCH, MISSING LIGHT BULB, TOILET PAPER HOLDER, AND MISSING BLIND KNOB AND YOU'LL STILL BE CHARGED FOR IT. Make them put EVERYTHING in writing. Do NOT take their verbal word on ANYTHING. This is where we are now. Upon move out, I was told the house was left "filthy" although we scrubbed it top to bottom. This is not only offensive, but false. We bleached the bathrooms, scrubbed floors, wiped down wall, blinds, windows, mirrors. His policy is "IF YOU MISS ONE THING, I'LL HAVE TO HAVE IT PROFESSIONALLY CLEANED, AND I'LL BILL YOU FOR THAT" "I'll bill you for that" becomes the language when you're moving out. For instance, I was told more than once that upon move-out, the carpet was being replaced with hardwood because of a huge stain in the living room prior to move in, so not to have it cleaned. Then I receive an ESTIMATE, NOT A BILL, that it WOULD HAVE cost $405 IF the carpets would have cleaned instead of removed, so I owe him $405 for work that wasn't even done! I have received bills for EVERYTHING he had professionally done to make the home rent ready at full cost, even though the majority of the things they're asking me to pay for were listed upon move-in, or would fall under normal wear and tear. He billed me to replace lightbulbs missing upon move in, scratches listed on move-in, new batteries for all the smoke detectors, although we replaced them every January 1, as suggested. He billed us to update CO detectors, the ones were old when we moved in. We had an inspection from the city, the CO detectors were in the home. The home was inspected numerous times over 19 months, and we received nothing but praise from these people..."the house looks great, the yard looks amazing, you are such good tenants, we would hate to see you go"He has put the entire cost of making this home rent ready to the tune of $7961.87 minus deposit of $2425=he's charged us $5536.87. I provided him a dispute notice, video, photos, copies of the move-in sheet disputing the charges, on many items, per the bills he provided. His response? Tack on a FIFTY PERCENT FEE AND TURN IT OVER TO COLLECTIONS. I JUST RECEIVED A COLLECTION NOTICE FOR $8305.31. I made a plea for him to be reasonable. I sent a formal dispute. Not only is he unreasonable, and unrealistic, but he has put my reputation, my credit, and my future ability to lease in jeopardy, as well as my other household members. I asked him to provide proof of OUR damages, he sends it to collections. I ask him to be reasonable, he sends it to collections. I PROVIDE VIDEO AND PHOTOS TO SUBSTANTIATE MY DISPUTES, HE SEND IT TO COLLECTIONS PLUS 50%! He's a homeowner's dream. As for a tenant...he will make your stay a pleasant one. He will promptly fix things that are broken. But upon move out, he will charge you to make the home ready for the next tenant, and if you disagree, he won't bend, he will send you to collections in a flash.....plus 50%. I have sent photos and videos of things that were documented upon move in that I'm now being charged for upon move out. $1379 to repair scratches on woodwork, that were photographed, and documented at move in. I told him to supply me with a list of exactly which ones were new, and caused by my pet, and if the bill included any of the ones that were there when we moved in, that I wasn't responsible for the entire bill. He had the entire home repaired. He has not done so. All I have asked is for him to be reasonable and fair. His response, turn it over to collections. There was no "hard" living at this property. WOW! Two middle aged adults upstairs, two young adults downstairs, two small dogs. 3 occupants worked 80+ hours a week. We are professionals, not heathens. No drinking, no drugs, and no cigarette tobacco use. Was the home left exactly as it was found, clearly not after 19 months. Things get scuffed and worn over time. Were there some damages, of course. No home is going to look exactly the same after 19 months of use. Was it left in complete disarray and damaged? Absolutely not! And read my previous post..says "best maintained" home, nowhere does it say "cleanest home I've ever moved into". read more

My husband and I moved to Colorado from two different locations and we tried to find a home prior to us both arriving to ease our stress. We found one online we LOVED and called [Brickleys] to see if it was available. Aaron and his team were SUPER helpful and so friendly from the beginning and accommodated both my husband and I and our two different time zones. We were able to sign our new lease from afar and it was a pretty seamless process. When we actually arrived to our new home, it was just as beautiful as the photos and high def video was on brickley's website! (This is another great thing about them--their property photos and videos give you such a realistic view of the homes!!!) We are super grateful for all their help from the get go. We reviewed the terms of the lease after we signed it (in hindsight, I wouldn't recommend doing it this way, but nothing against Brickleys!) I will say, if you are a home owner looking for a property manager, these are your people!!!!! They are extremely detailed in their cleanliness & the way they want the house left after the lease is up. That being said, it was/has been a little stressful as renters constantly stressing about harming the house, especially with a toddler & baby on the way. For example, we had to ask permission to hang curtain rods. A normal thing for a home. We were given permission to only hang curtain rods in our soon-to-be nursery and master bedroom, but we have to hire their handyman to fix the holes. I feel like the homeowners should install permanent curtain rods to alleviate this issue for future tenants. Just my opinion :) they do have beautiful blinds on most of the windows, but not all of them. They also blacklight the carpets during our final out inspection, which is also stressful for us as renters, but again...great for those moving in behind us! We kind of feel like we are walking on eggshells in our own 'home'. All this being said, this is a great company for homeowners and we appreciate moving into such a beautiful, extremely well-kept home. It's just stressful worrying about messing anything up as renters. Additionally, every request we've put in Aaron and Eric have been extremely responsive and helpful to our request!!! We usually hear back from them within a couple hours of reaching out with questions. We couldn't be more happy with our decision to rent through them. It's also super easy to pay our rent online through their portal and put in maintenance request (which we haven't had to do yet). Highly, highly recommend this company. They seem to truly care about us as renters and they very evidently care about their home owners!! I currently own several rental properties in California, Tennessee and recently purchased property in Colorado Springs and was in a quandary over selecting a property manager. My agents suggested some, but the reviews of those were only lukewarm and didn't really impress me. Some of those that looked good, had really onerous contracts that seemed to protect only the property manager and left the owner out there on the wrong side of the limb. Several others I found on-line, and they didn't seem like a good fit either. I actually selected another manager prior to Brickley's, but had not yet signed a contract with them. Then I came across several reviews of Brickley's Property Solutions and it seemed like these people walked on water. I read the reviews, and talked at length with Aaron Lieber. He told me what I can expect from him and what he expects of his owners (landlords) and then we talked about all the land mines that could cause problems. I thought to myself: "Oh crap! No one has ever discussed the pitfalls of ownership with me, quite like this." But this prepared me to not expect sunshine and rainbows at every turn of the road. He sent me Brickley's Property Solution's information package and I scrutinized the contract, and damn, there was actually language in it that even protected me from poor management practices. It was and is a contract I can live with, and virtually assures the homeowner (landlord) that Brickley's will do an outstanding job of managing the property. So, I signed on the dotted line. And two or so days later, I had a garbage disposal go bad and a day after that a shower valve broke, and I thought "oh crap! what's going on?" I received a call from Aaron outlining the problems and also updates on the website. Aaron has a list of contractors that he uses that are very professional and fairly priced. And instead of the large bill I had anticipated, I received a bill for replacing both items that was far less than I expected. He visited and interviewed the tenants, had new leases drawn up, inspected and photographed the properties, and left the tenants with contact information, info on how to pay rent, and rules of tenancy Brickley's has in place to insure great relations with all parties. If you are thinking of securing or changing a property manager, I would whole-heartedly consider Aaron and his team at Brickley's Property Solutions in Colorado Springs. Until September of 2018, we had never rented from a property management company before so navigating this territory was new for us. With property in Colorado Springs in great demand, it was difficult to even see a property, let alone lease one. When I contacted Aaron about our current residence, he encouraged us to put in an application as soon as possible because we would have first priority on the property, which I did, even before seeing the property. He didn't pressure us to choose his property management company, rather he gave us the facts on how Brickley could best serve our interests. Aaron and Eric made things easy, they walked us through the pros and cons of renting out our home (did the math even!), found us some long-term tenants with a thorough vetting process, and made sure we never had to worry about a thing.
