We have been working with All Seasons LLC for about 5 1/2 years. We did our homework and spoke with a few property management companies after knowing that thru the military we were going to be moving. We settled on All Seasons and are very grateful that we did. Whenever we had an issue with the house or with the tenants, fires or storms in CO, when there were law changes we were notified straight away! We were given more than reasonable quotes to fix any damages or upgrades that needed to occur whether by choice or necessity. If we needed to contact them for any reason it was a quick turn around if we didn't get them on the first ring. Their website is easy to navigate and that made it easy to take care of from two different states and one move! Thankfully All Seasons also had a wonderful broker on hand when the market was finally at a place where we could sell. Suzi from All Seasons worked well and fast with her fellow associates along with all the right people to get our house on the market for only two days before we were under contract and sold in under a month and a half. Thru out the process she was in constant contact with us and after the sale went thru any extra paperwork or money that could have easily fallen thru the contracts came thru without a hich from All Seasons LLC. I have rented homes in several states, and never once have I lost any portion of a security deposit until now. We keep our home meticulously clean and well-maintained, and despite using All Seasons' "preferred cleaners," still got docked on our security deposit return for utterly piss-ant reasons. Several hundred dollars of expenses related to move out we knew we would pay, and before Matt replies here to say that those fees and costs are part of the rental agreement that we signed at move-in, I'll just say that such charges are not customary with most landlords, including the most stingy and greedy landlord I ever rented from (2014-2016), from whom I got full return of my full security deposit with no requirement of out of pocket carpet and house cleaning expenses, and re-key expenses which you will pay at move-out with All-Seasons. We rented from All Seasons knowing these charges were unreasonable because we were in a somewhat desperate situation at the time and needed to get moved into a place. Based on reputation I knew this aspect of moving out of an All Seasons rental would be unsavory, and the lived experience fully validated that reputation. Bottom line: know that many of the charges in the lease - even if they are legal - are not customary, and no matter the effort you put into cleaning and maintenance you will still get hit with at least some dock off your security agreement return. FWIW the house was very nice while we lived there and All Seasons was Johnny-on-the-spot with maintenance during the course of our lease. read more

I want to add my experience to the other reviewers who have rented from All-Seasons LLC. To do this, I have a tale of two similar rental situations: The first rental experience took place in Denver. I broke the lease after only 8 months, when I needed to move to Colorado Springs to help take care of my elderly parents (I am 60, and retired). We cleaned the Denver condominium, and I covered the rent until it was re-rented. I was a good tenant, and the landlord returned the entire $1,700 deposit. Then I moved to Colorado Springs, and rented my apartment from All Seasons LLC for approximately 20 months, renewing the lease once. I broke the lease 3 months early because I bought a house, as it was becoming clear I would be in the Colorado Springs area for a while. Again, I was a good tenant: I hired two professional cleaners who spent 6 hours cleaning the unit. I informed All-Seasons I had moved out, and I covered the rent until the unit was re-rented. I did not get all of my deposit back this time. All-Seasons took deductions for: Carpet cleaning: $119 Cleaning: $136 (The unit is 1000 sq ft. At this point it's been cleaned for two days) Re-rental fee: $712.50 "As per paragraph 18 of the Rental Agreement" (sic) General Maintenance: $15 Re-key: $54.87 Administration Fee: $5 "Administration fee... per Paragraph 5D of the Rental Agreement." (sic) Total Deductions: $1,042.37 Security Deposit: $1,395 Security Deposit Refund: $352.63 Again, this is a tale of two cities. In one lease scenario, the contract was 3 pages, and in the other, 55-pages. In one instance, the landlord took reasonable steps to preserve the tenant's deposit; in the other, the landlord took legally justifiable steps to keep as much of the tenant's deposit as possible. Potential tenants should enter into a lease with All-Seasons with open eyes, and possibly a lawyer. Homeowners using All-Seasons for property management may want to do the same, or at least consider one's ethical stance. In either case, you can expect behavior typical of the petty landlords of days past. I expect All-Seasons might reply to this review. In it, they will defend the retention of my security deposit. I really don't care. You, the public, can see the evidence and judge for yourself. read more

Avoid this rental company at all costs. We moved out over a month ago and I waited to write my review because I knew they would reduce how much we would get back for our deposit even though we definitely deserved most of it back, we got less than we deserved (not surprising). This company goes out of it's way to overprice the rental and treat the tenants like trash. We had zero respect to our privacy and whenever we needed something fixed, the vendor went out their way to treat us the same. They will schedule a day to do "walkthroughs" not caring if that day works for you and on top of it, give themselves longer than the average business day to just randomly barge in, run through the house, and then you might get an email stating what needs to be touched up or you may not. And when I say barge in, I mean it literally. They knock once and if you don't run to the door to get it, they will immediately throw the door open and literally run through the house. I understand these walkthroughs need to be done, but to choose the day and then say we will be there anytime between 9 am and 6 pm, is not okay. They need to hold themselves accountable and give a 2 hour window so people can prepare for it. I was terrified to take a shower those days knowing if I didn't hear the door, they would absolutely barge it. The vendor were another set of hell because they clearly had the same thought process as the rental company and would try to barge in as well. I am all for getting something done asap, but most of the phone calls I had with the vendors were "we are coming in on this day, if you can't do that we can get a key from the rental, call us back". It got so bad I ended up yelling at someone once about treating people with respect and asking them what works FIRST, not just choosing what they want. I don't know a single person that is perfectly fine with a stranger allowing themselves into their home while they are present to do whatever. Those were my biggest qualms with this company and I highly suggest avoiding them. We finally got our deposit back and had a huge chunk taken out because they are claiming we made wall damage, when we never hung a thing. I've had several people come to our house and they thought it was weird we had nothing hung up, but I did that because of this exact reason. I didn't want to put holes in the walls and try to cover it because I don't know how to. And then they charged us a ridiculously huge amount to rekey the place even though they were given all the keys we had. We can file a discrepancy to fight it, but you can't reason with selfish a-holes. And on top it, they claimed some bulbs were burnt out and they had to replace those bulbs. When we left, all of the bulbs were perfect. What probably happened was that the owner hadn't actually seen the property herself in years, came by because she was upset that it wasn't rented out right away, and then saw the state the house was in and blamed us. We tried, but we can't fix her years of neglect to actually see her own property. By the way, the showing process for moving out was absolute hell and almost made me break the less right then and there. They made appointments for showing 7 DAYS A WEEK during normal business hours and didn't care about how it affected us. There was only 1 showing a day, but to have to constantly deal with strangers having free range to them home and not even being watched was hard. We had cameras in the house and we saw several families run around, touch whatever they wanted to touch, while the realtor would just stand in a room waiting. And on top of it, the realtor failed to lock the door a few times. So not only was our privacy violate, at our costs, but we could have had our property stolen because she couldn't lock a door behind her. Do not rent a home from this company. I cannot state that enough. Go to a pricier apartment where your privacy will be respected and maintenance is truly kept up. Save yourself the anger and frustration of this company and they expensive rentals they provide. EDIT: to the owner's response, I hope this shows exactly why I hold disdain for this company. To publicly post how much my deposit was is bad behavior that proves they don't care about privacy. Also, in response to the walkthrough procedures, we were next told how they work. When I asked specifically how the company handles upkeep and maintenance with the house, I was told the only time they stop by is when we move out. The original property owner I dealt with didn't do anything and I complained to her several times about all of this. I was never heard until we got the newest one who even told me he quit the company before! Lastly, we didn't receive the deposit check till today. I don't see a point in disputing because I want this company in the past. And I know no good will come of it because the state of Colorado hates tenants. Anyone considering this company PLEASE do your research, find someone else. read more

We are a Colorado homeowner living in another state. All Seasons became our property Management company a little over six years ago after having dealt with property managers who were less than professional in the past. What an amazing job they all do! The home is in great shape, all repairs and maintenance are always kept up. Whether a new screen is needed or a new roof they take care of bids, etc which would be impossible from where we live. All Seasons LLC are thorough before leasing this home with potential tenants and honestly we never have had one single worry at all. Everything is always just taken care of and it keeps my life a bit more stress free. Everyone should be so LUCKY as we were to find them. If only Yelp would let me give 0 stars, I would. Rented a house through them from 2013-2014. Everything was fine in the beginning. And they worked with us well especially we were still in another state. They let us move in to the house 3 days early and that was good. I was really happy about it. Then April comes and they had someone come out and plant some grass in the backyard. Cool. I get my utility bill a month later and my water bill way through the roof. First off, keeping the sprinklers on through the summer WAS NOT mentioned in the contract/lease. Two, if the rental management wanted the grass kept up, they should have paid for the water themselves because us renters could really care less. OR they should have put it in the lease THEN maybe we wouldn't even have rented the house. Next issue is that they didn't come to do their first walk through until after 3 months later when they said they were coming within the first 3 months of moving in. Next issue, they had bad communication. They were quick to answer emails but HORRIBLE on returning calls. I would repeatedly call and leave messages asking them to call me back but they never did. But they preferred to handle the issues via email which does not make sense especially for a long time running business. Next, we were actually thinking about buying the house, and they said they would sell it for 205,000 but we actually found a BETTER HOUSE within the same price range. When we looked at their listing for the house, they listed it at 199,000 which is BS because they were just definitely going to rip us off. Everything happens for a reason, and I'm glad we listened to our realtor when she came to the house to see it and said that we could find a MUCH BETTER house in the same price range and we did. Oh, and that house is haunted. That's all. read more

They are not thorough, hard working, nor honest. We recently dealt with them through a purchase of a property that they "Managed" and sold. They didn't let us access the place before the close in order to clean the carpet. When we did move in the toilet was backed up and overflowed the first day. The carpet had black grease stains from the previous occupant (renter) moving and the place was DIRTY, So they were not managing it very well at all. The worst part is that they said "It was clean and the toilet was working" the day of close, which is either a lie or they were negligent or their duties of even looking at it. Very unethical. The renter, I am sure, paid a cleaning deposit to ensure it being cleaned. The seller had been paying management fees that All Seasons was not earning , in my opinion. They do not seem to have concern for their clients best interest at all. read more

These people are shysters. Rented from them for four years. Then rarely made any repairs unless it was an absolute emergency like sewer water coming in the bathroom. The deck was falling off they were told numerous times they did nothing about it. But when it comes to your deposit they miss construe the lease move out agreement their whole intention is to hold onto your deposit and funnel the money through their own cleaning service. When you give them a deposit is not something you will get back it is their revenue. That's how they see it. Don't rent from these people they are the worst. I would give no stars to this clown company. This is one of the absolutely worst companies ever to rent from. Becareful of your money they just seem to think it's alright to take portions of your security deposit without notifications or reason why. When you call to ask about it, they give you the run around Great for homeowners but if you're a tenant you're SOL *edit I was at my place of work when I called, you would be irate too if your funds were bein used in a way that is not discussed in a contract , In nowhere on my contract does it state that you may use my funds for a bill for utilites unless I'm delinquent. You know if you choose you use my sec. Deposit for damages and or other expenses that would have been reasonable . However when I called your HR person she quote said WE CAN DO WHATEVER WE WANT WITH YOUR DEPOSIT" word for word so you might want to check your " LEGAL" wording next time you talk on the phone. Ms. Carolyn! I was getting irate because of that issue, if you don't understand that instance then you don't need to be in the business of handling customers or anyone and their money. I didn't cuss at them nor did I call them derogatory terms, all I wanted was a simple courtesy of knowing there was a deadline which was not given by any of your staff. A lump sum like that is good for renting out another place, not something where we have to save up considerably again because you failed on your behalf to properly notify your tenants of such issues in the contract. Thank you. So you're telling my even though I am contractually obligated to the property till the 31st, you and your company decided to do something on your own? And mind you i have dropped money on lawn seeding and fertilizer this spring in order to produce what happened there, am I a green thumb wizard? absolutely not so don't you dare say I purposefully turn off a sprinkler to save money when I was still at the house. The amount isn't the issue, no where in your contract does it say that yoy will use my security deposit for a bill that is not delinquent. I've never been delinquent on any bills or rent to your company. You might want to re read your contract because it only states that uses for the security deposit will be for any damages or maintenance incurred on the property I have the contract and I can send you the picture of the paragraphs so your legal department can look at it. Also the water was not disconnected nor any of the utilites it was all transfered so you may want to get your facts right before " correcting" me . I contacted. Sue Ann every instances to notify her of the transfers of the utilites gas,water and electricity. Apparently you Don't understand the military ...we work in the early morning into the late pm with possible timing off of our hours, so most of the time when we get off work things are close and we cannot do what we need to need in a timely manner most of the time. I told your receptionist sue Ann I would get the bill paid either weds or Thurs, don't patronize me on the " man hours" your company was impatient and therefore took it upon yourselves to start this . A simple heads up would have sufficed , yet you guys are arguing something that makes no sense. Do I really care if the water bill got paid? We are still amazed at the level of excellence that they provide, and we sure wish they had offices in other states besides Colorado ! Every single person we have dealt with at All Seasons continually provides exceptional service, so we finally feel secure in knowing that our CO properties are in good hands despite living so far away from them. We feel that he entire staff at All Season's does an excellent (and difficult) job of balancing the interests of both owners and tenants. We especially love their up-to-date methods of documenting the condition of our houses before, during, and after renting them. No detail is left to chance or ambiguity, which is good for all parties, whether owner, tenant, or property manager. Every facet of management is handled with thoroughness, and the fact that each staff member is an expert in their specific department is reassuring, too. Everyone is competent, knowledgeable, honest, and informative, whether it is communicating promptly with us on a concern, providing in-depth explanations of the contracts & state housing laws, taking care of minute details with the house maintenance, and most importantly, finding & keeping upstanding tenants who can enjoy making our houses their homes. From the owners' perspective, we value the fact that All Season's managers go the extra mile to protect our valuable investments. And if any tenants are inconsiderate or irresponsible enough to cause problems or issues in the properties, everything is taken care of immediately, in a professional manner. Along with the good managers, we expect that every tenant understands and honors the terms of a lease, and should pay for any careless damages they do to someone else's property. We also pride ourselves in working with All Seasons to keep our houses in great livable condition before offering them for rent. In summary, we know that caring for our valuable assets is a constant & time-consuming endeavor (and obviously everyone is entitled to take their chances with other companies to learn the hard way), but for us, All Seasons has given us an assurance we did not have before we found them, especially as out-of-state property owners. Not a good company at all. I waa told credit score was not a factor, that they look at rental history and income. If i had no judgments against me i should be approved. Then i get a call from caroline "thr manager" to inform me that my score is too low. They didnt do the full process of which I paid $35 for. I met all of the requirements except my score. Rented a house through All Seasons. My roommates and I were all living on our own for the first time. We should have listened to our gut feeling when reading the lease. They really look for absolutely any reason to charge you. Want to pay online with your debit card? That's fine, but there's a $35 fee to do that. Dog sitting for a friend? They'll charge you $500 a week if the pet isn't on the lease. They charge you $2 PER NAIL HOLE when you move out. Carpet was nasty and worn when we moved in, and I'm 98% sure they will take money out of our deposit for that. They don't communicate well about absolutely anything. When I would call to ask a question, they told me to go on their website and wouldn't answer any questions I asked over the phone. They don't respond to emails quickly at all. Just to add a pet to the lease is over $100, never mind the actual pet deposit ($400-$600!!!). Roommate and I have been moved out for over 2 months, and we have received no communication about our deposit being returned. (Update, we did receive our deposit, but $111 out of a total $1,700 originally paid). I understand basic cleaning costs, but it was really just insane. When we first saw the house after we applied, Denise forgot that she was supposed to be there and just didn't show up at all. The only helpful person at this company is Sue Ann, the lovely woman who answers the phone. God bless Sue Ann. Will never rent from them again, and have been looking forward to leaving this review since 1 month into our 12 month lease. So looking forward to them giving us our deposit back so I can post this review and we can finally be done. Don't rent from this company. Seems like a great company to put in charge of renting out your house if you own it, but as a tenant, it was just plain awful. read more
