First let me say, the site is nice, pretty reasonable pricing for the site, but the website info is misleading. They give u the first bundle of firewood free, but they don't tell u that u can't cook over it cause its pinewood, they tell u that when u check in. Then they charge u for a grill but just before closing, we couldn't get one so we are basically paying 10.00 for one day We had to wait till the next day, when the office opened. Then the website said we could rent fishing poles, when we got here, we were told they don't do that anymore so we had to buy poles for 20 something dollars each, fishing kit, which we can't take home on the plane. If I knew that we had to buy poles, I would have bought them at walmart for a much cheaper price, then we are renting golf carts 45.00 dollars each for 10am thru 5pm...is that cheap? Idk....then we are fishing in the pond right now with cheaply made poles and not even getting a nibble, is there fish in the pond?? This is our last night here, it's very breezy and beautiful day, but can't wait to try the next KOA in Arlington read more

This is now one of our top 3 favorite KOAs, and we will definitely be back. That being said, I am going to give my positive and negative feedback, but the overall message is you should definitely visit it this place. When we made our reservation requested firewood, which they delivered to our cabin before we arrived. It was cold, and they also were kind enough to turn on our heater for us. The cabin we rented did not come with bedding or towels, and though it has a bathroom, mini-fridge and microwave, it did not have any stove or oven to cook inside. There was a picnic table and fire-ring in front of the cabin, near the pond. Good store, well stocked (though expensive). The children's park/play area definitely left something to be desired. Great cabins and two ponds for fishing. Wifi available. We didn't use the pool as it was winter when we visited. This is an especially good KOA if you want to do some offroading where you are staying. We have a large vehicle which wasn't as useful at this spot because it had just rained heavily and the only places we could ride were narrow. And there is a fee for riding. read more

PROS: nice, friendly people run this park. They were helpful to us in loaning us an adapter for the power pole we were lacking (it must be said because they had made adjustments to the pole so we couldn't plug in w regular cord even though regular plug was present). First night left messages re power and no one had listened to VM or got back to us until we reminded twice, but no biggie because they fixed it. Also, it's large and green and trees everywhere, trails to walk, decent laundry and shower facilities,always VERY clean (but dated) which is nice. Very inexpensive monthly winter rate, too,but you get what you pay for. Now, the CONS: no cable. claims to provide WiFi. Two weeks into our one month stay, unable to complete simple web searches (like for "how to boost WiFi signal at rv Park, ), extremely unreliable and so clearly inadequate signal strength for a half full park, I can't imagine in season. Makes a long term stay impossible for us. The roads and trails are in rough shape, cuz it's winter? But still. And the usual rv er complaint about dog poop everywhere, yuck. Never saw a single pet owner pick up after themselves, they just take their dogs to empty sites, nice. Sites are gravel, mostly level but they have drainage issues. Our initial site was swamped, never drained and was wettest in Park. They offered us a new site (sigh, so much work to move) but the ultra deluxe site we moved to was very nice. Even though when we initially toured the park to select, we were told monthly visitors couldn't use the sites that we ended up moving to. Also, unheated pools are just for looks in TX winter, but that seems pretty common here. I'd love to give them a higher rating, but compared to other KOAs they're not keeping up. Seems as though they have lots of regulars here and they're more concerned with taking care of them than making NEW regulars. We were looking at parks as winter homes for retirement years, and had to cross this one off the list. read more

Great place to get away. Extremely nice staff. I called several times before arriving because I didn't know what day I was going to show up. They were always friendly and helpful. Asked them to trim trees just to make sure I could get into space and to get out of my space, they immediately sent 2 guys with pole saws and chainsaws. And trimmed way more than I needed to get out. I can't say how friendly these people were. I have stayed at other places on Sam Rayburn and this place takes the cake. One of the staff even offered to drive us around the park and show us everything. Already planning my next trip. read more

Entrance roads were very bad, trees need trimming, sites were fair. Good family fish camp I suppose, cannot why they would pay KOA franchise fees. Mostly local people there. No tv of any kind could not get sattelite due to trees and no onair or cable. read more

Love camping @ Brookland/Lake Sam Rayburn KOA! We go every chance we get which is not often enough. We enjoy the two pools, new camping area and the peaceful setting. We were able to attend the crawfish boil this year and what a wonderful event! Great food and wonderful hospitality. Just a great place to enjoy life and fish in the ponds or walks in the woods. read more

The primary reason we went to this KOA was because we desperately wanted to go on a vacation but when is the mound of dogs that we have and our income or lack there of, this was our only choice. Dad also wanted to go fishing and this was another key example as our visit. We decided to go to Brookeland/Lake Sam Rayburn KOA. First let me start with the positives - Jennifer and her husband were the nicest people. My apologies for not remembering Jennifer's husband's name - but he was all over the place working his behind off. They were the nicest and greatest customer service individuals. Another great benefit going when we did is that we were all alone in the cabins area. So we very much enjoyed the fact that our babies had a lot of room to run around and play. We have a small backyard and the fact that the babies could run around was amazing. Another amazing facts was the Beautiful anchorage. Unfortunately to me the negatives overshadowed the positive by a great deal. First and foremost, The cabins were way over stated as far as room is considered. I asked several times what the square footage was and I was denied that information every time. We had to get creative with our dogs being there as there was hardly any room on the beds to sleep as her dogs typically sleep with us and there was little to no floorspace either. If this is one of their "deluxe cabin"- when I took my little sister and her friends- in San Diego, we got a room that was at least double the size so we got here and paid a lot less for it. One of the things I have huge issues with is the fact that there were absolutely no disability rooms, disability bathrooms - nothing. The only "disability" item that they had on site was a ramp leading up to the room that had a lot of cracks in it and look like it could fall apart it any minute. This place is not ADA compliant what so ever. We asked multiple times and we were told that the owners didn't design it like that and they apologize for them. What makes it more ridicules is the shower/ bathroom- it was so slick both of us almost fell... The owners... The only one that we ever saw was the husband owner - he seemed more interested in looking pretty then helping with anything. Oh- and I gotten snapped at after calling approximately 6 o'clock and was told that that time was dinner time and not to interrupt them? Why would you forward your calls to your cell phone then? So or four days there if you can call it for days because we left first thing in the morning - before light after over experiences there. They ruined her birthday and they ruined our Christmas people should think twice before coming to this establishment. read more

This is a well maintained park outwardly. However, no one obeys the rules especially on holidays in the pool area. The pool area is an accident waiting to happen. Last summer, a girl was taken to the hospital with water in her lungs after being tossed into the pool by a family member. We unfortunately parked by the pool in the back area for an extended stay. The owner plays favorites with certain residents and allows them to jump over the fence after hours or keeps the pool open after hours for special guests. When we tried to post a review on another forum, the owner's wife stated multiple lies about my husband rather than allowing us to speak the truth about this park. She tried to turn the tables on us stating we got three extra days of stay to look for another park. Our rent was paid up until the day we departed and I even paid the electric bill for which we have a receipt. She also stated that we were banned from another park which we never have. We chose to leave this park due to all the horrible things that go on which we witnessed. My husband is a decorated vet and heart patient and the lies the owners wife stated are very damaging. We left paid up in full and now due to this owner's wife's slanderous lies, I have had to take my husband to the ER with chest pains. People carry firearms in the park and the maintenance man is rude to all the customers. I could go on but suffice it to say, I would not recommend this park to anyone, especially extended stay.
