Keep in mind, 2 years ago, I had another appraiser do my property as I bought an investment property. I had 2 appraisals, 2 years apart. RSJ, the most current appraiser, set my value at 10k LESS than 2 years ago and 30K less than my Fair market value as stated on my tax bill. I was shocked with the value set, as well as the complete disregard and rudeness of the appraiser. She (i believe it was the business owner) did come at her scheduled time. She spent a total of about 5 minutes at my home. She welcomed herself to my house, letting herself into my finished basement, my bedrooms and bathrooms without me inviting her. I even asked if she had "been here before" as she ran around my house without a word of request. She took unprofessional pictures of my property and compared my property with 3 not-so-like properties as opposed to the 9 comparables that the previous appraiser did. It was no wonder the value was set so low. I understand about appraisals and I know there are numerous factors and exclusions that may enter into arriving at the value... but to say, in this market, despite the fact that I have added granite counters, new stainless appliances and new insulation that I lost value just defies logic. I caution anyone that needs to meet a certain value to consider my experience. I contacted the appraiser and the credit union and asked that they reconsider. I gave them a chance to help me understand or do something to make the customer happy! The appraiser blew me off and offered nothing in the way of explanation or justification. Neither offered anything in the way of customer service to rectify this. At the very least, Educators credit union could have paid for this bogus appraisal. I consider myself fortunate that I did not need to hit a certain value to get my loan because I was refinancing. I feel sorry for young people that may need a value that won't get it using this method! The reason I am writing is to caution anyone who would need an honest value and appraisal to beware of this company. I also spoke with Educators about this and the only thing I got from them was sympathy. PLEASE BEWARE!

After calling up and speaking with his assistant about his rates and time, I noticed that it was a little more expensive than other home inspectors. She did mention that it is since he is the best, has the best reports, gets on the roof, and takes his time going through. I took Norm and her word for it and had Mark take a look at the property. His assistant called to let me know that he was running late due to traffic yet he still showed up on time, which is always a plus. We spent more than 4 hours looking through EVERYTHING, and I mean he looked at and tested everything. I have been told that most inspectors don't go up on roofs anymore yet Mark got up on the roof, snapped pictures, and was checking it out for 15 minutes. Mark uses a digital camera to take dozens of pictures and has a laptop on site that he uploads them to right away. He puts together his digital report as he goes. In all he provided a digital PDF copy of the report that was 37 pages long with so much detail. Not only did it include a few pictures on each page, descriptions, but also diagrams of how to correct it or what it should look like. Mark also knew I was a first time duplex buyer and would educate me along the way, show me various items, and explain things in detail so I would understand and know for the future. He was very educational and helpful. He may be a little more expensive than others yet what he found I was able to get some serious money knocked off the price so it was money very well spent. Highly recommend Mark and will be using him in the future.

Everything sounds good until they arrive on the designated moving day. In my case there were 3 people: the older boss and 2 amateur teenagers. The boss reviewed the inventory list and reached the unfortunate conclusion that the inventory we provided did not exactly match reality: 1) there was one extra floor rug (true); one of the two listed file cabinets is a lateral file (true); the piano is not a spinet piano as listed (see the attached picture. What is it if not a spinet!). As a result of his conclusion, the following items would not fit in their larger available moving truck: 3 sofas, a recliner chair, an electric fireplace, a dresser's mirror and the piano. Who would expect that?! After a very long and serious phone conversation with the office he returned and said they would make 2 trips instead of one as a favour (the new home is located just 10 minutes away from the old one), if we paid an additional $381. Of course we agreed! What choice did we have at that point?!Other than that everything else went ok. No damage occurred, and we finished moving in one day. Thanks God! It is a miracle how Mr Mover gets 4.8-star reviews on Google and 4.0-star on Yelp! We are never going to choose this company as our moving provider in the future!
