I am a current tenant of this sorry excuse for a property management company and can not wait to be done with them. They have a long history in the area for being shady and just generally terrible people, we should have known better but were pretty much forced into dealing with them when our landlord decided to pay them for managing the properties rather than doing it himself like he had for years with us. I'll start by saying none of the issues with the property are ever resolved. Our porch floods every time it rains, the plumbing is against code, the propane install is again against code, the entire outdoor area smells like cat urine thanks to the neighbors that Brown Carrera is allowing to hoard cats. I am not exaggerating when I say that my neighbors, also tenants of Brown Carrera, have no less than 15 outdoor cats. Luckily Animal Control is working on the problem since Brown Carrera refuses to do anything. So far they've trapped 5-7 cats and forced the neighbors to remove the many cat shelters and feeding stations, again since Brown Carrera totally blew us off when we asked them for help. This all started when Brown Carrera moved the trashiest, aggressive, cat hoarding drunks in next door and everything went down hill. We have had problem after problem with these folks, have had to call the Sheriff's Department after we caught them trespassing and were threatened with bodily harm. We have also had to contact animal control to take care of the cat hoarding problem since Brown Carrera chose to ignore the issue after being told three times that the neighbors were hoarding cats that were allowed to run around outside while destroying the property. After contacting animal control, the nightmare neighbors that Brown Carrera gave a free pass to have taken to sneaking around our property at night and we have encountered various property damage from broken windshields to headlamps that have been knocked loose from being hit with something. In less than three weeks we've had every car we own damaged, one that hasn't left the driveway since January. All of this was reported to Brown Carrera and they did NOTHING but get on our case. After telling them we had to contact the Sheriff over the neighbors trespassing and threatening to hurt us, Brown Carrera sent US a notice to vacate. Within hours of having to get the Sheriff's Department to curb the neighbors aggressive behavior, we were given notice to move. Brown Carrera will do nothing to remedy your problems, they will threaten you with a "notice to vacate" if something does happen that requires their attention. Any repair we have ever needed or any assistance with the trash they moved in next door to us has been met with aggression, threats and just general unprofessionalism. These guys are a complete joke and have taken to harassing us through our personal email account for sharing our experience on a PRIVATE social media group. Apparently it's not cool to call out a business for being what they are, hacks. Our phone calls get ignored, our emails seeking assistance get ignored, any repairs or remedies that are needed never happen. BUT when we posted about our experiences on social media, we got a threatening response that is paragraphs long within a few hours. We aren't the types to shut up and go away, they simply cant handle someone actually pushing back and putting their dirt out there for the world to see. Don't rent from these people, don't give them the time of day. You are nothing to them, they care about one thing and that is making money for their clients and the pocket change they get monthly from each rental. They will bash you, belittle you and use a combination of loopholes in the law combined with a lease that is written to protect only themselves and the property owner to make your tenancy hell if you so much as complain about a leaky faucet. So after being forced to live next door to cat hoarding drunks that trespass, damage property and threaten us with bodily harm, WE are being forced to move because Brown Carrera refuses to acknowledge the problem. Don't be fooled by the reviews on here, the real ones are "hidden" and most of the 5 stars are obviously from employees. They'll either ignore this completely, like the rest of my attempts to get them to solve anything. Or, they will respond claiming they don't know who this is, like they do to just about every negative review on every site that allows feedback. If anyone would like pictures for proof, we are more then happy to provide ample evidence that this isn't an isolated experience, that we are actual tenants and that we have had nothing but trouble from this company since the second they took over. I'll be patiently waiting on the email threatening me with legal action for writing this review, even though it's 100% accurate and simply my own personal experience with this phenomenal (insert sarcasm) company. read more

Tried dealing with this company to rent a place and had a rather unsatisfactory experience. Talk about wasting a persons time, I know its common real estate practice to talk about junk like its a treasure but these guys take it to a level I've never experienced. Had I not wasted so much time with them, I'd probably find it a little funny. The "spacious two bedroom condo with upgrades" I went to see was a bottom floor unit in the hood that was still occupied by at least three people, hadn't been cleaned in months, reeked of marijuana, had food and dishes everywhere and laundry in every place imaginable. Would have been an ok apartment but it certainly wasn't as advertised and after seeing the trash that currently resided there, I had to pass. Not interested in moving into something that was previously inhabited by hoarders. I did view a few more properties, I saw a "lovely" one bedroom duplex that had a kitchen that was "great for entertaining". The only thing this house could have possibly had that related to entertaining was the view from outside if someone were watching you try and move around in the 7 square foot kitchen. I have seen hotel rooms bigger than this place. The icing on the cake though was the window unit that protruded through a hole in the wall and had the plug just dangling down to the outlet. I did see a few more that were equally funny and totally advertised as something they were clearly not but I'll spare the details, though they are quite funny. Needless to say I wasted my time looking at severely overpriced and over advertised cracker boxes. After I passed on everything they showed me, I kept getting emails and phone calls for months. Take a gander at their website, the properties for rent sit empty for eternity and its very clear as to why. They talk everything up like its some luxury dwelling, even if its a total shack. They price things accordingly to, why would I pay $1250 a month to live in a 30 year old Leesburg condo that's in a not so nice area when I can rent a luxury condo in Ashburn that isn't in the ghetto for the same exact price through an actual legitimate company? Between the paperwork, endless phone calls and emails, and the wild goose chase to no less than 8 completely trashed properties in Loudoun, I gave up. There is a fool born every minute they say, it would take an hours worth to rent from these guys though. It's like they jack the price way up, lie about the property and wait for someone dumb enough and desperate enough to walk through the door. Hi Yelpers! This is my first review, I joined this site simply for somewhere to share my first hand experience with Brown-Carrera LLC. Looks like others share my opinion, those reviews get caught in the filter though which is strange. The two 5 star reviews one after the other are clearly fake and stay on the main page. So much for fair views huh? Anyway I rent a home from Brown-Carrera, where do I even start. I guess I'll start with the house. Its not taken care of and has quite a few issues, bringing the issues to the attention of Brown-Carrera results in just being blown off. Have had the same issues for eternity, they never get fixed but I'm sure they'll blame them on me when I move out. Another poster mentioned being charged for random stuff that they didn't do, I'm preparing for that. Guess security deposits just go to fix up the not so nice houses. Aside from the house having issues, I'm hard pressed to get any response at all from anyone in their office. Call and ask them if the sky is blue, they will have to get back to you at a later date. Don't hold your breath, that answer is never coming. Any issue, concern or question will remain unanswered and unresolved. This company is LAZY unless they are collecting money, then they can't move fast enough it seems. My lease says I've gotta de flea and de tick my house and also have the carpets cleaned upon move out. Wouldn't be a big deal but none of this was done for me when I moved in. My "non smoking" house reeked of Marlboro's when I moved in and the carpet was funk. I cleaned things up a bit and all was good, just don't understand why it wasn't done for me when I'm required to do it for the next tenant. Read your lease carefully. It releases Brown-Carrera and your property owner of any and all responsibilities and puts the burden entirely on the tenant. You're house can literally burn to the ground and you will receive nothing as signing that lease releases the owner from what should be his/her problems. Don't decorate, don't plant anything, leave your personality somewhere else if you rent from them. Anything other then a home that looks vacant is against your lease and believe me you'll hear about it. Country Club standards in the hood, that pretty much sums it up for me. Just my humble opinion, counting the days until I can move. There are plenty of reputable, professional real estate companies in Loudoun County. This for sure isn't one of them. read more

I rent from this company and oh my gosh they are totally unprofessional. I hope that if you rent from them (which you should not even go anywhere near them) that you do not have a maintenance issue or any issue as it will NOT be resolved. Please trust me as I have experience with them and I am a real review unlike the ones that are on here that they have clearly written themselves. Honestly the one star is only a one star because they do not let me leave a zero star or a negative star that they deserve. I have told all of my Family and Friends and honestly anyone that I can come in contact with to stay as far away from this shady company as you can. They are the worst company to deal with honestly. They have zero professionalism and have a horrible attitude towards people. They are rude when you call and email them. Does your home flood? Please be worried because Brown Carrera is NOT there to help you. That lease (or so what they call a lease) is some bogus google found lease that does not even relate to their properties. What kind of "Realty" Company can not even write their own lease. I hate to say this because I am not one to wish failure on anyone or any company but this one needs to be closed down. They do not even run a real legit company as it seems. No one should run a company like that. This is my 100% honest opinion and review and I would not want to see some innocent person like myself get caught in their mess. I have been in the area for years and I have heard negative reviews about them but honestly I did not listen and now I do regret not listing to everyone who told me that. Please do not do what I did and sign a lease with them and now regret it you're better off to not even look at the trash that they have to offer. I can not wait until the day that I can drive by their office and see a bankruptcy sign in the window that would be awesome and it would also take a lot of stress off of their tenants backs. It would be nice to have a property management company who takes care of their tenants and their properties. I can not count how many repairs my home needs and how my maintenance requests are totally blown off and put on the back burner as they do say. They simply do not take care of you and your property. Your property will literally take itself apart due to the neglect. Please do yourself a favor and stay AWAY from Brown Carrera and save your money. Better Business Bureau here I come! read more

I currently rent a condo from Brown-Carrera Realty and the positive reviews on here are so obviously fake. It's almost painful to read, every single positive review on here is eerily similar, almost like the same employee wrote every one :) Don't forget to check the "filtered" reviews from real people that have actually experienced what its like to deal with these clowns. It appears they likely pay Yelp or some other third party reputation mender to hide the real reviews. Onto my actual experience with Brown-Carrera Realty, I cant say its been very enjoyable. Cant complain about the condo itself, but god help you if you ever need any sort of assistance. Every maintenance issue I have had has always reoccurred (the one size fits all handyman doesn't do very good work) and it takes eternity to get something fixed. Usually a good 48-72 hours to get an initial response, then another 48-72 hours for someone to actually show up. Of course they give you the "he'll be there between 8am and next October" timeline, like people sit around all day and don't work. Don't dare suggest to them that the handy man must come only when you are home either, you're expected to have a stranger wander around unattended in your home all by himself. Aside from the maintenance issues, I get a pile of useless letters and emails regarding things that don't even apply to me. I live in a condo, I don't need to turn off my hose or clean my gutters. I don't need to shovel my sidewalk, I don't want to donate to your "charity" event. What I want to do is get my moneys worth when it comes to my rental. Had I asked around and researched a little before, I would have went with another company. Watching their listings its the same garbage over and over up for lease, it appears I'm not the only tenant who cant wait until my lease is up. Seems pretty rare that anyone stays in one of their properties for an extended amount of time. Reading the actual reviews on here about customer service, most other Yelpers hit the nail right on the head. These people are rude, unprofessional, condescending and will belittle you every time they have a chance. Almost breaking my ankle outside their run down office should have been a clue, lesson learned. read more

To describe my experience with Brown-Carrera as abominable, appauling, and corrupt would be an understatement. Here's why: - they never present the owner will ALL of the information you put on the application (i.e. rental history, etc), and when you ask them to prove to you that the owner was given credible and honest information they can't prove they ever submitted it to him - they don't call all of your landlords because they jump to conclusions about the type of relationship you have with the landlord - they scan you up and down, assessing you for how much money you do, or do not have, and treat you accordingly - the women in the office are your typical snobbish, hoity-toity, conservative and dismissive Loudoun County bitches who talk to you and look at you like you're a poor, worthless tenant with two heads - Mr. Robin Hood (yes, real name unfortunately) is a sarcastic, poor excuse of a broker, who laughs at you over the phone (yes, literally laughs at you) when you try to explain to him what you look for in a rental property - the laugh is the "oh my god, you want me to actually work and help you???" kind of laugh - they tell you to fill out the deposit payable to Brown-Carrera, and to leave room on the line so if you get your deposit back you can make it payable to yourself, which is a lie and a pain in the ass - just call your bank and discuss it with them and you'll find out why - in one word it's: fraudulent - they blow smoke up your ass and pretend to have your best interests at heart I would rather live in a cardboard box than ever deal with these people again. I could wipe my ass with my own application and it would look better than the presentation they put together, which they "claim" to give to the owner for review, and that in itself is a crock of shit. It's prejudice at it's finest. My advice: go to Keller Williams Realty. Ask for William Cave. He is eager to help you, and he's actually sincere about it. read more

Well, my plan was to move in a place so my daughter could stay in the same school district and Brown-Carrera helped me unequivocally, find what I needed....I had been through bankruptcy due to a legal situation of custody and lost my former home and they approved me for renting beautiful spacious townhome where my daughter could actually walk to school - the school was right behind our home. Brown-Carrera - Robin and Stewart always took care of issues immediately in the home (as soon as I called) and were graceful about it and QUICK to solve any issues. When I had back surgery, Robin's compassion was ten fold and understood I had to leave the rental property and move to my own place that was one floor, they accommodated me, found a new tenant and it was a very smooth process! Thank you Brown-Carrera for being the best place I had ever dealt with in terms of renting! You are quick, satisfying, and cater to your customer's needs!! After a frustrating experience with another property management company, I turned to Brown-Carrera with the hope of better attention to my home. That was over 7 years ago. After a successful run, they recently assisted me with selling the house. As the property managers, Robin and Stuart are a great team and are second to none. They took excellent care of my home. I always observed that they were prompt to address issues making for a positive tenant experience. As the landlord, they always presented me with various options for issue resolution. Their professionalism fostered a great relationship between the landlord and tenant. Jeannie was my realtor when it came time to sell my home. She also always displayed the utmost professionalism and her sound advice ensured that my home sold quickly. She is a savvy realtor and a pleasure to work with. These people are total SLUMLORDS. That is what they are known as and that will never change. You will see there four listings that are totally overpriced. They will present them as being total gems and when you view their properties you will likely throw up in your own mouth. They are total hacks and they take the people who actually own the rental properties money and promise to sell their homes for them fast yet there properties stay listed through them for months because they suck that bad. Not many folks want to deal with their stupid long process of application and then paying $35 just to see if you like their gehtto property. You will not like any of their properties as they all are totally trash. They will call you and email you constantly about looking at their properties even after you said no thanks to your junk properties. Rented a property from them for over a year. The property had many problems to start with and they responded to calls on average. Persons answering the phone were below average. Unprofessional and not in the know. At times it days to get an email response. When we had leaking, a male showed up and yelled at my wife. He did not identify themselves. The contracts are written in shady language and they send you shaddy letters before moving out. They refused us a walk through before moving out, then proceeded to charge us. We left it like we got it. Unkept and in need of repairs. We asked what we needed to do get deposit back. They said dont worry, then charged us. They have always been very professional and responsive to my needs to get my units rerented quickly and are very good at screening tenants and let me know who is the best tenants for each property. Whenever someone has a problem or needs a repair they take care of everything and I don't have to be bothered or worried that it has not been done.
