Then, he spent time assessing my situation; from there, he helped me to navigate the market from a more complex business standpoint and on terms that would behoove me in the short and long run. I, now, think much more like an investor. While Matthew could have easily sold me the money-pit I was initially interested in, he spent many months patiently showing me various properties. He was quick to determine strengths and weaknesses of the property to make sure it would be something I would be happy to own in the long term. He also spent a great deal of time running financial reports and helping me to formulate a financial plan for the investment over the long haul. By the time I found my "it" property, I felt reasonably secure in the decision that it was the right property for me. Thankfully, he did not try to sell me a few places I had been interested in; looking back, I now realize he saved me from more than a few potential disasters. When I finally found a property that made sense (right location, price, features, etc.), he still arduously and methodically went through appraisals, inspections and estimates. Then, he gracefully bargained down the price by $22,000 with the sellers paying 1% of the closing. This was a great surprise as the sellers were originally unwilling to reduce the price by even $8,000. Suffice to say, if you want a realtor who will wholly act on your interests but still always approach each stakeholder with respect and diplomacy, he's your agent. We then had a general idea of where we wanted to search, so we planned a house hunting trip in early April with Skip and his team member David Binder, also an Albuquerque native. This trip was really to get an idea of where we should focus our search on a second house hunting trip. We could not move from Virginia until mid-September, so a closing in August would have been perfect. We had liked one house in particular in Rio Rancho, but it was too early to commit, and it was also at the top of our price range. But the view of the Sandia Mountains from this house was stunning, and the tiered backyard was perfect. We would get updates on houses we had saved on our various online house searches, and in mid-May we got a notice from Zillow that this particular house had dropped in price. We called Skip to check in and to note that this house was now at a lower price. Skip was prescient and said we must be interested. It was still too early to close on a house, but he was right. Skip advised us on the negotiations, and luckily the seller gave us some grace, and we didn't need to close until mid-July, a little early but doable. We love our new home and can't wait to be there in September. Thanks to SoldbySkip and his YouTube videos for introducing us to Skip Adams. Also, we wanted WiFi and a security system installed. We had (to me at least) a complex out of state purchase/move and I contacted Kevin (recommended to me by a trusted source) months ahead of our target time. Our budget was very modest, but Kevin spent an extraordinary amount of time and effort on us. He was even corresponding to us during his long planned family vacation. Without going into details...we hit a MAJOR snag (beyond Kevin's control) with the seller not making the necessary and significant repairs before final walk-through. We were panicked but Kevin assured us he would help us and get things worked out. Kevin calmly and professionally contacted the seller and encouraged him to get moving on the agreed upon repairs. He also personally went by the house multiple times to check on the progress. I don't know what all he said and did but mountains were moved in two short days. I honestly could not see another realtor doing all he did for us. Make no mistake...I have very high (old school) customer service expectation...but I almost feel like we (inadvertently) took advantage of him...the cut he got for our transaction was measly...but it didn't matter to him. Unfortunately, I also had a terrible inspection...so bad luck al around. I never quite realised how important both agents are, not just your agent helping you buy a home? but also the sellers agent. I have lived in New Mexico on and off for 26 years, but this is the first Adobe home I bought in New Mexico , (we built an adobe home, a long time ago on a big parcel of land in the mountains...) Selling my last my home had no complications at all. But buying a older adobe can be tricky... and I bought it unfortunately, during COVID. Seems like that was not a good idea. I bought a house that ended up needing so much work it was not funny. Not all picked up by the inspection sadly, but definitely also not disclosed either by seller. How do you miss a roof that has been tarred over and over and badly needing replacement? I am quite sure this agent knew about a lot of it, because it was obvious. Any realtor would see these things. or ask. Christopher Doyle seemed very scattered. He was slow to respond and difficult to reach. He rarely came up with the answers we needed. It took days and sometimes weeks. He constantly just put his arms up in the air. Upon closing? He did not complete requested items to be fixed, and if he did, it was lazy, cheap and hap-hazard and he most of all he did not seem to have good boundariees with his own client. most of all something else happened...with Santa Fe Title Company and his client, he knew and basically approved of, an illegal transaction to happen and looked away. The seller swapped out checks under their noses and of course it was less than what was contracted and agreed upon. Both he and Santa Fe Escrow and Title threw up their hands and took no responsibility, once again. And it was an illegal transaction, as I consulted with two real-estate lawyers were certain. My realtor and her company were shocked but it was not worth fighting in court for this money because it would have equalled lawyers fees plus all the time, while we were still in full on renovation. It was a sad and frustrating experience. These things do happen. Basically, Christopher had no bones or spine, dealing with his eccentric seller and allowed something illegal to happen with his seller. Yup. Threw up his arms. He does NOT have good boundaries about what is legal and illegal or just outright ethical. I am happy to warn anyone who is buying from this agent, to be careful with Christopher Doyle as your your sellers agent. Make sure he does his work on his part. Do a thorough walkthrough personally, when things are sapposed to be "fixed". I was living out of state so this was complicated due to COVID travelling, and as the previous owner wanted to lease back a month or two, well, bad contracts were written and it was messy. I was not protected. If you are buying from out of state, don't count on your realtors, inspection or escrow, or anyone to walk through for you either, until you feel like you have taken all the time you need to get things right? take your time. During COVID one would hope agents are especially careful and honest. Once again, be careful and do all your home work and keep an eye on things, I sure wish I had.
