There were several questions that I asked her prior to closing. She answered some questions & others she replied with 'that's a good question for your realtor.' I respected the fact she has good professional boundaries. My questions weren't difficult ones & I didn't mind asking multiple people to get the right answers. My expectation is if someone doesn't want to do other people's jobs than that means they must have more time for their own job - this allows them to do their job well.  The lender I used had their own issues. My understanding of the title company's purpose is to provide checks and balances and to offer a neutral space to complete a large financial transaction. The title officer & title company failed to protect my best interests and failed to catch things sooner rather than later. The week of closing (several days prior to scheduled close), the title officer emailed me and asked which lender I was going to go with - I was considering changing lenders so she had disclosures from multiple companies - I promptly responded I chose not to change lenders because I do not want to risk any delays, I am sticking with lender F. The day of scheduled close, I wired the amount requested by title officer prior to our arrival. We waited in the receptionist area for 30 minutes. I assumed all parties were working to get all the correct information in all the right places. It turns out lender F sent an incorrect disclosure, this was not the title officer/company fault but she was not aware of it until the lender went through their final checks and informed her of the error. As such, I had to submit another wire. The unfortunate part here is my bank headquarters is on the east coast and they completed wires for the day 20 minutes prior to this call. Now, I had to pay another wire fee & the wire would not be processed until the next business day - 3 days later, the following Tuesday due to the holiday weekend. The title officer was visibly frustrated and apologetic throughout this day of the scheduled close and she deflected all blame to the lender. She even stated some confusion may have occurred because multiple lenders sent her disclosures. This clearly demonstrated a lack of planning on her part because I told her which lender I would be closing with. She would have benefited from removing the other lenders documents from my file. Higher management on both sides (lender & title company) got involved to try to get us our house keys. I appreciated the effort but ultimately no one was willing to take any risk despite their missteps. The title officer and title manager were very complimentary of one another - it was clear they have a longstanding relationship. If they were both really excellent than these issues would have been avoided. The title officer stated she wished things happened much smoother for us as she has also has multiple kids. And she stated she would be happy to help us in any way she could with our move as her family includes a realtor and professional mover who are all very familiar with the local area. I responded that a Handyman referral would be great. Shortly after closing and receipt of keys, I emailed the title officer requesting a 15 min. discussion to recap the events & any Handyman referrals would be great (realtor's referrals were busy through the month). Over a week has passed and I have yet to receive a response. If the title officer spent half as much time & energy in properly preparing for our closing as she did in her face to face apology than closing would have been a much better experience, saving us time, money & hardship - we paid an additional wire fee, 3 additional nights at a hotel, and had the extraordinary emotional strain of not being able to settle into our home prior to our child's first day of Kindergarten.

When he removed the microwave, a birds nest came through the vent. He made sure the cover to the vent was on( it had slipped off). He secured it! This is one of the examples of her choice of vendors. I am so impressed with her. I moved from CA to WA in 2019: I contacted Nancy Ohomes Property Management Nov of 2018 She found me and my grandson the perfect house to rent. I totally relied on her, I rented the house from her" sight unseen ", she exceeded my expectations. The location and the house are perfect. I needed to be able to walk to shopping and to church, in a safe neighborhood. I'm close to Target, Kohls, and Laurelwood Baptist Church. Everything I prayed for. The lawyer claims my review was spurious, so, rather than being bullied by a big corporation with lots of money, who's clearly trying to use their influence and power to scare me into living in inhumane conditions I am updating this review with more evidence. I have been living in a house without a working kitchen sink for over 3 months. Attached is an email from Nancy O herself where she literally says "Stop playing the Blame game and take responsibility for your actions you continue to cause. According to the last two sink issues, Pay attention to what is falling or being put into the sink and your washing down the drain." So apparently the 1st time the sink stopped working it was because the food disposal (which is over ten years old, past warranty, and according to our contract I am NOT responsible for appliances that have outlived there warranty) stopped working. She says her plumber (who failed to fix the problem) found a bread twist (A BREAD TWIST!) and THAT is what made the sink break 3 times in a row! So im supposed to "take responsibility" for delapidated appliances? Also attached to back my statement that things started falling apart as soon as I moved in is a screenshot of long list of work requests I had to start putting in as soon as I moved. She actually once told me "Tomorrow the owner of the last plumbing co is coming to the 9 am appointment .Your in luck, they made a spot this week or you could be doing the dishes even longer in the bathroom sink. .I highly suggest you be there." (also attached) is this how you talk to a tenant? Is this professional? Did I mention she sent me a COMPLETELY BASELESS eviction notice (also attached) as well when I asked her to fix the fence? It took her over two months. My rent was paid up but i was given a "3 day notice to vacate" due to "waste, nuissance, and unlawful use of premises". Ummmm i don't have any waste at my house I barely even have furniture. I live like a hermit and don't even have a sofa and I've been here for over a year and make about 75k annually. As far as being a nuissance I've never had a bad interaction with any of my neighbors or had a complaint filed against me by any one in the neighborhood. And illegal use of the premises? Just racist and baseless. So baseless I completely ignored the "3 day notice" and she didn't even have the gumption to TRY to bring this before a judge. Just scare tactics and bullying methods of a management company that preys on minorities and working class renters. Literally, these people will harass you endlessly if you ask them to make repairs of any sort. I would only rent from the people if you are minority looking to hit it big with a racial discrimination lawsuit. These people are so sloppy they leave themselves wide open for litigation. FInally attached is the complaint notice where she is trying to bully a single father with her lawyers about a yelp review.
