I am a property owner (landlord) with my properties located in Grays Harbor County and the first property management company I did business with was Burkhamer Property Services with Sandra Burkhamer overseeing all of my buildings and units. Incredibly rude person who wouldn't listen to a word I had to say and always got the rent appraisals wrong usually way to low and would not allow owners to raise rents even if way below market value. Also never did any inspections and never found any of the problems that were occurring, I would make a trip down from Seattle where I live and be shocked at all of the things wrong that needed attention and should have been discovered a long time ago but weren't. I heard from maintenance people that worked for her and from real estate agents that she had a huge number of property owner clients that quit and went elsewhere. She passed away in January 2025 however I don't believe the current business is any better. If you are a property owner looking to rent out a building of some sort I recommend Home Sweet Home property management on Simpson which does what I would consider a pretty good job. If you haven't bought a building yet and planning on getting into rentals think twice, it is not very profitable and the Democratic Party along with other left wing groups are making owning a rental property nearly impossible, best stay with the stock market and save yourself a great deal of trouble. read more

Lived in a duplex for ten months. Kept it super clean. I had constant issues from neighbors that I was expected just to put up with (noise, mess, garbage, rotating through new teenage missionaries every few weeks--seriously--who would proselytize to me while I was just trying to go to work), and no resolution at all. I was told it was basically my fault if they were bad tenants, because I wasn't tattling on the teen boys often enough. Then, when I moved out, I cleaned FOR DAYS. They checked every window track and drawer. Told me there was "nothing more they could ask" and that they could tell how hard I worked. Then, they called me two days after I turned over the keys to say the building smelled of cigarette smoke and the kitchen floor needed waxing (they literally prohibit tenants from waxing floors), so they're keeping my $1350 deposit. Every review warned me that they would invent reasons to keep my deposit, but telling me I didn't keep the kitchen floor "move-in ready" by using it, and that they had to wax it, then claiming it smelled like cigarettes, days after I moved out?!?!?! When we moved in, we figured the bad reviews were people being nit picky. That was an incorrect assumption. Considering the area they work in, I shouldn't have been surprised by the caliber of service we received as renters for a year and a half. I wasn't going to bother writing a review because it was over and we moved away but today I got a bill in the mail for rent and utilities due... even though I haven't lived there for 3 months. Instead of looking into the issue, I was sent a rude email threatening being sent to collections and then had a RIDICULOUS phone call where, in the end, Sandy realized she can't read street numbers properly. We rented from them for six years never missing a single payment. We did our duties as tenants and let them know right away when things in the house needed repair. We were always blamed as the cause. One example is that the shower which is over 20 years old would sometimes not fully shut off. we would notify burkhamer and they told us that we are young and "turning off the water too hard and causing it to break"....... I'm pretty sure we know how to use a shower. the plumber who came out even agreed with us that the hardware was old and needed replacing. when we moved out we paid a professional cleaning company to clean the house front to back. Three women were out for most of the day scrubbing every corner of that house. Keep in mind we were already pretty clean people and kept up with daily maintenance cleaning. We did a walk-through with Sandy burkhamer prior to moving out and she pointed out a few things which we took care of. There was a back deck to the property that we even pressure washed which was not on the list to do. But we like to leave things nice before moving out. the house was spotless and we had checked off every item of the list. a few weeks later I got a call from Kelly burkhamer. she says that we not only are not getting our deposit back but we actually owe them money. She said they spent six hours having to clean the house specifically areas that were already cleaned by the service we paid for. now to be fair to burkhamer there was one thing in the house that I did that was outside of the contract which was install some door latches for extra security. I understand fully that I am responsible for paying for that because that's outside of the contract. I can't hold that against them. But 6 hours of cleaning is ridiculous for a house that was professionally cleaned by three people for most of a day. We also paid a pet deposit prior to moving in and yet we got billed for extra cleaning because of "dog smell" despite our dog being well potty trained and never going pee or poop inside. the carpets in the house were well over 6 years old and the state law even recommends replacement of the carpet in rentals that is that old. But again rather than do the right thing they stick you, the tenant, with the bill and just move in the next person. That's what we get for 6 years of faithful rent payments and taking care of the property as a dutiful tenant. they will nitpick the tiniest things and find any possible excuse to not give you your money back. They know that most people will not fight it in court because they don't have the time or money. every place we have rented from before has always given us our full deposit back and has been sad to see us go. They have always appreciated the extra length we have gone to care for and clean their property. Not burkhamer. They are petty and cheap and will find any excuse to maximise their profit at your expense. Avoid them at all costs. read more

I've never written a negative review on a business before, but after my experience with Burkhamer Property Services, I feel like I have an obligation to warn people. Prior to renting through this company my husband and I called them nervous about the negative reviews they had online; specifically, regarding them inappropriately taking deposits. They assured us that if we honored our lease terms and left the property clean that they would not take our deposit funds. That was not the case and from my experience and I now know that they never had the intention of giving our deposit back. We left the home just the way we had found it. I followed their ridiculous list for cleaning and the cleaning service then told me they re-cleaned the home regardless, which was obvious is what had happened based on my "receipt." For example, they had supposedly needed to clean the toilet where I had banished my family from re-entering after cleaning out of fear it wouldn't fit the "standard." We were charged 1043.63 initially and after calling the house cleaner, the business office, and writing an email I was able to get back another $150.00 for an accidental overcharge on housekeeping. This is all after the $250 "pet fee" to allow our dog to stay, but had nothing to do with the "normal wear and tear" that might occur from a dog (and by the way did not). Burkhamer Property Services thrives on fine print and legalities. They don't care about the tenant, their family, their money, or wasting their time. If the money is there they will spend it and tell you it was for something such as clippings of grass on the surface of the lawn and yet we rented a home with a completely weed-ridden lawn (also something we contacted them about out of fear they'd attempt to charge us, which they did). They have mastered the art of stealing with a business license, calling it their "standard." I would never allow my family or friends to rent from them and I would strongly recommend to anyone not to. I wish I had not assumed that the prior reviews were written by people who didn't clean up, pay their rent, take care of their rental, etc., because we did all of these things and they still took our deposit. I've been totally shocked by the lack of integrity, honesty, and business ethics, which are apparent as just another day in the office for these people. read more

I have had Sandy of Burkhamer Property Services manage a rental property and I am thrilled with her services. She is prompt, efficient, and professional in all matters. I appreciate that she does her diligence to ensure that she secures renters that are responsible and take care of our property and, if they don't, she does property inspections and will even just drive-by to ensure that things are being maintained. I have never worried about our property in her hands. I note that the other reviews are for disgruntled renters (or a renter wannabe). I would imagine that she is, indeed, harder for renters to work with than property owners. As an owner, I appreciate that diligence! read more

A family member rented through her. When it was time to move, we got a crew together to do landscaping and through cleaning of the house. It was scrubbed form top to bottom. Windows and sills inside and out. Light fixtures including the bulbs. Moved appliances out to clean underneath. Replaced the drip pans in the stove so it would look new. We all really paid attention to detail so it would sparkle and shine so nothing would have to be done except for carpet cleaning. She instructed us not to clean the carpets because she wanted them done a certain way. The work crew spent 3 days to make this place perfect and it still was not good enough for her. I'm sure the people she manages property for thinks shes the best because she saves them a ton of money by swindling people out of their deposits. She is a very rude person to deal with. read more

DO NOT RENT THROUGH BURKHAMER. They do not care about their tenants they only care about the money!!!!! After renting from them for over a year the owner of the home wanted to put the house on the market so we were given 6 months to vacate the property. Ok that's fine! They did not offer to help us find a new rental or possibly to buy so we searched ourselves and weeks later could not find a rental that suited our needs. We finally find a home in our price range and make an offer, so we notify Burkhamer and they tel us great! We get a closing date but as far as home buying goes it's just an estimate as to when you will be moving in. Still keeping Burkhamer in the loop of when our close date is(end of the month) so what do we need to do rent wise? They say we are already on a month to month so just give 20 days notice prior to moving! It's about 20 days prior so I email them to notify them we are giving them 20 days notice. No they need written consent. Ok I email over written consent. Don't get a reply. Call first thing Monday morning to be verbally assaulted by Sandy Burkhamer about how we will be paying the full rent next month because we did not turn in 20 days notice on time. She rudely interrupted me, spoke over me and did not listen to anything I had to say as I was trying to plead with her that I did email her and never recieved a reply. I would send over another copy of the 20 days notice to which she replied "No, if I make an exception for you then everyone will expect the same treatment". This is a property management ad well as a real estate/brokers office. They know exactly how to home buying process works but apparently could care less if we don't know the exact move in date of our new house we're buying. They are not willing to pro rate rent for this next month even though will won't likely even be living in it! Like what the heck?! This is just insane. My wife and I moved to Grays Harbor in 2011 for a new job. We rented an apartment and during our time there Burkhamer Property Services was hired by the apartment complex owner. We spent a whole day cleaning a small two bedroom apartment and out of our $750 deposit we got $55 dollars back. They said it took the cleaning company 20 hours to clean the apartment. What BS!!! We contacted the apartment owner who was so appalled that he returned $500 to us out of his own pocket. He said he did not even want to try to deal with them. He has since fired them. As far as I am concerned Sandy Burkhamer and her cronies are a bunch of crooks. Don't even consider renting from them. They WILL screw you over one way or another. read more

Sandy Burkhamer is the rudest businesswoman I have ever had to deal with. I used Burkhamer Property Services in renting out my home for the past 3 years. I used them precisely because I don't know much about property management. On the phone to me she spoke to me often in a tone of contempt and disgust, not disguising a complete lack of respect for me, one of the people who kept her in business. She operates completely and absolutely within the law, but she does not scruple to capitalize on my misplaced trust in her. I will owe her over $400 when our contract ends because I ended it early. Another person would have worked out a month to month solution when I alerted her to this in October, but not her, and she now gloated gleefully over my loss.
