We have the most…read moredarling trinity Style home, tucked behind a very secure metal gate,which leads to a passageway that brings one to a large secured, and landscaped courtyard, shared with the two houses that are situated on the street in front of our home, on either said of the passageway. Ours is a single family, detached home, which is almost unheard of anywhere near Center City, so zero concerns about neighbor's noises, or security issues. We have 2BR, 2 BA and a den/office area, over 3 stories, and a small private patio off the kitchen. Some of the house has been renovated, but not all (which is reflected in the rent). The utilities/appliances are all serviceable, with new DW and gas stove, and fairly recently installed large, modern W/D in the basement, prior to move in (yes, we have a full basement, which provides lots of storage space). To the best of my knowledge, a lot of Levin's townhomes are older, and have usable fireplaces (often on the 1st and 3rd floors). We use ours throughout the winter, and it is so quaint and charming, ad warm, and Christmasy in December, (the homes I have owned have always had fireplaces, and I love them). We also have a 2nd fireplace on the third floor (a common feature in Levin's townhomes), which is one large area with bedroom, private bath, and sitting area covering the whole top floor, with a lovely slanted, high ceiling, and four large windows (better and bigger than the average NYC studio (often w/less than 500 SQ FT living area) that costs over a thousand , or two (alas, no private kitchen) . Our spoiled daughter lives up there.... Downside is, no bathroom on the first floor, which is pretty much the standard for trinity style homes. As to maintenance.... We have had very few problems,and all have been attended to quickly. We had a leaking DW, which was replaced. We had two problems with the A/C, which I don't think is that old. The response from Levin's maintenance was great. Earlier this summer, it just stopped cooling over the 4th of July weekend. They came out and installed a window A/C, which did not work as well as the central air (due to the design of the house), but allowed me to sleep comfortably until the contractor could come out that Tuesday. The first time we had an A/C problem, they determined that the electrical panel needed to be upgraded. They did a Jury-rig that was designed to work until fall (so we would not have to do w/o Air for a day or two in the extreme summer heat while the installation was done). They followed up and replaced the panel once things got cooler. When I contact the office, the people are very nice, and quite responsive. We have gotten to know some of the maintenance people a bit, since they come out to sweep the courtyard/passageway. We see them on the street, since Levin owns a number of properties in the area, and they are always so pleasant. Twice a year, they send people out to cut back the shrubs in the courtyard/patio areas, and do a general clean-up. We had our rent increased a bit this year, as have a large portion of tenants across the country in the last 1-2 years, but nothing like the 15-60% that many tenants have incurred. Yes, 60% is the amount of rental increase a friend received, who lives in Florida, after a major corporation purchased his complex, with no plans to improve his unit until he moved out. He was forced to move, at great expense. Levin has not pulled that type of BS on its tenants. We wanted to put in body-spray shower heads, and a new kitchen faucet, and were willing to pay for them (once we realized we would probably be here for a minimum of 2 years). Levin was more than willing to pay for the installation of them. Made our enjoyment of the house much better. Yes, they will remain in the house when we move, but if we had needed to pay to have them installed, it would have been cost prohibitive for us. I can highly recommend renting from Alvin M Levin & Son. Our neighbors in front of our house (also properties owned by Levin) have had some maintenance issues, and I only know from seeing workmen coming and going. I assume, since none of them complained, that the issues were taken care of quickly and properly. We feel very fortunate to have found our current home....

They were responsive in addressing any issues (of which there were very few) and maintained the property to a "t." My unit was nicely updated (with similar upgrades in most of the properties they own/manage) in an older building so it was the best of both worlds. I also loved using an online system to submit maintenance requests and pay rent. Just seems antiquated paying rent any other way! After paying the fee, they completely stopped responding--no replies to texts or phone calls and no update on the application. In prior buildings, maintenance was often informal or handled through outdated third parties. Response times were slow, and transparency was limited. DFM has been the opposite. DFM is responsive, organized, and easy to work with. Even with smaller requests that matter for a family of five in an old home, they always respond quickly, kindly, and helpfully. Juan, a lead DFM maintenance professional, deserves special recognition. He handles most of our service requests, cares for our home, is always helpful, and is a pleasure to work with. The Resident Center app has also been a major differentiator. Payments are easy, maintenance requests are straightforward, lease details and payment records are all stored in one place, and communication is transparent. Whether DFM built or licenses the platform, it has worked extremely well for us. The whole experience feels current and well-designed, not like an outdated system held together by emails and paper checks. I also appreciate that they treat management as a process, not just reactive fixes. When things run smoothly, it looks seamless, thanks to good systems and steady execution. We rented a home from DFM owners Rebecca and Dave Femia. Here's a rundown of our experience based…read moreon detailed records: There is a loose step leading to the front door. I report it to DFM and after no response, follow up by phone, send them videos. My pregnant wife slips on the steps and falls. A neighbor witnesses it and asks if she's OK. We go to the hospital. Thankfully she is OK. I inform DFM about what happened and ask them to fix it. I put a piece of wood to stabilize it myself. Two weeks later, DFM sends someone to fix it. We get monthly water bills. Here's how it works: the property owner who lives in California gets the bills, and DFM passes the amount to us. I ask for copies of the actual bills to ensure we're not being overcharged. I receive two during the twelve months at the property. The owner, Todd, for whom DFM is managing the property, announces that he's flying in from California for a week and will need access to the basement, where his stuff is stored, and other parts of the house to move some stuff and sell some personal items. We push back. We have two young babies now and don't want a strange man in our home. Rebecca is copied on the emails, but as Todd attempts to breach our lease with DFM, DFM observes but doesn't intervene. Eventually, we talk Todd down to two days of access to accommodate him and get rent reimbursed for one of those days. He's here on three days and leaves, but it's tense and we worry about potential retaliation (security deposit, etc.). Near the end of our lease, we notify DFM that we will be moving. We take all our stuff, clean, and restore the place to a condition in some ways better than when we moved in (I film everything extensively). We leave. The countdown starts on the 30 days mandated by law to receive our deposit. I email DFM a few days after our lease ends to ask whether there are any unanticipated deductions as we plan our September rent in our new home and our budget. No response, so I follow up four days later. Rebecca writes back: "your deposit will definitely go out within 30 days ... We'll determine this week if there are any deductions, and if so we'll send you itemized list of what they are." That's Tuesday, August 6. That Friday, I ask how the itemization went. No response from DFM. I follow up three days later. Rebecca responds and says they haven't done the itemization. This back and forth goes on for a while, with little response from DFM. I call the DFM office a week before the deposit is due and am told the final water bill will be deducted from our security deposit, which will go out at the end of the week. I call back Monday - the check hasn't gone out. It's 8/26 and legally, we are owed the deposit in a matter of days. I email Rebecca to ask ensure it will go out on time. No response. I call the DFM office a day later and am told that Todd has our deposit, hasn't authorized its release, and hasn't allowed DFM on the property to assess it. Rebecca emails stating the deposit is going out on 8/27, one day before we are legally entitled to having it in our hands. There's an email exchange about the water bill being prorated to not include days after we have vacated the property. I call back on 8/27 and am told the check will go out by 3pm. Throughout this time, I'm trying to get either Dave or Rebecca on the phone to ensure we get the deposit the following day. I call back in the afternoon and get an emotionally volatile Dave Femia on the phone. He's triggered by my emails and starts yelling about how "the owner f**ked us and you" and how "I'm f**king tired of s**t." He blames everything on Todd,. I tell him I'm unclear how that relates to DFM's lease with us - they are, after all, theoretically and legally in charge of managing the property. He inadvertently admits to charging us for water without consistently, independently verifying the amounts against actual bills. He adds that he won't charge us for the water and the deposit will go out. He hangs up. Offensive, but also kind of funny to hear a grown man unravel like this. As soon as he hangs up, I see an email from Rebecca: "We'll take this [the water] off. ... You are acting like we are trying to cheat you and it's really offensive." The next day, when we are supposed to receive the deposit, Rebecca emails and asks for my Venmo. So the check did not go out the previous day. I give her my Venmo handle. She sends me the deposit, minus water charges that include two days after we left the property, and two recent water bills attached. These are amateurs. They're in business likely because of insufficient competition between Philly property management companies, which empowers them to act unprofessionally, and because tenants are afraid to demand information they have every right to to ensure they get their deposits on time because they fear retaliation (see Dave's fit). Take my experience for it: do not rent from them.
