If you're an engineer type like me, he'll give you a spreadsheet market analysis, if you are are more mood and feel, he will speak to that. 5) Great negotiator 6) Super punctual and responsive, we pulled off a 30-day closing window which wouldn't have been possible w/o Rich's professionalism I could go on. So glad we found him.

He was very thorough when looking at houses with us and pointed out things to look out for that we would have otherwise missed. He worked diligently on our behalf from the time we hired him as our agent through closing. In that time we saw quite a few houses and made several offers, but not once did we ever feel pressured by Rich - he very much works for his clients and is not at all pushy, which we sincerely appreciated! I would recommend Rich to anyone looking to buy a home in Greater Boston!

I couldn't recommend this place more highly. This is everything you look for in a local bike shop - staff who are helpful, approachable, look to work with bike owners and enable them to do basic maintenance at home, while remaining available for the maintenance and repairs at the shop!!!! This is an absolutely stellar shop. Very few of these are still left, unfortunately.

Said "in stock" and available for pick up in Danvers Tuesday morning or seabrook Wednesday morning. (Danvers was closed Monday). I chose to pick up in seabrook Wednesday since we are in NH and couldn't get down to Danvers Tuesday anyway. My confirmation email said "ships from western cycle" to seabrook location. My receipt was from the Danvers location. I got a call Tuesday at 5:30pm from seabrook saying that they didn't have the bike I ordered in stock at either location. I explained what my confirmation email said and the very sympathetic employee from seabrook said he would call Danvers so see if they had put the bike aside without his knowledge. Danvers was already closed for the day so he offered to call and get back to me in the morning. 10:15 Wednesday I get a call from the owner, with a big attitude, telling me that they don't have the bike. Zero sympathy or compassion for me, the customer. He claims it was in seabrook and must have sold right before I ordered but doesn't know when. I was obviously upset, having ordered Monday and only finding out two days later that they sold me a bike they didn't have. The owner acted annoyed that he even had to call me and said "I don't know what to tell ya". He offered to cancel the order or order the bike (which would come in 7-10 business days), but we are leaving on vacation and needed a bike sooner. He said "sorry" like he was forced to, and was just overall not nice to me. I would recommend Buchika or Philbrick's for your bike needs. Philbricks went above and beyond and legit built a bike for us same day (normally a 2-4 day turn around) so we'd have it for vacation.

We were nervous before the meeting that any real estate agent would give us a hard sell on either (a) considering condominiums, or (b) looking outside the price range where we felt comfortable. My husband and I had even heard rumors that some buyers agents weren't interested in working with people whose budgets were modest. We shouldn't have worried. Instead of pushing us in any direction, Patrick took great care (and lots of time) during that first meeting to talk about the process, answer our questions, and get to know us. He assured us that he'd never try to get us to spend more than we could afford. He said he would never ask us to consider options that wouldn't make us happy. After a single weekend -- and a few open houses -- Patrick understood what we were looking for better than we could even articulate to ourselves. (For example, he realized, before we did, that we wanted a yard more than we wanted a second bathroom). Patrick held our hands through some tough decision-making, was always available, and never talked down to us. We closed on our first home a few days ago, entirely thanks to Patrick. He is a credit to his profession. Before I met Patrick, I wasn't even really sure what a "buyers' agent" really did...now I would never consider telling anyone to embark on this process without one. I will be recommending Patrick to everyone who will listen. I am so happy with the entire process.

A unit owner since 1983 @ MPV Danvers ...purchased unit after conversion from apts.to condos…read more...Trustee from 2007-2018...my Board hired Great North in 2009...overall it's been a decent 17 years of doing business with GN... As a graduate of SJP Danvers and Northeastern U. Boston with a BSBA. I am knowledgeable of maintenance and fiduciary responsibilities coming from a family of licensed plumbing and general contractors... many of my unit owners @ MPV have given me complaints in addition to my own to share with the property manager because many unit owners are not comfortable with submitting maintenance complaints..so my many complaints are mostly for the community as a whole and not just for me and can be a lot for a property manager to handle at once...but better GN know of maintenance issues from me as a proactive unit owner than a Board that is many times reactive, and that can get us into financial difficulties and lingering maintenance issues like we have had in years prior to 2025 and are still catching up with our reserve requirements to a level much higher than where it currently is ...but at least we are now meeting State reserves goal of 10%+ of budget per year under our new property manager which we are now doing after a serious decline by a previous property manager. In June 2025, I applied for a home equity loan ...my credit was excellent and could afford the premium payments but MPV financials and building maintenance records were questionable at that time by my mortgage lender underwriters ...I finally did get approved but not getting the interest rate I thought. Anyway, I get very frustrated when many email maintenance complaints are not responded to although in recent days one has been but with lack of a specific time window for implementation and completion of the major main jobs affecting the safety and health of the community some of which should be a priority ...when frustrated I do sometimes expect too much from the property manager and am aggressive in doing business to accomplish what needs to be accomplished expediently ... but I am not harassing or threatening as accused by GN Mgt....I know MPV and what it needs done within budget confines. I could be an asset in working with an effective management model with an updated GN efficiency with just a little tweaking but not with the way I've been kicked to the curb in recent months. We must prioritize and plan accordingly to be successful. After 40+ years as a unit owner I will be selling in 2026 and GN will work solely with the Board ...and how did that workout prior to 2025... I got serious long neglected maintenance projects done in 2025 ..no charge for all the hours I put in ...the new property mgr.worked with me and 8 serious previous important but long neglected projects going back 7 years to 2018 when the current Board took over ... for the health and safety of the community were completed within budget ... I have had an excellent relationship with the vast majority of nice unit owners that I got to know ... but there are always going to be a few self serving , hypocritical, negative, miserable, dissidents that live everywhere ...MPV is no exception. Best wishes to all ..thank you!

Dillon seems very knowledgeable, experienced, and genuine. Amber was honest, professional, kind, and gave us a really solid viewing considering our time frame. While my experience with their agency was overall favorable - there was one part that we wished was improved. (Know that we gave them a very short time frame and this is my first time renting an apartment so I probably had some communication errors/mistakes on my end too) I would have liked to receive up to date listing searches every day. The market moves so so fast and in order to get a good place you really have to snag it while its fresh. We sent back our top selections from a list sent to us a day or two prior and we didn't get to see our favorite ones because they were already gone when it came time for viewings. It would have been nice to have had the updated searches, or to have been sent some newer good options in lieu of the ones that we had missed out on. We ended up renting with another agency. Me and my partner stayed diligent about vetting new apartments as they popped up on our apps, and while it was hard to let down Amber and Dillon after they took the time to take us out for viewings, we are happy and very fortunate that we did because we were able to get an amazing apartment that was fresh 16 hours on the market over the weekend. Long story short - These are very good, knowledgeable, and professional people doing very good work, but in this case it didn't work out. My best piece of advice for succeeding in this market is that if you want to get a really good place you have to check your apps every day and then be able to meet the agent on a whim mere hours after it has been posted.
