    Brian, Holly, and Gerardo are the best…read more When I contacted them initially two years ago, within the first 10 minutes of talking they'd recognized that our house was not a simple brace & bolt project given its soft story and referred me to a structural engineer (who himself was excellent) for review/evaluation. I begin with this because that structural engineer mentioned he'd had Brian do his own retrofitting and highly recommended him, which was the only endorsement I needed. The scope of the work was soft story retrofit (incl. excavation at the front of the garage to install a Hardy frame, adding in shear walls with bolts, shear wall with URFP ties all along the house's perimeter) as well as adding in anchors (e.g., hand dug piers, rebar, concrete) in the front and back of the house to prevent the house from further sinking. We initially applied for and got into the ESS program, which Brian/Holly guided us through (pulling permits, getting photos, contacting our engineer for letters/responses on ESS program follow-ups). As in the first time and every subsequent time, they were swift and helpful in responding. ESS, if you don't know (like I didn't), goes through FEMA and requires FEMA review and approval of your plans at each step of the way, but the whole program came to a standstill in 2025-26. We had no updates despite us and Brian/Holly repeatedly following up. We gave up on ESS in April and decided to move ahead with the retrofit. Brian was able to work us into his schedule and work began early May and work was completed in just a little over two weeks, a full week faster than I expected. The whole time Brian/Holly kept us apprised of the status, schedule, and inspections; and forwarded us all documentation and pictures as they came up. The crew was efficient and detailed and did thorough clean ups of the worksite after each day. We felt in control and informed the whole time and are confident in the result; I'd hire them again in a heartbeat.

We chose to go with Brian as a close family friend had their retrofit completed by Brian and he and his team came highly recommended. Gerardo the Forman and his crew doing the work were exceptional to work with and they did an awesome job completing the work and kept the place clean and tidy at the end of each work day. They worked with our schedule and are attentive to detail.

Their recommendation is also on par and we find that Brett is quite knowledgeable about the scope of work. He is also very patient, responsive and respectful throughout the estimating project while we took a long time to decide, a lot of follow ip questions and requests. Not once that I felt rushed, pushed or disrespected. The team kept me informed on the timeline of permit, project starting time, inspection and completion, everything was transparent. They passed inspection without problemsx Our foreman is Humberto who was polite, dependable and kept me well informed on the work they performed the day of, when they finished work and provided needed before and after pictures. I also find their pricing is reasonable compared to other companies that we interviewed with the experience that far exceeds their piers. Overall I had a good experience with the crew. They are polite and really didn't interfere with our life that much while they work. I would recommend them for all foundation repair needs. Be careful because lots of foundation companies will scam you, just because you will not be able to see what they did underneath your crawl space. The last foundation company came out to fix our house they made a bunch of noise for 2 weeks, said they are done and then we hired an independent inspector and confirmed they did nothing. Spend the money on a good company. This one is probably the best one ( we interviewed 6 companies)

While on the market for a house, our realtor contacted Kent for several verbal inspections. On one property that we were interested in making a bid on, we weren't sure if we needed a structural inspection because the house appeared well maintained and the lot was very flat. However, Kent came and told us this house would likely fall apart in a big earthquake, because it appeared never to have had any seismic retrofits since it was built 100 years ago. Bringing it up to current safety standards would likely be a huge project costing around $400k. We avoided a real lemon! Before making an offer on our current house, Kent also came. This house was in bad shape with a lot of deferred maintenance and borderline in a yellow zone on the Kropp map. However, Kent told us that the foundation looked good, seismic retrofits had been done probably in the last 20 years (so no further work was needed), and it was probably on bedrock. Sure enough, when we were replacing sewer laterals, the crew confirmed his evaluation (it was very difficult to dig and they had to drill a lot). At the same visit, we mentioned that we were going to see another house that just listed, which was more move-in ready. Kent advised us (free of charge!) that he already inspected that house and to avoid it completely. It was in a landslide zone and had already encroached into the neighbor's lot! That saved us a lot of time! Recently, I contacted Kent to evaluate our detached garage for seismic retrofitting, which to our knowledge had never been retrofitted since it was built about 100 years ago. Kent came for a site visit and wrote up a short report. He noticed that some of the concrete around the pillars looked newer and encouraged us to look through old permitting archives. When we did this and sent him the microfiche files from the early 1990's, he told us that indeed seismic retrofitting was done then and we didn't need to update it! Saved us probably around $30k!

Matt conducted a very thorough inspection and, more importantly, helped my family understand how to prioritize the work our home needed. His report gave us the knowledge and confidence to speak with contractors and make sure we were focusing on the right repairs rather than unnecessary work. What really stood out was that Matt didn't disappear after the inspection. He remained available for follow-up questions and was incredibly generous with his time and advice as we evaluated contractor proposals. His insight helped us navigate some very expensive recommendations and focus on practical, staged solutions instead. If you want a home inspector who is thoughtful, knowledgeable, and genuinely invested in helping homeowners make smart decisions, I can't recommend Matt highly enough. He wears many hats--part inspector, part anthropologist, part design historian, and so much more. Matt was communicative and able to fit in an inspection of my home almost immediately. I also found his rate to be very affordable, especially given the quality of work and his attention to detail. Long Form Review - I live in Oakland and have a craftsman style house built in 1913. My wife and I bought the house in 2022 as first time homebuyers. We have been so happy in the home, but it has a range of issues and quirks, as I imagine all century-old buildings do. We have done several repairs and renovations on the home already and have many more projects planned. From the initial inspection report and after having lived in the home for 3 years, we thought we had a pretty good idea of what projects and repairs needed to come next. However, before committing any more time and money to any future projects, we felt that we needed an expert, third-party source to help us reevaluate the home, prioritize future work, and identify urgent repairs. This was the context with which I reached out to Matt at Cantor Inspections. I initially messaged Matt via Yelp, and he got back to me almost immediately. Even though he was traveling internationally at the time, he was incredibly communicative and was able to schedule me as soon as he got back from his trip. On the day of the inspection, Matt arrived on time and was more than happy to have me shadow him. The inspection took about 6 hours and I was probably able to follow Matt around for 80-90% of it, observing, taking notes, and picking his brain over a myriad of different issues. Matt is warm, kind, and patient. He answered all of my questions and provided me with quite the history lesson regarding Craftsmen style homes, as well as lessons on construction techniques, material science, engineering, and much, much more. I also found Matt to be empathetic and understanding of my unique situation, more than willing to talk through the issues that were most salient to me. In terms of the report itself and Matt's work, I found it to be very in-depth and comprehensive. In the Recommendations section, Matt does a great job of identifying an issue, describing why that issue is a problem, and outlining steps to fixing said issue. Overall, Cantor Inspections went above and beyond in helping my wife and I reevaluate our home, prioritize future work, and identify urgent repairs. Lastly, I'll add that Matt was great with our dog and cat, who also followed Matt around for most of the day.
