I hired Nisan to put piers under my home. They ultimately did a good job. It just took forever because they were too spread out. Instead of sending a crew; they generally sent 1 person IF that daily. Also, I was told they subbed out much of the work; to a firm that stole from them by only working 2-3 hours a day and billing them for the full day (according to the on-site manager). It took about 7 months to complete. The engineer reduced the pier count by 4 (theoretically saving me $12k); but because of his losses he asked me to pay it anyway - WHICH I DID TO KEEP OUR RELATIONSHIP STRONG, I THOUGHT. I WAS ACTUALLY SURPRISED, based on my years of experience with other honest contractors, that he even expected me to pay for work not done. Normally they do a change order to reduce the contract amount automatically. But his onsite manager told me that he was so spread out financially that his vendor/supplier was threatening him if he didn't make a payment immediately. He was evidently very behind and was frantic. He begged me to pay 100K ahead of time (I paid half as a courtesy) to satisfy his supplier ((according to the on-site manager - they wouldn't give him supplies for other jobs he had going on). He also made an $8k overcharge error on my billing (according to his supervisor on site); I told him that while I was willing to pay him for the $12k that he didn't do - because he did do a few extra things that I DID NOT ask him to do; as well as many of the piers were deeper than originally expected and he kindly said he would NOT charge me for the extra footage (He kept his word and didn't charge me for it) - I appreciated it so I paid it and I wanted to keep him happy. He agreed that the $8k was a billing error and allowed me to reduce my bill accordingly. However, for some reason - he's taking out his billing error and his lack of supervision to the company that stole from him - against me in his attitude. I was generous (12k) and I was fair. ** He promised to send me the final release months ago; never received - BROKEN PROMISE. I called him and texted him to hire him to do some additional work at my home; after a few days I received a text that said because I asked for that billing error to be fixed (8K); that he doesn't want to do any more work for me. I have referred him to others. However, now that I see he behaves as a child and takes NO RESPONSIBILITY for his lack of accuracy on his bill, and his lack of supervision of his staff - I unfortunately would recommend you find someone else to do your work. He also never appreciated that I willingly paid him the $12k for work never completed. I am a dream client; having built over 50 luxury homes in Los Angeles area; and even did the unthinkable and paid him early on a large amount - due to his begging. I originally thought he was a man of honor, now I see he's simply a child that wants you to pay for his quoting errors and for his lack of supervisory care. They DID do very good work; it's just too bad that he's such a child....(in a bad way)... To summarize, I thought he was honest/fair; maybe not so much. I thought he would do competent work; he did. I thought he would treat me fairly with any change orders; definitely not. I thought he would run his crews efficiently; absolutely not. I thought he would keep his word and send me the final release; clearly not... It's sad because I honestly thought I found a good business man, who would do good work in a timely manner, and treat his customers with respect..... So, IF you decide to hire him: Check the contract carefully (IF he makes an "honest" mistake; he will NOT take responsibility for it and will expect you to pay it anyway. 2nd, make sure your contract says that IF the scope of work is reduced for any reason, you will NOT be expected to pay for work not done; and not to be made to feel bad about it. 3rd, expect the job to take 3-4 times what they tell you. James came to do a foundation inspection and he was communicative, on time, and thorough (stayed for 30 min) and went in the crawl space and behind the house to our concrete pad of a patio. The workers arrived on time as scheduled and finished quickly. It was refreshing to be able to hire workers who actually did what they said they were going to do. The follow up was good. Nisan is a wonderful mix of knowledge and care, and when you find someone like this to help stabilize your house, trust me, you'll sleep better! We recently bought an older home on the side of a ravine, and worried that the wonky squeaks and some cracks in the corner of the outside meant a bigger foundation issue. Nisan quickly realized that while some work had been done in previous years to retrofit the house, and most of the house was just fine, the entire bottom corner - a good nine feet - of concrete footing was missing! He also noticed the retrofiting work wasn't complete, and that two inch sloping of the family room needed another beam. The team was thorough, conscientious, hard working even through a rain storm, and Nisan double checked all the work. We now have a solid concrete wall under the corner of the house. This is not a review of the services provided, as our transaction never even got that far. I am a single, female homeowner who has a home in need of significant repairs to my foundation. I contacted Golden Bay for a quote, however it was shortly after listing the house as-is. I wanted to prepare for the high likelihood that the home would not sell in the current condition. I was advised by the owner that if my house was on the market, there would be a $650 fee for the inspection. I was unaware that was a typical standard as I called around. That's fine, however my issue was with his curt response to my initial request, and the subsequent call back once the home was taken off the market. I understand the fee, however after being transparent and explaining my situation, he asked for the money up front before he would even schedule an inspection. I don't appreciated being treated with like someone who is trying to get over on someone. Try being a single female homeowner!!! I have been screwed over and lost so much money, taken advantage of. It has been extremely stressful as a homeowner and I am making sure to do better research before hiring anyone. Once I decided to take the house off the market, I called back and advised that my house is no longer on the market and I need to move forward with repairs. The owner proceeded to again, charge for the inspection and was basically like, "I've been doing this work for years, I know what you're trying to do" in a very condescending and accusatory manner. When I'm calling to request a service, treat me like a customer who needs your help and wants to give you their business. I actually WILL be hiring someone to do the work and I will make sure it is completed by another company that will be more respectful and not be difficult to work with. The contractor had a standoff-ish tone on the phone when we first called him and got mildly upset and confused when we told him we had selected him as our contractor through an online system for an earthquake retrofit. We weren't interested in doing a lot of price shopping and wanted to go with him since he had such great reviews. We found the reaction very odd since it's easy to update if you decide to change contractors later. He came out and looked at our house but he wasn't able to tell if retrofit work was done and told us to look into what permits were done on the house and let him know. We probably both could have saved time on an appointment if he had just started with that. I sent him the information and he never responded. A day later he declined the request through the retrofit process website. We're definitely disappointed because he pointed out some cracks in our foundation we still could have separately hired him to repair but it seems he does not want the business. I was accepted into the CRMP's residential seismic retrofit program and started looking for Earthquake Brace and Bolt (EBB) program contractors. I had 8 companies come out for bids. Some never showed up, others showed up late despite them setting the appointment time and date... imagine the frustration! Then came Nisan! He is no non-sense and honest. He won't waste your time! Out of all the contractors, he was the only one that went over the EBB requirements and proposed work, and was honest about another issue with my foundation. Imagine my surprise when all the other contractors ignored a pretty significant issue that needed to be addressed. His bid was very competitive and he took care of everything!!! Other contractors wanted me to pull the city permits for them, and deal with inspections and uploading pictures and documents onto the EBB portal, but not Nisan! He was a great resource to me, since I had no experience with these kinds of projects. He even helped me dig up a plant I wanted to protect from harm. I was afraid that the noise would be too much for me and my family to bear, so had set up an alternate place to go if needed - however, though there was noise it never became overwhelming. We recently had Nisan and his team do some work in our crawls space. Our house was built in the 1950's and there is a lot of creaking, bouncy floors, and settling that has picked up in the last handful of years. We were concerned there were issues with our foundation. We had a few different companies come out to take a look and Golden Bay Foundation was by far the best. From the initial inspection to the project completion, Nisan was a pleasure to work with. He was very informative during our first meeting and took the time to explain various options and processes. Best of all, he did not upsell us at any point nor pressure us into making a decision to go with them for our needs. After weighing our options, we decided to go with Golden Bay. They had the best communication, took the most time to explain the project to us, and were by far the best value of the quotes we received. His team arrived timely and they cleaned up the job each day when they wrapped up. Our crawl space access was quite small and the team had to dig out a bit to gain better access. To our surprise, they opened up the entry way a great amount, something that could have been a project in and of itself. Nisan assured us that his team liked to work in the best environment to do the job well and they would make sure that happened. Additionally, we contracted to have 12 new support beams installed into concrete pier blocks, but when his team was under the house, they saw an opportunity for two additional posts in a couple of areas that needed more support and installed them. There was no attempt to try to get us to add the two additional posts to our contract and Nisan only informed me after the work had been done and let me know there was no additional cost, just that they wanted to ensure the project was done to the best of their ability. I was so grateful (and surprised) at this and it is wonderful to see them take such pride in the work that they do.
