We hired the PermaLevel Team to level and stabilize our 3 story, 87 year old home foundation. They were very professional and easy to talk to. I had no doubt that our home was in competent hands. The workers worked very hard for about 18 days. We had 33 push piers in total. Francisco took the time to show me how the push piers worked and shared with us all the steps. Both Levi and Francisco were patient in answering all of our questions. The team was thoughtful and showed up on time every day. They secured our home when they left for the day. Levi Sanchez and Francisco from Perma Level were great to work with for our house's foundation work in Pacifica. We had Perma Level design, permit, and install hydraulic push piers around ~25% of our house on a steep hill, and perform some leveling. Levi came to the house to take measurements and provide a recommendation for number of piers to install, and it was great to know their system can also be tied together if we choose to install more push piers in the future. We had our own schedule constraints of when the work could happen, but when we freed up earlier than expected, Levi was able to push along the design and permitting process to get everything done early and start the work about 3 weeks earlier than scheduled. The crew was headed by Francisco who communicated to me every day on progress and any issues, and he and the crew were done and the house was leveled within 2 weeks. The 1-2 days no work was done Francisco made sure to call me in the morning and let me know. Levi was very responsive via phone and text for any questions I had during the process, and was also present on leveling day to make sure I was happy with the leveling of the house. Some cracks appeared during leveling day, but that is to be expected when jacking up a house. Levi also made sure all our doors and windows were in working order before wrapping up his crew (our front door needed to be sanded down a bit after the leveling, which was taken care of by Francisco the same day). After the leveling, the city inspection went without a hitch and the crew expediently cleaned up and left the area as if they were never there. Francisco walked the cleaned up area with me before I gave final payment, and I was mailed a neat packet of PE stamped drawings, the City permit, and pier drilling logs for the house's records. Overall, I'd recommend Perma Level to anyone looking to do foundation work on their house. They were also very affordable compared to another bid I received. read more

When we initially spoke on the phone and I described my problem, he said the creaking and settling sounds my house was making we're actually likely due to water levels in the ground rather than my foundation failing, but there were a couple spots in the house where I had questions/concerns. He said he'd be happy to come take a look to check for any red flags. He showed up promptly and was absolutely lovely. When he walked through the place he took the time to show me what the signs of foundation issues would be (he had been right initially - the foundation was not the problem), so I will be able to know if/when to get worried. When he was leaving, I asked what I owed him for the visit and he waved me off - no payment required for a diagnosis! Lovely experience. Just had PermaLevel stabilize one side of our home that was going a little sideways. Levi came right out to give us a quote. He was very knowledgeable and just a really nice guy. His crew always showed up on time and were wearing masks. They did a great job, and when they were finished, they cleaned up beautifully. Before having the work done, there was a very visible crack above the fireplace where the ceiling met the crown molding. After the work was done, the crack disappeared!!! Yeah!!!!!! We called the PermaJack company to come out and take a look at the foundation of our 75 year old home a few weeks ago. It has some visible cracks in the foundation on one side, and the foundation on the other side is barely visible due to a concrete pathway that is paved right up next to it. The guy who came out was very nice, and came in dress slacks and nice shoes with a clipboard. Without looking at the condition of the foundation underneath the house (especially the side that was barely visible to him from the outside), he quickly diagnosed that we would need permajack piering on the side with the cracks. When he emailed me a quote for the one visibly cracked side of the house that he looked at from the outside, I asked him how he could diagnose what the other side of the foundation needed without taking a look underneath the house to see what condition it was in, and he told me that they only crawl underneath the house to inspect the foundation after the initial work is done, and at that point we could decide whether or not to complete the foundation work at a later date. This seemed odd, inefficient, and backwards to me, so I explained to him that we have a baby on the way, and really need to address the entirety of the foundation issues in one job so that's it's completed by the time the baby is here. You would think he would have loved the opportunity to potentially get a much bigger job for the company depending on how bad the foundation was, but instead of coming out to see what needed to be done, he just never wrote me back. After that odd exchange, we paid to have a structural engineer come out and actually measure the sloping of the house and fully inspect the foundation to determine what exactly needs to be done, and he found that the perimeter of the house was fine and didn't need piering support, that it was mainly the center of the house that was settling and sloping and needed support, and only that one section of cracked foundation on the side needs to be replaced. So bottom line, they tried to sell a job that we didn't need without doing the work to properly diagnose the issue, and when I asked them to double check and be sure they were selling us what we needed, they blew us off completely. I highly suggest that anyone who is looking to hire a company for an expensive foundation support, repair, or replacement job that they hire an unbiased structural engineer who's not out to sell you anything to come evaluate your foundation's issues first. read more

We got four quotes before settling on Valentine Corp. Of the four quotes we got, Valentine Corp was the least expensive, but also Levi seemed immediately trustworthy - easy to talk to and very straightforward. When the job started, the lead guy of the crew was Francisco - he was great. He kept us informed of each step as it was happening. When lift day came, it was all hands on deck. Levi was in the house monitoring each 1/4 inch lift to be sure the house was stable, the doors and windows were working and that we were comfortable to proceed. In the end they had to lift half of our house 4 inches, which isn't a record, but it's a lot!! They did a great job and we couldn't be happier with the results. Levi is probably one of the most helpful and genuinely nice and honest contractors I've ever met in the industry. He came by a second time in 2019 to take floor levels when we realized we had a problem in an area we hadn't looked at during his first visit. He was really quick to get back to us with estimates of all our different options to stabilize and/or level. 2 years later, we decided to cosmetically lift the frame of the house with a carpenter's lift first in order to level the house first, and then consider using Perma Level for stabilization after that. While our general contractor was lifting the frame of the home, Levi was so generous to go out of his way to come to our home on short notice (even while things have been super busy for him) to look at the home again to detect if any further movement had occurred and to share his honest assessment of whether Perma Level would be a necessity or a more of a peace of mind. Mine is an older Crocker Highlands Oakland Hills home. In 2003, Jim Cotharp from Valentine Corporation installed fire Perma Jacks and replaced the concrete slab floor in my basement room to stabilize the vertical settlement that was occurring in the downhill corner of the room. This was a great, minimally invasive solution which has been very effective. Today I had Jim Coltharp evaluate the minor settlement of my front porch and stairs. He concluded that it is within the normal range of movement and that patching any small cracks that develop would be a better solution than Perma Jacks in this case and one that I can do myself. I am very appreciative of his honesty and integrity in addressing my concerns. I strongly recommend Perma Jack Systems for foundation stabilization where appropriate. This is a first-rate company that does not do lots of self-promotion. If you need the work they can do, this is really a good company. A bravo for Jim Coltharp, too! read more
