With the possibility of another recession approaching in the upcoming years, we could continue to rent and pray that home prices eventually decline. However, we literally felt like we were throwing money away as our apartment complex continued to increase rent in order to remain competitive with neighboring complexes. We decided to take a leap of faith and see what the housing market could offer us. Per recommendation by our Realtor Mrs. Courtney Ellison, we scheduled an appointment with Mortgage Loan Originator Mrs. Shannon Walton at VITEK Mortgage group. Leading up to our initial appointment with Shannon, Shannon sent us an email detailing all of the items that we would need for our pre-approval. When we arrived at the VITEK office, Shannon immediately welcomed us into her office. Before diving into the home loan process, Shannon inquired about the areas that we would prefer to live in, and our ideal mortgage payment. Next, she patiently walked us through the home loan process from beginning to end. After hearing the process and having all of our questions answered, we decided to move forward with the pre-approval. Once we received approval, Shannon began explaining the various loan options that we could opt for. She patiently played the "fun" numbers game that would eventually assist us in determining our monthly mortgage payment (home amount, down payment, loan longevity, interest rate). Shannon would eventually arrive at numbers that satisfied my wife and I. That evening we left Shannon's office confident that we would find a home that we could comfortably (keyword) afford. Once our amazing Realtor was able to assist us in finding our home, the loan process kicked into overdrive. From beginning to end, Shannon did a great job of communicating every intricate detail of the loan process (there were no "surprises" at the end of the process). Although we did not physically see Shannon until we had to meet in person for the loan signing, Shannon kept in touch with us via email and quickly responded to any questions that we had. Aside from her home loan expertise, Shannon was a pleasure to work with. She is very relatable, professional, understanding, and not once did we feel like we were under any pressure to conduct business with her. It was through an email I received about a free first home time buyer webinar that I came to know…read moreabout Jason Mata. I did additional research on him and saw stellar reviews about him. In addition, they provided discounts for UC Davis Alumni that helped with some of the closing costs which sold me. Being a single parent any financial assistance would come along way. My decision to purchase a home came to me suddenly. I came in as first time home buyer with limited knowledge on the home buying process. I knew I wanted a home with a two or three bedroom house. I began my home buying process in June 2020. The pre-approval was seamless. I knew I my credit score was excellent but I worried about my debt to ratio. I graduated with $22k in student loan debt. In 2019 I made the mistake of taking out an auto loan under my name for my friend. I would regret making this decision because it complicated the home buying process. I entered into escrow twice. First home was two bedroom and one bathroom. It was suited for a single mother and a child. The location was perfect. I was within in short driving distance to retail stores and Arden Mall. I placed an offer on the home. We were given 21 days to close escrow. American Pacific Mortgage failed to meet the deadline. They had requested for two extensions and still was not able to fulfill their deadline. Ultimately, the seller decided to cancel the sell of the house. I was devastated. I attributed this to my debt to ratio. My home buying journey had to continue. After a few houses later I was fortunate to have found a home within my pre-approval range. I went with my agent Alex Villanueva to go see and loved it! It had everything I wanted in a home. I placed an offer in August 2020. We were given a 30 days to close escrow. The seller asking price was slightly higher than my pre-approved home loan. My agent spoke with Jason and asked if he would be able to increase my pre-approved home loan to meet the seller's terms. Jason made it happen I was beyond ecstatic. As mentioned previously, the auto loan was negatively affecting my home loan process. This was placing a stop with getting my home loan approved. Jason and his team asked for an extension and the seller complied. At times was it hard to get into contact with Jason but attributed to working on getting the home loan. It was through my agent Alex that I found out that Jason had pulled strings and made my dreams of owning a home a dream come true! We were past our closing escrow deadline at this point. At the end, the home loaned was approved! I was finally able to breath a sigh of relief. I knew the home buying process would become be stressful but it would be worth it at the end. I officially became a home owner on October 15, 2020. Thank you to Jason Mata and American Pacific Mortgage for delivering!

I just did a refi with Jason during unprecedented (daily) changes to the market (covid19). Those…read morenew changes added a substantial amount of new work and obstacles to the process, including additional costs, time, etc, however Jason handled it with total professionalism the entire time. Whenever I emailed him with a question (which was a lot), he always either responded to the email within minutes, or called me back right away. With a different mortgage company a few years ago, I often had issues with getting a response (especially to the "dumb questions"), however I didn't have that issue with Jason. His responses were always quick & clear, which was really helpful since it was my first refi. Thanks again for going above and beyond in securing the best rate possible during such a difficult, stressful time. I will be recommending Jason to others.

Unfortunately the only positive experience that I had with Vitek was that the staff was extremely…read morefriendly. Reading all of the positive reviews, I called Vitek and made an appointment to see a member of their staff. Although I lived in San Jose, I was interested in purchasing a home in Sacramento, so I drove all the way up from San Jose for my initial appointment to see if I would qualify for a home loan. I had some past credit challenges which I was very forthcoming and upfront about during my initial consultation with Vitek. I was told that I was pre-APPROVED for a home loan and was asked for preliminary paperwork. I was even told that I would qualify for a down-payment assistance grant, which I was excited about since I had very little upfront money available to me. After an exhausting search for the right home, I found a home and decided to place an offer, which was accepted. I worked out an arrangement to rent back the home until escrow closed which was to be 30 days later. During the underwriting review, a couple of issues came up that caught everyone off guard. And while they were unforeseen and certainly unique in nature, they definitely were not impossible to overcome. Vitek made some effort to get them resolved, but fast forward two months and days before the extension for escrow was to expire, I was told that my loan was denied and Vitek dropped me like a bad habit, left to sink or swim on my own. So now that I've spent a significant amount of money moving from San Jose to Sacramento, put up Ernst money as well as other new home related expenses, I find myself in a situation whereas I stand to have just thrown a whole lot of money out the window and left to save myself. Thanks Vitek. Thank goodness I don't give up very easily. So I find another lender that is happy to do whatever it takes to get my loan through underwriting. But now I find out that I do not qualify for that too good to be true Down Payment Assistance Grant that Vitek lured me in with and is what I based my decision on to even proceed with buying a home. So now I have to decide to either pack up and move into an apartment and lose my Ernst money as well as all of the other money I put into this move, or roll the dice and see what happens. Again, I don't give up easily and I roll the dice and I am now a home owner. Not before having to come up with about another $10K however. Why were the other guys who are much smaller than Vitek able to get this deal done? Underwriting was much more brutal and unforgiving with the other guys than with Vitek, and it the other guys had to put a lot of effort and work into closing this deal. But the point is, it clearly was not impossible. When the going got tough, Vitek got going and left me alone and stranded and someone willing to put in the work and effort came along and proved that Vitek clearly was not interested in doing so. I made financial decisions based upon information that Vitek provided me, and the information that I was provided proved to be at best, unreliable which put me in a very difficult situation. Again, the staff at Vitek were extremely friendly, but friendly just didn't cut it and I am extremely disappointed that Vitek is okay with leading down an unfamiliar road, only to take off leaving me stranded and alone to fend for myself. If the other guys were able to get it done, you should have been able to as well. You failed not only me, but yourselves as well. The upside to all of this is that the other guys were able to get me financed for a full percentage point less than you.

He was patient, kind, knowledgeable and easy to get along with. For the next five months, every time I needed a closing cost/payment estimate for a home we considered, Randy emailed it to me within the hour. Every time I needed an approval letter to submit with an offer, I had it instantly. Here is the kicker. Today, I wrote an offer on THE house. Trouble is, the seller is unfairly requiring I use a lender other than Vitek. Randy was gracious and professional in bowing down. He truly wants me to find the right house over closing the loan. It is this type of customer service and dedication to the profession that all loan officers should share. I HIGHLY recommend Randy and only hope that others will use him again and again in the future.
