Richard did a fantastic job! We almost decided to skip the inspection process because it was new construction and had already been inspected by code enforcement. However, I am thankful we did not. While our new home appears to be well-built, a few issues needed to be addressed before we closed on it. One example that stands out is that the builder had missed an insulation section above some of our living space. This deficiency was found by Richard even though the County had already issued a CO (certificate of occupancy). Case in point: the builder and the County Inspector missed it, but Richard's inspection found it. This discovery alone probably saved us the inspection cost within the first year of electric bills! Other items found were not as impactful as this one, but most certainly needed to be addressed for our new home's longevity. My wife and I are very thankful that we did the inspection and that Richard was the one we chose. Our family highly recommends him! From major issues that need addressed to suggestions for minor issues that may be of concern. After he completed the inspection, he reviewed it with my real estate agent & I. The inspection was extremely thorough and helped me make a critical decision to buy or not buy a home that looked pretty good on the surface. The inspector took a lot of photos and met with me to show me the photos and explain what he found. As it turned out the joists in the crawl space were mostly rotted with a lot of fungus and moisture. Too much for me to be able to repair. We hired Calibre to do an overall home inspection after having been in the house a little over a year. Richard uncovered some flaws in the trusses and a minor problem in the electrcal panel. Other minor issues but nothing too major. Richard was extremely thorough, provided the cost up front, and provided an 18 page report with pictures.
