He liked the personal care and knowledge a local realtor offered, specializing in our specific architecture and neighborhood, I agreed we needed someone approachable, but was concerned about a solo realtor with so many responsibilities per transaction being efficient, b/c selling a house in SoCal is so contractually perilous. From the start, we received excellent service from Stephanie and her team. She was personally available 97% of the time, and if not got back to me fairly quickly. (When hiring a good realtor, you need to understand that if you want personal service, they still have other clients. However, if they're on the phone giving them good service, when they call you back, you'll receive the same treatment!) The team was flexible and all very respectful of our preferences regarding communications, privacy and showings. I was impressed with her individual specialists overseeing each aspect of the transaction, including following the buyer's loan progress and double-checking their realtor's responsibilities too. They dotted all their i's and crossed their T's; I never felt I had to remind them of anything- they did as they said they would, and if I had a question someone responded immediately. Our escrow closed today, and the sale went so smoothly we're pinching ourselves! Many thanks to Chung Mi, Melissa, Adrian and the other team members. I think of Stephanie as a friend and will miss talking with her!

Special shout out to Vitacco's agents Raini Casados, who helped me buy the very house I had to sell fourteen years earlier and who was particularly understanding and compassionate to my circumstances, Joey Lewis, who's energy and warmth translated through every phone call, and Chung Mi Ferraro who was on top of every single tiny detail throughout the entire process. Vitacco's team is a well-oiled machine and everyone seems very passionate about their work and their relationship with their clients. I can't wait to use them when I am able to buy another home.

When it was time for him to transfer the earnest money to secure the house he was given instructions by the Rodeo Realty agent, whose name I'm reluctant to name for legal reasons. As my son's money was transferred something when horribly wrong, the agent's computer had been compromised, which he admitted and the funds were hacked and ended up with criminals in an other country. The money was gone. We appealed to Rodeo Realty for reimbursement as the problem was with the realtors office. We got a lawyer letter a few weeks later indicating they WILL NOT take any responsibility. My son was out the money! This company, Rodeo Realty is horrible and dishonest. The agent and Rodeo Realty got their commission. I would not recommend this company they are sleeve bags.

Parking is assigned but you should invest in a foldable wagon as every trip to and from your car may require bit of a walk (more to 1 of 3 trash areas). Landscape is constantly being kept up and with the amount of dogs it's a good thing. The amenities are nice but with COVID restrictions we only used the pool and tennis court -twice. Deliveries are a little tough to coordinate and moving in and out is slightly inconvenient as the grading, parking lay out and architectural design make it a challenge every step of the move.

It is so asinine to not have hot water. And the stupid rule about not having privacy 'vines' on our patio? with all this construction dust and people walking by, it feels intrusive and stupid to have such a rule. Meanwhile other people have garbage on their patio (ours is cute) and nothing is said to them. We're also frustrated with the construction. We were told it would be done by end of 2025. Welp it is barely half finished and it's March. The noise is annoying-- not to mention we live by the pool where a special needs person yells and screams for hours every night and nothing is done. I know it isn't the person's fault but godaam-- be quiet! And let's talk about parking. Empty spots are taken by other cars and no one cars. They don't live here and their car is in random spots daily. It's annoying. We really can't wait to move when possible. hopefully we got a hot shower today. It's been TWO DAYS.
