I just bought my 2nd home and hired Charley to perform the home inspection and radon test based on my realtor's recommendation. I was not disappointed. The inspector I hired on my 1st home (I'll leave out the company) did a mediocre job at best, providing minimal detail and an inspection report that was only mildly helpful. Charley's inspection was fantastic in comparison. He checked every outlet, window, door and fixture for proper operation and condition. He must have spent 20 minutes in the attic and 20 minutes in the crawlspace, looking over every detail. He walked on the roof, inspecting the roofing. He used an infrared camera to check for overheating in the breaker box. He found a number of issues and sat us down at the end of the inspection to explain them, going through every photo he took, explaining what the issue was and what to do about it. Charley really helped to put the issues in perspective and was an excellent communicator. We were able to negotiate several repairs based on his report (which he sent out the same day as the inspection). The report was well organized with clear explanations and many photos. I would recommend Caliper Home Inspections to anyone and everyone buying property. I will certainly be calling him again if and when I buy another home. read more

I got a pre-listing inspection from Caliper Home Inspections because I didn't want any surprises when we put the house on the market. I also wanted to save some money by fixing whatever I could myself. We thought we could wait a year to get a new roof, but Charley found more than one hole and we now have just enough time to get it fixed before winter. Prior to this inspection I've had three companies come out and give me an estimate on a new roof and not one of them saw the holes. Charley gave us a great recommendation for a roofer and that estimate is by far the lowest we've received. I learned so much from Charley's inspection. He told me about so many little fixes I can do for under $10-$20 each that will make my home safer, better taken care of, potentially increase it's value, and most importantly won't show up on the buyers inspection report! He also found some big red flags that I can now budget for. I'm in the middle of purchasing our first home in Canby and Caliper was recommended to me by our realtor. I showed up at the appointment time and Charlie was already there and started on his inspection. He was taking pictures and checking the house thoroughly. We have bought / sold property before so we knew exactly what we wanted in an inspector. I asked questions from 23 inspectors (yes 23) before making a decision. It was the correct one. Charley gave a complete thorough inspection on the property we were interested in purchasing. What came out of the inspection was an extensive list of upfront repairs needed on the property (the seller was ridiculous and offered a $1k credit with more than estimated $10k repairs needed) so we ran to terminate immediately. The follow up is a true test for me of an inspector and Charley didn't disappoint. I sent an email with a long list of follow up questions regarding the inspection report and he was incredibly fast in responding to all of them offering his insight. We are heading for escrow again and there will be no doubt who we will be tapping on the shoulder again to do the inspection. This guy was amazing. A friend of mine offered to do my home inspection for me, but my realtor urged me to hire a professional and recommended Caliper. I am so glad I listened. Charlie spent around 3 hours looking through every corner of the house. He went on the roof, in the crawlspace, in the attic... everywhere you can imagine. When he was done he sat me down and walked me through every photo he took and explained why there was an issue, as well as what should be done to correct the issue. I scheduled an inspection online (it was very easy) and received a confirmation via email shortly after. Charley arrived on time and did an amazing job.
