I will move it from a 1 star to a 3 star for their effort in correcting the matter. My son who is a first time renter at Ridgeline Apts tried to make a payment on the 5th as he was out of town working. He had issues with it getting submitted and it finally went through. This was prior to the 6th. He said it was different than normal. He then went on in the morning to make sure and seen a late charge of $100. Confused he emailed the property manager informing him of what happened. This was before the office even opened. The response, sorry we can charge either $20/day for being late or $100 for the month. Refused to remove late charge without screenshot of payment. Kind of hard to do when it didn't work right for you. Lesson learned for him, but horrible property management, especially when they reach out right away. Guess he won't be staying there long and based on the reviews, not sure many will either!

My dog and I was attacked by a dog on property that was not on a leash, brought it to property management and he didn't even ask if we were ok and did nothing about it. Many people have moved out before their lease was up. Things from water leaks to appliances not addressed in a timely manner, my stove top has not been working properly since move in last July. The walls are paper thin, you can hear your neighbor use the restroom, doing laundry , people talking etc. Fair treatment does not exist from the property management and he does not respect you. Defiantly puts on a show and lies to you to get you to sign at the dotted line then turns on you. There are many vacant apartments that been sitting empty for several months, that tells it all. Police have been on property several times, it's not safe, it's been brought to management attention and he does nothing to stop suspicious activity. Overall, I would not recommend Capriana to anyone.

In fact, the information they are providing to title companies is misleading regarding our HOA fees, which makes me question if they are opening our HOA up to legal recourse. Watch your accounts carefully, because I have had to correct their mishandling of my fees. As a Board member, our representative is totally unresponsive. This makes it terribly difficult to handle matters in a timely fashion-if at all. We now have a manager looped in and while their response is a bit better- it is still lacking. I do value that they offer free HOA courses. But those are completely useless if we have to struggle to manage our HOA due to their unresponsiveness.
