Attending a sale as a shopper is a completely different experience than hiring a team to navigate the overwhelming process of liquidating a family member's home. Having recently hired Jennifer and her team after losing a close relative, my dad and I can say without hesitation we will definitely use her company again. Managing an estate after a loss is emotionally exhausting. While my dad and I chose not to attend the actual sale because it was simply too painful, we did stop by during the preparation staging process, and we were impressed with everything we saw. Even though we stayed away on the sale days, I asked my best friend to drop in and check things out. She came back with good feedback stating the entire operation was smooth, organized, and professional. From start to finish, Jennifer and her team handled the home with respect and attention to detail. Here is what made working with Jennifer outstanding: Setup & Staging: Seeing the prep work firsthand made the process more clear. The team transformed the home into a well-organized, nicely staged sale environment with total care for the property. While some arrangements took us by surprise at first--like placing a dining table in the garage--we knew they were the professionals and trusted their strategy. Specialized Valuations & Expertise: During the prep days, Jennifer brought in a book expert to properly evaluate and value specific items in the home. It was evident she utilizes targeted industry experts depending on the unique items being sold to ensure everything is appraised correctly. Realistic Market Pricing: As first-timers through this process, some of the initial pricing seemed a bit high to us at first glance, but we quickly realized we were not the professional in this market. We trusted Jennifer's industry knowledge, experience, and pricing strategy. Proactive Communication: Throughout every stage of the process, Jennifer kept us informed. As our direct point of contact, her communication was clear, timely, and reassuring. Targeted Advertising: The advertising and marketing for the sale were suitable, ensuring a solid reach. I imagine it's difficult to project and reach your target market. Again, we hired Jennifer to do her work and left the details to her. Rule Enforcement & Professional Standards: Estate sales require strict policies to protect the home and run efficiently. Jennifer enforces the necessary rules professionally, which is crucial for a successful liquidation. Personalized Care: They thoughtfully created a designated, private closet space to set aside and safe-keep personal family items uncovered during prep. Complete Post-Sale Cleanout: After the sale concluded, they seamlessly managed the final phase--coordinating pickups with local charities and churches, leaving the home completely cleaned out and ready for its next steps. When you hire an estate sale provider, you need someone who balances firm, knowledgeable business management with deep compassion for grieving families. My dad and I dealt with Jennifer solely throughout the entire experience, and we both thoroughly enjoyed her energy--she is exceptionally nice, warm, and easy to work with. Beyond her professionalism, she is truly personable; we even spent time talking about our cats and sharing photos with each other, which brought such a comforting, human touch to a stressful time. We are grateful for MBS handling our loved one's estate. We recommend Jennifer and her company.

Pros: - Located 1 mile from downtown, many restaurants, bars, grocery stores, and Allen parkway. - Great view of downtown if you are facing east. - Common pool built above parking garage, nice view of downtown, open year round. Cons: - Wooden structure, my upstairs neighbor has woken me up a dozen times when he is up at 3 am. So if you move here, get the top floor. - Parking garage has one floor sub street level, whenever there is a very heavy rainfall, the garage is flooded. - Elevator has stopped working several days every month since Feb 14. - Building homeowner association did an inspection on unit I am renting while I was at work and gave me NO notice they were coming in. - Entrance & exit of parking garage is very narrow & low clearance going in/out to street. - Dec 21-31 2014 we saw one morning scaffolding being assembled on Willard st building side, workers were hammering and fixing something on and off for 10 days. Residents revived no notice from HOA and no notice was posted anywhere in the building. -Roads in this area are horrible. My lease is up in Feb and I won't be renewing, that's for sure, good luck folks!

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    I used the "Projects" section of Yelp to help me find a move-out cleaner and Management of ICON…read morereached out very quickly. They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

ICON was answering my request, gave me a fair price and after I asked when her associate would come, she answered 25 minutes. And she came, kicked ass, took names and I'm a very happy camper.
