We were there the weekend of Oct 15 2016 and had the most fantastic time. Our running group does a group camp out at least twice a year and this is by far the best location we have ever booked. The staff is friendly and eager to help. The facilities are clean and well lit. The grounds are well kept. The resort has a screened in gazebo with plenty of room to serve our large group. Pros : great view, spacious, cold air unit, good water pressure, comfy beds, lots of good outdoor space, private ! Cons: filthy carpet, no toiletries, no kitchen ware, no paper goods, no dish soap, scant toilet paper, no trash bags, over priced, needs up keep to be special. I'm glad we did because we had a lot of fun at the West Bay Casino! Please note that this review is for the casino only. We did not stay at the resort (yet!). Yes, the casino is small. Especially compared to Winstar or Choctaw. But we actually enjoyed a change of pace and different atmosphere than the mega casinos. All of the staff we interacted with were very friendly. The casino, restrooms, and beverage area were CLEAN! There were also a few slot machines that you can't find at the other big casinos. And while smoking is allowed, it was not overwhelming like at other casinos. We only had a short amount of time to spend at the West Bay Casino, but one day we will book a room or maybe one of the cabins which looked really nice and spend a weekend here. The pool and outdoor patio area looked very nice as well and the view of Lake Texoma is great. Don't pass up this little hidden gem!

I was always told if you can't say anything nice, don't say anything…read moreat all, well this is a situation that warrants deviation from that rule due to the gross negligence on the part of the staff, the unethical practices, and blatant deception practiced by management. I sincerely hope that you take this review seriously, so that you and/or your family do not make the mistake of considering the property as a viable place to live and raise a family. I moved my family to this property and had nothing but problems since the move in, let's start with the property itself, it is a trailer park of, at best, antiquated mal-cared for early to mid 80's trailers, situated off Shay road approximately 14 miles south of Madill, Ok and 1 mile north of Buncombe Creek recreation area, though miles different than the mobile home communities situated on Buncombe creek, which rent for approximately the same. The gross negligence by the staff is in that the maintenance staff, which is an individual without the experience or knowledge to properly execute their position. To cite specific examples at this property each household is responsible for its water bill, on several occasions work orders were turned in to stop the several leaks under our house that resulted in numerous $150.00 and up water bills when the average should be $26.00 per month for a family of 4, according to management. These work orders have never been fulfilled to this date. The incidences of unethical and blatant deception practiced by management are numerous. To cite a few examples of this one can just look at the web site produced by the park itself, texomaSFR.com, let's start on the home page, the testimonials are by family of the management and by the maintenance staff and her family, the photos are strategically taken at different angle to make the community look much more spacious than it is, the photo of "country views" is of the sewage lagoon that is on the property and provides a year round smell of sewage throughout the community, multiple pics of one home or another are of the exterior of one home, and interior of another in order to make them look more spacious than they are. There are many more examples of these practices I could cite, the worst is the fact that when you are in the negotiating process you will be told multiple things that will be done to improve your home, but let me tell you from experience GET IT IN WRITING!!!!!!!, because if you don't they won't, and there are a few cases where others that I know have gotten it in writing and it still didn't get done. The property owner lives out of state and in my opinion has no clue what is taking place at her property. In conclusion the words buyer beware, or renter beware have never been more true. I would never recommend this property to anyone, friend or foe. If you decide that you want to check it out, you think it can't be that bad, feel free to make the drive south to Buncombe Creek VFD and turn left you run right into it. When you are there take the time to question everything and look closely at what you are considering to rent or lease to own.
