This mobile home community offers families and individuals the opportunity to buy their own home with low downs and monthly payments less than most rentals and in as little as 8 years. What a great thing to offer in these challenging economical times! In addition they are very family oriented, offering activities and parties to children and the community, they have a playground, park, exercise equipment and a community center for community and individual events. The community has on site management and maintenance, lawn care and a neighborhood watch! It is just a great and safe community to raise a family and know your children are safe. It is one mile from Lake Texoma (near the Buncombe Creek Resort) rural living close to town and the Texas border - so a perfect location for activities and summer fun. Sunrise Family Resort........ I was always told if you can't say anything nice, don't say anything at all, well this is a situation that warrants deviation from that rule due to the gross negligence on the part of the staff, the unethical practices, and blatant deception practiced by management. I sincerely hope that you take this review seriously, so that you and/or your family do not make the mistake of considering the property as a viable place to live and raise a family. I moved my family to this property and had nothing but problems since the move in, let's start with the property itself, it is a trailer park of, at best, antiquated mal-cared for early to mid 80's trailers, situated off Shay road approximately 14 miles south of Madill, Ok and 1 mile north of Buncombe Creek recreation area, though miles different than the mobile home communities situated on Buncombe creek, which rent for approximately the same. The gross negligence by the staff is in that the maintenance staff, which is an individual without the experience or knowledge to properly execute their position. To cite specific examples at this property each household is responsible for its water bill, on several occasions work orders were turned in to stop the several leaks under our house that resulted in numerous $150.00 and up water bills when the average should be $26.00 per month for a family of 4, according to management. These work orders have never been fulfilled to this date. The incidences of unethical and blatant deception practiced by management are numerous. To cite a few examples of this one can just look at the web site produced by the park itself, texomaSFR.com, let's start on the home page, the testimonials are by family of the management and by the maintenance staff and her family, the photos are strategically taken at different angle to make the community look much more spacious than it is, the photo of "country views" is of the sewage lagoon that is on the property and provides a year round smell of sewage throughout the community, multiple pics of one home or another are of the exterior of one home, and interior of another in order to make them look more spacious than they are. There are many more examples of these practices I could cite, the worst is the fact that when you are in the negotiating process you will be told multiple things that will be done to improve your home, but let me tell you from experience GET IT IN WRITING!!!!!!!, because if you don't they won't, and there are a few cases where others that I know have gotten it in writing and it still didn't get done. The property owner lives out of state and in my opinion has no clue what is taking place at her property. In conclusion the words buyer beware, or renter beware have never been more true. I would never recommend this property to anyone, friend or foe. If you decide that you want to check it out, you think it can't be that bad, feel free to make the drive south to Buncombe Creek VFD and turn left you run right into it. Sunrise Family Resort is a trailer park, but is branded as a "mobile home community". It is approximately 38 years old, and has been named various things such as the original property owner's last name, "Holiday Park", and "Buncombe Creek Rentals". At the time of this posting, there are 48 mobile homes. 6 of them are double wide and 2 of them appear to be older model triple wides. Most of the mobile homes have low ceilings. Most of the mobile homes are 3 bedroom and two bathrooms, none have garages, one has a carport, and most of them do not have driveways. Most of the roads are one-lane, heavily decayed gravel roads with potholes and various flooding issues. The septic system consists of four treatment lagoons and septic backup occurs around and under the mobile homes during heavy rainfall. The mobile homes are falling apart and have suffered from inadequate repair methods. They are repairable, but there has been a variety of "maintenance" people of all varieties of ages, ethnicities, skills, mentalities, physical fitness, hygiene, criminal histories, and excuses for not completing tasks. There has been various crimes occurring, and many other issues yet the trailer park is promoted as an (adjective, adjective) "community" where you can (do various random suggestion) which includes various activities to mislead that all neighbors are friends and distracts from the lack-of resort that the trailer park is. The trailer park has a reputation for violence, and has been a front for drugs, illegal residences, and illegal employment. Sunrise Family Resort is located in Marshall County, Oklahoma. This county is very small due to half of it being underwater, because of the constructed Lake Texoma. It has a relatively small population, and has seen residents that have lived in Marshall County and surrounding rural counties. Many of said residents have either been evicted or vacated the dwellings. Some have not and some have actually moved back. They are most friendly and trustworthy. (and yes, I am kidding) Since the potential of local residents has appeared to be depleted, there is a nice website available for everybody nationwide to view the elegant, colorful domiciles. This is what the area has to offer: It has to offer a nice, warm climate with generally mild winters. As for more about the state of Oklahoma, it gets to offer more 4-lane highways than other states. Otherwise, you cannot possibly go without noticing the vast unincorporated area, with excessive winding roadways, causing an increase to your commute to your occupations and supermarkets. The lake? It is filthy. It is usually closed to tourists due to the contamination. The nearby areas to purchase food are pricey convenience stores and delivery trucks. As for incorporated towns, there is Kingston, Oklahoma which Sunrise Family Resort uses the zip code. Kingston has very little stores. It is near the county seat, Madill. If you base your purchases by mainly shopping at Walmart, the Walmart in Madill is very small, are understocked, and Madill has a 9% sales tax, and for Oklahoma that includes groceries.Other towns in the area includes Durant, home of vicious advertising for its tribal casino, university, "world's largest peanut" and "historic" downtown. There are more stores, the stores are larger, but has a 9.125% sales tax. Also in Oklahoma you have very few channels to choose from, unless you purchase an outdoor amplified antenna. (you will get 50% broadcasts of dozens of regional channels, but this device is also needed to clearly view LOCAL channels) or perhaps you could subscribe to DirecTV or Dish Network. (Cable TV is not available in the area, which I will get to momentarily) While the cost of these services varies, do you really think you would be considering living in a decades-old mobile home if you could afford a TV subscription?! There are a few internet providers, and I recommend you get fixed, wireless broadband service. You get unlimited service this way, on ANY operating system (Satellite Dish Internet restricts the type of operating system, and they also place limits on browsing amounts) but unfortunately there is only ONE such provider. And this can be said for other services, including electricity, Cable TV, and DSL. Sunrise Family Resort is actually approximately one mile FROM a recreational area called Buncombe Creek. It is not in a recreational area and it is hardly a resort. Cable TV, Cable Internet, DSL (all from only one provider) is available in the Buncombe Creek area. The majority of Oklahoma is super-rural and you have to travel to different towns for various reasons, instead of being able to get things done in one town. These are a few of many examples for those considering moving into Sunrise Family Resort from out of state. You can buy the homes, but I recommend moving them, even out of state.
